Message from Dean Floyd, Managing Director, Chigwell Group.

Welcome to our second Chigwell Group newsletter and thank you to everyone who contacted us saying how much they enjoyed reading the first one. We received some very positive feedback and some useful suggestions some of which we have included in this April 2017 edition.

Since the first newsletter the Chigwell Group of companies have continued to enjoy significant growth in all the different sectors that we operate in.

2016 was also a big year for the company and me personally as we both reached significant milestones. As you will know from our first edition Chigwell Construction celebrated our 20th anniversary and towards the end of 2016 I celebrated a landmark birthday which many of you very kindly congratulated me on. My work colleagues completely wrong footed me by throwing a surprise birthday party. You can read more about this marvellous event on page 8.

This year is also shaping up to be another great year for the Chigwell Group as we look to develop new opportunities and explore other areas in which to take the company in 2017 and beyond.

20th anniversary last year and as one of the areas most established company’s it was nice to support a business that’s just starting out.

Gardiner Close, Basildon CWC are currently supplying 500 uPVC windows and doors for their Basildon site with the potential for around 800 homes.

National Autism Society School, Luxeborough Lane The school for 128 children will have 16 classrooms and a gym and will provide primary, secondary and post-16 educations, as well as workshops and training. It is due to open in September 2017.

Erith – 6 year project Chigwell Windows Centre is supplying the Anderson Group with windows for their 600 new home development on the former site of Erith Quarry.

Chigwell Window Centre was delighted to be awarded the contract to supply all the windows and some specialised electronic entrance doors designed and manufactured to accommodate an automatic opening system. All doors include state of the art electronic key cards.

For the second year running Chigwell Construction were one of the main sponsors of the prestigious Havering Business Awards which celebrates business excellence within the Borough.

Due to the nature of the contract CWC had to move very quickly and with the assistance of Smart Systems we were able to complete installation of tilt and turn windows and Visofold 4000 sliding doors in just eight weeks.

The project, which has just broken ground, will see £300 million invested in the 55-acre site over six years, including the building of a new 700 capacity primary school.

You are coming to the end of your time SBHG. Are you happy with what you have achieved here?

PAUL DOE FEATURE Paul Doe MBE has announced that he is to retire after 20 years as chief executive of Shepherds Bush Housing Group. He spoke to CG News about his time there, working with Chigwell Construction and his plans for the future.

Paul Doe began his career as a planner in Accrington before coming to London working with Hammersmith and Fulham Council.

For the past 35 years Paul has been involved in housing which at SBHG has meant trying to home disadvantaged people in an area which has some of the highest house prices in the country.

It was founded in the 1960s by members of St Stephen’s Church in Shepherds Bush deeply concerned about the appalling conditions in which some of their parishioners lived.

Slum landlords were exploiting private tenants and charging extortionate rents for rooms in run down properties.

Rev John Asbridge, the vicar, called together a group of people, drawn from the parish to “acquire and administer property for letting to needy families.”

The first was 220 Hammersmith Grove, a run down four story building which we converted into four flats and which we still own today! We currently own and manage around 5000 homes in and around West London”.

How has SBHG changed during the 20 years that you have been in charge?

“We are no longer just a “straight down the line” housing association.

We also provide a wide range of services including being London’s largest furniture recycling and reuse centre; we provide a debt welfare service and an employment and volunteering service for tenants and the local community. We want people

Tell us about becoming a MBE last year?

“Yes, I met the queen! The award was partly due to the work I have done at SBHG but also for the 10 years I have worked with the St Mungo’s homeless charity. It was effectively having a second, unpaid full time job so the MBE was for both SBHG and St Mungo.

Tell us about Shepherds Bush Housing Group.

“SBHG is an independent and viable organisation with a reputation for first class homes and service in West London.

“Absolutely. I want to go out like Alex Ferguson, not David Moyes!

We have strong ethos and values and we are award winners most recently West London Business of the Year for Community Engagement.

SBHG is still building new homes as well. Two hundred are currently under construction in Ealing, Hounslow and Hillingdon. We have a supported housing service primarily for young people, people coming out of care and young mothers and we provide 1000 shared ownership homes”.

I also helped to set up Placeshapers, a national network of more than 100 community based housing associations which lobbies for medium sized community focused organisations. It started with just five of us and now it is 115 strong”.

How do you find land to build on in such an expensive area?

“I like nothing more than facing the challenge of finding land in such an expensive area and where sometimes people don’t want, that’s why I have loved my time at SBHG.

We are also delighted that Chigwell Construction signed up for the imposition of 1% social value which goes into our employment volunteers service and to help our tenants into work.

It is well worth noting the fantastic satisfaction levels we get from our residents about Chigwell Constructions services. Every single score is above 95% satisfaction level which is excellent.

Also my staff have to get on with the Chigwell Construction staff. I know they are people who care about giving us a good service. We work well together and have a very good relationship. They have always been very reliable”.

You retire at the end of June – what are your plans?

“I’m 60, I don’t play golf, I love rugby but I can’t watch rugby all day long but I do love to travel. My wife and I are going to travel more. We have a son in Canada we want to see more of and another son getting married this year. I also want to spend more time with my parents, particularly my father who is not very well.

I’m not going to disappear from housing completely but I’m not going to be a consultant. I might consider joining the board of an organisation so long as it doesn’t get in the way of our travel plans.

We work very closely with local authorities who are prepared to make sites available at low or no cost in return for social value.

What role does Chigwell Construction play within SBHG

We have also been very innovative in our approach to acquiring land. One example is to “utilise the air” above dilapidated community buildings. We renovate the existing one story building and then construct flats on top of it.

“Although SBHG has a direct labour force we are nothing without good contractors such as Chigwell Construction. SBHG do not have the skills or the wherewithal or the ability to provide the sort of service that Chigwell Construction does.

Pubs are also a good source for us; there are lots closing down and they’re usually on big plots. In the past five years SBHG have developed around eight pub sites.

We are very pleased with our relationship with Chigwell Construction. They continue to provide a great service and although we have to go through procurement I’d much rather work with someone we can trust to do a good job instead of churning through people.

We also take advantage of Section 106 where developers have to give a proportion of the site over as affordable homes and SBHG have been very successful when bidding for these as well”.

I haven’t stopped working for 38 years. I am going to stop now and enjoy the 15 or so years I have left being able to do what I really want to before I have to start slowing down”.

Soho Housing We have undertaken the ‘Repairs and Maintenance Contract’ with Soho Housing Association who are a Registered Provider in the heart of Covent Garden.

East Thames Chigwell Construction were asked to take over the contract to look after the estate maintenance for East Thames at West Ham Lane, Stratford.

The works includes the renewal of bike sheds, road markings, parking bays, CCTV, emergency lighting, shrubbery and general works around the estates.

Occasio House, Harlow This contract was for the conversion of two residential flats into offices.

19 Railway Meadows, Ongar This works includes external ground works, paving and external security and safety lighting.

Stevenage Borough Council We are currently working with Stevenage Borough Council to assist them with their out of hours’ service and void repairs.

Newham Council – College Point On behalf of JRP Consultants Chigwell Construction are renewing the flooring in the communal areas on all 22 floors of this residential building.

We have also recently undertaken Soho’s annual gas servicing, repairs and breakdowns work.

“Since arriving at Soho Housing Association we have been impressed with just how well the repairs is managed by “Chigwell Construction.

Our customer satisfaction is consistently above 90% every month which is a huge credit to the repair team.

Customer liaison is improving and we at Soho Housing are delighted to have Chigwell Construction working on our portfolio”.

Capital PCC on behalf of Newland Housing Trust The refurbishment of four flats at 2 Derwent Road, Enfield. Work includes the fitting of new kitchens and bathrooms and is due for completion in August.

LEA BRIDGE ROAD, E17 Later this year nine flats in Lea Bridge Road E17 are due for completion with more projects already in the pipeline. The nine flats on behalf of the KLM Group are made up of six two bed and three one bed flats with the two ground floor apartments including full disabled access and facilities.

COLLIER ROW NEW BUILD FLATS NEAR COMPLETION Chigwell Construction has almost completed the build of five 1 – 2 bedroom flats in Collier Row, Romford on behalf of the Burney Group. This is the latest project for the company in the new build sector where they specialise in the construction of houses, flats and individual new build projects up to £5m.

Chigwell Window Centre also supplied and fitted all the windows and doors for the development which also benefits from solar panels.

The new two floor premises is perfectly situated between the A12 and A127 trunk roads allowing easy access to all the major towns and villages in Essex from the M25 to the coast.

CHIGWELL WINDOW CENTRE’S DOUBLE CELEBRATION Chigwell Window Centre have two reasons to celebrate this year. Firstly, our Collier Row showroom has just celebrated its first year of trading and second we are delighted to announce that we are opening a new showroom situated in Billericay, Essex.

The Collier Row showroom opened in March 2016 and represented a significant investment for the company. It has certainly paid off though with sales of over £2 million during the first 12 months of trading, and its success was the perfect springboard to open the showroom in Billericay.

Gubbins Lane, Harold Hill – Retirement / Sheltered Housing

CWC FACTORY DOUBLES IN SIZE Chigwell Window Centre have recently doubled their manufacturing base in the Hainault Business Park to keep up with the increased demand for the company’s aluminium bifold doors, windows and roof lanterns.

CWC have taken over a factory space to the rear of the existing premises which is solely responsible for the manufacture of the company’s range of aluminium product range. CWC are also taking on more aluminium fabricators and fitters to cope with the increased demand.

Chigwell Construction were awarded our first contract for London Borough of Havering recently. We undertook a conversion of a two bed flat into a mobility and wheelchair standard property with full wet room facilities.

As you can see from the photos below the project was a great success.

CHIGWELL CONSTRUCTION SPONSOR MAYORS NYD PARADE FLOAT Chigwell Construction were delighted to be one of the main sponsors of the Mayor of Havering’s entry into the annual New Year’s Day Parade through the streets of London. As well as donating money Chigwell Construction also donated a flatbed lorry for the day for the boroughs entry in the parade.

The event attracts over 50 thousand spectators lining the route through the capitol and a worldwide TV audience of over 300 million.

This year’s theme was “film” and the Havering entry was based on the movie Mary Poppins and depicted the famous chimney sweeps roof top scene which was designed and built by construction students at Havering College of Further and Higher Education.

Taking part were children of the Store Room Youth Theatre who helped the mayors entry gain 7th place and an additional £5000 prize money for her chosen charities.

In February the Mayor of Havering invited key personnel who were involved in arranging the New Year’s Day Parade to her parlour in the Town Hall to say thank you for their help.

CONTRACTS MANAGER I started with the company in March 2007 as an administrator in our small works department, dealing with our responsive repairs and maintenance contracts which I thoroughly enjoyed.

I moved over to assist the contracts managers on the planned maintenance internal refurbishments, and fell in love with this role and have not looked back.

I am now a contracts manager running my own projects totalling 8 million pounds.

I was very lucky to be trained by our MD Dean Floyd who showed me how he wanted his contracts run, the high standards he expects from his staff and how he requires his staff to treat clients.

It’s not all been plain sailing and we have had our ups and downs, just like a marriage in a way, but if you were to cut me in half you would see Chigwell written from head to toe.

I lead a wonderful team and we are very successful in what we do for Chigwell (London) Ltd and I couldn’t do my job without them.

Over 750 children each received free gifts and enjoyed a great evening of entertainment to start the build up to Christmas in the best possible way.

In my spare time I enjoy spin classes three times a week, dog walking with my beautiful Spanish Water Dog and my husband is a singer in his spare time so we do a lot of socialising.

EXCITING TIMES FOR AARON FLOYD

CG DONATE TO LOCAL RADIO XMAS CAMPAIGN Every year local radio station Time FM run a campaign to collect Christmas presents for children in the area less fortunate than most. This year some of the Chigwell Group employees dug deep and donated a number of toys to the appeal.

The campaign aims to brighten the lives of underprivileged children unlikely to receive any gifts.

2016 turned out to be another very busy and exciting year for singer songwriter Aaron Floyd as he embarked on not only his first national tour, but also in venues across Europe as well.

The UK tour was in support of Bars and Melody who were Simon Cowells “golden buzzer” choice in Britain’s Got Talent in 2014.

Aaron played in venues during November and December with the popular musical duo including Manchester, Birmingham, Newcastle and Edinburgh.

During the tour Aaron was interviewed by 6 BBC radio stations and picked up thousands more social media followers to boost his already growing fan base.

The toys are distributed to Woman’s Aid, homeless shelters, food banks and children’s charities throughout Havering and neighbouring boroughs Aaron then joined Bars and Melody and Lukas Rieger performing in front of thousands of fans in Germany, Austria, Switzerland and Poland gaining more invaluable experience and a new fan-base in Europe.

2017 started as 2016 finished for Aaron with another tour this time with boyband Union J who came 4th in the X Factor in 2012.

and live music into the early hours.

Two hundred and fifty people attended the glittering event with special guests including Andrew Rosindell MP, the Mayor of Havering Philippa Crowder and Mark Anderson, Chairman of the Anderson Group.

As well as the disco there was live music courtesy of Aaron Floyd and the Motown Sisters who managed to drag Dean onto the stage to sing with them!
