What To Expect At Handover
Handover can be an exciting time but there are a lot of moving parts so it’s important for you to understand what is going to happen. Here is the overall process:

Notice of Completion
Once your home has been completed as per the plans and specifications, we will issue a Notice of Completion. This means the house has reached practical completion and is ready for you to inspect. It also means that the building period has ended.
We will also arrange for the Registered Building Surveyor to conduct a final inspection and issue the Occupancy Permit.
Once the Occupancy Permit is received, we will send you a copy. The Occupancy Permit is an important document for you to keep in a safe place.
Issue of Final Invoice
We may issue the final invoice early to allow you time to make arrangements with your bank. Please note that the final invoice is not due and payable until we notify you that all defects have been completed.
You may provide the final invoice to the bank to trigger their final valuation inspection and to avoid any delays in payment when it does become due and payable.
Practical Completion Inspection
We will contact you to arrange a day and time to attend your Practical Completion Inspection. This must occur within 7 days of the date of the issue of Notice of Completion.
During the Practical Completion Inspection, you will walk around with your Site Supervisor and identify any areas you consider a defect and wish to be rectified before handover. We will document each defect and prepare a report with photos that you will sign at the end of the inspection. A copy of this report will be sent to you from the office. Only the items on the report will be attended to in preparation for handover. There will not be an opportunity for you to re-inspect the home after this time.
If you have a Private Building Inspector, you may arrange an inspection in the days following the Practical Completion Inspection. We will compile the items from your PCI and the PBI Inspection if applicable.
Practical Completion Items Completed
Once your Practical Completion Inspection has been completed, your Site Supervisor will coordinate the necessary works. Once the works are complete, a final Construction Quality Control Check is completed by management, and we will issue a Notice of Defects Complete once we are happy with the rectifications.
Your final invoice becomes due and payable within 7 days from the Notice of Defects Complete. Please note that we only accept direct deposits for final payment. You can start to arrange your home internet connection noting that the ‘Fibre to the Home’ box will already be installed by us.
Payment of Final Invoice
Once we have received payment of the final invoice, we will call you to book in the day and time for handover. This is usually 7 days from the date of payment of the final invoice. We will proceed to finish the home as follows:
1. Install appliances
2. Install fireplace
3. Install rainwater tank
4. Install hot water system
5. Commission heating and cooling
6. Clean inside and outside
7. Conduct our final quality control audit to make sure everything is ready for you to move in.
Handover
Your Site Supervisor will meet you in your new home for the handover of your keys at a time that is mutually agreed.
You will receive a box with your keys, remote controls, appliance manuals and touch up paint pots. Your Site Supervisor will go through the home one last time and you can ask any questions if required.
On the day of handover, you will also receive a downloadable link that has care guides, warranty documents, manuals and your working drawings for reference.
There is a list you can use to record any defects during the three-month period following handover. You can email the list prior to your three-month inspection.
We will arrange for the electricity account to be transferred into your name. You can also change providers if you prefer.
Your new contact is our Home Concierge who will assist you moving forward. You will receive a phone call from our Home Concierge in the days following handover.

Heating and Cooling Tips
Zone Operation:
Operate only 1 zone at a time (upstairs or downstairs).
Preventive Cooling:
On days warmer than 25°C, start the cooling unit 3 hours before reaching that temperature to maintain a comfortable home.
Ensure windows and doors are closed appropriately.
Blinds Usage:
Close blinds from sunrise on warm days to ensure a comfortable internal temperature.
Appliance Management:
Turn off heat-producing appliances on hot days.
Refrigerated Cooling:
Keep windows and doors closed. Use a fan to circulate cool air if available.
Evaporative Cooling:
Ensure cross flow ventilation by leaving cross doors/windows open as needed.
Night Cooling:
Cool your home during the night. Keep blinds down and doors/windows closed when the sun rises.
Filter Maintenance:
Regularly clean your cooling system filters for optimal performance, once per month is ideal
**Don’t forget to submit your warranty registration with Extordinair to avoid delays with heating and cooling warranty inspections.

Q: Can I arrange for my curtains and blinds to be installed before handover?
A: Unfortunately, no. The final weeks before handover are important, and we can’t have external contractors on site during this time.
Q: Can I arrange for my furniture to be delivered and kept in the garage before handover?
A: Unfortunately, no. We need clear access to all parts of the home as we prepare for handover. We also don’t want to risk damaging your new furniture.
Q: Can I use a cheque for the final payment on the day of handover?
A: We require the final payment 7 days before handover. Once we receive the final payment, we will proceed to install items as close to the handover date as possible.
