Build-to-Rent (BTR) Product and Development

The BTR business represents a natural extension of Brookfield’s existing master plan development, mixed-use/commercial, multifamily and for-sale housing businesses – leveraging our existing teams to establish a more cost-effective and scalable platform.

Generally, Brookfield BTR-specific site plans and product designs will offer a newly built housing choice segmented well above comparable multifamily apartments and just below entry-level for-sale housing in terms of size.

The BTR product will otherwise be on par in terms of location and functionality (bed and bathroom count, direct access garages, private backyards, etc.), but at a monthly housing cost below that of ownership in the master plan.

Market Overview

Out-sized rental growth and more efficient operating capabilities have led to strengthening institutional investor interest in BTR.

Despite this increased BTR investment demand, many projects have stalled since 2H2022 as a result of capital constraints - institutional capital will not sit on the sidelines for long and we are targeting to capitalize on that dearth of new projects and continued investor demand.

BTR, as an asset class, is maturing and becoming a more intentional and significant portion of most master plan communities - 8% of single family housing starts are now build-to-rent.

We have tracked almost $570 million in BTR transactions that have occurred through July of 2023. We will likely see much less transaction volume than 2022 or 2021, due primarily to higher cost of capital. Build-to-rent transactions exploded in 2021 to $4 billion, dwarfing cumulative transaction volume in every year prior.

OVERVIEW Located in the Elyson master plan in Katy, Texas, west of downtown Houston, the site will provide 170 units.

MASTERPLAN At completion, the Elyson master plan will have ~6,000 homes, 30 miles of trails, 750 acres of parks and open space, and 450 acres of commercial/ mixed use including an H-E-B supermarket, less than a mile away. The BTR site is within walking distance to the 4.3acre Crescent park and 64.4acre Compass lake with a 1.2 mile trail loop and boat dock. Nearby schools include Harmony School of Excellence (a STEM-focused charter school), Peter McElwain Elementary, Stockdick Junior High, and Paetow High School.

OVERVIEW Located in the planned active adult community within Snowden Bridge master plan, 5 miles north of Winchester in Frederick County, VA, the site will provide 160 townhomes for active adult residents.

PRODUCT Under an approved plat map with individually platted lots, the townhomes will average 1,590 SF with 3 bedrooms and are designed with an attached 1-car garage, 2-car driveway and a private yard.

MASTERPLAN Snowden

Bridge is Frederick County’s premier master planned community which opened in 2007. OVERVIEW Located in the 1,150-acre Alamar master planned Community in Avondale, Arizona, west of downtown Phoenix, the site will provide 231 units.

MASTERPLAN At completion, the Alamar master plan will have ~4,000 homes, 9.5 miles of trails, and will be close to a 16-acre commercial center near Avondale Boulevard and Broadway Road planned for various mixed retail, entertainment, and professional services. Nearby schools include Lakin Preparatory Academy and a new 21-acre K–8 school, opening Fall 2023. The BTR site is directly north of Alamar Park, a 40-acre Regional Community Park, featuring sports fields and courts, three playgrounds, a fishing lake, splash pad, amphitheater, dog park and picnic ramadas.
