Finding your perfect vacation home

Before you begin your search, ask yourself these questions:

•What are my vacation dates? If you determine the specific week for your vacation, it will be much easier to search for properties that are available during that timeframe. Most rentals during the prime weeks of the summer are a full-week minimum, with check-in days on Friday, Saturday or Sunday.

•How many guests do I need to accommodate? All of our properties have occupancy limits.

•What is my price range?

•Do I have any special needs or requirements? First-floor bedrooms, wireless Internet and community pools are popular amenities.

•Will I be taking my pet along? Ask our agents for a petfriendly property. There is a minimum $300 non-refundable pet fee charged.

To make a reservation Online (BeachRentalsDelaware .com): Use our website to search for properties by availability date, price, or other amenity. Once you have found a property, click the “Book Now” button. You will be asked to enter your contact information and credit card information and agree to our terms. (See page 3 of this brochure.)

Whether you are booking online, by phone, or in person, our rental agents will provide you with a Residential Lodging Agreement and a Credit Card Authorization Form for your completion. You will have two days to send back the Agreement with your required deposit. As soon as we receive the signed forms, your reservation will be processed. Our firm reserves the right to cancel reservations that become overdue.

Reservation “Fine Print”

In addition to the rental of the property, what other costs are involved?

Each reservation requires:

•a nonrefundable $95.00 reservation fee

•a municipal tax if property is located within city limits.

•either a $70 fee for Vacation Rental Damage Insurance or a $2,000 security deposit

•Optional Trip Cancellation Insurance (see details below)

•Optional Linen Package Fee (see details below)

Damage Protection Policy: All License Agreements require a damage protection plan — either a $70 fee for Damage Protection Insurance, or $2,000 for a Security Deposit.

• Damage Protection Insurance: This plan will cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $3,000. Any damages that exceed $3,000 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000.

• Security Deposit: This plan requires a security deposit of $2,000 payable with your reservation. The guest agrees to replace or restore any personal property which may be broken, lost, destroyed or damaged, and excepting for usual wear and tear, to repair all damages and injuries to the buildings hereby licensed. Damages will be deducted from the deposit and any balance shall be returned to Guest by check. If damage exceeds the deposit, Guest will pay any additional amount.

Optional Trip Cancellation Insurance: Trip Cancellation Insurance is offered for all reservations and is optional. This will cover some costs of your vacation if you need to cancel for a “covered” expense. We will include a brochure with a toll-free number for your convenience in knowing if this insurance is right for you. Note: Your vacation must be paid in full prior to making a claim if cancellation is required. Not being paid in full will result in out-of-pocket expenses to fulfill your contract.

Cancellation Procedure: Call to notify our office immediately. You will be sent a Cancellation and Re-Rent Form and a Credit Card Authorization Form for you to sign. If you have Trip Cancellation Insurance, call the insurance company directly to make your claim to determine if you have a covered “cancellation.” Don’t forget that your contract must be paid in full to obtain a full refund from the insurance carrier for a covered expense. If you do not have insurance, we will try to re-rent the property.

If we are able to do so, you will receive your deposit back, less a 15% cancellation fee based on your gross rental and the $95 reservation fee. If we are unable to re-rent the property, the full balance for the rental is due from you.

Optional Linen Package Fee: Linens are delivered to the rental unit on check-in day and picked up after check-out. The package includes sheet sets for all beds in your rental unit (bottom sheet, top sheet, pillow case); towel sets for the rental unit’s maximum capacity (bath towel, hand towel, wash cloth, and beach towel); bath mats for all full bathrooms. Linen set-up packages are also available at an extra charge.

Making Your Final Payment: Final payments are due 30 days prior to your check-in date. Your balance is payable by check, e-check, cash, or certified funds. If a credit card is used for final payment the amount will be subject to a 3% convenience fee. Please note the reservation number and check-in date on your Residential Lodging Agreement on the memo line of your check.

Preparing For Your Trip

Items you will need for your vacation home:

•Linens and Towels, if you decline the Optional Linen Package

•Kitchen Staples (plus plastic wrap, foil, trash bags, condiments, spices)

•Paper Products (napkins, paper towels, toilet tissue)

•Cleaning Supplies (laundry and dish detergent, anti-bacterial cleaners, etc.)

•Personal Toiletries (bar soap, hand soap, shampoo, etc.)

•An Ethernet cord if your rental supplies Internet service (in-case wireless signal is weak!)

Checking-In

Check-in times for our rental properties is at 3:00 P.M. on the day of arrival. Bring a copy of your Lodging Agreement.

You will be sent specific instructions prior to your arrival as to where you will need to check-in. Some of our properties have different check-in locations from our main offices. Please do not go to your rental unit before you check-in at your checkin location. If your car is parked in the unit’s driveway before the check-in time, it will delay the cleaning of your unit and the check-in process. Your vehicle is also subject to towing. If you plan to arrive to the area prior to check-in time, plan to visit our many area attractions.

If you arrive after our office closes, we will leave your checkin packet in our office drop box outside the main entrance to the building. Your packet will NOT be left in the box unless your rental is paid in full.

While You Are Here

Trash Removal: Trash and recycling must be taken out the night before its scheduled pick-up. Refer to your check-in packet or the rental unit for trash pick-up day and place. Failure to take our trash the night before pick-up will result in a trash removal fee to the Guest. Trash must be in trash bags, and all bags must be placed in trash cans.

Grilling: Grilling is only permitted on ground level with a minimum distance of 15 feet from the house. No grilling is allowed on decks, porches, or wooden walkways or in carports. Leave grill clean and dump ashes upon departure. If a gas grill requires propane, it is available at locations throughout the area and is the responsibility of the Guest to replace. There is a $55 fee if the grill is left dirty.

Lockout Policy: If you are locked out of your home during your rental period, the Guest whose name appears on the residential Lodging Agreement may borrow a key from our office during business hours. After business hours, you must call the emergency number on your check-in packet. An agent will meet you at our office and you will be charged a $100 lockout fee at this time.

Parking Regulations: Many of our beach towns have parking regulations that may require a parking permit for nonmetered parking spaces. For rental properties that do NOT supply parking permits, you may purchase a weekly permit for Rehoboth Beach at our office upon check-in. A Dewey Beach parking permit can be purchased on Rodney Street in Dewey Beach.

Checking-Out

Check-out times for our rental properties is at 10:00 A M Please adhere to the following instructions:

•You must return the keys to our office and remove cars from the property’s driveway by the check-out time.

•Follow all “check-out” procedures listed on the front of your Check-In packet. Don’t forget to: make beds, take out trash,remove all food from the property, empty dishwasher, wash and store all dishes.

•If you used our Linen Package, all linens must be placed in the bags in which they were delivered in and placed outside where they were delivered.

•Check all drawers, closets, etc. for personal items. Items left behind may not be retrievable. There is a $25 fee plus the cost of shipping if we have to retrieve items and send them back to you.

•Don’t forget that keys, pool passes and parking permits must be returned at check-out. If you plan an early departure, you must contact our office and you may drop off the keys and passes in the drop box at the office.

Historic Lewes

Perched on the Lewes-Rehoboth Canal, in-town Lewes is full of history, charm, museums, excellent restaurants, and interesting boutiques. Step back in time by renting a restored historic home — from the 19th century or earlier — or enjoy spending your vacation in a modern home in quiet downtown. Here you will find visitors strolling or bicycling the picturesque streets to Lewes Beach or Lewes Harbor, where kayak, boat, or fishing tours are readily available.

Lewes Beach

Lewes Beach is situated on the Delaware Bay. Calm waters, soft sandy beaches, and cool bay breezes make this a favorite destination for people looking for a relaxing day of sun and fun. Homes in this area are classic beach cottages located just a short walk to the family-friendly beach. For those who prefer a bit more action, the adjacent Cape Henlopen State Park has several beaches fronting on the Atlantic Ocean that are sure to please those skimboarders, surfers, and wave-jumpers in the group.

Cape Shores/Port Lewes/Pilot Point

Cape Shores, a community of large single-family homes, is adjacent to the Cape Henlopen State Park. The development features a community pool, tennis courts, and fishing pier.

Port Lewes is a community of townhomes, several of which are located bayfront. The community also has a large pool and tennis courts.

Pilot Point is a community of townhomes just north of the Cape May-Lewes Ferry that also has shared tennis courts.

Lewes Area

The Route 1 corridor is the main area known as Lewes. Close to the outlet malls, large grocery stores, shopping centers, restaurants, and entertainment, these communities also offer easy access to downtown Lewes and Lewes Beach, but also are an easy drive to Rehoboth Beach or points south.

Broadkill Beach

Situated on the northern reaches of the Delaware Bay, Broadkill Beach offers a quiet, sandy beach where you may often find private and peaceful enjoyment. The fishing in this region is some of the best in the area, so be sure to bring your rods and reels. The “Back Bay” is perfect for the kayak and paddleboard enthusiasts, who may experience up-close and personal interaction with waterfowl and other wildlife.

Prime Hook Beach

Just north of Broadkill Beach sits Prime Hook Beach. Surrounded by Prime Hook National Wildlife Refuge, this small community of beach homes is the perfect spot for the vacationer who is seeking quiet relaxation and the opportunity to observe the natural beauty of the surrounding area.

The Peninsula

The Peninsula on the Indian River Bay is a gated community featuring a private Jack Nicklaus Signature Golf Course. The resort provides many amenities to enhance your vacation — an eight-court Tennis Center, a state-of-the-art Athletic Club, an outdoor Wave Pool, an adults-only pool, a large indoor pool, nature trail, and restaurant! Additionally, there are various activities available for kids young and old.

Henlopen Acres, Rehoboth Beach, Dewey Beach, Indian Beach

North Shores

Just north of downtown Rehoboth Beach, North Shores offers single-family homes and condominium units boasting a prime location with the ocean on one side and the Rehoboth Canal on the other. The centerpiece of the community is the Bath and Tennis Club, which provides recreation facilities for residents and visitors during the summer months. The facilities include a magnificent swimming pool, two tennis courts, a marina for use by property owners, and approximately 2,200 feet of beautiful Atlantic Ocean beach. The private beach is for the exclusive use of residents and their guests.

North Rehoboth

In downtown Rehoboth Beach, this area includes all streets north of Rehoboth Avenue and provides a variety of rental homes, plus a host of restaurants and shops. All properties are within walking or biking distance to the delights of the Rehoboth Boardwalk and the expansive, guarded beach. The area offers single-family homes, condominium units, and townhomes.

Henlopen Acres and The Pines

Henlopen Acres and The Pines of Rehoboth are located north of the Boardwalk area. Henlopen Acres is one of the smallest and most exclusive incorporated towns in Delaware. There is a marina for use by property owners, and the town also houses the Rehoboth Art League, situated in its original 1930 homestead. This cultural arts center is open to the public. The Pines of Rehoboth is a quiet, residential area and is named for its abundance of historic pine trees in the neighborhood. It is one of the most desired real estate communities of in-town Rehoboth Beach because it is conveniently located to the ocean, Boardwalk, and downtown district while maintaining its natural beauty. Most properties for rent in these two areas are single-family homes. The Pines of Rehoboth also has newly constructed homes and charming and rustic “Old Rehoboth” cottages.

South Rehoboth

This area is south of Rehoboth Avenue and begins with Wilmington Avenue and ends at the Silver Lake Bridge. A variety of rental units can be found throughout this area: single-family homes, duplexes, townhomes, and condominium units. The ocean, Boardwalk, shops, restaurants, bars, nightlife, family entertainment, and more are just a few steps or a short bike-ride away.

Dewey Beach

Just south of Rehoboth Beach, Dewey Beach begins at Chesapeake Street and ends on Anchor Way and the north side of Collins Avenue. The cozy and casual town has a “bay side” and an “ocean side” and offers single-family homes, townhomes, and condominium units. All areas of Dewey Beach are walking distance to the ocean and a short bike-ride or drive to the downtown area of Rehoboth Beach. Dewey is popular for its nightlife offering many establishments with restaurants, bars, and live music.

Indian Beach

Indian Beach is located south of Dewey Beach and is a private community. It offers large, single-family homes with most being on the ocean side of Route 1. This area is strictly private and has its own private beach. All rentals must be a two-week minimum, and groups are not permitted. This is a very quiet, non-commercial area, but is within walking distance to the nightlife of Dewey Beach.

Surrounding Areas

Any areas outside of the City of Rehoboth Beach and Town of Dewey Beach limits are known as the surrounding areas. Very affordable resort rentals offering amenities like swimming pools and tennis courts are abundant. These communities offer single-family homes, condominiums, and townhomes. All these areas are a short drive to the downtown areas, Route 1 shopping, restaurants, movies, and more.

Quiet Resorts” of Bethany Beach and Fenwick Island

North Bethany

North Bethany is characterized by miles of private beaches and modern bay- and ocean-front luxury homes. Spanning both sides of Highway One, residents and vacationers make good use of the wide shoulders and bicycle paths on the highway for walking, jogging, biking, and inline skating. The beaches here are mostly unguarded, but offer greater privacy than the public beaches of Bethany Beach. Houses tend to be large with anywhere from 4 to 8 bedrooms, plenty of parking in the driveways, and exclusive access to the beach in that community. Some bayside communities offer direct access to the beach across the highway, while others offer community pools.

Bethany Beach

The Town of Bethany Beach is the heart of “The Quiet Resorts.” The small-town atmosphere offers much in the way of family entertainment. There is nearly a mile of public beach with lifeguards on duty throughout the summer months. The boardwalk is 3/8 of a mile long with a bandstand, where free entertainment is offered most nights during the summer. The town center offers a public playground and basketball court. Two trolley cars offer an inexpensive way to get around town. Every Sunday morning in the summer, the town is host to a local farmers’ market. There is also a full range of dining experiences from grab-and-go to elegant fine dining. Shops offer everything from T-shirts and souvenirs to art and fine clothing.

Sea Colony

Sea Colony is a resort enclave consisting of eight high-rise buildings along the oceanfront and many townhouse and condominium communities on the west side of Highway One. All have access to the half-mile of private, guarded beach and the 12 pools, tennis facilities, fitness and aquatic center, playground, and basketball courts. Sea Colony provides a shuttle service throughout the community. A large variety of shopping and dining is within a short walk or drive.

Middlesex Beach

The community of Middlesex Beach lies between Sea Colony and South Bethany and offers a guarded, private beach with an array of home styles, from the more traditional “patio house” to the most current generation of modernized beach house. The west side of Highway One is referred to as “The Pines” and features oversized lots distinguished by lovely trees and natural vegetation. A community tennis court is available to residents and guests.

South Bethany

The Town of South Bethany spans Highway One and offers properties just steps to the ocean beach on the east side and canalfront properties on the west side. The wide, guarded beach is limited to those vacationing in South Bethany. Parking is available on the ocean side of the highway by permit only. All South Bethany canals lead to the Little Assawoman Bay, where vacationers can enjoy boating, jet-skiing, fishing, crabbing, kayaking, and windsurfing.

Fenwick Island

South of Bethany and north of Ocean City, Md., Fenwick Island comprises another distinct region of “The Quiet Resorts.” The Fenwick Island State Park features some of the town’s earliest “fishing shacks” to the ultra-modern construction of today. The expansive beach is public and is guarded in the summer months. Bonfires on the beach are allowed with the proper permit. Many properties on the west side of Highway One are waterfront or waterview with gorgeous sunset vistas over the Little Assawoman Bay. The town also offers a small park with playground equipment and shaded benches.

Route 54 Corridor

Consisting of West Fenwick Island and Selbyville, this area has many waterfront neighborhoods and resort communities with amenities like swimming pools, fitness centers, tennis courts, and marinas or small watercraft launches. There is also an abundance of shopping, from grocery stores to pharmacies to gifts and clothing. The main attraction, the beach, is accessible in Fenwick Island and north Ocean City, Md.

Route 26 Corridor

Consisting of Ocean View and Millville, this somewhat rural area offers resort communities featuring community pools, golf courses, fitness centers, playgrounds, tennis, and marinas or small watercraft launches. Several grocery stores, shopping centers, and a multitude of restaurants are on this corridor. Bethany’s beaches are a short bike-ride or drive away.
