Garden Hills

Garden Hills’ roots go back to the 1923 Beverly Hills development, which was later incorporated into Atlanta lawyer Phillips Campbell McDuffie’s Garden Hills Company. This residential neighborhood was built in three phases: Peachtree (including Beverly Hills), which opened in 1925, followed by the Country Club and Brentwood sections, which were planned in 1926 and developed by 1941.

In the 1930s, neighborhood residents successfully petitioned the local government to include both an elementary school and a high school within Garden Hills. North Fulton High School (today Atlanta International School), designed by the revered Atlanta architecture firm Hentz, Adler, and Shutze, opened in 1932, ensuring that students could go to school nearby instead of traveling Downtown.

Tucked in between the city’s major thoroughfares Peachtree and Piedmont, Garden Hills is in the thick of Buckhead— enjoying walkability, architectural diversity, and a sense of community. The neighborhood comprises over 750 singlefamily homes and multifamily units, with the earliest dwellings built in the 1920s, and a healthy dose of new construction. In 1987, the oldest sections of Garden Hills were given historic district status. The neighborhood is lined with sidewalks connecting school-age residents to the Atlanta International School, Garden Hills Elementary, and Christ the King School, and is walkable to the luxury shopping and dining district Buckhead Village, plus local favorites like the Peachtree Road Farmers Market, Anis Cafe & Bistro, and Fellini’s Pizza. Norman Davenport Askins, one of Atlanta’s most beloved classical architects, has called Garden Hills his home for decades. He bought his first house in the 1970s and then acquired a lot just a few doors down. Like many of his neighbors, you’ll find Askins out walking to his favorite restaurants, and to his office—also located in Garden Hills. “It’s like you live in a little country town, but everything in Buckhead is just minutes away.”

In 2022, Buckhead Heritage Society successfully returned Frankie Allen Park to its historical name of Bagley Park—a big move to educate residents about the land’s important history. In 1912, William Bagley purchased six lots where the park is now, joining a community of formerly enslaved people, and became an important community leader. The park was built after World War II when the historically Black community known as Macedonia Park was razed and replaced with public land. A small cemetery, located on Pharr Road, is all that remains of that community, which included several dozen homes, stores, and two churches. Today, Bagley Park is home to Buckhead Baseball and also features a playground, tennis courts, walking trails, and picnic areas.

This year will be the 100th anniversary of Garden Hills. The Garden Hills Civic Association will host celebratory events throughout the year, culminating with the Centennial Gala on November 8 at the Cherokee Town Club, with live and silent auctions (including the very popular neighborhood dinners hosted at a Garden Hills resident’s home). A decorative, four-faced clock will be installed in a neighborhood roundabout as a commemorative time stamp, of sorts.

Additionally, the association will release a book detailing the history of Garden Hills.

FUTURE

Hedgewood Homes invested in a significant parcel within Garden Hills, building an enclave of 32 new homes called Delmont. Recently completed, nearly all are sold. Adding to the success, Hedgewood is building another 13 homes within Delmont, called Sheridan and located across from the Atlanta International School. Designed by Lew Oliver (of Trilith, Burton, and Vickery fame), these homes will have private walled gardens (some with private pools), and share Delmont’s community saltwater pool and central plaza. Ranging in size from three to five bedrooms, prices run from around $1.4 million to over $2 million.

I’M REALLY DATING myself, but when I was a teenager, charm school was practically a requirement for young women. In the courses I attended, my classmates and I were taught that when seated, a lady should never cross her legs at the knee but rather at the ankles. We were told it was imperative to sit up straight, and we were instructed to never touch or scratch our faces in public. We were even taught how to dance the pretzel, which, now that I think of it, was an odd choice given that it’s not very graceful. My, how times have changed. Thankfully, what constitutes charm in design has never been quite so rigid and narrow. If anything, charm has always been a matter of choice, and plenty of choices at that. The fabric world alone has scores of designs that are universally considered charming, even if they may not necessarily be to everyone’s personal taste. For those Francophiles with a love of the past, nothing says charm quite like a traditional toile, particularly one which depicts French pastoral scenes. Others gravitate to classic floral fabrics, which are like the proverbial girl-next-door: always warm and friendly. Personally, I equate charm with crispness.

Like my idol Dorothy Draper, I adore striped fabrics, especially in gray and white and when accompanied

by Neoclassical furnishings. As far as architecture goes, charm, yet again, comes in a variety of styles. I love the tailored good-looks of a Regency-style house. Others might prefer a style that is looser and less symmetrical, perhaps something along the lines of a romantic English Tudor cottage. Speaking of romantic, is there anything more charming than an old-fashioned garden brimming with antique roses and wisteria? Likewise for striped awnings, clipped boxwoods, vintage wroughtiron furniture, and weathervanes, all which are the embodiment of outdoor charm. Although I still abide by many of the rules I was taught at charm school, I’m not as buttoned-up when it comes to design. With so many alluring options at our disposal, we can define charm however we wish.

The city holds an undeniable charm that’s hard to capture, but luckily chic new dining concept Brasserie Margot does just that. Located at the iconic Four Seasons Hotel in Midtown, the stylish restaurant exudes French elegance with an unmistakable Atlanta flair.

Led by esteemed executive chef Jon Novak, formerly of Hotel Clermont’s Tiny Lou’s, the extensive experience of the starstudded culinary team is evident upon first bite. “I am somebody that’s worked a little bit of everywhere,” says Novak. “I’ve worked from your greasy spoon diners all the way up to cuttingedge, innovative places hunting down Michelin stars.”

After grabbing a quick drink at the hotel’s Bar Margot, guests can flow to the new brasserie with ease. Greeted with the right touch of glamour, diners are transported to a whimsical Parisian getaway swathed in midcentury modern moments. Designed

by Smith Hanes Studio, marble and Art Deco tile impress while a large-scale mirror holds court in the dining room where even the smallest design details shine bright—like the red zebra motif on each bread plate and cocktail napkin. “I like to just focus on taste, so being in an atmosphere like the Four Seasons makes 28

The Mussels Vol Au Vent, reminiscent of a French puff pastry, is filled with mussels sourced from Maine and glazed in Pernod cream. “It’s a dish that’s typically done with snails, but I figured out a couple weeks before opening that I wasn’t going to be able to get snails the way I wanted to, so we pivoted to mussels,” says Novak. “And it’s fantastic.” For those with a big appetite, the Seafood Platter with chilled Gulf shrimp, oysters, chilled lobster tail, and crudo will hit the spot. “I look forward to seeing [the Seafood Platter] when I walk out onto the floor,” says Novak. “Because chances are if it’s on the table, then there’s a table full of smiling people.”

With attentive staff around every corner, the only challenge guests face is saving room

for dessert, which is a must. Pastry chef Eric Snow adds a theatrical element with his equally exciting and delicious tableside crêpe service.

Add some sweetness with the cotton candytopped Crème Brûlée or the Baba Au Rhum soaked in Diplomatico rum and finished with whipped cream. “We’re balancing tradition with a little fun,” says Snow.

THERE’S SOMETHING to be said for starting anew. It allows one to look inward and consider personal priorities. Such was the case for a single dad looking to create a new home. He was drawn to the interiors of luxury hotels, but the house also needed to be kid-friendly: elevated but not precious.

After admiring one of her previous projects, the homeowner tapped Linda MacArthur of Linda MacArthur Architect to create a home rooted in classic designs, but with a modern, more welcoming approach. “He wanted a brick house and those are very rectilinear,” says MacArthur, who worked with builder Craig Bass of Avalon Custom Homes. “We brought in curves to make it alluring.”

Those curves, along with Art Deco influences, can be seen throughout the home, including in coved ceilings, streamlined architectural forms, geometric patterns, and the dramatic stair railing that immediately welcomes guests.

Following suit, interior designer Melanie Turner ran with this directive, imparting shapely furnishings, luxurious materials, and carefully considered color. The foyer’s black, white, and gray herringbone tile sets the tone immediately. “The entry pulls you in,” muses the designer. “It makes you want to see the rest of the home.” Adds MacArthur: “Right away you

Cool may be an understatement. Colorful paintings by artist America Martin add punch to the living and music rooms, the latter nodding to the 1970s thanks to its patterned rug, shapely furniture, and touches of burnt orange and deep maroon.

Designed for the whole family, Turner covered furniture throughout the home in performance fabrics and centered the living room’s design around a large sectional. “We knew that the children would be bebopping all over it,” she says. And while the music room may seem to be an unusual space for children to gather, the piano is used for the son’s music lessons. An open kitchen also allows for family bonding, and the kids can’t get enough of the backyard—landscaped by Land Plus—thanks to a

pool and a patio where they enjoy arts and crafts.

There are a couple of rooms, however, that are designed for adults: the statement-making dining room and deep blue, colordrenched lounge, which was designed around a very specific need—the client is color blind. “He can read blue and red, but he can’t read green,” explains Turner. The moody room’s cork-covered walls, glass pendants, and a mix of art create a vibe ideal for cocktails and listening to vinyl records.

After an evening of entertaining, the serene primary bedroom offers a private escape—once again providing a balance between sophistication and easy living. “The entire home is stylish but approachable,” notes MacArthur. “It has something for the whole family.” See Resources, Back of Book.

M MORE SPACE ALWAYS sounds like a great idea in theory—especially if you’re accustomed to compact city living—but it can be overwhelming too. So when San Francisco transplants found themselves in this soaring 7,500-square-foot five-bedroom residence in Milton, the couple tapped designers Marita Simmons and Krysta Gibbons of the firm Kipling House to make their young family’s abode feel more like a home. “What began as a kitchen remodel quickly escalated to a full-scale renovation of the entire house,” says Simmons. “The exterior is quite charming, but the interior architecture reflected the grand, oversize spaces popular during the early 2000s, complete with two-story volumes and angled walls that felt out of date.” Not to mention the Tuscan-style details that weren’t in keeping with the exterior or the location. “The property is located in horse country, and from the house you can see the neighbor’s barn and donkeys,” says Simmons. “This pastoral, equestrian feeling was a major driver of the overall design scheme.” Meanwhile, says Gibbons, “The wife loves Connecticut and the simplicity found in New England, so we tried to marry these two sensibilities.”

With the help of local builder New River Building Co., the designers reworked the interior architecture, lowering ceilings to reduce the scale of certain spaces and adding character through timeless elements such as paneling, classic windowpanes, and ceiling

—Marita Simmons trusses. In the living room, for example, they switched out the mantel and exposed the floorboards above to “add a sense of antiquity to a modern space,” explains Gibbons.

In the soaring great room, trusses make for a cozier setting, and an overscale arched window was replaced with a more traditional version. “An abyss of drywall,” in Gibbons’ words, was traded in for paneling in the entry. And in the kitchen, the ceiling was lowered nearly 2 feet and an angled island— another telltale sign of the 2000s—was removed.

Aside from a few sentimental items—including a grandfather clock, a couple of chests, a console table, and

some oyster plates—the couple was starting from square one when it came to furnishings. The designers selected custom and new upholstery and layered in textured and printed fabrics, artwork, and antique accessories in what Gibbons describes as an autumnal palette, spanning earthy shades of green and rust to mauve and blue. Now, each room has its own personality—and more importantly, its own purpose.

WHILE THE PHRASE empty nesters typically alludes to embracing sophisticated smaller homes and petite piedsà-terre, for designer Robert Brown’s clients, downsizing wasn’t an option. Instead, with Brown’s guidance, the couple chose to reimagine their home as a place for their next phase—where intimate conversation corners and a renovated kitchen create a welcoming space for entertaining friends and family.

The Buckhead homeowners tapped residential designer

At the time, there were two goals in mind. First, to give more balance to the Tuscan villa inspired by Philip Shutze’s iconic Atlanta designs. Second, the floor plan needed to be modernized. “Major work was done to create a kitchen and family room area that incorporated the curved staircase.

We removed walls to open the space, so it lived like a contemporary home,” says Baker. Upstairs, Baker enlarged windows to emphasize symmetry and capitalize on views.

Inviting Ambiance While a formal living room can often feel stuffy, Brown’s version is plush and welcoming thanks to its collected nature. A Baker cocktail table is paired with an antique chair and trunk, and the home’s original fireplace remains the room’s focal point.

By 2023, with their adult daughters out of the home, the homeowners turned to Brown, who they had worked with previously for their secondary home, seeking multipurpose rooms that took advantage of the spaces without changing the architectural footprint. The former playroom, for example, became the primary bedroom. The new primary layout allowed the couple to showcase their property’s verdant lot. “This room has a pretty little sitting area with a big, round table, and the views are on the axis of the swimming pool,” says Brown.

The old primary, which was slightly smaller, became a proper office and sitting room for her. Here, grasscloth wallpaper printed with nailheads gives visual interest to the space while keeping it serene. The wallcoverings masterfully hide storage solutions for unsightly office necessities while helping unique design elements like a morning bar blend in.

Downstairs, Brown says the renovation challenge was reworking the kitchen. In collaboration with Karpaty, the former breakfast room was converted into an open scullery that

Mismatched chairs create interest around the client’s stone table, as do added wax sculptures from Brown’s shop, Townhouse by Robert Brown. offers storage and moonlights as a bartender’s station for parties.

“We loved the idea of bartenders being in there at a party and having the ability to move the table around,” says Brown. “It can be used for breakfast too, and I can just envision grandkids sitting over there one day.”

Spacious rooms on the first floor are dotted with seating arrangements for small groups to gather during events. The formal living room was designed to exude approachability and comfort. “When we did the room, instead of a pair of chests,

we chose two banquettes flanking the windows specifically for additional seating. The tape trim we added makes them feel more important.”

Detailed touches, such as a hand-painted mural in the powder room and the vast fine art collection, show the couple’s appreciation for interior design. “It’s an eclectic but interesting collection,” says Brown, who describes it as traditional without being stuffy. ABOUT the Showhouse LOCATED ON BLACKLAND ROAD IN BUCKHEAD, the 2025 Southeastern Designer Showhouse is a 21st-century adaptation of the traditional stone cottages found in the Cotswolds. Built

by COLE CONSTRUCTION with exterior architecture design

by WILLIAM T. BAKER, the 10,000-square-foot house has a striking fieldstone-clad facade, giving it the distinguished look of an English manor house. Exterior accents include hand-carved limestone detailing that appears most prominently around windows and the front door, where the stone forms a bold surround. Shed roof dormers, parapet wall gables, and a cedar shake roof amplify the home’s classical character.

The interior architecture and all specifications, detailed by SOURCE, marry traditional elements with modern finishes. The foyer offers an introduction to the home’s updated material mix with wood floors that are bordered in sleek black marble and walls sheathed in marble wainscotting topped by pill-grooved wood paneling. Venetian plaster casts a warm glow over many rooms, including the living room, where a stylized plaster fireplace contemporizes its traditional herringbone surround.

Ceilings also command attention with their freshness. Both the dining room and primary bedroom ceilings are enlivened by decorative plaster accents, while the primary bathroom is crowned by a dramatic barrel arch.

Tailored for comfortable day-to-day living, the house caters to its occupants with ease and style—sometimes with a nod to

the home’s English architectural heritage. The Venetian-plastered kitchen and morning bar, where one can cook a large meal or merely brew a cup of coffee, features an enviable selection of sleek appliances that have been partnered with elegant details by KINGDOM WOODWORKS, such as gleaming brass fixtures and a range backsplash patterned with green and white marble tiles. The adjoining scullery is reminiscent of the working kitchens found in stately British country houses thanks to its bevel-tiled walls, wood pharmacy-table island, and lively checkerboard floor.

The primary bedroom suite, located conveniently on the ground floor, offers separate his-and-her closets plus a luxurious bathroom featuring a jewel-box freestanding shower. Upstairs, there are four additional bedroom suites, each with a bathroom whose marble finishes and classic English bathroom fixtures call to mind a sumptuous suite at one of London’s fabled hotels.

There is even a second-floor bunkroom with built-in bed niches that suggests a classic British bolt-hole.

The home’s lower level is dedicated to wellness, lounging, and an in-law suite. Up-to-date amenities include a media room and bar, gym, sauna, cold plunge, and even a golf simulator. The outdoor features are equally enticing. Honorary Chair

WELCOME IT IS WITH IMMENSE PLEASURE and gratitude that I serve as the honorary chair of the 2025 Southeastern Designer Showhouse.

This opportunity is particularly meaningful to me as it allows me to celebrate a return to my beloved hometown of Atlanta and its greatly talented design community.

My Southern roots have certainly influenced my design aesthetic. I grew up whiling away hours at The Brownstone—a shop owned by my mother, decorator Susan Wilcox, and her partners, Dotty Travis and Jane Marsden. By simple osmosis, decorating intrinsically became a part of who I am. Southern style—traditional and based in classicism yet always inviting and appropriate for today—is evident in every interior I design. We Southerners have a way of tempering formality with warmth, traditional spaces with modern elements. It’s what you’ll see in this year’s showhouse.

I am also deeply grateful to Elizabeth Ralls, Lauren Iverson, and the incredible team at Atlanta Homes & Lifestyles for providing me with this wonderful opportunity. Their dedication to showcasing the finest in design and their unwavering support of the Atlanta design community are truly commendable. I am also profoundly thankful for the warm hospitality and remarkable talent that defines the designers who have created the beautiful spaces in the showhouse. HOPE HEALS CREATES SACRED SPACES of belonging and belovedness for families affected by disabilities to experience sustaining hope in the context of inclusive, intentional, inter-ability communities.

Nearly 20% of people in the United States are living with a disability.

This staggering statistic accounts for people with a diagnosis, but it doesn’t begin to account for the parents, siblings, caregivers, and friends that also live with the ripple effects of that disability.

People affected by disabilities are disproportionately vulnerable to unemployment, loneliness, and mental health crises. They’re fighting to live in a world that’s not made for them. Hope Heals is making our own version of the world made especially for them.

The story of our sacred spaces is a deeply personal one. After surviving a catastrophic stroke and acquiring life-altering disabilities herself at the age of 26, Katherine Wolf and her family unwittingly became intimately familiar with the social isolation and lack of public accessibility for people living with disabilities. Burdened to alleviate some of the loneliness for other families like their own, the Wolfs founded Hope Heals Camp, the only retreat in the world inviting entire families affected by disabilities—regardless of age,

diagnosis, or location—to enjoy multi-day respite, a rich network of relationships, and access to world class resources, completely free of charge. Since 2017, Hope Heals Camp has hosted over 6,800 participants from 38 states, Canada, Europe, and Central America who live with over 150 primary diagnoses.

After witnessing the life-changing benefits of the relationships begun at the seasonal sessions of Hope Heals Camp, the Wolfs decided to undertake a perennial manifestation of this community.

In 2024 they opened MEND Coffee and Goods, Atlanta’s only accessibility-first coffee shop. We’re providing dignifying employment and social enrichment to adults with disabilities, as well as a delightful hospitality experience to people of all abilities.

Currently, 48% of MEND’s staff are people living with disabilities.

MEND’s parent organization, Hope Heals, uses the space to facilitate opportunities for inter-ability community building like Hope Heals Hangouts and Moms at MEND. Every sacred space we’ve built exists to disrupt the myth that joy can only be found in a pain-free life. We’re championing the belonging of people affected by disabilities by carving out beautiful, intentional, life-giving spaces made especially for them.

MEET THE DESIGNER

Foyer Evan Millárd’s passion for creativity began at a young age, leading him to study graphic design at Oral Roberts University. Seeking to expand his artistic horizons, Evan earned a BFA in Interior Design from O’More College of Architecture and Design at Belmont University in Nashville, Tennesse—aka Music City.

With experience in luxury residential and commercial design in both Nashville and Chicago, Evan returned to Nashville in 2017 to co-found Modern Remains with two close friends. As part of this dynamic trio, Evan worked with clients across the country, designing spaces that reflected each client’s unique personality and zest for life. After more than a decade, Evan launched his solo career, combining his love for clients and color to create bespoke, jewel-box-like interiors that bring joy and excitement to those who inhabit them.

Today, Evan is focused on high-end residential projects in Nashville, TN, Atlanta, GA, Alys Beach, FL, and Scottsdale, AZ. His distinctive style and exceptional designs have earned him nationwide recognition. Living Room Boston- and Atlanta-based designer Honey Collins got an early start in the design field. Raised in Atlanta, Honey spent much of her childhood hiding in fabric samples as she followed her mother, noted Atlanta decorator Susan Wilcox, around the Atlanta Design Center.
