NV Energy: ‘Tis the Season for Savings
WE MAY BE leaving warmer weather soon, but that doesn’t mean the increases we saw during the hot months will be leaving with it. There are several ways to reduce energy use, and in turn, save money. In addition to the information below, NV Energy offers products and services to help offset costs that you may want to consider If you’re in the beginning stages of your energy-saving journey, these
simple steps could save you 10-25% on your monthly energy bills:

During warmer weather, closing the blinds/drapes in your home can help keep the heat out.

Nonfunctional Turf Conversion
FINALLY, after 3 years and 7 months we have approved the last proposal from Gothic Landscaping to comply with AB356 which requires the removal of all nonfunctional turf. We have spent a total of $1,596,528 to comply with AB356 and have received or expect to receive a total of $443,483 in rebates for a net cost of $1,152,945. The total expected water savings is 17,920.976 gallons per year. We are seeing the first water savings this year with a savings of $154,381 over 2024. The Board is very proud of the fact that we are able to pay this completely unexpected huge expense with no increase in assessments or a special assessment as many associations have had to do.

This was the first time several of them had attended an Alante Master Board Meeting. We welcomed their questions and suggestions and look forward to their attendance in the future.

BALANCE SHEET FOR AUGUST 2025
As of the reporting date, the operating accounts held a cash balance of $2,048,284, with total equity amounting to $1,549,545. This reflects approximately 3.2 months of available cash coverage.
Cash in the reserve accounts totaled $3,3338,932. The Association is in compliance with paragraph (b) of subsection 2 of NRS116.3115 and that reserve funds have not been used for daily maintenance. According to the 2022 reserve study, the fully funded reserve account balance as of the end of 2025 should be $3,153,585.
Delinquent accounts receivable totaled $1,464,840. Accounts receivable balances include uncollected fines of $1,312,219. Delinquent receivables are being collected in accordance with the Association’s collection policy.
Income & Expense Statement
For the month ending August 31, 2025, Operating Income amounted to $368,041. The Association incurred $346,957 in expenses which included a transfer of $51,419 to the reserve account, leaving a surplus of $21,084.
Reserve fund revenue amounted to a net of $23,747 including interest income and $51,419 transfer from the operating fund. Expenses amounted to $157,520.

box trees with new irrigation in Parcel 62, phase 3., to comply with AB356. The expected rebate is $21,000 and the expected water savings is 202,400 gallons per year.
• Approved a proposal from Gothic Landscaping in the amount of $5,805 to trim large trees 25 Sweet Acacia Trees and 1 Olive Tree in the medians on Deer Springs, Aviary S and Elkhorn W to reduce weight and wind resistance, making them less susceptible to damage during storms.
• Approved a proposal from Gothic Landscaping in the amount of $1,296.24 to remove and stump grind 1 large Sweet Acacia Tree in the median on Aviary that was damaged due to high winds. The tree will be replaced with a 24” box size Chinese Pistache tree.
• Approved a proposal from Gothic Landscaping in the amount of $550 to remove and stump grind 1 large Ash Tree that was damaged by high winds and replace it with a 24” box Chinese Pistache in the median on Aviary. The stump grinding for this tree is considerably less than the stump grinding for the item above because the stump is much smaller on this tree.
• Approved a proposal from Gothic Landscaping in the amount of $550 to remove and stump grind 1 large Ash Tree that was damaged by high winds and replace it with a 24” box Chinese Pistache in the median on Aviary. The stump grinding for this tree is considerably less than the stump grinding for the item above because the stump is much smaller on this tree.
• Approved a proposal from Gothic Landscaping in the amount of $15,430.01 to remove Yucca and Acacia plants that are too large for the center median and are causing irrigation damage/line of sight issues. 190 plants will be removed and replaced with 5-gallon Red Yucca and Little Ollie. The irrigation in this area will also be replaced.
• Approved the request to appoint Jerry Goldfarb to the Safety Committee
• Approved an investment recommendation from FirstService, our management company, for expiring CDs which will allow for higher yields and eliminate CD placement fees.
• Approved a Solar Resolution written by our legal counsel to comply with new legislation on solar equipment
• Reviewed a request from the City of North Las Vegas for two easements to allow the installation of flashing beacons and an ADA sidewalk ramp near Goyne’s Elementary School. One easement request is for property not owned by the Association; It is owned by the City but is maintained by the Association. The other easement is on property owned by the Courts at Aliante. They will need to grant that easement, but I suspect there will still be some digging in an area maintained by the Association. While we strongly support the work being done, since none of the property is owned by the Association, so we could not grant any easements.
Important Decisions at the October 2025 Board Meeting
• Reviewed the September Playground inspection report and approved the following proposals from ParkPro for Maintenance and Repairs:
- Salerno Playground: Remove and replace slide hood with hardware and roll coat 1185 Square Feet of padding $2,923.00
- Seville Etage Playground: Smooth out scratches on slide Bedway and roll coat 1700 square feet of padding $3,985.00
- Estates Playground: Smooth our scratches on 2 slide hoods and slide Bedway and seal coat 2115 Square Feet of padding $5,014.00
- Fields Playground: Remove and replace deck to deck steps (steps replaced under warranty) $278.00
Total Cost: $12,200
• Approved a Letter of Engagement from Hauer Law Office. Cheri Hauer was with our current legal counsel Leach Kern Gruchow Anderson & Song for many years and worked on many of our legal needs. Initially we will be giving her firm any new legal issues and keep our older legal issues with Leach.
• Approved a request from the Social committee to authorize approximately $34,491.67 for our annual Winter Wonderland event which will be held on December 13th, 2025 from 1 pm to 4 pm.
• Approved a proposal from Gothic Landscaping in the amount of $2,351 to trim 11 large Sweet Acacia Trees on Valley Dr. to reduce weight and wind resistance, making them less susceptible to damage during storms.
• Approved a request from Gothic Landscaping in the amount of $5,624 to remove and replace 3 diseased Ash Trees and 1 diseased Plum Tree and replace with 3 Chinese Pistache Trees and a Bradford Pear Tree on Deer Springs N, Aliante Pkwy and Parcel 60S.
• Approved a proposal from Gothic Landscaping in the amount of $11,697 to remove Yucca plants that are too large for the center median and are causing irrigation damage/line of sight issues at Aviary and Deer Springs. 205 plants will be removed and replaced with 5-gallon Red Yucca plants. The irrigation in this area will also be replaced, and the rock will be refreshed.
• Approved the proposal from Kasminoff & Associates CPA Ltd in the amount of $6,475. The other proposal was from Hilburn & Lien in the amount of $7,475. We did not select Kasminoff soley because they were lower. Hilburn & Lien has prepared our audit and taxes returns for the previous several years and we deemed it a good practice to change accounting firms at this time.
• Approved an investment recommendation from FirstService, our management company, for expiring CDs for the Ravenna Cost Center which will allow for higher yields and eliminate CD placement fees.
• Approved a completely revised Aliante Master Rules and Regulations after review and approval by Leach Kern Gruchow Anderson & Song.

Maintenance Report:
September 2025
Maintenance
• Aerated all turf areas in the Aliante Community.
• Pruned plants in the medians to the line-of-sight height. The medians on Deer Springs South, Aviary Way, Clayton Street, and Aliante Pkwy. North have all been serviced.
• We have fertilized all turf with 21-7-14 fertilizer. This fertilizer has a balanced nitrogen source, containing both nitrate-N and ammonium-N. A high nitrate concentration is a prerequisite to feed fast growing crops and ensure good root development, while the ammonium-N is important to keep a sustained delivery of nitrogen.
• We reduced turf mow height from 3” to 2.5” and will reduce to 2” height. The reduction to the mowing height of the turf at the end of the growing season can help prevent lawn diseases and mold by reducing the amount of shade and dampness in the grass. It can also help chop up fallen leaves and other debris that can trap moisture.
• We have spot treated weeds on planter beds with Ranger Pro Herbicide.
• We have reduced watering days from 6 days a week to 3 days a week, between September 1st & October 31st.
• During the following weeks, we have:
• Resod turf areas; fall temperatures and precipitation are great conditions for quick establishment of sod roots.
• Tree Pruning in medians. We’ll continue to clear low hanging branches that are obstructing traffic signs.
• Selective plant pruning. This is the best practice to simplify and strengthen branch structure. This method is a longterm effect resulting in a much better plant aesthetically.
• Continue to trim plants in the medians and maintain the height to the required line of sight height, as recommended by the CNLV.
Aeration
• By creating small holes in compacted soil, allows excess water to penetrate and move through the soil more effectively. This process also allows air, water, and nutrients to reach plant roots more easily and reduces the risk of root rot. After a few weeks, the grass become healthier and thicker.(see graphic on next column)
Irrigation
• In September, we have replaced 15 valves.
• Most of these valve replacements are due to a faulty diaphragm caused by wear and tear.
October 2025 Maintenance
• Continued to pruned plants in the medians to the Line-ofSight height of 24”.

• Between Friday, October 24th and Friday, October 31st, we will focus on trimming plants that are blocking the Line of Sight as you pull out from community entrances.

Cold Weather Landscaping Tips
AS WE START approaching winter, keep in mind these landscaping tips to help your foliage get through the cooler season.
WATERING
✔ Limit landscape irrigation to one (1) assigned watering day a week during the winter months. Mandatory water restrictions limit landscape irrigation days from November 1st through February 28th.
✔ Water in the mid-morning to avoid winds that may keep your sprinklers from hitting their grass target. You will also reduce the risk of icing that can occur if you water during morning or evening hours.
PROTECT PIPES
✔ Insulate your irrigation backflow device(s) by wrapping it with foam insulation.
✔ Locate your water shut-off valve and backflow device and learn how to turn off water at its source.
PRUNING
✔ The ideal time to hard prune trees and shrubs is in late winter when plants are mostly dormant. For trees, cut off branches that are rubbing, growing towards the ground or just thin out the tree to promote new growth and help with the tree’s overall health.
MOW, FERTILIZE, AERATE
✔ When mowing your live turf, lower your mower’s height to 1 ½” to stimulate new crown growth
✔ Fertilize in early October with a well balance mix of nitrogen, phosphorus and potassium. Fertilize once more in November to get your landscape through the winter. Fertilizers not only improve turf quality, root growth, and color, it also builds cold resistance.
PROTECT PLANTS
✔ At night, consider covering plants with porous materials such as burlap. Do not use plastic, as it can cause condensation and could damage the plants.
✔ Water plants below the surface, and avoid getting water on leaves, petals, etc. Adding protective mulch around the base of the plants will conserve water so you will not have to water as often.

While the Aliante Master Association and several other sub associations, such as, but not limited to Autumn Ridge, Springdale, Seasons and Treviso, are managed by FirstService Residential the Master and Sub Associations do not share databases and communication preferences. Please follow the steps below to confirm we have your preferred email address and phone numbers. (We will never share your email address or phone number.)
1. Use the address, https://AlianteMaster.connectresident.com to log on to the Aliante Master Website.
2. If you are already registered, skip step 3, 4 and 5 and proceed to step 6. If you are not registered, you can self-register by clicking on: “Create Account” You will be taken to “FirstService Residential Web Access Registration” page. Enter you name and email address and click register.
3. You will be sent to an email with a verification code.
4. Once the verification code has been entered, you need to create a secure passcode.
5. Once the terms and conditions are accepted, follow the instructions by then entering either the property address or the account number. Your account number can be found in your coupon payment book, or you can request it from Customer Service by calling (702) 399-4273

7. Click on the hamburger menu (3 stacked vertical lines) in the top left of the screen.
8. Click My Account, then select My Communications Preferences tab from the options near the top of the screen.
9. In the “Communications” box select “Email Select All” to check on the boxes to ensure you receive all emails and the box at the bottom of the page to receive payment notifications.
10. It is recommended that you also set up your Text Phone Number which will enable management to text you in important situations such as someone reporting a stream of water flowing out your front door. After you add your text phone number it will need to be verified. FirstService Residential will send you a text asking you to reply YES to confirm your text address. After verifying your text address refresh the page and the word “verified” should now be in green. Now you can select the boxes to receive text messages.
11. Be sure to click on the SAVE box on the bottom of the screen.
Garden Grubs, those white, C-shaped creatures have soft bodies with legs near the head. They feed on grass roots, plant roots (and organic matter in the soil), causing premature death in your plants and sections of grass in the lawn to die. Grubs eventually turn into adult Beetles and emerge from soil to mate and lay eggs, which hatch into more Grubs.
Depending on soil moisture and temperature, eggs hatch about two weeks after being laid, in mid-to-late summer. The new generation of root-munching Grubs begins feasting immediately after hatching.
Peak Grub feeding occurs in early fall. Typically Grubs operate a few inches below the soil surface, but burrow deeper (up to 8 inches in northernmost areas) before winter arrives.
Treatment: Timing Is Key
Immature Grubs are most susceptible to pesticides while young. For most White Grubs this means applying pesticides while newly hatched Grubs are feeding – in mid-to late summer and early fall.
A curative product kills existing Grubs on contact. A preventative pesticide
kills Grubs over a longer period of time – those that are present at the time of treatment, as well as those that hatch during the season of application. Because the preventative contains nitrogen fertilizer, it’s important to keep lawns irrigated after application to avoid burning grass in summer heat
Helpful Tips
• Water in pesticides after application. Watering moves the pesticide down toward soil and also encourages moisture-loving Grubs to move upward.
• Keep an eye on nearby gardens and lawns. If a neighbor has a Grub problem, emerging Beetles will likely migrate toward your garden.
• Grubs love moisture; populations peak in soil that’s consistently moist. (More female beetles lay eggs in well-maintained gardens, and the Grubs that hatch develop better in such soil than they do in dry, stressed turf.) Droughty summers slow Grub activity and can even disrupt egg hatching.
• Repair dead lawn patches by reseeding.
• Add Grub control to soil when replacing plants.
Your Friendly Neighborhood Patrol

It’s not uncommon to hear “well, what exactly do they do?” or “I have never seen them come through my neighborhood!”, especially when we all have different perspectives on security companies and their specific duties. Additionally, with such a large community, we may have limited visibility
Below are a few of the items GardaWorld addresses for our communities:
Patrol the Aliante Marketplace/various commercial units and our walking trails/bike paths.
Report unlit and/or damaged streetlights to the City of North Las Vegas for repairs.
Report landscaping issues to Gothic Landscape, including vehicle accidents causing damage to the common areas and leaks. For homes who are responsible for their own irrigation system(s), GardaWorld will contact the management team for the community so they may contact the owner(s) directly.
Rendering assistance, including but not limited to, giving directions, providing first aid, contacting emergency services, blocking off areas as needed.
Responding to reports of solicitors and escorting them off the property where there is a no soliciting policy.
Removal of unapproved and/or unauthorized signs placed in the community.
Assist law enforcement as needed with any break in reports and other crimes.
While some items may not be something GardaWorld can legally address, we still strongly encourage you to contact them so a real time report can be submitted to the Aliante Master HOA Management Team. Of course, if urgent or emergency assistance is needed, we also encourage you to contact 911 for immediate assistance.

September 2025
Safety Committee Member Tony Swat recognized Security Officer Wozniak for his quick response and resolution to a graffiti issue found in Sun City Aliante. Tony had this to say: “Next time you need an “Officer of the Month”, I suggest Officer Wozniak. He responded quickly, used the NLV app, wrote a good report, and got results (the graffiti was removed the same day of the reported incident)”.

If they maintained a set schedule to be in each community, solicitors, unwanted guests, or those casing out a home would quickly catch on. However, with the help of the scan tags around the community (the small, white, circular dots you may have seen on light poles and other areas), they can let the management team know exactly what route they are on and what times the patrol(s) occurred.
October 2025
Security Officer Lyons responded to an incident where a resident in Ravenna called to report “over 100 teenagers causing a disturbance on Water Pipet Street. Security Officer Lyon and Security Officer Orr arrived on scene and found the 100+ teenagers in the middle of the street, yelling and causing a disturbance. Security Officer Lyons contacted NVLPD, who arrived shortly after with approximately 20 patrol cars. Lyons contacted NLVPD at 0154. Police arrived at 0200, with approximately 20 patrol cars. With the assistance of the police, GardaWorld security officers cleared the community of the teens, with no injuries to report.
Security Officer Wozniak received a call from an anonymous resident reporting a refrigerator on Water Pipet Street. With bulk pick up occurring the day before, the reporting resident was concerned about the item becoming a safety hazard for children. Upon arrival, Security Officer Wozniak made contact with the property the refrigerator was in front of and was advised bulk pick up will be returning for the refrigerator that was missed. To ensure no hazard, or vandalism, occurred in the interim, Security Officer Wozniak requested the residents to secure the refrigerator with a lock, zip ties, or something similar. The residents agreed and advised they would address the concern.

Winter Watering Schedule in Effect November 1st
IT MAY NOT officially be winter yet, but as the calendar rolls over and cooler temperatures make their way into Southern Nevada, it’s time to change our landscape watering clocks to follow the community’s mandatory winter watering schedule.
Here are more tips to help keep your landscape vibrant this winter while helping the community save water:
Set your spray irrigation for grass to water during the mid-morning hours to avoid freezing and prevent ice from forming on lawns and sidewalks.
In effect from Nov. 1 through Feb. 28, the winter watering schedule limits sprinkler irrigation to one assigned day per week; sprinkler watering is prohibited on Sunday. You can find your assigned watering day at snwa.com.
Saving water—and managing your monthly bill—is even easier during the winter when you run your drip irrigation system on a recommended schedule of once every seven to 14 days for 30 to 90 minutes. This may not seem like a lot, but it’s still enough to keep your plants and trees healthy during the coldest months of the year. And, it can help you avoid over-irrigating your desert-adapted, water-efficient landscapes. When it comes to drip irrigation, keep a simple five-word rule of thumb in mind: Drip It, Don’t Drown It!

Change the time on your irrigation clock to coincide with the end of Daylight-Saving Time on Sunday, Nov. 2.
Following the seasonal watering restrictions year-round can help the average customer save up to $300 annually on their water bills.
The amount of water we apply to our landscapes is critically important because it is used once and cannot be reclaimed. Conversely, the water we use indoors for cooking, bathing, and cleaning is reclaimed, highly treated, and returned to Lake Mead for reuse. This recycling process helps extend our community’s water supply, making every drop count–especially outdoors.

Holiday Lighting & Decorations
Nothing can put you in the Holiday Spirit faster than seeing Holiday decorations go up! Before you start decorating the outside of your home for the Holidays, we want to share some reminders of the Holiday lighting/decorations Rules and Regulations of the Association.
Outdoor Holiday Decorations: Lights or other decorations may be placed, erected, or displayed on a Lot in commemoration or celebration of publicly observed holidays without the approval of the Board of Directors or its duly appointed designee subject to the following:
a. Such lights or decorations may not unreasonably disturb the peaceful enjoyment of Owners of adjacent homes by illuminating bedrooms, creating noise, or attracting sight-seers.
b. Holiday lights of decorations relating to any publicly observed holiday between December 1st and December 31st of any year may not be displayed before November 15th of the same year.
c. All lights and decorations that are not permanent fixtures of a Lot that were part of the original construction or have been properly approved as permanent improvements by the Master Board or its duly appointed designee shall be removed within thirty (30) days after the holiday has ended.
d. The Master Board or its duly appointed designee shall have the right, upon thirty (30) days prior written notice, to designate a party to enter upon any Lot and summarily remove exterior lights or decorations displayed in violation of this provision. The individuals removing the lights and decorations shall not be liable to the Owner for trespass, conversion, or damages of any kind except intentional misdeeds and gross negligence.
And please remember:
– Do not place holiday decorations where they can create a trip and fall hazard.
– Only use holiday decorations specifically designed and labeled for outdoor use.
– Do not overload your electrical outlets.

1 The Architectural Review Committee is responsible for preserving the architectural integrity of Aliante established within the guidelines of the CC&R’s by reviewing applications for modifications submitted by homeowners. Its purpose is to protect, maintain and enhance Aliante’s property values.
2 To promote and encourage a mutually satisfactory resolution of non-compliance issues within the Community with the intent of maintaining and protecting the value of the Property. The Committee reviews violations, attempts to resolve violations, promote compliance with Deed Restrictions, and educate owners to prevent future violations. They conduct owner hearings and levy violation penalties consistent with the governing documents and adopted policies, subject to review of the Board of Directors.
3 The Finance Committee is commissioned by and responsible to the Aliante Master Association Board of Directors. It is charged with reviewing and recommending the proposed budgets to the Board of Directors, recommending a firm to perform the annual audit and prepare the tax returns of the Association, oversee the investing of the Association and the Cost Center Neighborhoods reserve and operating assessment funds.
1 Provide recommendations and analyses for all landscape, property, and grounds maintenance to the Board of Directors. Advise and assist the Board of Directors by working with management and the landscape contractor to preserve and enhance the esthetic appearance and ambience of the community while at the same time taking into account practical and budgetary constraints. The Committee functions in an advisory capacity to the Board and will present written recommendations for approval.
Publications 7 The Publications Committee provides oversight and guidance regarding the form, content, and publication of generalized, mass communications that are pertinent to the constituent homeowners of the Aliante Master Community Association. The Committee works toward the refinement and improvement of the overall quality, effectiveness, and professional presentation of publications, such as the Aliante Aerial and other media with the understanding that the Board has the final decision on all communication.
Safety 0 The Committee monitors the safety patrol contract, contractor, and post orders, recommends changes and updates to the aforementioned as needed to the Master Association Board of Directors. The Committee will review reports and address any Aliante Master safety issues.
Social
0 Recommend to the Board of Directors social functions and community activities.

The Dos and Don’ts of Reporting Water Waste
WHEN IT COMES to conserving water in Southern Nevada, we all strive to do our part—and that includes reporting incidents of water going to waste. But what exactly is water waste, and how can you help prevent and report it?

So, what do you do when you encounter water waste?
Make sure what you see is water waste. Provide the facts, including exact location, such as a street address, and WHERE on the property you observe the issue (in the

If you have grass, run your sprinklers for |a total of 12 minutes per watering day, set in three four-minute cycles.
Inspect your irrigation system for mis–directed or broken sprinklers.
Make sure the sprinkler heads are the appropriate size and height for your landscape.
Look for signs of an irrigation leak, including pooling water or bubbles in your grass.
Also, don’t forget—the Southern Nevada Water Authority’s mandatory fall seasonal watering restrictions, which limits landscape irrigation to once a week, are in effect from Nov. 1 through Feb. 28. Find your assigned watering days and more fall watering tips at snwa.com.

Water Leak Email Hot Line
Gothic has set up a 24 hour emergency email address for homeowners to use to report any landscape irrigation leaks as well as any other issues that pertain to the landscape within the Aliante Master Homeowners Association. With this service homeowners will also be able to send up to 2 photos of the area they are reporting.

‘Tis the Season for Savings

Consider setting the thermostat to 78-80 degrees when you’re home and increasing it to 5-10 degrees warmer when you’re not home.
The opposite can be done during cooler weather; set the thermostat to 68 degrees when home and back to 55-68 degrees when unoccupied.
During cooler weather, opening window coverings where your home gets the most sun is a great way to take advantage of free heat from the sun. It is recommended to close these coverings on cloudy days or right after the sun sets.
Use pool timers to reduce the time your pool pumps run.
If your AC unit is on the ground, keep the area around it clean and free of obstructions to maintain air flow.
If you’re looking to add more energy-saving options, these suggestions could help save an additional 10-25% on your energy bills:
If your furnace is over 10 years old, consider replacing it with a 90% or greater Annual Fuel Utilization Efficiency (AFUE) rated unit.
Add window screens or window films to reduce the sun’s heat entering your home.

Use LED bulbs instead of incandescent ones. Regular bulbs use most of the electricity to generate heat and it is important to use care when changing these bulbs.
Install an electrical outlet and switch plate insulation.
Check the seals on your refrigerator(s) and freezer(s) on a regular basis.
Replace regular thermostats with programmable thermostats (consider the Smart Thermostat program offered by NV Energy).
Use room fans to circulate air and reduce the feeling of heat in your home.
In addition to the previously suggested tips, these next steps could potentially save an additional 25% on your monthly energy bill. As with any project, ensure you have found a reputable contractor to achieve these investments before you sign a contract or put down a deposit.
Replace inefficient and single-pane windows with energy efficient, multi-pane, thermally broken and vinyl-framed windows.
Install floor and ceiling insulation. It is recommended to have a minimum of an R-30 to R-38 insulation in the attic and R19 insulation in the sub-floor.
Service your heating and air conditioning systems once a year, replacing them if necessary.
Replace older appliances with energy efficient ones. All appliances have an Energy Guide Label that tells you how efficient it is and how much it will cost you to run. Oftentimes, an appliance more than 10 years old is not likely to be energy efficient. Look for products with the ENERGY STAR® label.
Consider using Smart Switches and Smart Plugs to control your lights and appliances to help reduce your energy costs.

Violations at a Glance
DUE TO PRIVACY CONCERNS, the Association Management Team is unable to confirm whether your neighbor(s) have received a violation. However, it is highly likely that if you are receiving a violation, your neighbor(s) have also been sent a violation if their property is not in compliance with the Governing Documents. Privacy laws dictate which information is to be kept confidential, and compliance issues fall into that category.
We understand it can be frustrating to be an owner who quickly addresses a violation, meanwhile, another home in your community is seemingly doing nothing. The
Management Team cannot force an owner(s) to comply and resolve their violation(s). In fact, some may disregard the letters or emails sent out until they are subject to violation fines.
While the Management Team is limited in advising what stage a home may be in the violation process, the below pie chart shows how many violations and which categories are currently open in our community.
