In the current economic landscape, bridging has become a widely accepted solution. For something that may have been considered “more difficult”, expensive to repay and off-putting to many borrowers - bridging products are now more widely available, and savvy investors are looking to their brokers to know which lenders to turn to.
In fact, bridging loan books in the UK reached £10.3bn in Q4 2024, a record high, and applications increased by 28.6% on the previous quarter.*
Here’s how we could help you do more business:
֚ Heavy refurbishment up to 65% of GDV. We accept conversions of commercial properties into residential.
֚ Conversions. We accept residential conversions into an HMO of up to 10 bedrooms. Whether this falls under permitted development rights or planning permission is required.
Stage drawdowns. For customers who are extending their property or need finance to purchase the property and carry out works.
Development exit finance. For individual units or a large development of 100s of unitsthere are no limits on this product
Tier 1 finance maximum 6 units. Up to 75% LTV
Tier 2 finance 7 or more units up to 65% LTV

֚ We recently completed a deal for a light refurb on a three-bed house. The property was already habitable, but works were needed to replace the bathroom and kitchen to add value to the security. It fitted our AVM policy for light refurb up to 75% LTV (which had been recently increased).
We got into legals within two days and the deal was fully completed in nine days.
An investor purchased 10 new build flats to rent out. They received a 20% discount on the purchase price and financed each property at 75% of the open market value with our sister brand, InterBay.
The funds were to support the bulk buy of the 10 properties first and, as they were rented in batches of five, they refinanced each unit onto a term loan. We funded 90% of the purchase price at 75% of the open market value. Within six months a term loan was taken out with InterBay.
Customer needed a £4m loan to support the business expansion and purchase of shares in an exclusive high-end fashion house. They wanted to secure against their second home, worth around £8m.
The case was taking too long with a different lender as they didn't understand the intricacies involved, so it was transferred to us.
Our specialist finance account manager quickly referred the deal to our Transactional Credit Committee for approval.
The application was reviewed by underwriters in three hours (our usual processing time is 24 hours).
Our sales and underwriting teams liaised with the solicitors directly to ensure the deal was completed in just 10 days.
