From the initial meeting and tour of the property to being able to accept bookings can take anywhere from a few weeks to a couple of months. This will depend on how ready your property is before we start working together. Here is a list of what needs to be accomplished before we can start accepting bookings.
Have our first meeting at your property to evaluate what is needed and if your property is the right fit for Braycations. This is when you should start the permitting process as this needs to be settled before we can accept bookings. Sign the Vacation Rental Management Agreement and other necessary forms.
Furnish the property if necessary and have the keyless entry lock installed.
Address any maintenance work that might be needed. Have a deep clean of the property done if necessary. Once the property is furnished, we will schedule for professional photography.
Braycations will begin to build your property on our website so we can push that out to other booking platforms as soon as we are able to accept reservations.
File for a sales tax license so we are in regulation. Start accepting bookings!

The ideal vacation rental property will be:
Near to a downtown area or a destination location.
Luxury amenities such as:
Stainless steel appliances
Granite/stone/concrete countertops
Private back yard space
Central air conditioning
Outdoor fire pit
Either a recently built property or a newly renovated property. Have plenty of parking appropriate to the size of the property.
Must have a washing machine and dryer.
A space for entertaining.
An inviting curb appeal.
Have minimal yard maintenance.

3 sets of sheets for each bed in the unit – all king sheets need to be the same pattern/color, all queen sheets need to be the same pattern/color. Prefer quick dry sheets as this helps the laundry get done quicker for cleaning staff. London Fog sheets at Sam’s Club are affordable and quick dry.
2 Mattress encasements per bed
2 Waterproof mattress pads per bed
3 sets of sheets per bed
3 white top sheets per bed (in place of a duvet cover, very easy to clean after each guest). Highly recommend if you allow dogs, if not, you don’t need top sheets, you can have nice comforters etc.
2 comforters per bed, suggest a washable faux down comforter
Extra blankets – 2 fleece blankets/throws per bed
3 towels per guest occupancy max, so if a unit can sleep 6 you would provide 18 towels, hand towels, and washcloths. Suggest solid color instead of pattern and not white
10 dish towels
2 Reusable kitchen sponges that can be washed
2 bathmats per bathtub/shower
2 beach towels per guest occupancy max for pool use (if applicable)

Minimum $25.00 charge 1-person crew, billed in ¼ hour increments after the first hour.

City of Grand Junction Trip Charge: $15 per occurrence
Outside City of Grand Junction Trip Charge: $20 per occurrence
Material Markup: Billed at cost plus 20% for anything under $500, and cost plus 15% for anything over $500
Subcontractor Markup: Billed at cost plus 20% for anything under $500, and cost plus 15% for anything over $500

Clean windows inside and out

Check exterior for cobwebs, bird nests etc. and remove if needed

While working in the Vail Valley, Amy was selected for the Vail Resorts Management Acceleration Program, where she further enhanced and refined her hospitality operations and leadership skills. Mike Urlacher oversees all maintenance and construction aspects of all of our managed properties. Mike has extensive experience in the construction industry, he brings experience in maintenance and construction, and manages a team of maintenance technicians and provides solid leadership for the many projects undertaken by his division He holds a bachelor’s degree in construction management from Colorado Mesa University and has taught construction management courses at Western Colorado Community College.
Beginning his career in digital marketing in 2021, Shane has worked with a variety of small to medium sized businesses across industries ranging from law offices to boutique ecommerce stores. He has experience working in content marketing, SEO, managing Google ads, website development, and setting up email marketing campaigns. Through his experience working with small business owners, Shane is able to craft effective marketing strategies that don’t break the bank. In his current role as the marketing director for Bray & Company, Shane is responsible for developing and implementing the company's marketing strategy, driving brand awareness, and ensuring the delivery of high-quality marketing campaigns that generate leads and drive sales. He is a key member of the leadership team and plays a critical role in the growth and success of the organization.
