Auckland housing still moving forward from market low point
In April, the Auckland housing market gave back half the gains it made in March but overall sales continued the forward momentum being made since the low point in July last year.
“April’s trading did not match March’s breakout result, but was still a solid performance,” said Peter Thompson, Managing Director of Barfoot & Thompson.
“It has ensured the market is still moving forward from its low point in July last year.
“Since the start of the year, the median price has increased by 4.2 percent and the average price by 11.9 percent while, compared to the low point of the price cycle, the median price is now up by 6.1 percent and the average price by 13.7 percent.
“The median sales price for April at $1,007,500, was up 1.3 percent on that 12-months ago, but down 4 percent on that for March.
“The median price still remains above the $1 million mark, which
has become something of a benchmark for the median price in Auckland.
“The average sales price at $1,212,828 in April was down on that for March by 1.2 percent and was 11.6 percent above where it was 12 months ago.
“Sales numbers for the month at 704 were down a third on those for March but the highest for the month of April for three years.
“From a buyer-choice point of view, housing remains a buyers’ market with the number of properties listed at month end at 5,770, the third month in a row that total listings have remained above 5,000.
“Total listings at month end were assisted by 1,580 new listings in April, a three-year high for new listings in the month of April.
“Sales at the top end of the market remained strong, with 57 sales valued at $2 million or more, and this represented 8.1 percent of all sales. 12 homes sold for in excess of $3 million.
“The value of property sold in the Rural and Lifestyle markets in April was $40.2 million, up nearly 50 percent on the value of property sold last April. These sales made some inroads into stock levels, however, available properties for sale remain high in these two markets, offering buyers significant choice.”

Open home schedule
During the first week of your campaign, we will introduce your property to our colleagues from Barfoot & Thompson. Internally, we call this a ‘caravan’ – our salespeople will view your home on the Tuesday morning before the first open home. Your listing agent will confirm times with you and the caravan will include agents from surrounding branches.
Our salespeople will visit to familiarise themselves with your property, so they know more about your home and can then contact their own personal databases of potential purchasers. This is an important first step to maximise exposure in the market and ensures
Preparing for an open home
that the Barfoot & Thompson team is working hard for you.
Your salesperson will have most likely set an open home calendar with you when they listed your property. Open homes are generally held on the weekend, on some occasions they may be supplemented by mid-week times or special viewings. We usually run an open home for a period of 30 minutes, but your agent will arrive a little earlier to set up and will stay until the last visitor has left. We try not to turn anyone away, so would recommend planning to be out of the house for at least an hour during the viewing times.
To prepare for the inspections we recommend you open some windows to air the house out and perform a thorough clean, tidying away everyday objects and children’s toys where applicable. If you have pets, try to keep them outdoors for a period of time before inspections start and if possible take them with you when you leave the house – some people are afraid of dogs or have allergies to pets so it is best if you can minimise any of these potential problems.
Put the heating on in winter and cool air in summer if you have it, so your home is a comfortable temperature when people walk in. The lights should also be on, even in summer - it helps when all the rooms have the same brightness.
Meet & greet
While you are away, your agent will greet all visitors at the main entrance and take note of their name, phone number and email where possible. We do not let anyone enter your home without at least getting a phone number from them. Visitors are left to walk freely through your home but our agents will always greet them again before they leave and answer any questions they might have.
We stay alert throughout the open home, but it is recommended that any ornaments or belongings of sentimental or monetary value are put away for safe keeping prior to the open home.
At the end of the open home your agent will lock all doors and windows, turn off the lights and send you a quick text or call you to let you know they are leaving.
Open home follow up
When open homes have finished for the day your agent will call back all the visitors and document any important feedback or comments for you. In the following days your salesperson will prepare feedback from them to discuss with you either by phone, email or in person, at which time you can ask any questions you might have.
