The Power of Place-Making: Why Community is

here, my thoughts are with Avalon Park—where spring has arrived, the sun is shining, and the community is full of life. No matter where I am, Avalon Park is never far from my mind.

In Zurich, I grew up in a small apartment above a bakery and coffee shop. The space was small, but the neighborhood was large in heart. We played in the streets, went to school a few blocks away, and bought groceries from the local shop down the street. Our neighbors were like extended family, and the sense of community was built into everyday life. Looking back, it was my first experience with the kind of place-making that stays with you forever.

That same feeling is what we strive for every day in Avalon Park. We designed this community with the idea that people thrive when they have spaces to connect—parks, churches, schools, restaurants, and sidewalks that lead to familiar faces. In a time when so much of life happens online, these shared public places become more important than ever. They are where smiles are exchanged, where ideas are born, and where the simple act of saying “hello” reminds us we belong.

What makes Avalon Park special is not just the design, but the people who bring it to life. I often visit The Colombian Bakery on my way into the office, and I rarely leave without a good story— running into someone I have not seen in a while, sharing a conversation over a pastry, hearing what’s new in someone’s life. These small everyday moments create a strong sense of community. It is not something that can be manufactured—it has to grow naturally from people caring about one another.

Culture is another part of what brings us together. Avalon Park is home to many different

opening hearts and connecting neighbors. A great example is Anna and Chef Rosario, the owners at Mangia, who have woven their Italian heritage into their restaurant, and who are now working on an Italian heritage event for the fall. That kind of cultural sharing strengthens our community and builds bridges to understanding.

The beauty of a community like Avalon Park is that leadership does not just come from the top— it rises from the ground up. Local volunteers, small business owners, families, and friends shape this place every day. They give their time, their talents, and their passion to help build something meaningful. It reminds me of how my own father, a baker in Zurich, knew every neighbor by name. He did not need a title to lead—he led by showing up, by being part of something larger than himself.

We live in a world full of challenges—economic uncertainty, political division, and technological change—but I believe the answer is not to pull apart, but to pull closer. To gather in our parks, to support our local shops, to greet one another on our morning walks. In short, to build places that reflect our shared humanity.

I often say that Avalon Park is not just a place to live, learn, work and play—it is a place to belong. And in a time when that feeling can be hard to find, I am grateful every day that we have it here.

From the Desk of Commissioner

Maribel Gomez Cordero

Happy April 2025!

April is the first full month of spring, with longer days, warmer weather, and nature in full bloom. We also celebrate Earth Day on April 22nd, a day to raise awareness about protecting the environment. This month reminds us to appreciate nature and take care of the planet. As flowers bloom and animals become more active, April encourages us to care for the world around us. It’s a great time to reflect on how we can make small changes to help the environment every day.

Last November, Orange County voters approved charter amendment #6 on the general election ballot. This amendment creates two additional county commissioner districts. To accommodate this, the board of County Commissioners has created a Citizens’ Advisory Board to propose a new county commission district map with eight districts rather than the current six. This board has begun meeting and is expected to complete its work by

early September. Additionally, the meeting locations will rotate between the six current districts to allow residents to attend close to home. On April 10th, the committee will be hosting its District 4 Community Meeting. This will be at 6pm at the Meadow Woods Recreation Center (1751 Rhode Island Woods Cir). I encourage anyone interested to attend this meeting, as this will be a great opportunity for District 4 residents to share their feedback with the committee members and help shape how the districts will look like. Large changes to the current map are expected to be made to accommodate the extra districts so it is important that all District 4 residents pay attention to and participate in the process.

As always, if you have any questions or concerns, or if you would like to receive my newsletter, you can email me at district4@ocfl.net or call my office at 407-836-5881. You can also meet me in person on the first Wednesdays of the month at the East Orange Community Center

(12050 E Colonial Dr) or on the Third Wednesdays of the month at the Meadow Woods Recreation Center (1751 Rhode Island Woods Cir). My time at both locations is from 10am to 12pm.

Flood Insurance Simplified for YOU!

Flood insurance in Florida is an important consideration for homeowners, especially given the state’s vulnerability to hurricanes, tropical storms, and heavy rain. The White Agency Inc. is offering this overview of the key aspects to understand about flood insurance in Florida:

Flood Insurance is Different from Regular Homeowners Insurance

• Homeowners insurance typically covers damage from fire, theft, or certain types of storm damage (like wind), but it usually does not cover flood damage.

• Flood insurance specifically covers damages caused by flooding, such as from heavy rain, storm surges, or overflowing rivers.

National Flood Insurance Program (NFIP)

• The NFIP, managed by FEMA (Federal Emergency Management Agency), is the primary source of flood insurance in Florida. Most flood insurance policies in the state are written through this program.

• Even if your area isn’t in a high-risk flood zone, you can still purchase coverage through the NFIP, or through private insurers offering flood insurance.

Flood Zones

• Florida has areas that are categorized by FEMA into flood zones, based on the likelihood of flooding. These zones impact the cost of flood insurance and are critical when purchasing or renewing policies.

• High-risk zones (Zone A and Zone V) have the highest risk of flooding, often from storm surges or heavy rain.

• Moderate to low-risk zones (Zones B, C, and X) may still flood but have a lower chance.

• Flood insurance requirements vary depending on whether your property is in a high-risk zone, especially if you have a mortgage from a federallybacked lender.

What Flood Insurance Covers

• Building Property Coverage: Covers the structure of your home, including walls, foundation, plumbing, electrical systems, and built-in appliances (like water heaters and HVAC units).

• Personal Property Coverage: Covers the contents of your home, including furniture, electronics, clothing, and some types of personal items.

• Additional Coverage Options: You can also purchase increased coverage limits or additional policies (e.g., for basement coverage, or for specific valuable items like jewelry).

Private Flood Insurance

• In addition to NFIP, there are private insurance companies that offer flood coverage, sometimes with more flexible options or higher coverage limits.

• Private insurers might offer better rates or coverage terms, especially in areas with frequent flooding, but they may also come with higher premiums.

Cost of Flood Insurance

• Flood insurance premiums in Florida depend on several factors:

o Flood zone (higher-risk zones have higher premiums).

o Elevation of your home (the higher your home is elevated, the lower your premium might be).

o Building structure and value (newer or more flood-resistant homes might cost less to insure).

o Coverage limits and deductible choices.

Waiting Period

• There is typically a 30-day waiting period before a flood insurance policy takes effect, so it’s important not to wait until a storm is imminent to purchase flood insurance.

Recent Changes & Risks

• As of recent years, flood risks in Florida have been growing due to rising sea levels and increased storm activity. These changes are reflected in flood insurance premiums and policies.

• There may be updates to FEMA flood maps that change a property’s flood zone status, impacting insurance costs or requirements.

How to Buy Flood Insurance

• NFIP Policies can be purchased through participating insurance agents or directly from FEMA.

• Private flood insurance can be found through independent insurance agents or directly with companies offering such coverage.

State-Specific Considerations

• Florida’s State Insurance Commissioner might implement policies or regulations that could impact flood insurance rates, especially during hurricane seasons or in response to legislative changes.

Tips:

• Assess your flood risk regularly, as FEMA’s flood maps are updated every few years.

• Don’t rely solely on government assistance after a flood—federal disaster relief may not fully cover flood damages.

• Consider flood insurance early, especially if you’re in a flood-prone area, even if you’re not currently in a high-risk zone.

The Importance of Tax Compliance

Tax compliance is a fundamental responsibility for all businesses. Failing to meet tax obligations can lead to penalties, legal issues, and damage to a company’s reputation. Businesses must stay informed about tax laws, filing deadlines, and deductible expenses to maximize savings and avoid unnecessary costs. Consulting with a tax professional or accountant can help navigate these regulations and optimize tax strategies.

Bookkeeping and Financial Management

Businesses should invest in reliable accounting software or hire a professional accountant to maintain financial statements, reconcile accounts, and generate reports for strategic planning.

Proactive tax planning can significantly reduce a company’s tax burden. Businesses should explore deductions, credits, and tax-efficient structures to maximize savings. Common strategies include:

• Claiming business expenses such as office supplies, travel, and equipment

• Utilizing depreciation benefits for assets

• Taking advantage of tax credits for research and development or hiring incentives

• Structuring business operations to minimize taxable income legally

The Role of an Accountant

Technology is Transforming Personal Injury Law

The legal field is evolving rapidly, thanks to technology. March marks a time for reflection and growth, especially as we dive into the ways technology is transforming personal injury law. With new advancements emerging every day, we’re seeing an exciting shift that enhances case evaluations, accelerates recovery, and provides valuable evidence for injury victims.

One major breakthrough in personal injury law is AI-driven case evaluations. Artificial intelligence is streamlining the process of assessing injury claims, analyzing vast amounts of data quickly and accurately, helping lawyers and clients make informed decisions faster.

Telemedicine is another game-changer in the recovery process. Injury victims can now consult

with doctors remotely, reducing wait times and enabling continuous care, which is vital for effective recovery. This innovation ensures patients receive timely advice and treatment, even from the comfort of their homes.

Wearable tech and dash cams are also providing critical evidence for injury victims. Devices like smartwatches can track activity levels and offer data on a victim’s recovery, while dash cams record real-time footage of accidents, providing irrefutable evidence to support claims.

As technology continues to shape the landscape, personal injury law is becoming more efficient and accessible, making it an exciting time for both lawyers and clients.

Beyrooti Beats: Honoring an Avalon Hero through Music

For brothers Seth and Jayden Beyrooti, music was a shared passion that shaped their lives and ultimately led to the formation of their record label, Beyrooti Records. Their most recent release and Avalonia’s first full-length album, Heartfelt Motions, holds a particularly special meaning. Having just begun the recording process in December 2018, the two were involved in a serious automobile accident caused by a distracted driver. Seth lost his life that day. Knowing who he was, Seth’s family chose to create a legacy of life through organ donation. Six lives have now been saved because Seth and his family said “yes” to organ donation. Seth’s heroism and generosity make life possible for these six individuals, who now carry on his legacy. Seth’s brother also continues his memory through the music they created together. Jayden states, “Seth was my best friend and I really miss him, but I do my best to continue our shared music endeavors with others and hope it brings them joy. Seth’s drumming is featured on four tracks on the record.”

From a young age, Seth played the drums while Jayden played piano and bass. In high school, they met saxophonist Ramon Bautista, discovering that they lived in the same neighborhood. Soon the impromptu jam sessions at the Beyrootis’ house set them on the trajectory to produce music. Seth came up with their band name, Avalonia, while reading about microcontinents.

As a student at UCF, he studied marketing and Spanish – becoming fluent in the language and even conducting linguistic research at UCF. “Seth was intelligent, athletic, kind and very funny. He was a skilled drummer and passionate about music,” remarks Jayden. He was an avid sports fan and had an adventurous spirit that led the brothers on incredible travels together. While a student, Seth chose to be an organ donor.

While they enjoyed performing live gigs as a band, their true passion was creating and recording music together. “In the summer of 2018, we recorded and released our first song. Seth and I decided to form a record label to promote all our projects—not just Avalonia—as we played several different styles with different groups. As the Beyrooti brothers, we formed Beyrooti Records.”

Blending different styles including swing, smooth jazz, pop/ rock, soul, Brazilian and classical music, Heartfelt Motions is

a diverse and deeply emotional record. Jayden continues, “the opening song Traction Control features Seth’s great drum skills. This seven minute smooth jazz instrumental was recorded by our trio in one take. The record concludes with the soulful See You Again Sometime, a hopeful yet bittersweet song for those we have lost. All Avalonia recordings are dedicated to Seth.” Jayden concludes, “Seth and I had an unbreakable bond, constantly joking around and pushing each other to be better. Losing him was devastating, but I remain committed to honoring his memory through the music we created together.”

Across Florida alone, more than 5,000 people are awaiting their gift of life through organ donation. Each day, approximately 17 Americans lose their lives waiting for a call that never comes to receive a life-saving transplant. However, one person has the incredible opportunity to save up to eight lives through organ donation.

On Saturday, April 5th, Seth’s family will honor his gift of life at GR8 to DON8. This annual event is Central Florida’s premiere 5K/8K race, celebrating the impact of organ donation. It unites registered donors, transplant recipients, and families who honor their loved ones as organ donor heroes.

We invite you to participate in this special race on Saturday, April 5th, in Longwood, Florida.

To know more and register, visit www.RunforOrganDonation. com. Each registration includes a chip-timed bib, medal, and tech tee. Use discount code GR8COMMUNITY to receive $5 off your registration.

Marriott Vacations Worldwide Visited Marcala, Honduras to Donate to a Local Hospital

Earlier this month, locally based Marriott Vacations Worldwide (MVW) visited a rural farming community in Marcala, Honduras to donate an all-wheel drive truck to a local hospital as part of an ongoing partnership with the company’s in-villa coffee supplier, Safai Coffee.

MVW has partnered with Safai Coffee and the SAFAI Foundation for nearly 15 years. As one of Safai’s first corporate partners, MVW helped the company grow from a 72 sq. ft. drive-thru kiosk in Louisville, Kentucky to the national coffee wholesaler it is today. Now offering Safai at all Marriott Vacation Club

properties across the U.S., MVW has donated over $100,000 to the foundation, which supports local coffee growers and their families in Marcala through healthcare services, education facilities and economic opportunities.

With a population of just over 50,000 and extremely limited resources, the all-wheel drive truck will be used to bring doctors to children who can’t travel to the hospital for vaccines and emergency services.
