Adveco: Rising to the challenge of commercial building retrofit
One key net zero challenge the UK faces is retrofitting HVAC systems across the commercial built environment.
According to the Department for Business, Energy, & Industry Strategy (BEIS), there are 1,755,000 recognised non-domestic buildings in England and Wales. Of these, just 14.6% were constructed after 1996, which is why the UK Green Building Council (UKGBC) estimates that 80% of existing buildings will still be in use in 2050. This means the large majority require some or considerable retrofit if sustainable operation is to be achieved.
The vast majority are gasconnected and still use a gas water heater, and, despite the drive for decarbonisation, like-forlike gas replacement continues to be popular. In response, Adveco offers a range of condensing gas water heaters for organisations seeking to upgrade old and inefficient water heating costeffectively while better controlling energy use.

A common question when talking about waterproofing is ‘what’s the difference between waterproof and water resistant?’ We have developed a guide on offering a fully tanked solution to protect the tile and stone for as long as the bathroom lasts.
British Standard 5385 Parts 1 and 3 states ‘in wet areas such as showers, wet rooms and steam rooms, substrates should be protected with a suitable proprietary tanking membrane system.’ When installing a bathroom that is to meet these standards, the installer should not rely on materials such as tile or grout to offer this solution.
So why is waterproofing so important? Bathrooms are exposed to a significant amount of moisture, with showers, baths, sinks and toilets using around half of the total household water. Failure to waterproof a bathroom can result in this moisture leaking from the bathroom and causing problems in other parts of the home.
What does this mean for my shower installation?
Tiles, adhesive and grout alone are not waterproof; they are water resistant at best. What this means is that, over time, moisture can pass through these materials and into the substrate below, causing havoc on the foundations of your bathroom. A worst-case scenario could see the joists and floorboards completely damaged beyond repair. These failures are often not immediately obvious and can go undetected for some time.

The guide addresses a critical issue in modern construction: the tendency to design and specify building components in isolation, without considering how they interact as part of larger systems. By introducing the concept of ‘Walls as a System,’ FIS is promoting a more holistic approach to building design and construction, ensuring interfaces, penetrations, glazing and doors have compatible and compliant test evidence.
Developed with input from technical experts and wider group of peer reviewers across the sector, including ASDMA, DHF, GIRI, GAI, GPDA and PFKG, this guide represents a collaborative effort to provide clear, relevant, and concise design guidance. Airtightness, thermal imagery and HTC (Heat Transfer Coefficient) testing were carried out to determine the thermal performance of an insulated roof rig. HTC is being proposed as a method of testing the real-world performance of new and existing buildings in line with building regulations.

Drainage investigations and remediation help pave way for major hospital transformation
Teams from Lanes Drainage Services UK are supporting contractors building major new healthcare facilities at Shropshire’s largest acute hospital.
Their drainage expertise is helping groundworks specialists prepare the site for a new critical care unit and urgent treatment centre at the Royal Shrewsbury Hospital.
Lanes has also used its specialist lining capabilities to rehabilitate a foul sewer in support of the transformation scheme, which will also improve a range of other acute hospital services.
Drainage engineers from the Lanes Chester depot have been commissioned by groundworks specialist J A Burke Construction, working on behalf of Integrated Health Projects (IHP), a joint venture between VINCI Building and Sir Robert McAlpine.
A key task has been to install a 27-metre long liner in a 150mm
diameter cast iron foul sewer serving the hospital’s accident and emergency department.
A CCTV drainage survey had shown the pipe was heavily corroded, increasing the risk of blockages and both leaks and water ingress.
A Picote Miller remote-access mechanical pipe cleaning device was first used to scour the inside of the pipe, to remove corroded material.
Lanes Group’s Sewer Rehabilitation and Lining Division then installed an LED light cured in place pipe (CIPP) liner to create a new pipe within a pipe, with a design life of 50 years.
Integrated lining solution hailed a first for highway drainage
Specialist teams from Lanes Group plc have completed an innovative project to line over one kilometre of large diameter highway drainage pipe and associated access chambers on one of Britain’s busiest stretches of motorway.

The work, carried out to seal the surface water drainage system against water ingress, was part of a wider project to counter voids that threatened the stability of the carriageway.
It is believed to be the first time substantial lengths of large diameter highway drainage pipes and connecting access chambers have been lined together in this way on behalf of National Highways.
The technique is seen as an important step forward to maintain highway drainage resilience and road safety in the face of climate change.
Lanes carried out the work for Jackson Civil Engineering on the northbound
Spray lining first for Scottish Water boosts chamber integrity
Wastewater maintenance and repair specialist Lanes Group has carried out the first spray lining project commissioned by Scottish Water to rehabilitate chambers serving a large wet well.
The innovative project has successfully strengthened the two chambers on the outfall of the wet well at Lower Largo, Fife, preventing the assets from having to be excavated and replaced.
Lanes Group, which is a framework supplier for Scottish Water across the whole of Scotland, suggested the solution after it was found that the chambers needed to be sealed and strengthened.
The company carried out the work for Morrison Construction, a framework contractor delivering design, engineering and construction services for Scottish Water.
The spray lining was carried out by Lanes Group Sewer Renovation.
One of the chambers was formed from concrete rings and was 6m deep and 1.2m in diameter. The other was a bricklined square chamber that was 6m deep and 2m wide.
Each chamber was first cleaned by a remotely-controlled high pressure water jetting system. Mortar was then injected into the joints of the concrete ring chamber to seal them.
In a final process, another remotelycontrolled rig was lowered into the chamber to spray-line its walls with a specialist dry mortar.
The computer-controlled system automatically completed 50 coats of each chamber to create a liner 10 millimetres thick, with the coating cured in 24 hours.
Cement factory takes hard look at drainage system to protect environment
carriageway of the M3 near Camberley, Surrey, between January and May 2024.
The pipe and chamber lining project was integral to a larger project led by Jackson Civil Engineering to resolve voids forming under the motorway.
These were being caused by the interaction of sandy ground and a high groundwater table beneath the carriageway.
A specialist team from Lanes Drainage Services UK is carrying out a full site CCTV drainage survey as part of planned maintenance at a large cement factory.
Drainage engineers from the Lanes Chester depot are carrying out the site investigation at the Padeswood cement works near Mold, Flintshire, North Wales.
They will create a drainage map for foul and surface water systems, detailing the makeup and condition of all drainage assets on the site.
Lanes is deploying a CCTV drainage survey unit supported by a jet vac tanker at the site, which has been used to manufacture cement for over 70 years
and is one of the area’s main employers.
The pipe system on the site is a mix of clay and concrete pipes with diameters ranging from 150mm to 900mm, plus slot drainage.
Surface water is channelled into a 35,000 litre oil and petrol interceptor before being stored in a large lagoon on the site.
Only water tested and proven to meet standards set by National Resources Wales can be released into a brook that runs past the site.
Process water is managed separately, with some of it recycled into the manufacturing system.
During the full site drainage survey, which will be completed over a number of visits, the jet vac tanker will be used to remove silt and other waste material from drain lines.

New do not disturb electronic locks control privacy and enhance user comfort
Codelocks has extended its CL5000 electronic lock range with new Do Not Disturb (DND) models. The new CL5000 DND electronic locks prevent interruptions and unwanted access to locations where controlled privacy is important for people’s comfort and confidence.
The new CL5000 DND electronic locks are particularly suitable for private spaces such as meeting rooms, consulting rooms, toilets and changing rooms.
The locks Do Not Disturb feature is activated by pressing the red button on the inside of the lock. When activated, only the Master and Sub-Master codes can unlock the door, ensuring no
interruptions or unwanted access. If a standard User Code is entered, the lock’s LEDs will flash, an alert will beep, and the door will remain locked. To cancel DND functionality the blue button is pressed, or the inside lever handle is turned.
The CL5000 DND features Codelocks NetCode® Technology which allows the facility owner or manager to set a date and time-sensitive code remotely via the Codelocks Connect Portal. The user receives a NetCode® via email or text for their set duration.

Ant Eaton was a highly respected figure in the UK powered access industry and a much-loved member of the Star Platforms team. Starting with us as a mobile service engineer, he progressed to become North West Service Manager, earning admiration for his dedication, integrity, and leadership. After his untimely passing in 2023, Star Platforms created the Ant Eaton ‘Technical Excellence Award’ to honour his legacy and recognise exceptional engineering within the company.

What is MMC and does it account for a significant proportion of building activity?
The phrase ‘Modern Methods of Construction’ has been with us for three decades now, though you could trace the building methodology back to the early examples of prefabrication; products such as timber roof trusses and precast concrete panels were constructed offsite. Today’s MMC really started to gain traction in the ‘90’s, mainly through the increased number of timber frame systems, many of them from Europe or Scandinavia, being used for housebuilding. Greater emphasis on improving energy performance, as well as reducing waste in the building industry, is pushing more developers towards using MMC or ‘Offsite’ building techniques and the Scottish Government is in the process of making it mandatory for all new homes.
We need to look at lifespans, not one-use buildings

Across millennia, buildings have been altered to meet changing needs. Recent centuries have seen Georgian and Victorian houses become highly sought-after for their flexibility, enduring character and build quality. The potential of old factory and mill buildings has also been recognised with developers, such as Urban Splash, building their brands on converting such structures into state-of-the-art accommodation, retail and office spaces.
This transformative process succeeds due to a building’s adaptability and durability. It is a concept Sir Alexander John Gordon, a former president of the Royal Institute of British Architects, addressed more widely in 1971 when he argued for long life, loose fit, low energy buildings.
These holistic principles readily translate into today’s language of sustainability but, while low energy design has moved up the agenda, the concept of long life and loose fit is less evident. The notional lifespan of new homes is just 60 years*; the construction and demolition of some commercial and office buildings may occur in a timeframe of as little as 20 years.

Empowering new architects
However talented, enthusiastic and determined new architects are, they still need to be empowered to realise their full potential and fulfil their dreams. Despite a long training, architecture is a profession where ongoing learning is essential, but this continuing professional development (CPD) may not always meet expectations. This is sad and worrying because architecture has a direct and often profound impact on our lives.
What categories of MMC do West Fraser products get used for?
While there are still some companies supplying basic ‘Open’ timber frame systems, ever more are moving to offering ‘Closed Cell’ alternatives which feature a sheathing board and factory-fitted insulation in the cavity which saves time on site for the builder. Then there are more advanced components including flooring cassettes and roof cassettes, or complete room-in-the-roof modules, which can be craned onto both new-build and existing wall structures. These could use high performance panel products for the floors, fixed to rafters as sarking boards, or to clad the cheeks of dormer windows.
Why do offsite manufacturers choose West Fraser board products over those of rival suppliers?
There is a couple of basic commercial considerations as to why manufacturers choose to buy their panel products from West Fraser, including price and availability; yet, for many regular customers it comes down to a combination of technical factors.
Amongst these, quality and dimensional accuracy crop up most often in comments from leading manufacturers, both because they have built their businesses on ensuring clients have no concerns about the speed of installation and alignment on sites, and also because they are using highly automated production lines where irregular sizes or structural weakness can cause costly problems. Basically, West Fraser boards are produced under similarly stringent processes in a modern plant; complying to very high tolerances and can be relied on to cut cleanly when computer-controlled saws, routers or even laser cutters are being operated. Also, once in use, the different boards will offer the required racking strength (sheathing boards), spanning capacity (flooring), impact strength or all-round durability.

We all inhabit buildings and, on average, spend eighty to 90% of our time indoors. Even when out and about, much of our life is spent in some form of built environment, often created by architects. Good architecture has never been more important: professional competence is being scrutinised as never before and we are seeing the introduction of new legislation in the areas of building safety and sustainability.
The Royal Institute of British Architects (RIBA) is changing its CPD system to help meet these challenges and the Architects Registration Board (ARB) has gained powers to check architects’ competence. Methods of CPD learning are as diverse as the topics covered but the teaching needs to be interesting to be successful. When it comes from manufacturers, it must not simply be a case of them trying to tick all the boxes with their product.
