ABOUT THE HOME
• Electrical – The electrical system includes a 400-amp service, circuit breaker panels, copper wiring and grounded outlets.
• Heating – The 3 high-efficiency furnaces are approximately 12 years old with a typical life expectancy of 15-20 years. There is radiant floor heating in the Bathrooms
• Insulation– The fiberglass attic insulation level is below current standards. Upgrading may result in some energy savings.
• Plumbing– The plumbing fixtures are in good condition and function normally. Most of the Bathrooms have been renovated and better-quality fixtures/finishes were noted
• Interior – The interior is in good overall condition with signs of normal wear and tear.
ITEMS THAT MAY REQUIRE ATTENTION
• Roofing – The roof surfaces are thought to be original, approximately 27 years old The shingles are mostly weathered/worn. Repairs have been made and more should be anticipated. Cost: not determined

• Heating – The heat recovery ventilator was not operational. Cost: $1,500 and up if replacing
