• You may notice that some of the overall numbers (pages 4 to 7) differ from previous years’ reports. This is due to a recent change in how we calculate the figures. In prior years, we used the entire MLS, which invariably included a handful of properties well outside our market (Twin Falls, Idaho Falls, Boise and other nearby counties), accounting for about a 5% change in the overall numbers. In trying to be as accurate as possible in reporting on the local market’s activity, the overall figures will henceforth only include properties listed in the Sun Valley Board of Realtors MLS in Blaine County and Custer County.
• Several market areas (North of Ketchum, South of Ketchum, Bellevue, Custer County) do not include Condo/Townhome figures, as there are no such units in these areas.
• The numbers in each table don’t always add up due to reporting idiosyncrasies, such as Fractional Sales, Garages, Co-listings, Leases and other ways transactions get reported.
• Information is deemed to be reliable, but is not guaranteed. Readers should confirm the accuracy of the reported numbers with a licensed real estate agent.
• All figures in this report have been generated from the Sun Valley Board of Realtors website on January 2, 2025. The figures do not take into account off-market sales, commercial leases, mobile homes, mines, undisclosed sales, garages. FSBOs and more.



CLOSED SALES AND CLOSED DOLLAR VOLUME
Among the myriad figures available to look at to evaluate a real estate market, Closed Sales and Closed Dollar Volume speak the clearest about a market’s performance over the course of a given year.
The chart above shows the Sales and Sold Dollar Volume activity from 2005 to 2024. 2005 marked the end of the first great real estate boom in Sun Valley. (The record for most Sales in a year is 1323 in 2004.) The 568 Sales in 2024 are on the lower end (the average is 767), while the $1.04 Billion in Sold Dollar Volume is the 3rd highest in the Sun Valley market’s history (the average is $580M). The story of 2024 was twofold: inventory (see facing page) continues to be scarce; and buyers are still willing to pay higher prices in all sectors of the market, not just the higher end.

This chart shows the amount of real estate that has been available over the last 20 years. For 16 years there were well over 2500 properties for sale during the year, and the drop in inventory over the last 4 years, especially Residential inventory (Homes, Condos, Townhomes, etc.), continues to have a huge impact on the market, and on buyers who are trying to secure their futures in Sun Valley.
On the following pages, you can see how much Residential and Vacant Land inventory was available in 2024 – those numbers run down the side of the market’s specific page. The good news is that there was an increase in properties on the market in 2024, and perhaps that trend will continue and buyers will have more opportunities in 2025. Stay tuned!
