ABOUT THE HOME

This well-built house was completely reconstructed in 2019 and is in excellent condition overall

• Roofing – The roof covering is approximately 6 years old and in good repair.

• The asphalt shingles are premium quality and may be expected to last longer than conventional shingles

• Exterior – The exterior of the home is well maintained, and the brick cladding is in good condition overall. The landscaping is well executed and well maintained.

• Structure – The wood frame/brick veneer exterior walls are supported by poured concrete foundations. The structure shows very little movement over the life of the building.

• Electrical – The 200-amp electrical service is considered ample for a house such as this and will provide excellent electrical capacity for the home. The visible distribution wiring is copper. This is the preferred wiring material. The breaker panels provide many circuits, which helps ensure good performance of the electrical system

• Heating – The heating system includes two 7-year-old gas-fired-high efficiency furnaces, each with a typical life expectancy of 15 to 20 years

• Cooling – The air conditioners are 7 years old each with a typical life expectancy of 10-15 years. Both the heating and cooling system are high quality, energy-efficient systems, and will normally provide years more service with good maintenance

• Plumbing – All visible supply plumbing in the home is copper and Pex. These are the preferred supply piping materials. The water pressure is good throughout.

• Interior – High quality interior finishes were noted throughout the home and the basement has been professionally finished. The windows in the home are high-quality, energy-efficient units.

• Insulation – The attic insulation is consistent with modern levels. This should help control energy consumption and costs, while maintaining comfort in the home
