ABOUT THE HOME
• Roofing – The roof surfaces are in good overall condition.
• Exterior – The walls are in good shape and combined with the aluminum gutters/downspouts and clad windows, the exterior should be relatively low maintenance.
• Electrical – The electrical system includes a 100-amp service, circuit breaker panel, copper wiring and grounded outlets.
• Heating – The 14-year-old furnace high-efficiency furnace is working normally. Typical life expectancy is 15-20 years.
• Insulation – The fiberglass attic insulation level is approximately R-40 (a newer house would have a thickness anywhere from R-40 to R-60).
• Plumbing – The plumbing fixtures are in good overall condition and function normally. Improvements to the Basement shower floor are advised (grouting).
• Interior – The interior is in good condition.
ITEMS THAT MAY REQUIRE ATTENTION
• Exterior – Maintenance is needed for some of the exterior trim. There are areas where the paint is cracked/weathered, and some rot should be anticipated. Cost: not determined
• Structure – While most of the visible roof sheathing was clean, some mould was in the area above the Primary Bedroom. Removing/remediating the mold is advised. Cost: $2,500 – $5,000 for an average sized house when the WHOLE attic is treated.
• Air conditioning – The 14-year-old air conditioner is near the end of its typical life expectancy. (The cool outside temperature prevented testing.) Continue to operate and service until replacement is necessary. Cost: $3,000 - $6,000
