AtTMC’smeetingwithHUD,LenderMemberstalkedaboutFederalHousing Administration(FHA)lifeofloanmortgageinsurancepremium(MIP),infollow-uptoa recentTMCadvocacyletter.LendersexpressedconcernsoverhighAPRsandtheneed forrefinancingtoremoveMIP.HUDreiterateditsstanceonmaintainingcurrentpolicies butexpresseditsaimstoreduceFHAloancosts.LendersaskedHUDiftheywereopen toexpandingFHAguidelinesfor100%financing.HUDsaidtheywereopentoexploring newprograms,albeitrequiringcongressionalapproval.
TMCdiscussedrepurchaseswiththeFHFA,whichpromisedtoinvestigatetheissue. FHFAannouncedtheyarecreatinganadvocacyadvisorycommitteeinresponseto advocacylettersandvisitslikeTMC’s.FHFAgavefeedbackontheBi-mergecredit modelensuringlendersdonothavetoprocessloansdifferentlyforvariousagencies. DuringitsmeetingwithGinnieMae,TMCLenderMembersdiscussedtheimpactof risinginsurancecostsandconsumercreditcarddebtondelinquencies.GinnieMaeis monitoringthesituationandcollaboratingwithotheragenciesforsolutions.
InTMC’srespectivemeetingswithFreddieMacandFannieMae,thoseagencies committedtoinvestigatingtheincreaseinappraisal-relatedrepurchaserequestsand providingtoolsforappraisalcertainty.Additionally,thediscussionscoveredtherollout ofthenewcreditmodel,withFreddieMacconfirmingtheirpreparednessforthe transitiontobi-mergecreditandintroducedtheupcomingLPAChoice,whichwilloffer clearerfeedbackonborrowerassessments.Theyindicatedthatnomajorchangesare anticipatedinhowtheirAutomatedUnderwritingSystem(AUS)willassesscreditduring thistransition.TheTMCadvocacycontingentalsoaskedaboutsecondhomepricing,to whichFannieMaeindicated,nonewchangesareexpectedforsecondhomepricing variances.
