showcasing YOur Property Photography Photos are the first impression a buyer will have of a property so it is so important to have high quality photos. Still photos are taken in HDR (high dynamic range) and lightly edited to make them stand out online while maintaining a true depiction of the home and casting it in the best light. We take perspective photos to capture the layout and give a sense of spatial awareness of a home. Editorial style photos show small details and main features and are better used on social media or to show a specific feature. Staging is done throughout the photography process as necessary.

Drone: Aerial Photography & Video We use drone photography and video to capture aerial views of a property. This is critical when showcasing a lakefront home, land or a larger property. Aerial images allow the viewer to have a better understanding of the layout of the land and/or shoreline. All drone footage is shot in 4k Ultra HD.

Video Marketing Video is the future of real estate. Virtual home tours give the buyer more perspective and agents can send these videos to interested buyers before scheduling a showing to ensure interest. Shorter “highlight” videos can be used for social media to promote listings and receive much higher engagement than images. Agent bio video and area videos have proven successful online as well.

Zap CRM Leads are fed through our ZAP CRM, our proprietary customer relation management software. ZAP allows us to keep track of our customers’ search behavior, engage them with drip campaigns, and create instant property notifications for new listings and price changes. We can set reminders, automatic emails or texts, etc. Allowing us to work with more potential buyers at all stages of the home buying process.

MAILCHIMP We use Mailchimp to inform our customers and other local Realtors of newly listed properties, price adjustments and open houses. This is a great way to engage new customers and stay in touch.

Measuring Success Online To track our performance online we utilize Google Analytics. This site tracks our performance across several sites and channels including, our company website, LakeChamplainRealEstate, the Coldwell Banker® website. Google Analytics helps us to see specifically how and where users access our site and adjust our advertising accordingly.

We are able to create audiences from user behavior and can retarget them with ads across the web and social media. With this technology we are able to maximize exposure for listings and make sure we are targeting the right buyers.
