Every day you’re presented with the opportunity to reinvent yourself as an entrepreneur. These ideas can help you find the path you were meant to take, or help you stay on it if you’ve veered off:

An average of 476,000 new businesses get started each month. (Statistic via the Kauffman Foundation)

Trust your intuition. Serial Entrepreneurs will tell you that every time they start a new business it gives them the opportunity to reinvent themselves. If others don’t “get” your dream, that’s ok; true entrepreneurs follow their own vision. For example, FedEx founder Fred Smith received only a “C” on his concept for an airborne parcel delivery service when he presented his idea to a Yale professor. Visionaries look for ways to innovate around roadblocks, they see a challenge as “Our bravest and best an opportunity for lessons are not learned change, and they through success, but listen to their own through misadventure.” voice. Focus. Top

– Amos Bronson Alcott, American writer and philosopher (1799-1888)

entrepreneurs stay focused on the goal. They can flex on the way to get there, and they open their mind to possibilities. They reinvent themselves all the time, continually adding stuff that’s new and exciting. They’re passionate about what they do, and they know the right people will cross their path, through the law of attraction.

See Opportunity. True innovators don’t waste time on regret or lamenting a missed opportunity, they know another opportunity – and probably a better one - is just ahead. They see possibilities everywhere. Can that stranger be a connection? How will that idea springboard me to the next one? How can I leverage one success into three more? They don’t go from point A to point B, they circle around and zig zag and create new pathways. Because it’s then that the entrepreneurial spark bursts to light.

TIME Bandits

WHAT’S STEALING YOUR TIME? We all have 24 hours in a day, but in today’s world an increasing number of time bandits seem to steal away the seconds, both at work and at home. What are they, and how can you avoid them? 1. T he innocent-sounding “Got a minute?” usually ends up taking a whole lot more than a minute! Most interruptions come from inside the company. You don’t have to drop everything just because someone’s asking for a piece of your time. Either resolve the issue promptly or schedule a follow-up meeting to discuss it in more detail.

2. S ometimes its customers that steal your time. Sure, a

customer is important, but if you can’t serve them in that exact moment, schedule a time when you can give them your full attention. Guard your time and deal with the most important tasks, events or meetings of the day.

they actually give you a dopamine rush. To save precious time, set your internet home page to a work-related site. Make a rule for yourself: check social media sites ONCE a day, AFTER you’ve completed a number of assigned tasks, and set a time limit. Use it as a reward, not a distraction.

5. Email and Texting – Check your email

How often do you check your phone? The average person checks their phone 110 times a DAY (and up to every 6 seconds at night) – DailyMail.com

3. S top Multi-tasking. Apple

founder Steve Jobs instructed his managers that to be innovative and productive they needed to focus on fewer things, not more. Most people cannot effectively multi-task. If a task doesn’t have to be handled by you, delegate it so you can focus on your “A” list of priorities.

4. L imit Social Media – Whether the culprit is Facebook,

Twitter, Pinterest, Reddit, YouTube or Instagram, these sites have the ability to draw you in and keep you there for hours because of their design and the many attached links that vie for your attention. Psychology Today research says

and your phone no more than 3 times a day: in the morning, noon, and at the end of the day. It’s easy to feel that you have to respond immediately to every incoming message. You don’t.

It’s a smart idea to keep notes of what your interruptions are in a typical week. Note each time someone

interrupts; that tells you the source of your interruptions and how many. You may be surprised at who - or what - is stealing your time. And remember, you can’t do it all. Focus on the tasks that are most important. Ask yourself, is this task really critical? If not, let it go. u

Transformation!

Two thirds of America's millionaires are self-employed. The vast majority are small business owners who live on budgets well below their means, invest their money, and never received any kind of inheritance, according to the book "The Millionaire Next Door." Time to reevaluate. Are your methods getting you to where you want to be? We are not looking for overnight success here, but it’s time to make an honest assessment of what does and does not work in your business and personal life, and make the necessary changes to achieve your ultimate goal – to be successful. Someone once said the objective of any business is not to make the best possible widget, but to make money. Once you have selected which widget business you are in, then make the best possible one! The point being – it’s time to make changes if you are not on the right path. If you are duplicating a known industry, like making soap or running a restaurant, then you have experts and knowledge to draw from, so there is no reason not to succeed unless your product or service does not measure up to the competitors. If you are in a niche industry, then you have to market properly.

You don’t have to be unique, you have to become known, and with a good reputation, to draw in customers. If you are creating a new widget or service, then you have to create the demand as well, again, it’s in the marketing! Who would buy a rock? Not many, but a ‘pet rock’ with instructions made millions. The truth is, nobody ever got rich by doing exactly what everyone else is doing, find a way to make a difference. u

“If I had asked people what they wanted, they would have said faster horses.” – Henry Ford

Steve Jobs said, "The only way to do great work is to love what you do. If you haven't found it yet, keep looking. Don't settle." If you follow your passion so will your customers – and success will follow.

IMPROVE YOUR CREDIT SCORE FAST Keeping up a great credit score of 730 or better can save you money and give you access to the cash you need to expand your business. A good personal score (over 630) can reduce the deposits required for utilities such as electric, phone and cable. You can also save substantially on auto and home insurance as well as a car loan by as much as seven points, according to Lexington Law. For example, a $20,000 auto loan with good credit may carry a 6.75% rate, but a damaged score could warrant 14% or more, costing you over $4,700 over five years.

Here are some simple tips to help you maintain a good score: • E xamine your credit report and score annually and promptly address mistakes. • A lways make timely payments. Payments made early or before the balance is reported to the credit agencies will keep your debt to credit ratio low, improving your score. • I f you can’t pay the entire balance, pay more than the minimum and keep payments consistent. A drop in payment amount could mean you are in trouble. • N ever use more than 50% of your line of credit. • U se credit sparingly, don’t exceed 30% of your limit, pay it off each month. • A sk to have your credit limit increased annually. • P ay off cards with small balances and stop using them. Unused, available credit will help your score. You may need to use it once a year to avoid it being cancelled.

Not all credit blemishes are created equal, while bankruptcies, judgments and tax liens are quite severe, the effects of a one-time late payment can be corrected within a few months. If you have damaged credit, you can repair it yourself with diligence and time or enlist the assistance of a reputable credit repair agency to help you through the dispute process, but be careful, because fraud does exist in this sector. Avoid the agencies that offer 30 day repair programs or a guarantee. Apply for new credit when you don’t need it because it will cause a minor dip in your score that may last a year. Don’t use it, allow it to ‘season’, and your score will come back stronger. If you plan to get a mortgage, do not take out any new loans until after closing. You may request one free credit report annually from each of the three credit bureaus: (Equifax, Experian and TransUnion) through AnnualCreditReport.com. Make one request every four months and you can monitor your history for free. u

• A long history of good, well-managed debt will keep your score healthy. January 2015 | BizNOWmagazine.com | 9

LOCKED IN A COMA: HOW ONE WOMAN FOUGHT HER WAY BACK FROM THE DARKNESS

Only 22 years old and a new entrepreneur, Tasha Hulstein was in a car accident that forever changed her life.

The accident occurred on January 30th of 2014, and Tasha was in a coma for 21 days. Originally from Hull, Iowa, Tasha was in Sioux Falls to pursue her degree in graphic design. She was simply on her way to visit friends.

“I have no memories of the accident or three days prior. When I woke up I was scared and confused.”

“I have no memories of the accident, nor of about 3 days prior to the accident, and no memories of Avera or the ICU. My first memories are when I was at Madonna Rehab Hospital in Lincoln,” Tasha tells BizNOW. “I had received a Traumatic Brain Injury that also involved my brain stem, which helps regulate cardiac, respiratory, eating and wake/sleep cycles. I almost died. I definitely did not dream, and was not aware of anyone or anything. When I came out of the coma, it was confusing. It was scary. I did not understand where I was, how I had gotten there, or what had happened. I only wanted to go home. I did not realize the severity of my accident or injuries. My life was about to change in ways I had not anticipated. I had to quit school, I was attending school for graphic 10 | BizNOWmagazine.com | January 2015

design, I had to quit my part time job. My photography business was put on hold. But, my family and my boyfriend stayed committed to me and my future. My boyfriend sat by my side while I was unconscious, and he was there when I woke up. He proposed to me while I was in Madonna Rehab, and we got married in August. I am so grateful to have had such a wonderful support system.

My second nephew was born in March, after I had started to ‘wake’ up. I was able to celebrate that event. My sister Abbie came to Madonna Rehab in Lincoln, and I was one of the first ones to hold the baby. For that I will always be thankful. I remember holding him. It was the greatest feeling, because she didn’t know if I’d even be awake when he was born. Yet I was able to hold him in my arms! This experience has changed my life. It’s made me more aware of my blessings, and how important family and friends are, and those I love. It has also reminded me how precious life is, I try to enjoy each day now and take it one day at a time. My faith has grown and I realize God has a plan for my life and I can trust that He will care for me. I try to not plan things out because ultimately God knows what’s going to happen and is going to take care of me and my life.

My life is truly a miracle and it has given me a different perspective. I have decisions and choices to make, but God will guide me. It’s also impacted my business: A Thousand Words Photography. Madonna Rehab worked with me to be able to get back to taking pictures, help me be able to process, and use the skills I had prior to the accident. With my photography, I realize how important it is to capture people at every moment in their lives. Each event, every person, is so valuable and precious and my work helps people document those wonderful, life changing moments. And that is a blessing. My business is growing and I cherish the time and opportunity with my customers. I feel blessed that they share special memories with me. I had to prioritize my time, I choose to keep running my business and put school on hold. People in this area are amazing at supporting and encouraging those who are in tough situations, and I am a grateful example of that. u

From coma patient to blushing bride in less than a year, Tasha shines despite the obstacles she’s had to face.

! $70 Billion by 2020? Organic Food Demand Continues to Grow

by Alan Dooley

THE SKINNY ON SOYBEANS: THEY’RE LOSING THE FAT.

The "organic" food label implies stricter production criteria that often precludes the use of genetically modified seed, growth hormones and synthetic pesticides. These restrictions typically make it more expensive for the farmer to grow their crop, and in exchange, consumers accept a higher price. Business consulting firm Grand View Research expects the organic segment to continue growing almost 16% per year in the U.S. At that rate, the market for organic products could double to $70 billion before 2020.

BIZ Ag

Soybeans have been put on a diet, and the future of the soybean may rest with the FDA. A decade ago they decided to start phasing out dietary trans fats. The response was for the industry to begin developing a soybean that contains no trans fats, lower linolenic levels and higher levels of oleic acid than today’s commodity bean. The high–oleic soybean varieties being developed today by DuPont and Monsanto produce a healthier and more stable cooking oil that would not need to undergo the expensive and hydrogenation process. And talk about losing pounds: the soybean industry has lost about 4 billion pounds (359

NOW

it tive spir the crea leader inspiring business in every

million bushels) of soy oil demand each year since the FDA trans fat labeling law went into effect in 2006, according to the United Soybean Board. About 2.5 billion pounds of soybean oil are still partially hydrogenated according to the American Soybean Association. When the experimental traits are stabilized and commercially launched, along with international import approvals being granted, there is a tremendous domestic economic potential if the high-oleic bean can be cost effectively produced and processed into a consumable alternative to the current higholeic canola and palm oils. u

HEALTHCARE ADVOCATE: AN EMERGING MARKET

N, CHA Yvonne Mossberg,caBS re Advocacy alth President of Prairie He

Jobs in the healthcare sector are growing quickly -- employment of health educators and community health workers is projected to grow 21 percent from 2012 to 2022, faster than the average for all occupations, according to the Bureau of Labor. Because of the complexities of the healthcare system and a rapidly aging population one of the hottest new jobs is that of a Healthcare Advocate. Biz interviewed Yvonne Mossberg, BSN, CHA and President of Prairie Healthcare Advocacy in Sioux Falls on what a healthcare advocate does, and why YOU may need one.

Why should a person consider a Health Care Advocate? People forget what the doctor tells them.

Research shows that up to 80% of the information a patient receives is forgotten immediately. And often, half of that will be recalled incorrectly, according to the National Institutes of Health.

What does a healthcare advocate do? A health care advocate’s duties vary

by the needs of the clients. For example, they might accompany a client to medical appointments – helping them understand the things the doctor says. For most people, medical jargon may be unfamiliar or confusing. An advocate can help them understand their diagnosis, medical issues, what their options may be and the care required.

Research shows that up to 80% of the information a patient receives is forgotten immediately. And often, half of that will be recalled incorrectly.

They may help people find long-term care facilities or the resources that will allow them to stay in their home longer. Advocates may specialize in working with insurance and hospital billing issues. An advocate can help families to understand what a diagnosis involves and what kind of care is usually required for a loved 14 | BizNOWmagazine.com | January 2015

one. They can also provide mediation when family members don’t understand a medical condition or don’t agree on treatment for a loved one. Advocates will take into account the patient’s wishes when developing a health care plan, making assessments and educating all family members. In general, advocates do NOT do these 3 things: any hands-on treatment, make diagnoses, or make decisions for clients - but they DO give them as much information as possible to make an informed decision.

When does a person need a healthcare advocate? Adult

children often cannot accompany aging parents with health or mobility issues to doctor visits or medical procedures and will enlist the services of a healthcare advocate. They can help you fully understand your diagnosis or your options for treatment and will typically ask questions you don’t think to ask. An advocate can also be the assertive one if a client is having difficulties and is not sure how to handle the situation or does not want to handle it themselves or when you just don’t know what to do.

IS YOUR WEIGHT MAKING YOU SICK? by Dr. David Nelson

A FEW HEALTHY CHOICES COULD KEEP YOU LIGHTER AND HEALTHIER. Our country is overweight. And with every extra pound gained, we’re losing the battle with obesity, a national epidemic. Obesity carries consequences that extend beyond your jean size or the number on your scale. You are at risk for life-altering medical conditions including diabetes, heart disease, high blood pressure, stroke, sleep apnea or even dementia later in life. These conditions can lead to premature death or early placement into a nursing home. So it’s important to be proactive and to keep your body at a healthy weight before you are faced with these complicated health conditions. There are a variety of factors that contribute to weight gain such as diet, activity level, sleep schedule, medications and genetics. Eat fresh, instead of eating processed or fast food. Choose more fruits and vegetables and less carbohydrates. Try not to go more than three or four hours between meals and snacks, as skipping meals brings negative effects.

16 | BizNOWmagazine.com | January 2015

You may need to keep a food journal for a week to see exactly what you are putting into your body. This may help you clearly understand where and what you need to change to ensure your body is getting the essential nutrients and fuel it needs to maintain your health. Next, you need to get moving. Technology has allowed us to live a more sedentary lifestyle, but exercise is essential to staying healthy. Just commit to moving about 20 to 30 minutes a day. Take a walk, go for a run, ride your bike. There are a lot of things you can do to stay active that don’t require a lot of your time. If you are just starting out with a routine, remember to start slow and not overexert yourself. Start with where you’re comfortable – even if it’s five minutes. You will be able to gradually work your way up to more as you continue to exercise.

People also underestimate the importance of a good night’s sleep. Lack of sleep can slow your metabolism and potentially add more stress, which can increase your risk for obesity. Don’t forget to be aware of the medications or health conditions you may have that could either lead to weight gain or inhibit weight loss. Check with your primary care physician to discuss your situation. Finally, there is a genetic connection that could increase your obesity risk. Although this isn’t something you can change, you are armed with the knowledge of this risk. You have the power to make choices now that can combat that risk before it ever happens. If you are concerned about your weight, or are currently overweight, my advice is to first talk with your primary care physician and have a complete health evaluation before making any drastic changes to your diet or exercise plan. You may have specific needs or conditions that should be addressed to help you find or maintain long-term success. By making a few healthy choices in your life every day, you can maintain a healthy weight and lifestyle. Remember your choices today can severely affect your life and those you love for years to come. u

Health

Q

I have heard about premium subsidies, how can I sign up for one?

Part of your premium could be paid with a premium subsidy if you do not qualify for group health coverage and fall within a certain household income level. For 2015, a family of four making less than $79,160 would qualify for lower premiums. If that family of four makes less than $49,475 they could also be eligible for lower out-of-pocket costs. Remember, to receive these subsidies, you must purchase coverage through the Health Insurance Marketplace at www.healthcare.gov.

Money

Q

How much are you paying for investment management services? Our guess, you have no clue. Most investors don’t. The average investor pays around 3%, but these fees aren’t disclosed or discussed. They’re buried in the prospectus of mutual funds, annuities, or other “financial products”. Brokerage firms created investments explicitly designed to disguise these fees. Our advice: avoid complicated products like annuities, life insurance, and most mutual funds. It’s your money, ask your advisor about fees.

Because that's what it's all about – sharing ideas, and leaders helping leaders.

We have heard talk in the news lately about the real estate market slowing; is this true? Real estate is like a roller coaster, always swinging up and down…generally, values increase over the long term. We are currently in a slight downward shift for most homes above $250,000, but prices vary with season as well as economic and political news. We expect values to be steady or increase before the end of 2015. Interesting, some people feel they need

Scott Swier and his

team focus on “innovative and results-oriented strategies to help build relationships” with their clients. Here they reveal some of those strategies and how they can help you. What are common legal mistakes you see businesses make?

Swier Law Firm (L-R): Chris McClure Amanda Work Jake Fischer Brooke Swier Maxx Hickey Scott Swier

Swier Law Firm consistently deals with five common legal mistakes. First, the business should have agreements with its employees. Businesses often have trade secrets or confidential information that needs “Studies show that to be protected from small businesses actually employees who may go to work for have a higher fraud and a competitor or cybercrime rate than larger open a competing companies and business. Second, the business should have non-business owners.” a corporate structure. Business owners expose – Scott Swier their personal assets to business liability by failing to incorporate their business. Third, the business should have an owners’ agreement. When there are multiple owners of a business, one owner’s death, divorce, or a parting-of-the-ways will affect the business. Fourth, written contracts should be used. Relying on oral agreements is typically a bad idea because as time passes, memories fade, and expectations change, the potential for disagreements increases. Fifth, the business should understand the time, risk, and cost of litigation. Lawsuits frequently involve much more time than owners initially expect – time that could otherwise be spent on growing their business.

BIZ Legal (cont.)

SETTING THE BAR: SWIER LAW FIRM

How do you hire the best people? What traits should a business owner look for? Our law firm

looks for five traits in new hires. The first is honesty. An employee can have all the talent in the world, but without integrity and authenticity, nothing great can be accomplished. The second is ambition. Ambition is what makes a company innovative and results in creative ideas. The third is personality. Personality often means the difference between someone who doesn’t stay long vs. an all-star who is going to significantly increase the company’s competitive advantage. The fourth is a positive attitude. Someone who comes into work positive and energetic is going to out-produce someone who thinks negatively. The fifth is taking pride in your work. Having a sense of pride in your work reinforces your work ethic by pushing you to always perform your best.

What are 4 questions you should always ask when selecting an attorney?

• The Lawyer’s Experience. How long has the lawyer been practicing in his or her field or area of law? • Managing the Case. What are the possible outcomes of your case and how will the lawyer let you know what’s happening in your case? • Legal Fees and Costs. What are the lawyer’s rates and what is a “ballpark” figure for completing your case?

Scott & his sister Brooke Swier

Cybercrime is a hot topic today. What can a business do to protect themselves?

Studies show that small businesses actually have a higher fraud and cybercrime rate than larger companies and non-business owners. First, a business should secure its IT infrastructure. Second, a business should have a solid password policy in which passwords are changed regularly and are not easy to figure out (i.e. require one upper case letter, one number, and a minimum number of characters). Third, educate your staff on basic security threats and prevention measures. Fourth, fraud and cybercrime happens – however, you should still seek to cover any damages by purchasing an insurance policy that protects you against any losses.

22 | BizNOWmagazine.com | January 2015

• Doing the Work. Who in the office will be working on your case? Will younger attorneys or paralegals in the office be handling some of the legal work at a lower rate than a more experienced attorney will charge?

Talk about the expansion of Swier Law. What’s ahead for you? Our law firm has really been fortunate to

have the opportunity to expand throughout South Dakota. Hopefully, we’ll be able to keep growing. However, although growth and expansion is great, exceeding our client’s expectations by providing the highest caliber of legal counsel and advice will remain our law firm’s top priority.

EVERYTHING

YOU ABSOLUTELY, POSITIVELY NEED TO KNOW

ABOUT SECURITY IN 2015 Digital information is a part of almost all businesses and is every bit as important as physical assets or inventory. While the data breaches suffered by large businesses that have been in the news lately may seem a world away, the risk of stolen or lost information is every bit as real for businesses in South Dakota.

24 | BizNOWmagazine.com | January 2015

BIZ Tech Small doesn’t mean invisible and you do have something someone wants. Any attack, from a hacker looking for financial data to a virus that slows down your systems or renders them inoperable, can cost you time, money, and maybe even your business. If you are found to be negligent for a breach, you may incur significant costs, penalties, and may not get stolen funds returned. Viruses can cause expensive losses in productivity and keep you from meeting deadlines. Data security should be a priority for every business with a computer. Use Professionals. Budget for network security – it is an investment in your business’s future. When it comes to configuring and managing your systems, be willing to pay for expertise in your business size and industry. Your computer savvy nephew may be a level 45 Night Elf in World of Warcraft, but that doesn’t mean he knows how to properly secure your business’s data. Assess, adjust, maintain, and then repeat. Just like pricing models and marketing efforts, the security of your systems needs to be reviewed and updated on a regular basis to keep pace. Anything that gets added must also be secured. Outdated software versions can contain vulnerabilities, and new applications can expose you to new risks. Something like installing a guest WIFI hotspot may seem like a wonderful service to provide your customers, but failing to properly isolate it from your business network is like putting a screen door on a submarine. People can be hacked too. Social engineering is a term for methods thieves use to trick users into divulging account

information or installing malicious software. Make sure every employee understands the risks and consequences this can have. Also, limit risk by limiting access to confidential information only to those who absolutely need it. Loss is as bad as theft – Back it up. The loss of critical information and systems can be just as devastating to a business as stolen data. Regular backups are a must, but they don’t do any good if you don’t have a way to access and utilize them. You should have a plan for restoring your backups to a functional state so you can resume conducting business as soon as possible. Also, don’t keep your backups in the same physical location as your systems. A fire or natural disaster may mean the end of your server or building, but it doesn’t have to mean the end of your business. Securing your data doesn’t have to be overly time consuming. New approaches to IT, such as cloud based applications and managed services, often include security measures, software updates, backups, and professional expertise all while providing functionality that is as good, or better. Faster and cheaper broadband speeds make more flexible and manageable solutions possible and affordable. Regardless of the size and location of your company, protecting your data isn’t something that should be left to chance. u

HIGH FLYING OPPORTUNITY THE EXCITING FUTURE OF DRONES IN BUSINESS: SKY-HIGH HOPES

Drones could generate $13.6 billion in the first three years of commercialization and create more than 70,000 jobs. And they will open up unlimited opportunities for entrepreneurs.

Unmanned aircraft systems (UAS) or drones may soon be providing all kinds of services and opening up new opportunities for entrepreneurs willing to act on a hunch. One might say “the sky is the limit”. They will change the way we do business. As the Federal Aviation Administration (FAA) struggles with regulations, the commercial and hobby world is not waiting to be inventive and innovative. Working with colleges and universities, the FAA has established test sites for domestic drone experimentation and currently estimates that by 2018, about 7,500 drones may be gracing our airways. If this prediction falls in line with other tech predictions, it’s probably off by a factor of 10 or more! Whether a license to operate a drone will be required or not remains to be seen. Privacy concerns and insurance marketers are also part of the conversation.

70,000 manufacturing, service and operation jobs. By 2025 that could grow to over 100,000 jobs and generate more than $482 million in tax revenues. Currently hobby drones are available with video cameras that can send a live feed to your smartphone for $120 to $1300 depending on the features. u

We are on the cusp of a new technology revolution that will change how we do business across all sectors. With a simple camera, drones can be used to inspect bridges, buildings and perhaps one day perform infrastructure maintenance with the adaptation of robotic arms and remote control capabilities. The Ag industry can use them for crop and livestock inspection, and apply fertilizers; the Forestry service could survey thousands of acres efficiently and find lost campers. Our power grid, oil and gas pipelines could be inspected and municipalities could spay mosquitoes and plan storm damage cleanup. There seem to be unlimited government and private practice opportunities once commercial applications are legalized. Rutgers, one of the universities working with the FAA, estimates that UAS applications could generate $13.6 billion in the first three years of commercialization and create more than

PAY OFF YOUR MORTGAGE OR OWN SOMEONE ELSE’S: 2 TOP STRATEGIES TO HELP YOU GET AHEAD

A corollary to Albert Einstein’s quote “Compound interest is the eighth wonder of the world. He who understands it, earns it, he who doesn't, pays it” is "Those who understand interest earn it; those who don't, pay it."

A person with a mortgage or someone with extra cash on hand can take advantage of Einstein’s insight to save or make thousands of dollars. While access to the stock market is easy, procuring mortgages (also called paper or notes) as an investment is not as straightforward. Let’s first examine the pros of quickly paying off your mortgage. While a $150,000, 30 year, 5% mortgage will only be $805/mo, the interest will be another $139,883 with $68,640 or 49% of the interest paid in the first 10 years, another $50,530 paid in years 11-20 or 85% of the interest due, and the last 10 years $20,800 or only 15% of the interest. (This is why banks market or sell their mortgage notes within the first 10 years). So ... with all the interest being front loaded, if you can make one extra payment per year, over 10 years, it would be $8,050 'invested' and would 'save' $15,630 in avoided interest or close to a 94% gain, far outpacing typical stock market gains over a decade and without the risk. And that one extra payment can be accomplished with a lump sum or by adding an extra $67 a month to your payment. This strategy could help the average millennial, whose savings rate is -2%, save for the long haul. On the investor side, you can create your own note by holding the mortgage when you sell property. Buying market notes entails gaining access via investment clubs, private equity firms or secondary channels such as advertisements. Notes can be obtained at a discount depending on how long the note has performed and the due date. Be sure you are getting a performing note for armchair returns or you might have to go through a foreclosure – which will take some effort but could also be profitable. u

A new analysis reported by Time says people should aim to have 11 times their final working salary saved to retire at age 65. This is on top of what you expect to get from Social Security. A 65-year-old has a 50% chance of living past 85, according to the National Center for Health Statistics. That means you’ll want your retirement income to last awhile.

Smart BIZ

by Gary McCann

NEGOTIATION BEGINS WITH A STRATEGY Negotiation is not something we start doing when we reach a certain age. Ask any parent of a newborn and you will find negotiation begins immediately. Lay Johnnie down and Johnnie cries, pick Johnnie up and Johnnie smiles and coos. Lay Johnnie down and Johnnie cries, and so the cycle continues. Johnnie is negotiating for your attention and winning. There are two types of negotiation. Collaborative, Win-Win, and Competitive Win-Lose. Johnnie has just exhibited a Competitive, Win-Lose negotiation. The best negotiation is a collaborative effort or, Win-Win. But how do we make a negotiation a WinWin, when our view of negotiation is a competitive Win-Lose? Here are five steps that begins with a strategy.

1

Strategy: Am I going to be active or passive, if I am active I will most probably be successful in a collaborative Win-Win negotiation; if I am passive I will most probably end up in a competitive WinLose negotiation, with me losing.

2

Issues: Primary-Secondary: These are a

part of every negotiation, whether it is monetary

30 | BizNOWmagazine.com | January 2015

or interpersonal. Primary issues are those things that can be negotiated. Secondary issues are ‘givens’ and cannot be changed. As an example, in a monetary negotiation it may be actual medical costs, odometer readings or personal property loss. These are documented through receipts, statements, etc., the focus in a negotiation is on the Primary issues, or those that are negotiable.

3

Setting Positions: Maximum, Target, and Minimum positions.

a. The Maximum Position is the most desirable. My highest price without any negotiation (which rarely happens).

Smart BIZ b. Target Position is acceptable. Everyone at the table

b. Do your homework, information is not only

c. The Minimum Position is least desirable. This leaves

c. You dictate the time, start negotiations in advance

feels like it was a fair negotiation or a Collaborative WinWin.

you feeling that the negotiation wasn’t fair and you lost.

4

Conf idence: Without a doubt one of the

most powerful positions /states you can hold /obtain. Do your homework before the negotiation. This will put you in position of strength and allow you to present yourself as confident (not cocky or arrogant) and will show the other parties that you are a formidable foe.

5

Critical Tips:

a. Always maintain Walk Away Power, it is the most powerful position in a negotiation. If you need or have to have it, your chances of success will be minimized.

knowledge, it is power. Be prepared, don’t let them push you to a deadline.

to allow plenty of time for a decision. I don’t have to have the Red car today.

d. Know when you have negotiated enough.

When you reach a Win-Win, don’t ‘nibble’ for more. This gives you credibility as a person of your word.

Negotiating can be fun. Follow these steps to a successful Win-Win negotiation and remember to always maintain Walk Away Power! u
