Q3 2025 reports a 4% decrease in overall residential sales compared to Q3 2025
REAL ESTATE DOLLAR VOLUME, PRICE, AND DAYS ON MARKET
Q3 2025 reported an 0.9% increase in volume in overall residential sales compared to Q3 2024. The Median Price was up 4.8% and the Median Days on Market were up 8.9%.
LOANS
Interest rates for a conventional loan range from 5.55% for a 15-year loan and 6.34% for a 30-year loan according to Freddie Mac's national average
ACTIVE LISTINGS
At the end of Q3, there were a total of 809 ACTIVE LISTINGS, which is up 25% compared to Q3 2024 and up 54% when compared to Q3 2023.
BUILDING PERMITS
Building permits were UP 1% Year-to-Date over 2024.

The typical Mesa County homebuyer is in their late 30s to early 40s, earning around $70K–$75K annually and seeking a balance of comfort, value, and lifestyle. With home prices averaging about $350,000, buyers are combining smart financing with long-term goals in mind. Most are drawn to the Grand Valley’s outdoor lifestyle, tightknit community, and the opportunity to put down roots in a place that truly feels like home.

Lower rates are beginning to restore buyer confidence. Getting preapproved early allows buyers to act quickly as affordability improves.
