Not only is the influx boosting economic growth, but it is also placing increased demands on housing and city infrastructures. The Hill Country Builders Association (HCBA) plays an integral role in supporting and advocating for our communities’ growth and prosperity, working hard to ensure that building standards remain in the best interest of our residents and business owners.

The HCBA deeply cares about giving back to our communities through fundraisers, donation drives and volunteering locally.

In an effort to make a positive impact on the lives and careers of our next generation of builders and tradesmen, our HCBA members are actively engaged with local high school building trades education programs serving as student mentors. The

HCBA also organized a Disaster Relief Task Force just days following Hurricane Harvey to help feed first responders on-site and raise money to go toward rebuilding coastal communities.

Top-tier courses make for a networking paradise

The summer of 1987 was when I discovered three truths of life: 1. my fair Irish skin burns to a crisp within an hour at the pool; 2. the Monte Cristo sandwich is perhaps the best combination of sweet and savory ever conceived; 3. the game of golf would forever be a part of my core self. Where else could a kid learn math in such a hands-on environment as from the men that proudly paid their various bets? Language was taught as well; one four-letter word at a time. Then there was civics, ethics and even political science. If the course was the classroom, the 19th hole was study hall. More importantly, the course instilled values such as integrity, respect and perseverance. It is within the Central Texas Hill Country community that I have learned to use golf as a business tool. As a builder, no other place affords me the opportunity to rub shoulders with such a diverse group of potential clients and investors.

220 Meadowlakes Drive, Meadowlakes, TX Hidden Falls Golf Club is nestled in the heart of Marble Falls, close to the Colorado River in the private subdivision of Meadowlakes. Open to the public, Hidden Falls also offers memberships and is undoubtedly a shot-maker’s golf course. While not terribly long at 6,700 yards, accuracy is a premium on this championship course.

Following a recent year-long renovation, the new Lady Bird Golf Course has earned its reputation as the ‘Hill Country’s Special Lady’.

This course is a must-play for Central Texas golfers. With new Champion Bermuda greens and contoured fairways, the level of play has increased ten-fold. Add it all up and you have an exceptional resort-like golf experience without the resort price tag.

HORSESHOE BAY RESORT

200 Hi Circle North, Horseshoe Bay, TX Horseshoe Bay Resort boasts four world-class courses. Three were conceptualized by Robert Trent Jones, while Summit Rock was designed

by Jack Nicklaus. Slick Rock is more forgiving but does not skimp on hills and waters. Ram Rock offers a challenge to even the low-handicapped golfer. Apple Rock is the scenic paradise with quite a few challenging holes, while the new Summit Rock cannot be fully appreciated in print.

Maybe you’ve been considering making a purchase on a new home for your growing family or even building that dream house.

Here are a few key concepts to consider before making any big home-buying decisions.

PROS AND CONS OF RENTING When renting an apartment or house, the landlord is responsible for paying the mortgage, insurance, taxes on the property and any maintenance. Renters typically will sign a 12-month lease which minimizes the burdon of ownership.

Many renters feel a sense of psychological freedom, because they’re not locked to a 30-year commitment to pay back a home loan.

However, renting can seem temporary and may not be the most adequate means to establishing a household. Furthermore, renting can limit customization to the home and oftentimes restricts painting walls and even pet ownership. Although there are many ways to decorate and make a house feel like home, renters are bound by certain limitations.

Contrary to popular belief, owning may be cheaper than renting. Even when factoring in taxes and insurance, a mortgage payment may in fact be less than what a landlord charges for rent. Additionally, homeownership currently comes with tax benefits. While the future of the mortgage interest deduction remains contingent on the homeowner’s loan balance, real estate taxes are still fully tax deductible.

SO YOU WANT TO BUILD – NOW WHAT? Depending on your current financial profile, another option to consider is building a home specific to your family’s wants and

needs. In most cases the homebuyer works directly with a builder to handle the overall construction, and an architect to design the home according to the homeowner’s specifications. Selecting the right builder is essential to keeping new construction on time and within budget. Diligence in researching your builder’s reputation is recommended.

A key piece of advice is to never compromise on quality.

Oftentimes, builders use the analogy of entering into a temporary “marriage” with their clients. Homeowners can expect to work closely with their builders on each step of the project for the next six-plus months, depending on the size of the home. Be prepared to make a number of decisions regarding colors, appliances, light fixtures and much more.

KEYS TO QUALIFYING FOR A MORTGAGE Mortgage applicants will need a history of good credit.

Being able to show a steady source of income is also important for loan consideration.

It’s recommended to have a down-payment figure already in mind that you’re comfortable with putting towards a home purchase.

COLOR SPLASH High-contrast pallets with rich jewel tones are making their way onto walls and moldings in a big way. Hues of ocean blue, lipstick red or vibrant green painted on an old wooden hutch can transform an otherwise bland piece of furniture into a visually interesting showcase piece. Another chic and easy way to incorporate colorful patterns into your home decor is by adding geometric throws. And when it comes to choosing your wall and trim paint colors, go for a darker or contrasting trim and window outline to punctuate and call attention to unique features.

CREATE YOUR OWN PERSONAL OASIS Life is fast-paced and often hectic, so why not create a calming and restful space? Evoke a sense of peace and tranquility in the master bedroom by opting for soothing, neutral colors with soft fabrics and simple furniture pieces.

Lavenders and muted olive-green tones pair beautifully with natural earthtoned accent pieces.

FROM THE GROUND UP Flooring is moving toward lighter palettes, especially in woods like maple, pine and hickory. Blond and whitewashed woods are great for brightening interiors while hiding imperfections. For a vintage look, distressed or wire-brushed wood offers a rustic yet clean appearance, and John Winsborough with Winsborough Construction suggests using 5-inch-wide planks to create a sense of openness.

FINISHES WITH CHARACTER

LET’S GET RUSTIC Rustic’s popularity has recently made a conscious movement toward a more urban-inspired farmhouse look. Barn-style sliding doors with chunky hardware, floating bathroom vanities and exposed spiral ducts are just some of the trends appearing more frequently, says Conan Scott with Outland Construction.

Natural earthy materials such as stone, copper, concrete and quartz bring a grounded yet serene ambiance. The plus -- durable quartz provides a modern and clean look in a variety of colors and patterns without the need for refinishing.

THE RIGHT AMOUNT OF GLAM Get creative by pairing black brushed metal fixtures with a white tile backsplash, white countertop and gray sink. Complete the fresh clean look by using subtle variations in paint colors and finishes on cabinets, wall and trim. Consider using larger tiles on a backsplash to open up the space.

CONCRETE CAN BE STUNNING Another popular aspect to home finishings is the use of creative lighting. Ceiling cove lights, pendants and lighting from under to inside and above cabinets are all becoming standard requests from customers.

For a boost in curb appeal, updating an existing garage door is a quick and easy way to give your home a facelift. Albert Rodriguez with Garage Guys suggests using full view garage doors with glass panels to achieve a modern look. Traditional custom wood overhead doors come in a variety of stains, patterns and finishes, and there’s always the option of using the less expensive ‘faux wood’ metal doors.

From fireplaces to bathtubs to geometric concrete tiles, the uses of concrete inside the home are numerous and growing. Not only can interior concrete flooring be scored and stained to look just like tile, but concrete also serves as a cost-saving alternative to other flooring options. Depending on your style of home, concrete wall paneling or flooring can complement antique furnishings and highlight contemporary design features.
