Brain Foods for the Bizness Mind: Berries: Not only are they an easy snack perfect for the work place; they’re a known smart food and their power lies within the antioxidants. The antioxidants affect your brain by decreasing inflammation, which makes it easier for your brain to process information. Chocolate: In small quantities, chocolate can improve brainpower. The amount of chocolate that is in two Hershey’s Kisses can actually help increase blood flow into the brain to fight against age-related memory loss. Spinach: If you are thinking about a salad for lunch, grab the spinach. The dark leafy green can help to delay the process of cognitive decline. If you add a dash of extra virgin olive oil for the dressing, you may also be able to prevent the proteins that have been known to induce Alzheimer’s. Why not increase brainpower two-fold?

Oranges: Eating oranges can fight cell breakdown in the brain. It’s easy to throw into your work lunch, as well. Some research indicates that oranges and other orange foods such as carrots, butternut squash, and sweet potatoes have a “cell protecting” quality, enabling them to retain a greater number of antioxidants. GameChanger Entrepreneurial mastermind Steve Kirby is a founding partner of Bluestem Capital in Sioux Falls, a private-equity firm that has funded over 100 entrepreneurs throughout the nation. In 2013 he was appointed to the SD Investment Council, where members oversee more than $10 billion of public pension funds, state trust funds and state government cash. He sat down with Biz in his conference room to give us insight into his business philosophy and what motivates him to help others succeed.

Steve, how many entrepreneurs have you supported? Since we got our start in 1996 we have impacted

countless people in about 100 companies. In our 18 years Bluestem has distributed nearly $700 million to limited partners, many who are entrepreneurs themselves, and we currently have over $100 million under management.

For example, if Bill Gates walked in that door right now and said “You know, I’m thinking of starting a pizza shop,” I’d say “Well, Mr. Gates, we’ll come by in 6 months after you’ve been open and see how you’re doing.” So that’s our philosophy at Bluestem, people first, successful track record second. Once you’ve exhausted the finances of the 3 Fs --family, friends, and fools – and are still going strong with a proven track record and need expansion funds, then we may be able to help.

Why do you think now is a great time to start a new business in Sioux Falls? Clearly the economy in our region Where do you turn for strength? I’m a man of faith, and I look to my faith for strength every day, sometimes every hour. One of the signs of good leadership is you surround yourself with people who are a lot smarter than you. I have 6 of the smartest people I’ve ever met around me, so, when I look for strength in business I get it right here at Bluestem.

is humming right along. This is a very vibrant area of people who are not bothered by a long work day. With the willingness to sacrifice, and the discipline of taking your dream and putting it on paper; getting it out of the trunk of your car, you can make it a reality. If you have entrepreneurial zeal and have an idea or see something you can fix or add value to, this is the time to act. You have to be willing to take a risk, as you did with BizNOW, it’s a great time to start a business!

What’s your best tip on time management? Well, I

learned this maybe the hard way. We run into folks who are proud of the fact that they are returning emails 15 hours a day or something, and what we like to see in clients is that they lead a balanced life -- family, faith, exercise. There is a time to work, a time for yourself, a time for your family, and to keep all of that balanced, is a very important ingredient for success. We feel that a balanced life and family time is so important here at Bluestem that we close our office on Friday at noon.

What are the elements of a good f inancial deal?

It’s very interesting that you phrased it that way, Char, because actually 60 to 80% of a deal is the people. Someone could come to us with a cure for cancer, but if we can’t trust them, if we don’t feel there is a chemistry that’s going to make them successful and if they’re not showing the value principles in their life and the way they run their business—principles like integrity and honesty, we won’t do business.

To whom do you owe your success? Well, my parents showed me humility, hard work, honesty, the importance of faith in one’s life, humor, leading a balanced life. My folks showed me: when you’re going to work you are going to work, and when you’re going to play you are going to play, make sure that there’s that balance.

How do you leave your work behind? It takes discipline. When I get home at night, if I keep thinking about business instead of interacting with my family members, I’m not being a very good family guy. I’m not being a very good husband. Or father. You just have to say “Okay, I’m done and I’m going to go have fun now.” u

To give back some time and energy to this great place to live, Scott joined the Sioux Falls Development Foundation, which is focused on improving the growth and economy of the Sioux Falls area.

well. I felt I could bring some of my experience to the team and wanted to give back to Sioux Falls, it is just such a great place for business.

Why is Sioux Falls such a great place to start a business? There are a lot of factors, such as favorable tax rates and very little red tape. And in Sioux Falls there is no bias towards you, whether you grew up here or not, we are truly a melting pot.

What can we do to attract more ethnic and diverse business owners? We have a tremendous

number of people inquiring about opportunities for land, or space. Our national marketing efforts have brought us some notoriety, but I think the key is going to be land and a skilled workforce. Whether we maintain this curve or stagnate, it is going to be the workforce that is one of the determining factors.

What parts of the greater Sioux Falls area are expected to explode with growth? The Northwest is Why did you choose to get involved in the Sioux Falls Development Foundation? There were a number

exploding. The South and Southeast have been growing and now developers expect to grow east toward Brandon. And new growth at 85th and Minnesota with that development, Soo Sports and the new WalMart, that area is set to boom with the new bypass.

What are some other towns that you think will explode? Harrisburg has built a phenomenal school

system; Tea now is growing, and then you juxtapose that to Brandon which is just a vibrant community -- and they all give people access into Sioux Falls, but they can still be their own town. It’s the same in Hartford and Dell Rapids and the communities between – amazing growth! We have a lot of rural people in this town too. I grew up on a farm and there are a lot of people that still prefer the small town feel to the big city, but they want to be here in Sioux Falls with the retail trade, merchants, and dining and entertainment. Sioux Falls is a shopping and medical hub for southwest Minnesota, northwest Iowa, and South Dakota. Recent figures from the US Census Bureau indicate that South Dakota is one of the fastest-growing states in the nation (6th fastest growing state).

Are international businesses looking at this area?

We recently had a prominent international visitor come to the United States. He chose 2 communities to visit: one in North Carolina, and the other one was Sioux Falls. So, he got the tour and he was very, very impressed. The Governor recently returned from China where he was selling South Dakota, our products, and opportunities for them to expand here as well as trade opportunities for South Dakota “You’re in charge, business. It’s going to be a different city in 5 years. Can we handle the expected 100,000 population growth? I think Mike Cooper, Planning Director for the City of Sioux Falls, said by the year 2020 we can expect major population growth. Our DMA will soon be over 250,000, which puts us in a whole new league when it comes to business development, housing and retail services.u

ENTREPRENEURIAL THOUGHTS 1. Innovation is a part of business. Can you teach people to be innovative? Yes, you can. The only things sure in life are death, taxes and change. I am a big advocate of trying to anticipate what is coming rather than to be just what I call “fix is fail” which is to only look at what’s in front of you and get that done and not what’s coming next. We spend a significant amount of time looking to the future, and change and innovation is our business. In every business, there is change and you have to move fast, you have to reinvent yourself, by maintaining the roots of being passionate, relentless and impactful, so for me it’s a constant deal. Change is always taking place and we’re not afraid to try things and we’re not afraid to admit it was the wrong idea. We move on, that happens quite frequently.

2. P assionate, relentless, impactful—why do you choose those words to describe Lawrence & Schiller? Everybody strategizes, plans, and executes, so

we needed to differentiate ourselves. So for example when we got the California Sprint account, we traveled 3800 miles and visited every Sprint store in the state, on our dime, but we wanted to understand the things that made them work. With Berkley fishing tackle, we would host fishing tournaments, be out on the lake with them, out with the pros, and doing these things even in a tornado. And we kind of analyzed this and found out that people expected us to have a good product, but it was going to be tough to outwork us or tough to beat our passion for taking exemplary care of our growing clients and helping them grow their business. So, that is where passionate, relentless and impactful came from. So, impactful isn’t really a word…

3. How do you get creative ideas year after year? You bring up an interesting point. Someone asked me,

“How big are you guys?” I said ad agencies are always ranked by their gross billings, and we do probably 40 million a year, and he said “That’s amazing: you create 40 million dollars’ worth of stuff that doesn’t exist.” We restart the fiscal engine every year. What we do is really stress collaborative thinking, not just with the creators and the writers, but across the entire team. We have had ideation and creative consultants in. We always want to work on stimulating our thought process of ideation, of fresh vs trending, of looking at the big picture. Occasionally we will bring in somebody new to the mix and add a little flavor. An intern comes in, for example, and they just bud and blossom and all of sudden “boom” they are contributing to the whole creative process. In addition, our “creative team” is really top shelf.

4. How important is risk-taking is for an entrepreneur? Risk taking is essential. I think it’s also

very important that you have a collaborative group of individuals that you can bounce ideas off. We vet ideas among the group and most often we will come to an agreement but I believe that you’ve got to take some risks and do some new things. With 30 years under my belt, I think young entrepreneurs need to trust their gut instinct. Bounce an idea off some close allies and say, “Here’s what I’m thinking, what do you think? Let’s vet it.” But your gut usually is pretty good.

5. Do you have an activity that a company might do to encourage creativity and innovation?

What we’ve been experimenting with is what I call “free writing.” Tell your staff, “Okay, here’s the question I have for you, and I want you to just think about it, and next week we’re going to get together and we’re going to talk about it”. There’s no such thing as a bad idea. At the next meeting they take 5 minutes to write their answer, review it and highlight interesting things. Then 2 more minutes to rewrite and share. For example, I threw out the ultimate question I wanted to answer: Lawrence & Schiller would be better if we (blank). I expect my team to do a SWOT analysis – strengths, weaknesses, opportunities and threats – that relate to their discipline. Then they analyze it, and present the results at the next meeting, answering the question, “We would be better if we (blank).” People love having the opportunity to provide input! u

CONFIDENCE DRIVES THE HOUSING MARKET The Fed may control interest rates, but that’s NOT what really drives the market. Find out how YOU can get your finger on the consumer mindset. Buyer confidence is the number-one driver of home sales in both good and bad economic times. While many factors affect housing demand, a study of 11 different surveys over a 14 year period finds that home prices and mortgage rates lag behind confidence as the single most important factor affecting housing demand. Understandably, since buying a home is perhaps the most important financial decision they will ever make. The study was conducted by Karl E. Case of Wellesley College, Robert J. Shiller of Yale, and Anne Thompson of McGraw Hill Construction. Case and Shiller are the namesakes of the Case-Shiller Home Price Index.

Confidence is affected by many other factors too, such as family stability, freedom from oppressive taxation, trust in government, regulations and health. Better job prospects result in more confidence. While the Federal Reserve can influence mortgage rates through monetary policy, they cannot do much about influencing buyer confidence. Right now, many people are not feeling good about the federal government or the economy, and ultimately, that will impact the housing market for the foreseeable future. u

The definition of integrity is the quality of being honest and having strong moral principles or in short - doing what you say. A true reflection of your integrity is seen through two viewpoints: one, your customers /clients and two, what you do when no one is looking…remember God is!

As a coach /mentor my call is to inspire leaders to live out their core values. This involves the process of reflecting and making changes within.

A person of integrity would have a strong moral/spiritual compass. I believe there is a difference in being driven vs. called. The model for the successful life has been built around the driven.

They see themselves as the owner and bear the fruit of a busy life gratified by accomplishments. While the called see God as the CEO of the business and surrender control. With an inner spiritual strength, they view the business as a call to serving others. And when a loss occurs, the driven see it as a crisis while the called remain calm in their faith.

CROWDFUNDING Can huge commercial spaces be owned by hoards of everyday investors? Commercial real estate has traditionally been for wealthy investors, private equity firms, hedge funds, and institutional investors. A growing industry known as crowdfunding allows anyone to directly invest in a wide array of commercial real estate – from apartment buildings and retail malls to office suites and hotels with as little as $10 or $100 per share! Crowdfunding firms can now easily connect with investors via the internet and are doing so at a rapid pace. One of these startups recently raised more than $31 million from a small group of wealthy technology and real estate backers using social networking and several real estate firms to make the deals.

Traditional REITs usually carry a larger investment requirement and have a broader investment strategy with limited input from you, the investor, as to which property would be added to the portfolio, or when it would be purchased or sold. With crowdfunding, you select the property, terms, exit strategy and expected return from those being offered. An open REIT has a secondary market which allows you to buy or sell your shares at any time, whereas with a crowdfunded investment, you may be locked into the terms unless you can find an investor to buy you out. While crowdfunding can bring previously inaccessible real estate offerings and potentially higher returns to a wider market, investors need to understand the risks involved in commercial real estate, how their investment securitizes the loan or note, and they need the skills to properly evaluate a commercial deal.
