About the Showhouse & Boathouse

ATLANTA HOMES & LIFESTYLES’ SECOND ANNUAL

Burton Showhouse is a new 3,185-square-foot cottage with views of Lake Burton, the North Georgia mountains, and the Chattahoochee National Forest. The Showhouse, endearingly named “Maidenhair,” is nestled in the new Burton community by developer PACE LYNCH in collaboration with town planner and designer LEW OLIVER, MCKINNEY BUILDERS, landscape and garden designer P. ALLEN SMITH, and DANA LYNCH DESIGN for the interior specifications.

A new addition to the community and the Showhouse programming this year is the Burton Boathouse, a new stone and shingled gathering space inspired by Lake Burton’s famous boathouses. Built by McKinney Builders with interior design by MICHELE GRATCH INTERIORS, the Burton Boathouse includes a fireside lounge, entertaining and play space, spa and wellness facilities, heated saline pool, hot tub and spa, fire pits, event lawn, paddleboard and kayak launch, and slips with shared community boats. The Boathouse will be open for tours daily, in tandem with the Showhouse.

The Showhouse is a five-bedroom, five-and-a-half-bath home situated near the top of the 82-acre property. The home’s historical vernacular tradition pays homage to housing from the late 1800s with a modern update featuring

high-quality local materials, artisan craftsmanship, and luxury finishes and fixtures. The Maidenhair plan is a triumph of modern living, boasting 2,785 square feet, 4 bedrooms, 4.5 bathrooms in the main house, an oversize terrace off the primary bedroom, and a porch and balcony on the first floor. A 400-square-foot in-law suite with an additional full bedroom and bath sits steps from the main house on the second floor of the coach house, and a finished basement has room to customize. The seamless layout exhibits a large, lofted living and kitchen room featuring Sub-Zero, Wolf, and Cove appliances, a cozy fireplace, and an oversize eat-in kitchen.

The dark earth exterior nestles the home into the landscape as to not overpower the natural environment, notably the national forest surrounding the community. The property has native plants and landscaping, geothermal HVAC for noise elimination, and outdoor lighting limits to enjoy the night sky.

The residence and Boathouse are both designed to age gracefully in the pedestrian-friendly hamlet, which offers connectivity to Lake Burton and LaPrade’s Marina—a hub of lake life with dining and live music. Amenities include 5 miles of trails that lead to the community’s three ponds, a 150-foot waterfall, and a trout stream flowing through the property that connects to the national forest and Appalachian Trail.

About the Beneficiaries

The Lake Burton Civic Association Foundation (LBCAF), a 501(c) (3) charitable foundation, was established in 2000 with the support and contributions of the LBCAF and the community. The funds raised through the LBCAF fundraisers are channeled back into the community, benefiting the Lake Burton area volunteer fire departments, and Rabun County nonprofits through the LBCAF. Additionally, the LBCAF proudly supports Rabun County students through our scholarship fund.

Located near the entrance to the Burton community, the Wildcat Volunteer Fire Department is part of Rabun County’s Fire Services, which covers 361 square miles with 12 volunteer fire stations, 200 volunteer firefighters, 17 fire engines, 11 tankers, 11 mini pumpers, and 3 fire boats.

WHY DID WE NAME THIS NEW COMMUNITY “BURTON”?

THE BURTON COMMUNITY was named to honor the lost town of Burton that existed before the lake was built. Prior to Rabun County’s founding in 1820, North Georgia was home to Native Americans, and most recently, the Cherokee Nation. 200 years ago, the lush mountains and valleys along the Tallulah River began a new chapter of European settlers moving into the area as part of the great westward expansion, fueled by a search for gold and the logging industry. By 1880, the town of Burton was becoming more inhabited, and 125 years ago in 1900, the stewards of our land site, the LaPrade family, purchased land that would forever change the North Georgia experience. Following the sale of lands to Georgia Power to create Lake Burton in 1920,

having recently celebrated its 100th centennial year as Georgia’s premier lake, the original town of Burton was submerged below the paradise we enjoy today. The LaPrade family soon established LaPrade’s Marina and Fish Camp, which has been a mainstay for Lake Burton residents and visitors ever since. A new chapter is now unveiled 100 years later with our newly imagined community of Burton, where it would naturally be built today—connected to LaPrade’s Marina, the “downtown” for Lake Burton. The new community of Burton uniquely connects residents and visitors as its walkable village, embracing lake, mountains and national forest, trout streams and ponds, along with dining, wellness and entertainment amenities unparalleled in the area.

Walkability to outstanding restaurants, live music at the marina, fishing ponds, the trout stream, and hiking leading to the Appalachian Trail creates real community and an unparalleled connection with nature that has yet to exist here.

Every age and stage can thrive here, as the land and designs that populate it amplify health, well-being, and intentionality. Children can explore and have adventures of their own, becoming nature-smart in a time where that’s increasingly hard to find. Memories of water skiing on the lake, swimming at the Boathouse pool, or catching fireflies by the campfire will be commonplace.

The building quality and vernacular designs align so that the built environment is authentic, honors the land, and will stand the test of time. Design and history lovers alike will rejoice at the revival of native building forms in fresh, creative ways.

Over 100 years ago, the original town of Burton thrived in Rabun County in the mid to late 1800s but was submerged under the lake in 1920. We are paying homage, being the last and only waterfront parcel of land connected and walkable to LaPrade’s, by resurrecting the spirit of community and connectivity through our new community of Burton.

P. Allen Smith is passionate about garden design and the health of the planet. Wine & Wander with Lew Oliver

Meet at the Boathouse and raise your glass to design with LEW OLIVER. Lew Oliver, former consultant for renowned DPZ & Co., is known both locally and internationally for curating distinctive buildings and walkable town plans. Hear straight from Burton’s Town Urbanist about the inspiration behind Burton’s house plans and building facades, and the urban planning principles that he and Will McCollum implement into the master plan as you stroll around the site. Lew will cover macro-design discussion around master planning, as well as micro topics like building facade detailing and materiality, reviving historic building forms in fresh ways, curating interior details (featuring a sneak peek of his new trim collection that will make an appearance at Burton and his tricks on authentic fireplaces). This is about camaraderie, community, and education regarding the impact of design at every turn. Complimentary with Showhouse admission, includes a complimentary glass of wine (for guests 21+).
