The product quickly captured industry attention, earning widespread praise and securing two major accolades: Garden Care Product of the Year at the 2025 DIY Week Awards and Landscaping Product of the Year at Glee 2024.

Service Sealing Solutions Ltd

In this issue of Building & Construction Review, we are delighted to spotlight Service Sealing Solutions Ltd as our Editor’s Choice.

2024 was a productive year for Service Sealing Solutions Ltd as the company successfully capitalised on a rise in large-scale house renovation projects, which helped mitigate the impact of reduced sales from the slower infrastructure sector.

From wardrobes to weatherproof decking, West Fraser has the answer for housebuilders

More favourable borrowing costs saw UK house prices rise at their fastest rate in two years in September 2024, adding political pressure on housebuilders and supply chain partners to increase completions. Timber panel product specialist West Fraser is well placed to help, supporting both MMC adopters and traditional builders.

West Fraser manufactures a wide range of products, including MDF for interiors, SterlingOSB Zero, and durable CaberDek—BBA-certified for 60 days’ exposure. The company has also invested heavily in sustainability and service. SterlingOSB Zero is made without added formaldehyde, in plants like Inverness powered by 100% renewable

energy. Inverness is on track to meet its 2030 sustainability goals early, aided by switching to biomass and electric vehicles. Other sites are progressing on their Net Zero roadmaps.

Accurate, robust products like CaberFloor, CaberDek, and SterlingOSB Zero minimise waste and installation time. This is particularly valuable for timber frame system suppliers and MMC fabricators. Many also use West Fraser’s adhesives and tapes.

Sales Director Dom West highlights innovations like SterlingOSB Zero PrimedPlus and enhanced CaberDek, alongside strong technical and supply support through dedicated account managers.

All UK-made West Fraser products are net carbon negative, FSC® certified, and ISO 14001 accredited.

Schlüter-Systems offers over 10,000 products for durable tile and natural stone installations, including trims, waterproofing, underfloor heating, and drainage systems. These solutions are trusted worldwide for their style and reliability in bathroom design.

A standout example is a master en-suite renovation (4.8m x 2.7m) completed by Quell Bathrooms. The client outlined key features—bath, shower, and double basin with storage—while Vincent Pope, Quell’s MD, led the final design. Schlüter products were central to the wetroom’s success.

The Schlüter-KERDI-LINE-WRKL linear drain wetroom kit ensured waterproofing and efficient drainage. It included membranes, sealing bands, pre-formed corners, adhesive, and shower boards. Schlüter-KERDI-BOARD waterproof backerboard was used throughout, with all joints sealed using matching components.

An 800mm linear drain was installed centrally, paired with pre-sloped boards and tiled seamlessly with

wood-effect tiles for a discreet finish. Schlüter-DITRA-HEAT-E electric underfloor heating was added across the room, including in the shower, without increasing floor height.

Finishing touches included SchlüterQUADEC-MC trims and corner pieces in chrome for tile edges and walls, and Schlüter-JOLLY-AC in Matte Brilliant White for wall tile reveals and niches. Vincent praises Schlüter for its dependable, all-inone wetroom solutions.

Synergie Airtightness System

If you specify and install the Synergie Airtightness system, you will get all of the following benefits:

Synergie Airtightness System

Benefits:

▲ Removes Draughts

▲ Cuts Heating Bills

▲ Prevents condensation

▲ Protects and improves the performance of your thermal insulation

▲ Protects from damage caused by mould – Health Benefits

▲ Ventilation system works more efficiently

▲ Lower CO2 emissions

▲ Helps lock out odours, noise and unpleasant summer heat

▲ Safe and quick to install

▲ Environmentally friendly

▲ No harmful toxins or solvents

▲ Helps attain good Building Energy Rating (BER)

▲ Helps increase the value of your property

Remove Draughts:

Research shows that up to half of all heat loss in buildings can be due to uncontrolled ventilation and air leakage through the external fabric of the

building envelope. Despite increased insulation values due to improved building regulations, warm air can leak out and cold air can still enter through joints in the building fabric in the form of draughts.

The main air leakage points that attention should be paid to are:

▲ Joints between walls, roofs and ceilings

▲ Joints between foundation and wood structure in timberframe

▲ Overlaps and interruption of membranes

▲ Joints between walls and window/ door frames

▲ Penetrations in the external envelope – pipes, cables etc.

▲ Unplastered blockwork, such as between intermediate timber floor joists

A well installed airtightness system is the control of this air leakage.

CaberMDF the ideal all-rounder for housebuilders

For those unfamiliar with West Fraser’s CaberMDF range, it’s worth recalling Sir Ian Botham, England’s greatest allround cricketer—excellent with bat, ball, and slip fielding, and even a professional footballer. This versatility mirrors CaberMDF’s quality. West Fraser offers five grades: Trade (Light), Pro (Standard), Trade Moisture Resistant, Pro Moisture Resistant, and Industrial. UK housebuilders use them mainly for interior fit-out—from kitchens to bedrooms and fitted furniture.

CaberMDF Trade suits general use with simple profiles, as does Trade MR, both strong and easy to machine with good decorative surfaces. Trade Pro is ideal for architectural mouldings; Pro MR handles damp conditions well. Industrial is as tough as ‘Beefy’ Botham, handling deep routed profiles, PVC membranes, and intricate designs.

David Connacher, Marketing Manager, says Pro MR withstands humid environments, perfect for kitchens, bathrooms, windowsills, and architraves. All CaberMDF boards cut cleanly without splintering, suitable for

heavy machinery and hand tools. Their high-quality fibres hold fasteners firmly, supporting wall panelling, furniture, toilet cubicles, and shopfitting.

CaberMDF meets European E1 emissions, BS EN 622 standards, carries the CE mark, is FSC certified, and is net carbon negative, produced in ISO 14001 mills using local timber to reduce embodied carbon.

Redevelopment of Gurnell Leisure Centre given go-ahead

A major milestone in the transformation of the old Gurnell site into one of the UK’s best public leisure centres was reached last night after Ealing Council’s planning committee approved the redevelopment.

This marks a crucial step in the Gurnell masterplan, revitalising a significant hub between five borough towns – Ealing, Northolt, Perivale, Hanwell, and Greenford.

The new complex will feature a 50-metre swimming pool—one of only three in London—alongside a climbing wall, gym, waterpark, slides, lazy river, studios, soft play area, and café. Plans also include a skate park, cycle pump track, outdoor gym, and playground.

Opened in the 1980s, Gurnell closed during Covid and did not reopen due to being outdated. After a two-year consultation, ‘radically new’ proposals were submitted in May 2024.

Olympus Crew have the ability to travel all over the UK and even overseas when required. The team is made up of diverse skillsets including carpentry, audio visual, physical and mental strength, as well as forklift and IPAF operators.

If you’re looking for an elite crew that is professional in its execution with a hardworking attitude, get in touch today and a member of the team will be in touch within 48 hours.

Contact M 07904 903452 info@olympuscrew.co.uk www.olympuscrew.co.uk

Councillor Peter Mason said: “Gurnell was the face of leisure for generations. Thousands learnt to swim there, while others used it to exercise and socialise. These new plans continue its legacy on a larger scale, focusing on residents’ health and wellbeing.”

The committee also approved plans for 300 homes, a third affordable. To enhance biodiversity, 450 trees will be planted.

The decision now goes to the Greater London Authority. If approved, demolition will begin spring 2025, with completion estimated in 2027/28.

DHF launches new video for Industrial Door Group Members

The Door & Hardware Federation (DHF) has launched a new animated video for Industrial Door Group Members titled ‘What to expect from your Industrial Door installation’. Just under two minutes long, the video provides key information on ensuring industrial doors are safe, compliant, and fitted by trained engineers. It is the second in DHF’s animated series, with a video for automated gates and traffic barriers to follow.

The video walks viewers through the industrial door installation process and highlights “who is responsible for what.” It outlines the manufacturer's duties, including conformity marking, operation and maintenance manuals, declaration of conformity, and declaration of performance. It also explains the installer's responsibilities and recommends using a qualified DHF member.

Importantly, the video clarifies that

industrial door owners or managers are responsible for having proper documentation and maintaining compliance through regular servicing.

“DHF encourages members to share the video on websites, social media, and with customers,” says DHF’s Commercial Director, Patricia Sowsbery-Stevens. “It offers clear guidance on responsibility, risk assessment, and maintaining door safety and compliance.”

West Fraser panel products are the natural choice for Cambridge workshop business

A Cambridgeshire couple have built a woodworking business known for precision-made products, thanks to flair, top-quality equipment, and performance board products from West Fraser.

Natural Workshop began in 2013 when Michelle Elener returned to work after her third child, creating artwork using pyrography. Initially using small birch plywood blanks, demand grew, and partner Josh Anders joined the business. They now operate in March, producing items from chopping boards to speaker cabinets and kitchen units.

Josh shared: “Michelle sold pyrography on eBay and began producing bespoke ply sections. In 2019, with more space, we added a CNC router and laser cutter. Pre-Covid, we supplied the hospitality industry, then pivoted to work with designers and joiners. I’m now building exhibition stands using SterlingOSB Zero.”

Due to poor experiences with low-

quality boards, they switched to West Fraser’s CaberMDF Pro 18 months ago. “It cuts and engraves beautifully. I now go out of my way to buy West Fraser products from Travis Perkins.”

CaberMDF Pro is part of a UK-made range prized for sharp cuts and consistency, including moistureresistant options for kitchens and bathrooms. Josh and Michelle are designing precision tools in MDF cases and plan to invest in a CNC machine with auto tool-change capability.

Visit uk.westfraser.com or call 01786 812 921.

DIYers turn to CaberMDF to improve rather than move

West Fraser’s UK arm has noted an uptick in smaller orders of its CaberMDF range, reflecting a surge in DIY home improvements. UK Marketing Manager David Connacher explains: “High moving costs mean more homeowners are improving or extending rather than relocating, and they’re buying more MDF for various tasks.”

West Fraser’s board products support all project stages—from site hoardings (PrimedPlus) to garden rooms (SterlingOSB Zero), and flooring (CaberFloor and CaberDek). For finishing work, CaberMDF helps DIYers achieve professional results.

The CaberMDF range includes five grades: Trade (Light), Pro (Standard), Trade MR, Pro MR, and Industrial. CaberDek weatherproof flooring with protective film

CaberDek, from West Fraser, is wellsuited for the unpredictable climate in the UK. It combines their leading particleboard flooring with a durable, waterproof, and slip-resistant film.

Meeting BS EN312: part 5 standards, CaberDek provides a secure working surface with its robust film that withstands impacts, punctures, and tears common on construction sites. For optimal bonding, CaberFix D4 adhesive is recommended for securing flooring to joists and within tongue and groove joints, as well as along exposed edges. CaberDek holds full BBA approval for up to 42 days of exposure when applied according to instructions.

Designed to exceed acoustic requirements of Building Regulations, CaberDek, together with CaberFix D4, achieves an impressive 44dB sound reduction. The film is easy to peel off, leaving behind a clean, undamaged surface ready for various floor finishes.

Available in a convenient T&G format measuring 600mm wide by 2400mm long, CaberDek can be easily installed

Schlüter®-DILEX-F movement joints redefining the tiling landscape

Expanding its diverse product range, Schlüter®-Systems has introduced the Schlüter®-DILEX-F movement joint system—an elegant, discrete alternative to conventional joints for tiled floors.

Ideal for statement kitchens and openplan spaces, DILEX-F offers a sleek solution to a traditionally disruptive element in tiled installations. The DILEXFCS carrier profiles are paired with the DILEX-FIS insert—supplied in 30m rolls and fitted only after all trades are complete, avoiding damage and ensuring a clean finish. A special tool cleans the channel and seats the insert firmly.

Rectified tiles are placed directly against the DILEX-FCS profiles, eliminating grout gaps and making joints nearly invisible. The profiles, made from recycled rigid PVC, are bedded using standard tile adhesive and available in four heights (9–12.5mm).

The DILEX-FIS insert is made of crosslinked silicone, available in 10 colours, and

features a double arrowhead stem and anti-stretch tendon for secure, long-term fit. It's resistant to mould, bacteria, and dirt adhesion, and withstands both foot traffic and thermal movement.

For optimum performance, installation with Schlüter®’s DITRA decoupling membrane is advised.

DILEX-F is suitable for residential and medium-traffic commercial settings. For more details, call 01530 813396 or visit schluter.co.uk.

West Fraser's flooring is fine come rain or shine

West Fraser’s popular P5 particleboard comes in two versions: CaberFloor P5 and CaberDek. The main difference is CaberDek’s ultra-tough, peel-clean top layer. Both are available in 18mm and 22mm thicknesses, measure 2400 x 600mm, and feature T&G joints on all four sides for a stable, aligned floor. The interlocking edges reduce the need for intermediate supports, saving time on site.

CaberFloor is widely used for upper storeys, but when weather exposure is a factor, CaberDek is preferred. While P5 resists moisture, CaberFloor shouldn't be left in the rain. CaberDek withstands rain, snow, and ice for up to 42 days, offering a safe, non-slip surface. This is ideal when roofing is complex or during large loft conversions. Most contractors keep the film on until plastering and wet work are complete, then peel it to reveal a dry, clean floor ready for finishing.

CaberFix adhesives ensure a squeak-free installation. CaberFix Joint&Joist requires just five fixings per board, while CaberFix D4 offers a one-bottle solution for fixing and sealing. CaberFloor carries BBAAgrement certification and FSC® approval, is RIBA-approved, BIMcompatible, and suitable for UFH systems and all floor finishes.

CaberDek earns top marks from Home Counties

carpentry specialist

A specialist carpentry sub-contractor covering housing sites across the Home Counties has come to value CaberDek from the West Fraser range—not least because the high quality panel product doesn't destroy his operatives' electric saws!

Karl White, a fully trained carpenter, set up Regent Carpentry six years ago. The firm works on six developments across Buckinghamshire, Hertfordshire and Bedfordshire, delivering first and second fix trade packages for clients like Stonebond and Patrick Ruddy Homes.

Case study

Karl says, "I employ 25 carpenters to provide the complete carpentry package—from joists and studwork to stairs, second fix, roof work and even kitchens. We don't specify materials, but prefer West Fraser's CaberDek. It’s being supplied by Staircraft on Stonebond sites. It's good quality, easy to install, and the membrane comes away cleanly. With some peel-clean products, bits get stuck in saws, burning out motors! CaberDek also avoids swelling, ensuring a squeak-free floor when used with their adhesive."

Now BBA certified for 60 days' weather protection and compliant with BS EN312: part 5, CaberDek resists site wear and supports sound reduction. Made in ISO 14001-accredited mills from FSC®certified, UK-grown timber, all West Fraser panels are net carbon negative.

West Fraser's SterlingOSB Zero is key in modular green build on Isle of Skye

Aiden and Rhiann Junor have acquired land on an isle northwest of Glasgow to build a trailer-mounted “Tiny House” using the eco-friendly WikiHouse system. This innovative, modular method allows for affordable self-builds, even in remote areas. The couple assembled the house themselves, learning quickly as their productivity improved.

Aiden, an architect with Fern + Birch Architecture, explained: “We set up our Samhach business offering holiday lets and chose the Wiki system for its ease of assembly, energy efficiency, and superior U-values exceeding Scotland’s Caravan Act. The 3.4m-high unit includes kitchen/living space, bathroom, and a loft sleeping area. We’re cladding it in a PassivHaus membrane and green bitumen sheeting. Our budget, including site services, is £45K, aiming for Easter completion. Geo:Ply near Edinburgh supplied 135 OSB sections as a trial run.”

Mike Addington, Geo:Ply founder, added: “After redundancy, I set up a workshop at Humbie for bespoke

Joiner Dovetails Woodworking with Mindfulness

Chris Garvey, who runs CG Joinery and Building in Bedlington, has launched a new venture to help young children develop positive mindsets and resilience. Inspired by his own journey of self-discovery and his daughter’s mental health struggles, Chris identified a lack of resources for children’s emotional growth and responded by founding Wolf Instinct Mindset.

Alongside his work in loft and commercial conversions, Chris has written "Whispers of the Wolf Within: Tales of Hidden Strength",

a children’s book using storytelling to instil confidence and mental strength. A second book is due this summer.

Chris also created Wolf Instinct’s Alpha Outdoor Challenges— activities like tree climbing and assault courses—to guide children out of their comfort zones and build self-belief in a safe, supervised environment. The challenges focus not just on action but on learning how to face real-life adversity.

“Children today lack the miniadventures that teach resilience,” Chris explains. “My goal is to equip them with the mindset to overcome life’s challenges.”

Following a successful pilot event in North Yorkshire, Chris aims to continue empowering children and educating parents through events, a growing community, and an upcoming podcast.

GTEC is ready to support these ambitions with our renewable energy training programmes and new retrofit qualifications in development. Flexibility in apprenticeship reforms is welcome—but we also need incentives to reverse a decade-long decline in training investment.”

Paul Smith, Managing Director of heat pump manufacturer NIBE, added: “Training is the key to shifting the UK

Star Platforms Retains Prestigious IPAF Rental+ Accreditation

Star Platforms is proud to announce its successful re-accreditation as an IPAF Rental+ company, achieving an impressive 98% score in a recent independent audit at its Reading depot.

The IPAF Rental+ certification, awarded by the International Powered Access Federation, recognises excellence in safety, training, equipment, and customer service within the powered access industry. This year’s audit confirmed that Star Platforms continues to uphold the highest operational standards.

Del Patterson, QHSE Manager at Star Platforms, said:

“Achieving a 98% score is a fantastic result and reflects the commitment and professionalism of our entire team. The IPAF Rental+ accreditation underlines our dedication to safety, quality, and customer support.”

IPAF Rental+ accreditation is awarded only to rental companies that demonstrate rigorous maintenance practices, robust safety records,

environmental responsibility, and strong operational policies. To retain this status, companies undergo an annual, in-depth audit.

Steve Simmons, Joint Managing Director, added:

“Retaining this certification confirms our ongoing pursuit of excellence. It reassures customers that they are choosing a rental partner committed to best practice and continuous improvement.”

Star Platforms remains a trusted leader in powered access hire, delivering dependable service and equipment across the UK.

Solar PV Training with an 'Edge'

away from fossil fuels. We’re pleased to see heat pumps and renewables feature prominently in the report. Through the NIBE Akademi and Heat Training Grant scheme, we’re making it easier for installers to upskill. Manufacturers must be recognised as essential partners in lifelong learning.”

Mark Krull, Director of Logic4training and LCL Awards, echoed the call for inclusion: “The report’s emphasis on SME engagement and low-carbon growth is promising. But we need every worker—employed or self-employed— to have access to training support. Empowering sole traders to take on apprentices is also critical to boosting skills and business prosperity.”

All three leaders agree: the Skills England report is a positive signal, but action must follow to ensure the UK has the workforce it needs for a green, prosperous future.

GTEC, the UK’s leading provider of renewable energy training, has joined forces with global smart energy leader SolarEdge to launch a new joint training programme aimed at upskilling professionals in solar PV systems integration.

The partnership introduces two intensive one-day courses— SolarEdge Scholar and SolarEdge Expert—combining GTEC’s renowned hands-on training expertise with SolarEdge’s cutting-edge technology. The courses are tailored for electrical installers and renewable energy professionals seeking advanced skills in solar energy system design, installation, and optimisation.

Participants will receive a comprehensive blend of theory and practical learning, covering critical aspects such as PV system maintenance, monitoring, and performance enhancement using SolarEdge solutions. The training will be delivered across GTEC’s approved centres throughout the UK.

“We are thrilled to partner with SolarEdge on this pioneering training programme,” said Griff Thomas,

Managing Director at GTEC. “As the solar sector grows, it’s vital to provide professionals with the tools and knowledge to deliver effective, futureready installations. These courses reflect our ongoing commitment to supporting the UK’s renewable energy workforce.”

Jason Kirrage, Senior Technical Marketing Manager at SolarEdge, added: “By combining our innovative solar technologies with GTEC’s practical expertise, we are helping installers meet growing demand and deliver smarter, more efficient solar systems. It’s about empowering the workforce to lead the clean energy transition.”
