The BTR business represents a natural extension of Brookfield’s existing master plan development, mixed-use/commercial, multifamily and for-sale housing businesses – leveraging our existing teams to establish a more cost-effective and scalable platform.
Generally, Brookfield BTR-specific site plans and product designs will offer a newly built housing choice segmented well above comparable multifamily apartments and just below entry-level for-sale housing in terms of size.
The BTR product will otherwise be on par in terms of location and functionality (bed and bathroom count, direct access garages, private backyards, etc.), but at a monthly housing cost below that of ownership in the master plan.
Out-sized rental growth and more efficient operating capabilities have led to strengthening institutional investor interest in BTR.
Despite this increased BTR investment demand, many projects have stalled since 2H2022 as a result of capital constraints - institutional capital will not sit on the sidelines for long and we are targeting to capitalize on that dearth of new projects and continued investor demand.
BTR, as an asset class, is maturing and becoming a more intentional and significant portion of most master plan communities - 8% of single family housing starts are now build-to-rent.
