THE MARKET REVIEW

Our view is that we are likely to continue to see small house price growths throughout the year. It is inevitable that the housing market will experience peaks and troughs, but overall we would expect annual prices to rise by around one per cent across the year.

It was a fairly slow start to 2018 compared to last year’s brisk first quarter. We have apportioned this to the uncertainty around Brexit and the harsh winter weather. In the early months of 2018, there was also a sizable fall in the number of new instructions compared with previous years. The reduction in stock coupled with an increase in buyer demand has held house prices with marginally positive increases.

The market in Sheffield is also likely to fluctuate depending on postcodes.

The South West of Sheffield is likely to remain Sheffield’s number one property hot spot. S10, S11, S17 and S32 postcodes could even achieve up to a four per cent rise in property prices driven by the desirable housing, school catchments and their proximity to the Peak District National Park.

In the coming months, it is more than likely to be more of the same with the majority of people having a desire to move, but opting not to bring their home to the market unless they first see a property to entice them – it’s a classic catch 22 scenario.

During 2018, the most popular option for potential sellers is to focus on achieving the highest price for the lowest fees. We would advise any potential seller to choose the agent who will work with them to receive the best service and advice to ultimately achieve the best possible price for their property within their preferred timescales.

The balance between a buyers and a sellers market has almost certainly tipped in favour of the sellers with demand on the up and the supply of available homes falling. The current economical climate has created a price sensitive market, buyers are staying away from over priced property and are more inclined to view and purchase homes with more realistic sale prices.

In the bedrooms, think of how hotel rooms are presented and ensure that the bed linen is white/neutral and neatly ironed. To add more texture and another level of cosiness you can place a throw over the end of the bed.

With this in mind, it is often a sound investment to spend time and money working on the presentation of your home’s exterior. A new coat of paint, clean windows, manicured gardens and a jet washed path and driveway can really help to create a positive first impression. Buyers will often spend a few minutes at the front door, so ensure that there isn’t anything for them to pick up on whilst waiting to be greeted.

Darnall Works opened in 1835 and is a former steelworks site, which has been extended and adapted to meet the amount of space needed throughout the years. In 1912, a new company, Kayser Ellison and Co, took on the site and established new steelworks consisting of electric arc furnaces, however they left the site unused by the end of the 20th century.

Significant extensions to the building allowed us to marry the existing layout to the new part of the property to create large, light filled rooms, most of them having roof windows that allowed light to flood in from above. Even though the house is a single storey, the ceiling heights were lifted to proportions which period property owners would envy.

Mirrors were used to help the natural light brighten areas of the building that may otherwise have been dull. The use of 9ft high folding doors on the rear elevation, facing south onto the garden, meant that breakfast can now be taken with views overlooking the freshly landscaped garden, resplendent with dry stone walling and newly planted trees.

The second challenge was creating space. The client wanted open plan living areas that connected the property together and centre around its core. With bedrooms and bathrooms and a guest suite wrapped around the building’s periphery, these quiet spaces complemented the busy hub of the home where the family could spend time and grandchildren would have space to play.

Internally the property boasts lots of practical features too, such as a home office, extensive storage and a utility room with a larder hidden within. Split-levels ensure that while the different areas within the property are open and flowing, there is some visual separation between rooms providing the opportunity to change décor and incorporate various finishes.
