MARKET REPORT Single Family Homes Midyear 2022

VIEWPOINT The second quarter of 2022 was the beginning of a long-awaited shift in the housing market. Inflation and significantly higher mortgage rates are taking a bite out of home buyer budgets, leading to fewer sales and an increased supply of homes. With 30-year mortgage rates increasing from 3.11% at the start of the year to a high of 5.81%, this represents an almost doubling of a buyer’s potential monthly payment. While prices have not yet subsided, we have likely seen the end of the “Extreme Seller’s Market” we have experienced over the past two years with merciless bidding wars. The full extent of this shift is not yet reflected in the numbers reported in our market report which reports on sales through June 30, 2022.

The real impact will be seen more in the last half of 2022.

For the first half of 2022, the total number of single-family detached home closings in metro Atlanta (43,786) was down 5% over the year to date 2021, while average sales prices increased 16%.

In the current environment, we anticipate that the number of sales will continue to fall, and that average sales prices will not continue to increase at current rates. Prices will likely flatten or decline slightly. With the double-digit annual value gains we have experienced over the last few years, and with more secure lending practices, there is little reason to be concerned about a market crash like 2008.

An exceptionally low level of available housing inventory has been a big driver in the market over the past few years. Inventory of single-family homes began increasing late in 2021 and continued to rise in the first half of 2022, with a 53% increase on June 30, 2022, over the previous year. Even with that significant percentage increase, from 7,071 available single-family homes in June 2021 to 10,788 in June 2022, inventory remains at a historically low level. By comparison, the available homes in June 2017 were 19, 948 almost double what it is now. It is unlikely that prices will decline much if inventory remains relatively low.

Of the 81 neighborhoods, we reviewed, virtually every neighborhood was deemed to be a “seller’s market”. We used the measuring stick that six months of available inventory represents a balanced market: meaning less than six months of inventory represents a seller’s market (a market more favorable to sellers in negotiations), and over six months of inventory represents a buyer’s market. Over half of the neighborhoods we reviewed had two months’ inventory or less.

The Average Sales Price to Original List Price ratio, a measure of how close to the original asking price a seller is getting, rose in the vast majority of neighborhoods between June 30, 2021, and the same date in 2022. Over 60% of surveyed neighborhoods had averages of over 100%, meaning the average house in that neighborhood sold for over the asking price. This is almost always the result of multiple offers.

Generally, the Average Days on Market, the length of time from listing the property until binding contract, decreased in most neighborhoods we reviewed between 2021 and 2022, and in almost 65% of the neighborhoods, it was under 30 days.
