MAINTENANCE TIPS It is important to conduct planned maintenance to ensure efficient operation of your equipment and warranties remain valid. As a homeowner or a tenant, you have maintenance responsibilities towards your new home.

Regular planned maintenance will help you avoid bigger and more costly repairs later down the line. Major features like plumbing and cooling should be monitored and serviced on a regular basis. Not only are they necessary for comfortable living, but they can also be very expensive to replace.

Below are examples of some maintenance tasks. Owners and tenants need to have the following properly scheduled to avoid system failures and prolong the serviceable life span of the equipment.

AIR CONDITIONING

Once the air-conditioning system is installed and operational, it is also important to have the system regularly serviced to avoid issues with the system.

Keep your thermostat set at 23-24°C, or higher. Each degree increase in set point temperature can save up to 5% on AC consumption. Your thermostat should ideally be set to Auto to better control the room temperature and AC operation duration.

Below photos illustrate the condition of units before and after periodic maintenance; The air filters are kept clean and regular service assists in keeping the air inside the house clean. Lack of service will allow dust to accumulate over the air filters and the filters will then get clogged. Some air filters can get clogged so badly that air can barely pass through.

MAINTENANCE TIPS AIR CONDITIONING SYSTEM

APARTMENT & VILLAS The evaporator coil is kept cleaned and cooling is effective with regular service. Lack of servicing will cause the evaporator coil to clog fast and additional cost to clean the clog on the coil will be incurred to restore back the cooling (e.g. through chemical wash, steam cleaning).

Fan Blower on the indoor Fan Coil are kept cleaned and the blower will blow out cold clean air to cool down the rooms. With a lack of servicing, the air being blown out will get into contact with the dust accumulated on the blower and the air coming out of the air con unit to cool down the room will not be clean.

The condensate drainpipe is cleaned to prevent water accumulation inside the pipe. If there is a lack of servicing on the drainpipe, the inside of the pipe will get clogged, and this can cause water leaking at the condensate pipe end. One possible reason for the clogging can be due to jelly formation because of water accumulation and stagnation inside the pipe

The efficiency of the air-conditioning system is better with regular service. There is no obstruction to the movement of air with clean air filter, clean evaporator coil and clean fan rotor. Cooling down of the room is fast. With lack of service, the air movement is blocked. The compressor will have to work harder to achieve the desired cooling. This means that the air-conditioning system will consume less electricity as well as lasting longer when regular service is carried out.

Airborne particles can result in a variety of infections and health problems, including respiratory issues and asthma.

Mold, mildew, and fungi can accumulate deep inside air conditioning units, which can lead to a loss of airflow, overworked motors, higher running costs and increased allergens in the home.

Poorly maintained air conditioners can also distribute legionella bacteria, causing the potentially fatal Legionnaires' disease.

MAINTENANCE TIPS WATER TANKS

VILLAS ONLY The main water supply is connected to the unit via a SEWA water meter to an underground water tank constructed of concrete with an internal GRP lining.

The risk of water contamination is high if the necessary precautions are not taken to protect your GRP tanks.

Therefore, it is best to do whatever is required to protect them. The last thing you want is drinking water that is dirty as it can cause you to become ill. You always want to keep your water fresh and clean whether for drinking or bathing use.

BOOSTER PUMPS

A booster pump set supplies water to the villa via the main PVC cold water supply pipes.

It is essential to ensure the operation of the system by servicing the pressure vessel, pump set and control panel, float-switch functionality and the duty/standby operation.

Regular maintenance visits are essential to ensure your booster set is running efficiently, saving on breakdowns and extending the life of the system considerably. Early identification of faults or wearing parts means items can be easily repaired without the need to replace an entire system.

GUILLY TRAPS

Soiled water pipes link to external gully traps and manholes via a gravity system from various sanitary ware and fittings in your home. These manholes are connected to the main sewage system.

A Gully Trap allows wastewater to safely enter the sewage system with a seal that traps dangerous gases and prevents them escaping.

Keeping your gullies well maintained is the simplest way of preventing any blockages from occurring and prevents the release of hazardous gases that can gather from waste and stagnant water.

PEST CONTROL

Periodic pest control can help you maintain a healthy and hygienic indoor environment for yourself as well as others.

Bug sprays and other methods may help you deal with one or two pests; however proper pest eradication requires professional pest control services.

It is highly recommended to engage Municipality approved professionals for such services, to prevent disease and other health risks (skin infections, Lyme disease, etc.), in addition to protecting your furniture and home from unwanted infestations and damage.

If you take excellent care of your plumbing system, it should only require minimal maintenance. If a problem arises, address it immediately to avoid a larger, and sometimes more costly issue.

Water Heater If the water heater has been left unused for an extended period, it should be flushed before use to remove sediment buildup. Inspect the safety valve every three months (quarterly) to ensure it is functioning properly.

Replace the magnesium anode every 12 months. A corroded anode can lead to internal damage and may void the supplier’s warranty.

Drain Cleaning Common reasons for blockages are careless disposal of food waste, hair, thick tissues, hygiene products. Using the below care tips will ensure your drains are clear and functioning well.

Infrequent Use Any fixture that is not used very often should be turned on or flushed on a regular basis. This is necessary to replace evaporating water, maintain the water barrier, and keep the seals from drying out (thereby eliminating the possibility of bad smells within your home).

Bathtub, Sink & Shower These items are typically made of porcelain enamel, ceramic, or fiberglass reinforced with plastic or acrylic. Enamel or stainless steel are the most common materials used in kitchen sinks. Powders and abrasive cleaners should not be used on acrylic tubs or sinks since they may scratch or dull the surface.

Silicone is a water-resistant sealant that is applied to plumbing fixtures and joints between floor and wall surfaces. This type of material is vulnerable to shrinking, drying, and cracking.

After the one-year defect liability period has expired, the homeowner is responsible for maintaining the silicon around any bathtubs, toilet basins, and shower stalls. Allowing silicone to go untreated can lead to leaks and damage to the walls and ceilings. There are various options on the market, however we recommend using waterproof silicone around the bathtub and shower's edges.

Grout is a substance that is used to fill in the gaps between tiles on floors and walls. Over time, grout is susceptible to shrinkage, drying, and cracking.

During routine cleaning, inspect the grout between the tiles and in the corners. Any cavities discovered should be filled immediately. Leakage may occur if it is left neglected. After the one- year defect liability period, it is the homeowner's responsibility to ensure that this material is properly covered and kept in perfect condition

Under proper care, countertops are heat, stain, and scratch resistant; however, they should be preserved by following these guidelines: • Avoid placing hot objects on the surface • Avoid using too much water around the joints, since this can cause sealant failure. Please note that excessive water in the joint area will void the manufacturer's warranty.

Avoid cleaning using strong chemicals or abrasive materials as they may result in stains or scratches.

MAINTENANCE TIPS Joinery & Carpentry

Proper cleaning and maintenance of your home, using the correct materials and methods, will ensure a comfortable environment and will extend the lifecycle of your property.

Clean your cabinets, doors, door handles, and knobs on a regular basis by wiping with a damp cloth and immediately dry with a dry soft cloth.

Wipe down doors with a mild soap and water solution and dry immediately with a soft dry cloth.

Excess moisture is a finish's worst enemy. If you use chemicals on the door handles and knobs, the color may change. Make sure your door handles are tightened using a small L key on the lower part of the door handle; this will keep your doors working properly.
