This handbook details everything need to know to live your best life here at Avant! From resident life to unit maintenance, you'll find our rules, policies and procedures within the following pages.

When you adhere to the guidelines of this handbook, you're doing your part in maintaining the safe and welcoming environment of our student community.

Please make yourself familiar with this handbook prior to your stay at Avant, and refer to it as needed. If you don’t find what you need in this handbook, please reach out to the Avant Team.

Our priority is to create a safe, inclusive student environment, and that requires your cooperation. When you sign a lease at Avant, you ’ re more than just a tenantyou ’ re part of our student community! Being a part of this community means keeping these 3 things in mind:

1) Be respectful at all times of other residents, staff and guests in the building

2) Maintain cleanliness in units and common areas

3) Adhere to the policies in this guide and the terms of your lease agreement

Upon your arrival at Avant, you will be issued four (4) keys: a key FOB, a mailbox key (1 per unit), an apartment door key & a room key. You will have also made a last month’s rent deposit, which will be applied to the final month of your tenancy.

If you choose to renew your lease with us for another term, your last month’s rent deposit will be carried over and applied to the last month of your renewal lease term. Keep in mind, its best to renew your lease early - please reach out to the Avant Team for more information.

M A T E S & R E S I D E N T L I V I N G

It's important to establish some ground rules or general guidelines with your roommates early on to avoid disputes due to miscommunication in the future. Some topics to discuss with roommates include cleaning schedules, use of common areas, noise levels, overnight guests, etc.

Should you have a dispute with roommates or neighbours, we first ask that you attempt to settle it amongst yourselves. If you unable to resolve it on your own, reach out to the team for assistance. Issues the Avant Team can assist with include noise complaints, stolen belongings, and roommate re-assignment.

Our building has CCTV cameras on each level, including: the lobby, the courtyard and the amenities. The Avant Team is on-site between 9am-5pm, Monday - Friday. Outside of those hours, a security guard will be on duty, patrolling the building and assisting at the front desk.

Access to the building is through the main entrance and the parking garage, both which require a key FOB. Information on our intercom system can be found in our Butterflymx Guide.

Please refrain from holding the door open for strangers and be mindful of you’re surroundings. Grant access to your guests or delivery drivers by physically letting them in, or by using our intercom.

Each month, fire equipment testing takes place throughout the building. This testing may sound the alarm but will not require you to evacuate your unit. We post notices for this a few days before the testing is scheduled.

In the event of a real fire, residents can evacuate the building using one of three stairwells, located on each floor. Residents should congregate on the opposite side of the street, in front of Toronto Metropolitan University's Quad.

Causing a fire, intentionally (e.g. consciously lighting something on fire) or unintentionally (e.g. overloaded power bar) is the community member’s responsibility, including costs associated with damage. Fire extinguishers are located on each floor of the building.

Household waste is to be sorted & disposed of in one of three chutes: garbage, recycling or compost.

These three chutes are in each Garbage Room, located next to the elevator on all 12 floors of the building. Large boxes are to be broken down and thrown in the large recycling bin in our back parking lot.

Should we identify residents who fail to dispose of their waste correctly, a $25 garbage disposal fee will be applied to your ledger.

Maintaining regular cleanliness within your unit is a term of your lease agreement. We conduct quarterly unit inspections to check for cleanliness, damages or unit issues that may require repair.

There are a few instances throughout the year in which the Avant Team will need to enter your unit/bedroom.

As per the Residential Tenancy Act, we must provide you with at least 24 hours notice prior to entry. Notices of entry are issued via email or physically slipped under your door. We will always knock prior to entry.

Depending on the reason for entry, a member of the Avant Team may accompany a trade or vendor to make repairs or inspect a unit. Please review the column to the right for instances in which a notice of entry will be issued:

On April 22nd, 2024, we began a building-wide A/C installation project, which is expected to be completed early 2025. Each bedroom will have their baseboard heater removed and replaced with a unit that functions as both an A/C unit and heater. Here’s what you need to know:

There may be an increase in noise level when work is being completed in your unit, which may be distracting for those who choose to be present during this time.

You can expect to see contractors on-site throughout the week. You will also see scaffolding outside the building, please be cautious in these areas.

The Noise Bylaw (Chapter 591, City of Toronto Municipal Code) permits operation of construction equipment ONLY during Monday to Friday 7:00 a.m. to 7:00 p.m., Saturdays 9:00 a.m. to 7:00 p.m., and no construction noise on Sundays and statutory holidays (amending bylaw 505-2006).

While we understand the inconveniences that come along with a project of this size, ultimately, the A/C installations will make living at Avant more comfortable for all residents.

Use and reservation of our amenities are included in your rental rate, and are yours to use at your leisure. You can request to reserve an amenity via ResidentPortal > Community > Amenities.

Alcohol is prohibited in any of our building amenities. We kindly ask residents to be mindful of noise levels while using our amenities and to clean up after themselves. Please review the hours of our amenities below:
