Welcome to the first quarterly newsletter of 2025! As your local REALTOR® and community advocate, I’m excited to bring you valuable insights, real estate market trends, and highlights of upcoming events that make Sea View Estates such a special place to call home.

OXNARD VS. VENTURA COUNTY: THE Q4 RECAP

In Q4 2024, Ventura County’s housing market saw strong activity, with 63.8% of 2,225 total listings closing. The average sold price was $1,041,350, with a median of $849,000. Homes sold quickly, with 51.4% closing within 30 days, achieving an average sold-to-list price ratio of 99.3%.

Oxnard, a key part of the county market, had 291 total listings, with 61.2% closing. The average sold price in Oxnard was $889,788, and the median was $750,893, reflecting a more affordable market. Homes moved faster in Oxnard, with 62% selling within 30 days and an average sold-to-list price ratio of 99.55%.

Both markets demonstrated strong demand, though Oxnard showed slightly less price volatility, serving as a stable and accessible submarket within Ventura County.

SEA VIEW ESTATES HIGHLIGHTS

Sea View Estates in Oxnard reported limited activity in Q4 2024, with only 5 total listings and 4 closed sales. Despite the small sample size, the data provides insights into the market dynamics of our community compared to Oxnard and Ventura County. The median sold price in Sea View Estates was $830,000, slightly below the Oxnard average of $889,788 and substantially lower than Ventura County’s $1,041,350. The median sold price was $860,000, similar to Oxnard’s $750,893 but again below Ventura County’s $849,000. The neighborhood’s limited inventory and slightly lower Days On Market (DOM) suggest steady demand in a competitive submarket.

2025 MARKET OUTLOOK AND FORECAST

As we look ahead, the U.S. housing market is showing signs of gradual improvement, with experts predicting a more balanced landscape for both buyers and sellers. While challenges persist, there are reasons for optimism in the coming year. Nationally, home sales are expected to see a modest uptick, with the National Association of Realtors projecting a 9% increase in existing home sales. Home prices are forecast to continue their upward trend, albeit at a slower pace, with CoreLogic predicting an average growth of 2% for 2025.

HOW THE FED DRIVES MARKET TRENDS

As we enter 2025, the Fed is expected to maintain caution, likely keeping rates to control inflation. If economic conditions stabilize, the Fed may consider lowering rates later in the year, potentially easing borrowing costs for buyers and sellers. The Fed’s careful balancing act between controlling inflation and supporting economic growth will be a significant factor in determining the trajectory of the housing market throughout 2025.

BUILDING WEALTH THROUGH REAL ESTATE

Real estate has long been recognized as one of the most effective ways to build long-term wealth. Unlike stocks or bonds, real estate offers tangible assets that appreciate over time. As property values rise due to market demand, inflation, and economic growth, homeowners and investors benefit from equity growth - the widening gap between the property’s market value and the remaining mortgage balance. This equity can be leveraged for further investments or financial needs, creating a wealthy building cycle.

Rental properties are on the most lucrative investments strategies, providing passive income through monthly rent. This income can cover mortgage costs and expenses while generating profit. As rental rates increase with demand and inflation, this further enhances long- term returns.

Expect to see this rich shade in plush sofas, elegant draperies, and statement walls. In our coastal community, it pairs beautifully with sandy neutrals and ocean blues. Consider incorporating Mocha Mousse through textured throw pillows, woven baskets, or a cozy armchair to add depth to your coastalchic interiors.

BLENDING DESIGN TRENDS WITH LOCAL FLAIR

Interior design is embracing a harmonious blend of comfort, sustainability, and nature-inspired elements. Two key trends are set to dominate the design landscape this year: biophilic design and the use of warm, earthy tones.

Biophilic design, which connects homeowners with nature, is taking center stage in 2025. This trend goes beyond adding a few houseplants to your space. Instead, it integrates natural materials, organic shapes, and maximizing natural light. Expect to see an abundance of indoor plants, living walls, and natural stone textures. Large windows that blur the lines between indoor and outdoor spaces are becoming increasingly popular, allowing homeowners to feel more connected to their surroundings.

Complementing the biophilic trend, warm and earthy color palettes are making a comeback. Moving away from the cool grays and whites of recent years, 2025 sees a shift towards comforting shades of brown, terracotta, and muted greens. These colors create a cozy, nurturing atmosphere. This trend extends to furniture and decor, with a preference for natural materials like reclaimed wood, bamboo, and cork, combining beauty with ecoconsciousness.

FIRE SAFETY STARTS HERE

The recent wildfires across Los Angeles have served as a sobering reminder of how quickly disaster can strike. As residents of this beautiful yet vulnerable region, preparing for natural disasters like fires, earthquakes, and floods is essential. Taking proactive steps to safeguard your home and family can provide peace of mind during an emergency.

Fire Hardening Your Home: Fires are an ever-present risk in California, but you can reduce your home’s vulnerability with a few steps. Begin by creating a defensible space around your property. Clear dry brush, leaves, and flammable materials within 30 feet from your home. Trim tree branches 10 feet away from your roof and chimney. Ensure your roof and siding materials are fire-resistant. Options like metal, tile, or Class A shingles offer better protection. Install ember-resistant vents, clean gutters regularly, and ensure outdoor furniture is at least five feet from your home during fire season.

Preparing for an Emergency or Natural Disaster: Preparation is key to facing any disaster. Assemble an emergency kit that includes essentials such as water (one gallon per person per day), non-perishable food, flashlights, batteries, a first-aid kit, medications, and copies of important documents. Include supplies for children, pets, or anyone with special needs.

Stay informed by signing up for local emergency alerts and keeping a battery-powered radio for updates. Create an evacuation plan with clear routes, communication methods, and practice them regularly. For added security, document your belongings with photos or videos, storing them digitally or in a fireproof box. Ensure your homeowner’s insurance policy covers fire, earthquake, and flood damage. Quick access to reliable information and resources is critical during a disaster.

In California, a new law now requires landlords to offer tenants the option to report positive rental payment history to at least one nationwide credit reporting agency. This change, effective January 1, 2025, aims to help tenants build their credit scores through timely rent payments. For existing leases, landlords must offer this option by April 1, 2025, while for new leases, it must be offered at the time of signing and annually thereafter.

Property Tax Exemption for Solar Systems: The property tax exemption for solar power systems in California has been extended to 2025. This means homeowners with solar installations will continue to benefit from reduced property tax assessments.

I recently had the pleasure of brunching at the newly opened Trade Winds Café and Bar, located in Oxnard’s Sea Bridge Marina. With stunning water views and a welcoming ambiance, it truly offers a refreshing dining experience. Owner Julio Lopez, hailing from a family of successful restaurateurs in Ventura County, brings exceptional hospitality to the café, personally checking on patrons to ensure every detail is perfect. The menu is packed with delicious options! I enjoyed the verde huevos rancheros paired with a perfectly spiced bloody Mary, while my husband raved about his cheeseburger and smoked rosemary old fashioned. Despite the bustling atmosphere, the service was impeccable, with attentive staff ensuring a seamless experience, even during peak hours. Whether you’re seeking a scenic brunch or a cozy dinner, Trade Winds Café and Bar is a must-visit!
