When it comes to Solar shading and glare control, unfortunately, sunblinds are often an ‘afterthought’. The building will have been designed and built with so called solar efficient glass only to find out that shading systems are still required as the glass itself often does not do what it says on the tin. By that time, most blinds will look like a ‘bolt-on-job’ and stick out like a sore thumb, destroying the clear lines the architect had intended.

Custom actuated butterfly valves for Iraqi oil refinery
During a major refurbishment project at a plant operated by South Refineries Company in Iraq, there was a requirement for custom actuated butterfly valves constructed of materials that needed to be fully traceable and certifiably of UK, EU or USA origin.
As the client specified non-standard materials, a completely customised valve build was required. To ensure full compliance, the valves underwent several independent third-party functional inspections and even the chemical analysis of components, along with the supply of extensive expert documentation including attested embassy origin certificates.
T-T’s expert product knowledge, access to quality manufacturing partners and extensive export experience made us the ideal choice to supply this actuated valve package within budget and on time.
Supplied indirectly through an Iraqi-based specialist engineering company, we assembled and supplied 30 lugged centric butterfly valves to EN598, rated to 175psi with limit-set directly mounted nonmodulating 230V/60Hz actuators.
To meet client specifications, the valves have a chemical resistant epoxy coated carbon steel body, acid resistant stainless steel (grade 1.4404/SS316L)
Successful trial of air source heat pumps
Gleeson Homes has recently completed a heat pump trial for its housing projects in South Yorkshire, which hold affordability for buyers at its core. The developer was looking for a sustainable alternative to replace gas boilers in its new housing developments. Panasonic provided 5kW Aquarea Mono-bloc air to water heat pumps to the trial homes in three locations.
At the Gleeson Homes development in Poolsbrook, Chesterfield a 3-bedroom detached home ‘The Kildare’ was chosen to be fitted with a 5kW Panasonic Aquarea monobloc ASHP and have its performance benchmarked against an identical, but gas boiler heated home, located on another nearby Gleeson development. A trial that is also being carried out at
two other Gleeson developments in England.
On final examination of the trial property fitted with the Aquarea Mono-bloc, the project provided great insight for the Gleeson Homes team regarding the ease of installation and energy efficiency benefits of using

ARM Environments, a turnkey indoor air quality solutions provider saw great interest in their range of assessment, remediation and maintenance solutions for IAQ. Visitors to the show were delighted to find a company with a breadth of solutions for improving indoor air quality and reducing risk in buildings, rather than what they had been subjected to over the last two years, that being high-pressure sales from companies that were new to the industry pushing their own sole ‘silver bullet’ solution.

Base Structures installs temporary weather screening
Base Structures has recently completed the installation of a series of removable and adaptable temporary fabric screens to aid site access at a prominent city centre construction site.
To aid protection from rapidly deteriorating weather conditions, the client was looking for temporary screening to secure a 15-storey office building, guaranteeing their programme of work could continue uninterrupted and meet pre-arranged turnaround times.
To meet the requirements of the proposal, Base Structures installed forty-four screens across the length of the building with a total fabric area of 1,800m². Designed to withstand all relevant British Standard wind loadings and fire retardancy requirements, new attachment methods were devised with the client to
circumvent existing columns not being appropriate. The results were cost effective, versatile, and offered much more flexibility when considering site conditions and access requirements.

The new Skyliner skyscraper in Warsaw, Poland, is an example of how mobile access integrated with a feature-rich workplace app is being used today.
One of the tallest buildings in the capital at 195 metres high, Skyliner has 42 stories, 49,000m2 of leasable space, with the lower levels dedicated to retail. The developer, Karimpol Group, installed a workplace platform developed by Hellopark – branded the SkylinerAPP – in conjunction with a HID Mobile Access solution and 300 Bluetooth-enabled HID door readers.
Staff use their Apple iOS and Android-based smartphones and the SkylinerAPP to physically access the building, reserve car parking places, book desks and conference rooms, as well as receive information about the building or events going on. It is
also a tool to log maintenance requirements, with the building’s facility managers – Vinci Facilities Poland – then informed about them via the system so they can be dealt with promptly.
In terms of physical access control, the strategy involved segmenting the building and creating various zones based on usage: office space for tenants, free access areas for the public, along with underground parking.
To keep everything as simple as possible, touchless entry has been introduced so as people pass the turnstiles in reception a lift is automatically called to take them to the correct level.

Are you getting ready for the new Building Safety regime?
When the Building Safety Act 2022 received Royal Ascent last April the engineering services welcomed the development as the key step in an overreaching reform that is sorely needed. The Hackitt Review had already exposed systematic failures and the need for cultural change. The industry had to take responsibility and collaborate to ensure the creation and maintenance of safe, sustainable & functional building assets that prioritise the wellbeing of their occupants and users.
Actuate UK, the voice of the engineering services sector, applauded the ambitions of the new Act. The alliance, whose members deliver design, construction and services for the built environment, believes that the implementation of the Act will drive up standards across construction. Actuate UK was one of the organisations responding to the Government’s consultation this autumn on
2024, many of its parts will need to be in place earlier. Moreover, the changes brought by the Act affect the whole life-cycle of the building, therefore every company should familiarise themselves with the new concepts introduced by the Act and follow closely the development of the new Building Regulations, which are due in April 2023.

Cambashi has released its latest November 2022 Building Information Modelling (BIM) Software Market Report, which constitutes a comprehensive global market update of the burgeoning BIM software segments.
Cambashi’s latest data indicates that the BIM software market is continuing its trend of continued resilience through successive economic downturns. Despite disruptions caused by the global pandemic, market growth has remained positive at 10.5% (Constant USD) in 2021. Overall, we estimate that around $14.8bn was spent on BIM software in 2021.
“The positive market impact of Cambashi’s forecast equates to BIM software delivering an estimated $2.8bn in additional global revenue in 2023, compared with 2021,” said Dan Roberts, Senior Consultant, Cambashi. “This confirms the latent attractiveness of the lucrative BIM software growth. Because of the emphasis to the ‘High Risk Buildings’, a common misconception is that the changes to the Building Regulations will be for high-risk buildings (HRBs) which are over 18 metres (or 7 storeys), and especially residential buildings. While the emphasis is indeed on these buildings, it is also true that the many of the new defined roles (and responsibilities) will apply to all buildings. Moreover, working to high standards and ensuring that everyone involved is properly competent in their role will impact the whole industry, irrespective of what type of building they are working on. Therefore, all companies should: s Competence requirements – ensure their people are competent to the appropriate level and can demonstrate these required competences. Actuate UK members have already been taking an active role on this.
s Design information – check the information they need to provide at the design and construction stages and in relation to the ‘principal
designer’ and the ‘principle contractor’. Actuate UK welcomed the move to early appointment of subcontractors at all tiers to ensure their knowledge is presented at the design stage.
s Duty to collaborate – the success of the Act depends on a high degree of collaboration throughout the supply chain. Good collaboration between designers and contractors is the only way to ensure high levels of building safety.
For high risk buildings – companies should:
s Golden Thread – Understand the principles of Golden Thread and what it entails.
s Gateway delays – Consider how they can mitigate risk from possible delays at the Gateway stage and if there is key personnel change or product substitution, as the process (as described in the consultation) could be lengthy.

As we head towards 2050, decarbonising commercial properties currently falls under two broad UK-wide strategies. Either wide scale adoption of heat pumps under a high electrification scenario, or replacement of natural gas in the existing gas grid with low-carbon hydrogen.

The effects of COVID-19 greatly slowed down delivery within the industry resulting in many shutdowns across the globe. To supply nearly 200 cameras and a CCTV System that guarantees the safety of over 40,000 fans was critically important to the running of the club but also for the matches to be played. As a solution, NETprotocol installed a dedicated network layer using an Allied Telesis switch that supported Power over Ethernet (PoE) to each camera around the campus.
Mark explained more, “We replaced the network cores with even higher capacity connections, upgraded to the latest AlliedWare Plus operating system, and put a new management layer in place. With a single pane of glass management system over the entire network, we are able to view everything in much more detail.”

InstallerSHOW celebrates biggest ever event
InstallerSHOW hosted a recordbreaking event as it opened its doors for the first time at the NEC Birmingham from 21-23 June 2022. The show was double the size of the previous year, with over 300 exhibitors and just under 10,000 visitors, making it the UK’s biggest exhibition for heating, plumbing, electric and renewables professionals. With changes to the Building Regulations being introduced in June, efficiency and sustainability were some of the key talking points for installers, manufacturers and associations.

Debates on the InstallerPLAZA sponsored by Glow-worm, tackling the themes of hydrogen, heat pumps, heat loss calculations, smart homes, water conservation and more.

Award-winning quality bespoke joinery since 1991
In this issue of Building and Facilities News, we are pleased to announce Bluerun Ltd as our Joinery Company of the Year.
Joinery experts, Bluerun Ltd, was originally established by the current Managing Director, John Jones, and Peter Clayden back in 1991. Peter Clayden resigned a few years later and the company is now owned by John’s family – his wife Doreen, son Jeremy, and daughter Dee Newman, and Dee took over the reins in December 2019, when John semi-retired.
The company has the capabilities to manufacture most things from timber, hardwood, softwood, panels and sheet material.
Some common items Bluerun Ltd manufacture for the domestic market include windows, doors (exterior and interior), bi-folding doors, staircases, bespoke storage units and wardrobes, all of which come with the option of being sprayed in primer or to a finish.
Based in Wimbish, near Saffron Walden in Essex, Bluerun manufactures quality, bespoke joinery items, and everything is made to order, nothing is ‘off the shelf.’ Dee commented, “We manufacture items for the commercial market from door and window packers, to shopfronts, reception desks, mainframes, pub doors, and years ago we even made a trebuchet for Stansted Mountfitchet castle!”
In its 7,000ft2 factory, Bluerun can produce work using both hard or softwoods, and veneered and painted panels. Dee continued, “We can reproduce items such as replacement sashes, where we can manufacture a new one on a like for like basis, so the mouldings will match. Similarly, if a domestic client has found an image of a door, for example, that they would
like us to reproduce, we can usually do that. Recently we have started using a glass supplier that can supply us with stained glass effect units, complete with leading that has been aged and soldered, which looks absolutely breathtaking.”
Bluerun do not produce speculative items or articles for stock, but only produce purpose made joinery to client's drawings and specifications. Free quotations are normally provided within 2-3 days or less, and the company can usually deliver a quick turn round of any manufactured items required. It has an experienced spray operative in charge of a modern spray paint and lacquer facility, enabling articles to leave the factory in a fully finished state, ready for installation on site.
The last 12 months have been exceptionally busy for the company, and even though it has had less enquiries than the previous 12 months, the conversion rate has not changed. The enquiries are for larger jobs, so rather than a single window, domestic clients are asking for more than one window, or perhaps a door plus something else. The commercial aspect is similar, in that the enquiries are larger.
The team at Bluerun do not use computer aided machinery, and remain proudly ‘old school’. Items are finished by hand, drawings are prepared with pencil and paper, and everything that is manufactured by the team has been done so with the utmost eye for detail. It can also obtain colour matches of paint colours for the clients that would prefer something sprayed to a finish.
While Bluerun Ltd do use modern techniques including power tools and machines to machine timber, everything is created within its in-house workshop and crafted by hand to the highest quality. The company’s years of success have been passed down through generations, similar to evolution and survival of the fittest, the best techniques have surpassed the test of time. Combining traditional and modern techniques, the overall process has become more efficient for both the client and the company.
Bluerun will take on projects of almost any size, Dee continued, “The only size limit is whether a finished item can be removed through our workshop doors! Staircases for example, would be made in a kit format, for ease of delivery and installation. We use couriers for deliveries, and they have access to all sizes of vans and lorries.” The only thing that is sometimes out of range are installations due to a small workforce, but Dee keeps a list of recommended installers for anything, which is manufactured.
In a busy marketplace, Bluerun works very hard to be at the forefront of the industry. It is a supplier to Dovista for items such as
packers and mainframes.
Dee continued, “Our most recent development has been the introduction of our company branding, with a new logo that has been introduced onto our fleet of vans, our staff uniform, and all new promotional items. The most exciting new development will be our all-new website, which is currently in the planning stages – this will then bring us a bit more up to date!”

The Directors are very aware that their bench joiners are highly skilled and produce amazing workmanship in everything they manufacture, from a commercial packer to any and all domestic works like windows, doors and staircases, but it is appreciated when someone else agrees!”

The Flooring Show 2022 was a huge success
This September, The Flooring Show welcomed hundreds of exhibiting brands, and thousands of visitors to the Harrogate Convention Centre for the UK’s leading exhibition in flooring. From the 18th20th, we saw three days of innovative products, industry breakthroughs, and the latest and greatest in flooring ranges.
With over 150 exhibiting companies, showcasing everything from carpet, LVT, laminate and wood flooring, to accessories, adhesives, tile and underlay, plus four exciting features, the show guaranteed a jam-packed experience.
250+ brands featured at this year’s show, spanning five halls and two hotels. There were impressive stands from leading flooring manufacturers, a real testament to the passionate minds behind the flooring industry.
Stairways displayed unique and stylish stair-runner carpets,
while some stands showcased a mosaic of different flooring types right under your feet. Visitors had the opportunity to see and feel thousands of flooring samples in real life, exploring an extensive range of colours, textures and styles.

Carpet Recycling UK (CRUK) now has support from around half of the carpet manufacturing and distribution sectors supplying the UK market through its 16 core funder members. This reflects a clear increase in engagement from the sector to act to reduce textile flooring waste and resource usage, according to the not-for-profit association.

Digital Construction Week (DCW) made a stunning return to ExCeL London from 18-19 May 2022 for its seventh edition.
With a strong 10% rise in attendance, Digital Construction Week 2022 has received high acclaim, cementing its reputation as the UK’s leading event for built environment professionals.
Lots of new products and services were on display across the show floor, including Matterport’s 3D data platform which enables users to transform any space into a digital twin, simply using a smartphone and the all-new Axis motorised mount.
Plus, FARO showcased its recently launched FARO Sphere, a Cloud-based information platform which neatly combines with the FARO Focus for laser scanning and the FARO Stream app. And I3PT launched the rebrand of its obi software.
Nemetschek Group showcased the latest offerings from dRofus, Graphisoft, Solibri and Vectorworks. And the lucky winner of the #NGroupStampChallenge walked away with a virtual reality headset! Not only that, visitors met two new start-ups – Imerso and Reconstruct – which recently received Nemetschek investment.
The future of construction robotics was on full display at DCW 2022. Boston Dynamics and Trimble explained how they developed a solution that integrates SPOT with Trimble’s X7 3D laser scanners and FieldLink software. Two Hörmann industrial sliding gates have been installed at the company’s Coalville headquarters as part of its review and update of site security.
The 8m wide cantilevered gates have been fitted at the entrances to the transport and the stock yards, providing safe, secure, and reliable operation for the two busy access points.
A solid, HS 280 steel gate has been installed at the transport yard, particularly suited for high frequency car and truck entrances, with a Silverline HS Alu 200 aluminium gate at the stock yard which includes an induction loop for automatic opening and closing. The traffic and transport industry got together for Traffex Parkex 2022 at Birmingham’s NEC (14-16 June), where there was much to enjoy at this longstanding free-to-attend event – especially since it had been three years since the last edition took place in 2019.
The highlight for many was the Traffex conference where an impressive line-up of 100+ speakers had been assembled to discuss a wide range of key topics across the three days.
Subjects being addressed included: the skills shortage; sustainability and decarbonisation; road and worker safety; climate impact on tech; total transport; funding; adaptive traffic management; connected and autonomous vehicles; micromobility; and much more.
Baroness Vere, Parliamentary Under Secretary of State and Minister for Roads, Buses and Places, from the Department for Transport, gave the ministerial keynote on the opening morning, while a wide range of speakers from both the public and private sectors delivered the main conference sessions from within two dedicated theatres.
A different programme ran each of the three days and, in addition, a ‘Solutions Showcase’ championed innovation in the sector. Visitors could also explore

CoverMe bagging system
Over two years ago
Peter Hoban, Director of Innovative Road Safety Solutions, invented the CoverMe bagging off system, which was to have a range of products to cover various street furniture and to offer a bagging off service across the UK that removes working from height.

3rd party certification for products in fire protection systems
The Fire Industry Association (FIA) is a not-for-profit association, on a mission to prioritise the professional status of the UK fire safety industry. Established in 1916, it is now Europe’s largest trade association for the fire protection industry. For decades, the FIA have been keenly committed to lobbying the UK Government and working with key industry partners, to further promote the ongoing professionalism of the fire industry. This has never been more in focus since the tragic events at Grenfell tower.
Ian Moore, FIA’s Chief Executive Officer (CEO), attended this year’s FIREX as a distinguished guest on the panel for the seminar, “3rd party approval: looking beyond the logo, competency and beyond.”
Ian discussed the importance of 3rd party certification for products used in the active and passive fire protection systems and the companies that install and maintain them. Ian further commented, “FIREX has got a reputation as the most important show of the year, we have a great relationship going back well over 20 years.”
Active fire protection includes smoke alarms, extinguishing systems and firefighters, whereas passive fire protection is actively installed into the building during construction and remedial works, such as fire-resistant doors, cavity barriers and fire dampeners.
Third party certification (TPC) offers a consumer, credible protection scheme, allowing for
transparent accountability in fire protection. FIA has over 1,000 members, all holding 3rd party standard fire safety accreditation. The FIA annually trains over 8,000 professional fire engineers to the new Level 3 BS 5839-1 Fundamentals qualification and FD&A advanced qualifications.
