MARKET REPORT Buckhead Condominium Midyear 2022


CONDO VIEW The second quarter of 2022 was the beginning of a long-awaited shift in the housing market. Inflation and significantly higher mortgage rates are taking a bite out of home buyer budgets, leading to fewer sales and an increased supply of homes in general. With 30-year mortgage rates increasing from 3.11% at the start of the year to a high of 5.81%, this represents an almost doubling of a buyer’s potential monthly mortgage payment. While prices have not yet subsided, we have likely seen the end of the “Extreme Seller’s Market” we have experienced over the past two years with merciless bidding wars. The full extent of this shift is not yet reflected in the numbers reported in our market report which reports on sales through June 30, 2022. For the first half of 2022, the total number of single-family attached homes in metroAtlanta (condo and townhome) closings (8,850) was down 13% over the year to date 2021, while average sales prices increased 18% . In the current environment, we anticipate that the number of sales will continue to fall, and that average sales prices will not continue to rise at the current rate. Prices will likely flatten or decline slightly. With the value gains we have experienced over the last few years, and with more secure lending practices, we believe there is little reason to be concerned about a market crash like 2008. Exceptionally low levels of available housing inventory have been a big driver in the market over the past few years. Unlike single-family homes where inventory has begun to climb, the inventory of “attached homes” (condos) in metro Atlanta declined by 5% between June 2021 and June 2022. This may be a bright spot for the condo market. It is unlikely that prices will fall much if inventory remains low. For Buckhead condominiums, we saw a 5% increase in the number of closed sales from January to June 2022 as compared to the same period in 2021. During that same time frame, we saw the average sales price in Buckhead condos in 30305 increased from $398,519 to $602,868 and the average sold price per square foot increased from $281 to $336 per square foot (a 19.5% increase.) Through mid-year 2022 we saw twice the number of condominium sales over $1 million as in the same period in 2021. This was due mainly to the completion of a higher-end condominium building (the Graydon, 2520 Peachtree Rd) that began closings in 2022. According to FMLS, it had 13 closed sales between $1.5 and $8.2 million in the first half of 2022). In Buckhead, there was also a substantial decrease in the total days on market from an average of 89 days in 2021 to 59 days in 2022. The sales price to original list price ratio, a measure of how close sellers are getting to their asking price, increased from 95.79% in 2021 to 98.40% in 2022. This means through June 2022 condos were selling much faster and sellers were negotiating less. In 2022 sellers of Buckhead condos on average were negotiating about 1.5% While it is hard to predict future real estate trends, we want our clients to understand what is happening in the market, so they will understand pricing and how quickly a home will likely sell in the communities where they live or hope to live.
