MARKET REPORT Midtown and Atlantic Station Condominium Year-End 2023


CONDO VIEW Starting in 2022 there has been a long-anticipated and dramatic shift in the housing market. During the 2022-2023 cycle, the Federal Reserve raised interest rates 11 times in 17 months, in an effort to combat inflation. The Federal Reserve has held rates steady since July 2023. Mortgage rates have gone from around 3.25% in January 2022 to over 7% in late 2023, drastically increasing the monthly cost of financing a home purchase and therefore reducing a Buyer’s “purchasing power.” Most notably, the increase in mortgage rates has caused a substantial decline in the number of closed transactions. In metro Atlanta the total number of attached home sales (including “condos”) declined by 16% in 2023 as compared to 2022; following a 21% decrease in 2022 from the previous year. Total attached home sales in 2023 were 13,617 as compared to 20,206 in 2021 (an overall decline of 33%). While the number of closed transactions for attached homes declined significantly, the average sales price in metro- Atlanta in 2023 was $386,523 vs. $369,110 for 2022. This represents an increase in Average Sales Price of 5%. This indicates it is still a good time to sell. We are still seeing multiple offers when properties are in good locations and priced appropriately, just not with the frequency and intensity of previous years. Unlike single-family homes, the active inventory of attached homes in metro Atlanta increased 26% from 2,694 active listings as of the end of December 2023 compared to 2,145 at the end of December 2022. With increased inventory, we typically see reductions in sales prices, more negotiation by sellers, and longer time on the market. In Midtown condominiums specifically, we saw a 26% decline in the number of closed sales from 2022 to 2023. During that same time frame, we saw the average sales price in Midtown increase slightly from $425,766 to $438,845 (a 3% percent increase) and the average sold price per square foot increased nominally from $383 to $388 per square foot. In Midtown, there was an increase in the total days on the market from an average of 34 days in 2022 to 50 days in 2023. The sales price to original list price ratio, a measure of how close sellers are getting to their asking price, decreased from 98.99% in 2022 to 97.27% in 2023. This means properties began selling at a slower rate and sellers were negotiating slightly more.
