Creating Economic Drivers: Local Retail Businesses The Yards, Washington DC

Brookfield is actively creating transformative results with a new way to recruit and a better way to retain local workforce in our developments. We are creating employment pathways for individuals while providing opportunities for its residential, commercial and retail tenants to help stimulate economic growth.

Spotlight: The Yards Workforce Intermediary Program

Workforce Intermediary Program is an aggregation of different individuals and organizations that interact, collaborate and take to market new ideas that solve social and commercial urban development challenges through transformational development.

Brookfield Properties became the first developer in Washington, DC to launch its own Workforce Intermediary Program. By aligning the needs of employee preparation and training with the needs of employers working on the Yards project, the surrounding local communities have seen a sustained positive social impact. To date over 1,200 DC residents have been hired through our partnerships with Harris Teeter Grocery Store, Thompson Hotel and in-house restaurants, as well as other flourishing restaurants and retailers at The Yards.

Mentor-Protege Program: Banneker Ventures

Spotlight: The Yards Waterfront Park and Foundry Lofts Small Business Mentor-Protégé Program Brookfield Properties co-developed the 170-unit Foundry Lofts apartment building at the Yards with a local CBE developer in 2008. While sharing the development fee with Banneker Ventures, the Brookfield Team mentored to help grow their company’s business in size, scope and scale.

At the time, the Foundry Lofts was one of Banneker’s early projects, and Brookfield nurtured the boutique development company to learn how a large-scale development project is executed by a large company like ours.

Now thirteen years later, the company has grown since its first development partnership and is listed in Black Enterprise magazine’s “BE100” list as one of the largest Black-owned companies in America.

Brookfield Properties’ $25M construction contract with Smoot Construction allocated $14.1M (over 50%) to smaller CBE firms as contractors. Banneker Ventures joined this project as a co-developer mentee, receiving over $400K in development fees, and a decade later they now have over 40 FTEs and $1.5 billion in award winning projects. Banneker Ventures was recently named to Black Enterprise Magazine Top 100 Companies in America.

Meet the Project Team H UNTLY GORDON President, New South Construction As president of New South Construction, Huntly promotes the growth of the company by overseeing operations and ensuring each project is performed on schedule and within budget. Huntly works closely with each client and is involved throughout the life cycle of projects ensuring each is delivered with the highest quality and safety standards. Huntly attended the University of Florida where he went to the undergraduate school of architecture and graduate school for building sciences.

In his current role as Senior Vice President of Development for the Mixed-Use East group, Jason Bonnet oversees the development pipeline and team for Brookfield Properties Development’s East Coast markets. In his previous role located in San Francisco, Jason led the 5M project in the SoMa neighborhood - $1B+ mixed-use development over 4 AC; and led all vertical residential development for the $3B+ Pier 70 waterfront district– entitled for 2,000 residential units.

Prior to SF, Jason was in the Washington DC office, previously Vice President of Development for Forest City Realty Trust*, where he led multiple projects in the Phase I development of The Yards– approx. 1,000 multifamily units & over 150,000 SF retail, as well as hotel and condominium uses. At completion, The Yards will be a $2B+ vibrant waterfront district located over 48AC. Jason relocated back to Washington DC to join then Forest City after obtaining a Masters in Real Estate Development at the University of Southern California. Prior to USC, Jason founded a real estate development firm that pursued opportunities that supported and promoted urban renewal & revitalization within DC communities. Jason obtained his Bachelor of Arts degree from the University of North Carolina at Chapel Hill. In addition, Jason is an alumnus of Harvard Business School.

Mr. Banks is responsible for leading the Brookfield Development and construction Teams to ensure that Brookfield utilizes the District’s Certified Business Enterprises (CBEs) and meets/exceeds its participation and creativity goals for the project. In addition, he is also responsible for the Small Minority Business participation in Prince George’s County, MC when applicable. Mr. Banks previously served as the Vice President for MD Purple Line Alliance Board of Directors (the recently approved light-rail line that is planned to connect Prince George’s County to Montgomery County), while focusing on the Local and MWBE’s input and participation on the project.

Mr. Banks created and implemented the Waterfront Park Pilot Mentor Protégé Program to engage and enhance the capabilities and capacities of the DC small business at The Yards project in DC (Brookfield Properties). Recently he created, developed, and now implemented the Brookfield Pilot Workforce Intermediary (WI); the first DC Developer sponsored WI to serve the employment needs of the new Harris Teeter grocery store which opened in November 2014.

Mr. Banks was also responsible for forming over 30 community and faith-based workforce development partnerships across the City which aided in the training, placement, and retention of DC residents with Harris Teeter Grocery Store and other Restaurants/Retailers throughout the Waterfront Station and The Yards projects in SW/SW, DC. “A New Way to Recruit and a Better Way to Retain” – the Brookfield Workforce Intermediary is responsible for training and hiring nearly 1,200 DC residents, while maintaining a retention rate of 82% at RFP: ONE AMSTERDAM, MARCH 2023 | COMMERCIAL CONFIDENTIAL INFORMATION Harris Teeter during the first 6 months of its grand opening.

JON H ARRIS Executive Vice President, Preconstruction New South Construction Jon has over 25 years of experience working with public and private developers enhancing budgets and maximizing scopes. As the leader of the preconstruction team, Jon oversees New South’s team of estimators as they work through the estimation process, value engineering, scheduling, design coordination, and subcontractor procurement. Jon excels in early conceptual cost studies and is heavily involved throughout preconstruction. Jon has been with New South for over 25 years and has a wealth of experience overseeing preconstruction for higher education and housing facilities. Jon received his bachelor’s degree in building construction from the Georgia Institute of Technology.

FREDRIK NILSSON Senior Vice President, New South Construction Fredrik is a senior vice president at New South and is responsible for the operations and construction activities for all projects under his supervision. His ability to plan and execute work effectively, and his positive relationships with owners, consultants, and sub­contractors have resulted in many highly successful projects. The project team, under the executive direction of Fredrik, will handle all aspects of the project. Fredrik has spent the majority of his 30-year career focusing on higher education and housing projects, including several projects on Tech’s campus.

Fredrik attended the Georgia Institute of Technology where he earned a bachelor’s degree in civil engineering.
