Types of Cracks


Hairline cracks in plaster or paint are normal in new construction.
These cracks are cosmetic, not structural, and will be repaired during the 11-month service.


Minor surface level cracks caused from shrinkage.
These cracks occur due to the natural expansion and contraction of newly built surfaces caused by temperature changes.


Settlement cracks can occur as your home settles on its foundation or the ground beneath compacts.
This is a minimal condition that typically resolves after a few months. Please report any such cracks for assessment.


Such cracks are generally wide (over 2cm) and require immediate attention.
Your home is protected by a 10-year warranty for structural damage. Please report these cracks for our assessment
Settlement & hairline cracks that are reported within the 1-year warranty period will be addressed by Arada. Out-of-warranty repairs will be at the owner’s cost using a specialist service provider only.
