Health and safety high on the agenda

Safety is top priority when working at heights. No matter how short the project or how few storeys are being climbed, it’s vital to afford maximum protection for workers.

As modern building techniques call for more specialised products, health and safety regulations mean construction hoists have become essential tools for almost any site; the days of clambering up ladders are long gone.

“Companies gain credibility for using the right safety equipment,” says Rob Wilson, founder of ever-expanding hoist hire and sales specialist, Direct Hoist. “Ideally, everything should be mechanised instead of hand-balling.”

Based in the Midlands and serving industry throughout England, Direct Hoist benefits from Rob’s 30-plus years’ experience in hoists. His considerations for safety on site are second to none. Extensive knowledge for a customer’s needs allows Direct Hoist to assess what might be needed later in any project to ensure the right equipment is provided from the outset. And it’s much more than simply working out where a hoist will stand. Static load

measurements assess what equipment or personnel a hoist will be required to carry. Ground pressure figures account for cellars or voids below the surface. Dynamic load calculations establish the forces of a platform when moving, starting and stopping on the hoist. Even the existing building has to be checked for its ability to withstand the tie loadings.

Rob says, “A single-mast hoist will have a cantilever effect, so it’s tied to the building to stop it from trying to pull itself over. In turn, that puts a greater load onto the ties and slab.” Of course, good-quality hoists have inbuilt safety measures, such as interlocking gates and

overload sensors to ensure the operator hasn’t slid one-too-many bags of sand or 7N blocks onto the platform. Direct Hoist’s commitment to up-to-date and fastidiously-maintained German GEDA machinery relieves any worries over reliability and worker protection.

Electrical testing, the future

“Cost of ownership, for facility management firms, has always been a prime consideration in the design of our electrical testers,” said Brendan Beaver, the Manager of Metrel UK Limited based in Epsom in Surrey. “Our design teams have, for the last sixty years, brought innovative designs to market, not always under our name but as design subcontractors for better known brands.”

“However since we have been selling under our own name, Metrel has been quite disruptive in the market. Rather than using the conventional custom liquid crystal displays we have used dot matrix screens. This has allowed us to adopt a much more flexible approach to testing, whether it be PAT testing or electrical installation testing, permitting us to respond to new and changed regulations without the need for our customers to purchase prated testers.”

Always up to date

“Four years ago when we launched our class leading multi-function testers, MI 3152 and MI 3155, which both have full colour touch screens, electric vehicle supply equipment (EVSE) or car chargers were almost unknown, let alone a protocol for testing them both electrically and functionally. However, Metrel’s product managers and engineers trawled the standards to understand the requirement for testing and set to work building the first EVSE adaptor. Because it mimicks an electric vehicle, it gives access to the whole electrical charging system, without opening the box, giving access for electrical testing. Standards required a CD to protect the system and the choice is to use an expensive B type or combine some form of DC protection breaking the circuit at 6 mA with an A type RCD. The vast majority of EVSE manufacturers have opted for the latter, so a special DC RCD trip test had to be devised, as well as a good, repeatable stable loop test. A test sequence was written of functional test, voltage measurement, a suite of earth loop and fault current measurements and a full auto CD test on both the AC and DC breaker and loaded in the firmware of the new instruments.” “Rather than

behaving like other tester manufacturer, we did not say to early purchaser of the testers, ‘unlucky get another tester.’ Instead Metrel has a policy of making instrument upgrades available FREE. And not when the user takes the tester to be calibrated but immediately it is released using the Metrel website.”

Familiarity saves money Brendan continued, “Our new tester, be they multi-functional tester, PAT testers, power quality analysers or earth testers are all designed on the same firmware platform, so that when a user move from one machine to another, is familiar with not only the look and feel of the tester but also the way it works. This familiarity saves time and reduces errors. Additionally, the Metrel electrical safety management software (MESM) can handle all the testers’ results.” “Our multi-function testers do all the tests you would expect; voltage, insulation resistance, continuity, RCD testing, a high current and an enviably repeatable non-trip earth loop impedance tests, in which user have every confidence. These can be accessed through the single test menu or can be initiated through the memory management system for consistent testing regimen. The test results can be stored on-board, but more of that later.”

Some special tests for you

“More unusual tests pertinent to FM applications, this more than capable pair of testers can perform are functions like illumination measurement for work stations and emergency lighting using one of a pair of light meter accessories. The results can be committed to the memory for your records.”

“Another really useful function is cable tracing not just when fault finding but also on those occasions

when one is expected to change an office layout at the drop of a hat. The multifunction tester acts as the signal generator while a detector accessory traces the cable runs around the walls and floors. On this occasion the results can't be recorded on the machine but in the real world.”

“Power quality is another suite of tests you would not expect on a multi-function tester; however Metrel let your technician watch the power drawn by a circuit, and the harmonics and the load current to improve the balance. Using the current function with a clamp you can also measure the earth leakage current by placing the lines and neutral with in the jaws, a simple and subtle method of problem solving.”

“The combination of 3-wire and stake-less earth electrode resistance measurement is extremely useful on first installing an earth stake and then for monitoring its ongoing performance to ensure there is no risk to the machine operators. I could go on and talk about other tests but I don’t want to bore you.”

Memory like no other

“I do want to finally to tell you about the incredible memory management system on both these touchscreen testers,” said Brendan. “It out classes any of the storage and downloading system found on any other testers. For the last twenty plus years, tester manufacturers have been trying to sell the merits of

downloading instruments. It is only now that the Metrel machines allow the operator to actually abandon their pencil!”

“You build a schematic of each job, from a complete premises electrical system, the output from one distribution board, to a single circuit that you are modifying, either on the tester itself or in the software package that comes with the tester.”

“Testing can then be done in one of two ways, Firstly it can be done a test at a time from the single test menu and the result stored against the point in the circuit for later use. Or much more powerfully, when building the schematics of the electrical system from the drawing, the electrical test manager can decide which tests they want done on what and prescribe the tests against parts of the system.”

“The operator can see the testing to be done, and do it in any order they fancy. If they can’t remember the connections to make, touching the ‘?’ on the screen will display the help diagrams so they can get ahead. Because the testers hold all the latest edition of the Wiring Regulation tables in memory, it can advise whether the test is a pass or fail. Of course, that decision is finally left with the engineer, if it is satisfactory it can be stored at the press of a single button, and a full keyboard allows notes to be made against it too. The machine shows what tests are still to be done and where there are failures to investigate further.”

“Once back in the office the tester is connected to the MESM software via a USB connection, you hit the ‘get data’ button and tell the system which IET certificate you want filled, Installation, EICR, Minor Works or EVSE.”

Protect against tool theft

Tool theft is on the rise and is more than just an inconvenience, it can seriously affect the livelihoods of tradespeople when equipment is stolen from vans and construction sites.

According to research from the Federation of Master Builders, 51% of builders in the UK have been victims of tool theft, with a van broken into every 23 minutes.

Housing Safety & Wellbeing Taskforce launched

We are pleased to announce the official launch of the Housing Safety & Wellbeing Taskforce, which due to COVID-19 precautions, took place online on the 13th January 2022. We were delighted to be joined by Sir Peter Bottomley MP, who introduced the initiative and paid tribute to the late Sir David Amess MP, who had lent us valued support during our original planning phase.

The Housing Safety & Wellbeing Taskforce will bring together partners from the public, private, and charitable sector across all nations of the UK to discuss the key issues involved in creating safer homes and making recommendations for action.

The Taskforce framework will enable all involved to work together collaboratively, and the organisation will be strictly non-commercial and non-partisan, committed to promoting a holistic approach to housing safety and resident wellbeing.

There will be six strands to the work of the Taskforce, each with their own ‘Ambassador’ to lead the discussions and co-ordinate activity: Health & Wellbeing, Net Zero & Decarbonisation, Resident Engagement, Housing Quality, Fire & Carbon Monoxide Safety, and Fuel Poverty. These ambassadors were announced at our launch event and are drawn from the housing, fire service and academic sectors. They will be actively encouraging participation from any interested parties. Since the advent of devolution over twenty years ago, domestic fire safety regulation has varied drastically across the four nations of the UK, with Scotland’s legislation now set to become the most stringent with the introduction of new standards this year. There is considerable divergence across the UK in terms of requirements for sprinkler systems, carbon monoxide detectors, and other safety measures for domestic properties.

At our launch event, the Housing Safety & Wellbeing Taskforce has

unveiled a study from CEBR (Centre for Economics & Business Research) which is a seminal piece of research, combining a statistical analysis of fire incidence across the UK, a summary of the relevant legislation, and a holistic examination of the human and economic impact of fire, based on official data and a specially commissioned YouGov survey.

The study delves into recent dwelling fires and demonstrates that the rate of reduction in fire incidents, running in tandem with new regulations, has slowed in recent years. With estimated annual costs of residential fires now exceeding £1 billion, the research then goes on to examine in detail the potential impact and cost savings associated with tighter restrictions.

The changing climate of water conservation and construction

In the UK, water conservation has been on the agenda and largely dismissed by the public for years. Our growing population combined with increased demand through lifestyle choices, is going to result in critical water situations more regularly, particularly in the driest parts of the country.

Minimising the environmental impact of homes at both the construction and occupation have recently become key issues. Groundbreaker Systems have been working on ‘green’ solutions for over 20 years.

Water services on tap: The business benefit of plug and play systems

Water supply is perhaps the most important item within the critical path of construction and is probably the most difficult to achieve. Imagine a situation where your services can be fully installed, with surface mounted meters allowing ‘plug and play’ style installation.

With Groundbreaker water management system, you have that ‘plug and play’ option.

The only system of its type, it is designed to be installed at any time during the construction period. Fully compliant with Water Regulations, it provides an accessible, safe and secure location for the water meter and controls to a specific property.

The concept is simple. Water services are connected to an externally mounted, preinstalled water service controls. This allows flexibility in the management and scheduling of connection to the mains supply. There is no need for boundary boxes or meter housings in the footpath and this simplification of the connection allows for improved efficiency and reduces the time required for highway closures and cost of reinstatement.

Groundbreaker is particularly suited to modular build projects, the pre-installation and certification of plumbing can facilitate early approval of water services to a plot.

Design out leak paths: Comply with Water & Construction Industry Guidelines in accordance with ‘Water Safe’ initiatives The unique location of the Groundbreaker water management system allows for an unjointed water supply, minimising the risk of developing future leaks. Installation of Groundbreaker meets the best recommendations of Water UK and the Home Builders Federation and in some water company areas, such as Portsmouth Water, are now the standard required for all new properties.

Future proof properties

Water Metering is the future. Utility companies

have not been slow in recognising the benefits of a ‘Smart Home’ The ability to interrogate and manage energy usage at any given time of day or night has been recognised as an effective way for householders to reduce usage and manage costs.

Gas and electricity meters located on external building walls has enabled easy upgrades and introduction of countrywide ‘Smart Meter’ programme. However, the traditional location of a water meter in a metal-covered hole in the public highway is not conducive to this new way of thinking. A ‘Smart Water Meter’ located in such a situation is exceedingly poor in transmitting a signal even to a local pick up.

The best location for a ‘Smart Water Meter’ is on an external property wall. With Groundbreaker water management system, properties are future proofed to allow for easy installation of ‘Smart Water Meter’ technology as it is introduced across the UK.

Recent field trials of Groundbreaker have proven that the range of such meters can be over 3km (2 miles). The impact on data collection is massive. The improved data transmission range could allow for single point data capture in towns the size of Norwich or Coventry.

Reducing demand

In the UK, water services are relatively cheap and we never have true rationing of supply (the occasional hose pipe ban just doesn’t count). However, environmental and population changes means that this may not always be the case. To reduce the environmental impact of water usage Defra set a target of reducing the average personal daily consumption from 143L to 110L by 2050.

Consumer awareness campaigns have been shown to have limited long-term impact – let’s face it ‘it’s always raining in Britain.’

So….

If we can’t change mindset, change the supply

Our water companies are regulated to provide a minimum level of water, but in many areas due to network structure and gravity fed systems supply is much greater. So, run a hose for five minutes at the bottom of the hill and your lawn will be greener that the gardener that does the same at the top. These ‘time controlled’ uses, e.g. teeth cleaning, taking a shower, running a tap to rise dishes could be standardised down if all households received the same acceptable, ‘standardised’ supply.

Defra’s target is a 33L per capital reduction. Groundbreaker’s NRv2 LoFlo is a surprisingly simple method of working towards that target. Independent research carried out by WRc, showed a theoretical reduction of 2-4% of typical water usage. However, recent field trials by a major UK water company are showing reductions in excess of 37L per day (for one or two person households) – a saving over 10% per person per day.

NRv2 LoFlo modulates the level of flow entering customer premises – regardless of network pressure, meaning a reduction in the level of water used by customers when ‘variable use’ appliances are used. As the flow of water into the premises is limited, then the amount used by the customer is also limited – but without providing a degradation of service and more importantly not requiring any intervention or behavioural change on the part of the customer, leading to ‘natural’ reduction in per capital consumption.

A number of flow modulation ranges are available which enable the perfect balance between usage reduction and service provision.

As an added benefit, the NRv2 LoFlo can also provide whole site protection against contamination by back flow.

The NRv2 LoFlo can be easily and simply retrofitted to any meter installation, or meter exchange when upgrading or remediating underground meter chambers. Thus, allowing the management of demand with little or no impact on consumers and at minimal cost –effectively a 3 in 1 solution.

Groundbreaker products are compliant with all Regulations and defined criteria and are used extensively across the whole of the UK water supply network – whether that be North of Scotland or the Channel Islands.

FMs can box clever with The Well Water’s new hydration delivery system

Two leading industry figures have launched The Well Water, a new-style hydration dispenser, which looks set to transform the water cooler sector. The new system combines boxed Scottish Natural Mineral Water with next generation dispensers, to reduce the use of plastic, avoid the need for sanitization visits, save space, and so improve hygiene, costs, and logistics for Facilities Managers when providing hydration solutions in the workplace.

The low carbon approach works within the council’s Homes as Energy Systems project and helps save money especially as traditional heating is becoming increasingly expensive.

Three Sixty were contracted by Viaduct Partnership to build the two new properties to grow the social housing stock available in a sustainable manner.

Formed in 2016 as part of Stockport Homes Group, Three Sixty works throughout Greater Manchester. The new build houses represent a significant milestone in the company’s growth.

Ensuring ‘smart’ meter retrofits provide longterm reliability

Next, the LimpetReader is bonded to the adapter plate in the same way. With the LimpetReader attached, it is still possible to take a visual reading of the meter should that ever be necessary. In outdoor water metering applications, if the meter is subsequently submerged in mud or water, then the LimpetReader, adapter plate and adhesive still provide a clear optical path for reliable readings.

What is a structural warranty?

Tall order for Hörmann rolling shutter doors

Hörmann UK have supplied rolling shutter doors for the refurbishment of a storage and distribution facility for East Midlands based Stephen Sanderson Transport. Decotherm DD roller shutters have been chosen by Sanderson as they are ideal for very tall openings, up to a maximum nine meters in height and provide a robust, reliable replacement for the existing doors. The facility, based at Sallow Road, Corby is part of Sanderson’s warehouse and distribution operations and is one of company’s BRCGS (Food & Consumer Goods Storage) certified sites. The building had previously been used to build yachts and features high entrance doors, which had allowed access for tall vessels.

Hörmann have provided a total of seven

Decotherm DD roller shutter doors as part of the renovation works to the building, with two being 7m in height. Finished in RAL 7016 Anthracite

grey, the doors feature an insulated lath to help improve overall thermal efficiency of the building. As Decotherm doors are fitted on the back face of the opening rather than the ‘between fit’ of the old doors, the Industrial Project team at Hörmann worked closely with Sanderson to design and fit a new steel track frame arrangement.

Fourteen Hörmann D65 steel fire exit doors in Anthracite grey were also supplied as part of the refit.

Deceuninck has created a free to download White Paper, summarising the findings of detailed consumer research on colour preference, and creating a series of forecasts for top colour trends in 2022.

The paper draws on data collected by leading consumer pollster YouGov as part of a Deceuninck commissioned study. It also pulls in data on national sales of foils and statistics from its own sales, combining them with analysis from other sectors.

The study by YouGov found that when asked about their colour preference, white was cited by 43% of homeowners as their preferred colour choice. Greys, including Anthracite Grey, Agate Grey, and Grey, accounted for a combined 17%. Irish Oak and Rosewood polled 7% and 6%

respectively. Greens, including Chartwell and Sage Green, recorded 4% and 1%; Black and Cream each recorded 4%.
