The Role of the Board of Directors
ELECTION SEASON for the Aliante Master Association takes place annually from July through September, with the formal election held in September. In early July, Candidate Nomination Forms were distributed to all homeowners, inviting those interested in serving on the Board of Directors to submit their candidacy.
This year, the Association received a sufficient number of quali-
fied nominations to fill each open position. As a result, all nominees were duly elected by acclamation, and a formal election will not be held. We would like to welcome Michael Breault Sr., Wayne Headrick, Jim Spencer, and Rachelle Church back to the Board! Irrigation and Plant Replacement
READERS OF my article may be noticing that the board has been approving several proposals from Gothic to replace plants, irrigation and refresh rocks. The community is approximately twenty-three years old and the replacement of these items it built into the Reserve Study. Our recently adopted 2026 Reserve Study suggests that the Association will spend 2.5 million dollars to replace our entire irrigation system in 2030 and 2031. It also suggests we may have to increase assessments to pay for this expense. However, Reserve Studies are very difficult to do for associations that have the amount of landscaping Aliante has. It would be impossible for any landscape company, including Gothic as large as it is, to replace our entire irrigation system in two years. Also, we have been replacing our irrigation in the large, landscaped area where we have been removing nonfunctional turf. Treasurer Stan Wright and I will be keeping a close eye on our irrigation costs.
New Rules and Regulations
The Board has approved New Rules and Regulations. An important new section has been added regarding “Personal Conduct”
Holiday and Decoration Schedule
The new rules and regulations have also been augmented with a new approved Holidays and Decoration Schedule. The board will be approving the schedule with start and stop dates for decorations every August. The schedule will be uploaded to the Aliante Master website after approval. There are thirteen approved holidays when outdoor decorations are always permitted.
Important Decisions at the July 2025 Board Meeting
The Board voted to approve the following agenda items:
1. Adopt the 2026 reserve study drafts, as amended, for the Master and Cost Centers.
2. A proposal from Gothic Landscaping in the amount of $54,989.75 to remove 7,500 sq ft of nonfunctional turf and replace it with drought-tolerant plants to comply with AB356. The cost includes sediment removal, grading, new functional turf and irrigation renovation. The estimated water savings is 331,396 gallons per year and the expected rebate is $7,500, bringing the net cost down to $47,489.75.
3. A proposal from Gothic Landscaping in the amount of $4,250 to trim 12 large Sweet Acacia trees to reduce weight and wind resistance, making them less susceptible to damage during storms. The trees are at the San Destin Community Entrances located at Chebec and Marsh Tern. They will continues on page 5

Financial Performance

ALIANTE MASTER HOA 2025 budget performance through June 30 has been healthy with underruns in most budget categories, as shown in the chart below. Our YTD Revenues have exceeded budget by $63,950, while YTD Expenses are underbudget by $165,597, for a net budget surplus of $229,547. As previously reported, we experienced slight overruns in
2026 Budget Preparation
The Finance Committee, Board, and FSR Management reviewed and commented on the draft 2026 Master and Cost Center Reserve Studies prepared by our Reserve Specialist, and as a result, have identified a number of scheduled reserve expenditures (primarily landscaping and irrigation) that can be postponed to future years. This information has
landscaping (due to annual cleanout of our tunnels and underground conduits; and insurance & taxes (due to payment of 2024 income taxes). Thanks to Gothic, our water usage appears to be under better control now, but we are still working with the City of North Las Vegas and the SNWA to identify and repair or replace some of our 41 water meters that seem not to be recording water usage accurately. If we can continue to underrun our water budget, we should expect to complete the year in a strong financial position. The HOA is compliant with NRS 116.3115 in that reserve funds have not been used for daily maintenance.

The newly planted Yucca plants are expected to last 20 years before needing to be replaced again.
6. A proposal from Gothic Landscaping in the amount of $10,940 to trim 39 Ash trees and 18 Olive trees on Aliante Parkway South of the 214 to reduce weight and wind resistance, making them less susceptible to damage during storms.

HI NEIGHBORS,
I hope you’re all doing well as we start making our way into cooler mornings as we ease into fall. These past couple of months have been filled with some incredible milestones, both for our city and for me personally.
I’m incredibly proud to share that I became a grandfather! Our first grandbaby was born on August 6, and it’s been an unforgettable experience. Holding that little one reminded me why the work we do matters so much. We’re not just building a better city for today, we’re laying the foundation for the next generation.
One of my top priorities continues to be investing in public safety. Earlier this year, I had the honor of attending two powerful graduation ceremonies, one for our newest firefighters and one for our newest police officers.
On March 6, 16 new officers joined the North Las Vegas Police Department. Half of them are bilingual, seven were born and raised right here in Southern Nevada, and one is a Purple Heart recipient. They reflect the diversity and strength of our community, and they’re ready to serve with professionalism and heart.
A week later, on March 13, eight firefighter recruits graduated after 20 weeks of intense training. Many are military veterans or part of firefighting families, and all of them are committed to protecting our neighborhoods.
These additions to our public safety teams go hand-in-hand with new facilities we’ve recently opened. The new North Central Area Command (NCAC)

8. Renew a five-year contract with Gothic with the customary 3% annual increase waived for 2026, the 2027 increase reduced to 1%, and the increases for 2028, 2029 and 2030 reduced to 2%.
9. Approve an investment plan from FirstService Residential for CDs expiring on 8/6/25 and 8/12/25. Our expiring average interest rate was 3.41% and our new interest rate will also be 3.41%
10. Accepted the resignation of Heather McAlister from the board for personal reasons, and appointed Vice President Wayne Headrick as Board Liaison to the Compliance Committee to replace Ms. McAlister.

police station opened last May on Deer Springs Way. It’s now home to more than 80 officers and staff, our Mobile Command Center and the Volunteers in Police Service (ViPS) program. It gives our officers a true home base in the growing northern part of the city, including Aliante.
We also opened Fire Station 58 in Tule Springs, a 14,000-square-foot station designed to serve more than 30,000 residents and built with future growth in mind. It includes extra bays, dorms and the ability to expand staffing and equipment as needed.
Together, these investments ensure that as our community grows, we’re ready to respond quickly and effectively to keep you and your family safe.
We’re also making big moves to support smart, long-term growth. As your representative on the Southern Nevada Water Authority Board, I supported a $227 million investment to build the Garnet Valley Water and Wastewater Systems at Apex. This project will deliver 20 million gallons of water per day — unlocking more than 73,000 jobs and $7 billion in private investment. That means stronger infrastructure, more services and a better quality of life for all of us.
North Las Vegas is growing and we’re doing it the right way. I’m proud of the progress we’ve made and even more excited about what’s ahead.

Maintenance Report:
July 2025
Maintenance
• Between July 1st and July 15th, maintenance on Decatur Blvd., Rome St., Valley Dr., and Deer Springs N. was done.
• Between July 16th and July 23rd, maintenance on Aliante Pkwy N. between the 215 and Grand Teton was done, as well as maintenance on Elkhorn, between Aviary and Widewing St.
• Between July 24th and July 31st, maintenance on Deer Springs S., Clayton, and Brian Cram will be performed.
• The maintenance that was performed includes the following:
– Regular irrigation checks on the turf, as well as the drip
– Removal of yucca stalks.
– Removal of any and all broken tree branches.
– Raising the height of trees that have low hanging branches.
– Selective trimming/pruning of overgrown plants.
– Using blowers to clean up debris, which includes spider webs.
– Trash pick up on walking trails and common areas throughout Aliante Master community.
– Collection of shopping carts.
Additional Maintenance
• We will continue to service doggie stations three (3) days a week, on Thursdays, Fridays, and Saturdays, for the remaining of summer.
• We will also continue to service the community seven (7) days a week, our four (4) men crew will be on site on the weekends to collect trash, remove shopping carts, do irrigation checks or any other maintenance service that is necessary.
• Deep water plants to leach out salts.
• Trim all 139 date palms in the community.
August 2025 Maintenance
• Between Friday, August 1st and Friday, August 8th, maintenance on Aviary Way between Centennial & the 215 was completed.
• Between Wednesday, August 11th and Wednesday,
August 18th, maintenance on Aliante Pkwy. and Centennial was completed.
• Between Thursday, August 19th & Thursday, August 29th, maintenance on Decatur, Rome, Deer Springs North, Valley St. & Finch was performed.
• On Saturday, August 9th, we also had a crew start maintenance on Grand Teton and Aliante Pkwy.
• To maintain the turf, keep it in good health, and give it better curb appeal, the mow height in the community will be 3”. We will gradually reduce the mow height to 2” as the weather cools down.
• The maintenance done on the streets mentioned above included the following:
– Selective trimming on plants not in bloom
– Removal of all debris (e.g. leaves, cobwebs, plastic bags, bottles, papers, trash)
– Raised tree branches that are too low within our crews reach
– Irrigation check on surrounding areas
– Removal of shopping carts
– Side-walk clean up and removal of weeds
• Continued to spray weed control throughout the Aliante community, including all Cost Centers and the walking trails.
• August Maintenance Updates/Plans:
– Pruning of all Date Palms is scheduled to start and finish by months end.
– The medians on Aliante Pkwy. were trimmed, North and South of the 215 beltway at the beginning of the month.
Irrigation
• Our irrigation schedule during August continued to be 5-6 days a week, 3 times a day for turf, and once a day for drip irrigation.
• Our irrigation schedule will change on September 1st from 6 days a week to 3 days a week, 2 times a day for turf, and once a day for drip irrigation.
• Valve replacements and leaks are more frequent in the summer due to daily use of valves. All valve replacements are due to a failing diaphragm because of everyday wear and tear, which also includes Solenoid replacements.

Working Smarter for Better Landscaping Clean-up
IT HAS BEEN brought to the attention of the management team that some landscapers used by residents in the community are either leaving debris/trash in the association’s common areas, or their landscapers are blowing the landscaping debris materials onto neighboring properties. If you have landscapers servicing your home(s), please remind them they are responsible for removing any debris, leaves, branches, etc. from your property after their services are completed.
Recommendations for fast and effective landscaping clean-up:
✔ Debris should not be blown onto/against the property walls. This action forces the debris to fly up and over the wall, landing onto neighboring backyards and pools.
✔ The landscaper(s) should have their back to the wall while blowing all debris toward the edge of the property and into the street.
✔ Once the debris is gathered and collected, it should be swept-up and bagged.
✔ Do not allow the landscapes to clean-up or tidy-up any remaining, extraneous, debris by blowing onto adjacent property.
These are common courtesy procedures that make it easier, and faster, for the landscapers to do their work, while respecting neighboring properties.
The Architectural Guidelines (Section 6) state that homeowners are responsible for ensuring that all contractors and subcontractors maintain their work site in a clean and orderly manner and that it is clear of debris at the end of the day. If this problem continues, the Association may undertake any cleanup needed and assess the costs of that cleanup to the owners of the homes where this is occurring.

of the Board of Directors, particularly for our new residents, long-standing members of the community, and anyone considering future involvement. The Board plays a vital role in guiding the direction of the Association, financial oversight, maintaining common areas, and ensuring compliance with governing documents. Their leadership helps preserve the quality of life and property values within Aliante. We encourage all residents to stay engaged, attend meetings, and consider participating in future elections or committee opportunities.
As many of you know, the Aliante Master community is a large community of over 6,600 residences, spanning from Clayton Street and Deer Springs Way on the east, to Decatur Boulevard on the west, and from Centennial Parkway on the south to Grand Teton Drive on the north. Within our community, there are seven (7) cost centers and thirteen (13) sub-associations, with playgrounds, parks, and walking/ biking trails all in between. A community the size of ours has been able to grow into what it has since 2002 with the help of volunteers in the community serving on the Board of Directors.

8. Click My Account, then select My Communications Preferences tab from the options near the top of the screen.
9. In the “Communications” box select “Email Select All” to check on the boxes to ensure you receive all emails and the box at the bottom of the page to receive payment notifications.
10. It is recommended that you also set up your Text Phone Number which will enable management to text you in important situations such as someone reporting a stream of water flowing out your front door. After you add your text phone number it will need to be verified. FirstService Residential will send you a text asking you to reply YES to confirm your text address. After verifying your text address refresh the page and the word “verified” should now be in green. Now you can select the boxes to receive text messages.
11. Be sure to click on the SAVE box on the bottom of the screen.
The Aliante Master Board of Directors is comprised of seven (7) members; two (2) from District One, which is south of the 215 Beltway, two (2) from District Two, which is represented by Club Aliante and Sun City Aliante, and two (2) from District Three, representing the other communities north of the 215 Beltway, and one (1) Director at Large, who can be from any of the three Districts. Each member of the Board holds a staggered two-year term, except for the Director at Large, who seeks re-election every year. In addition, each sub-association and cost center can nominate and/or appoint a delegate to attend Board Meetings on behalf of their community to advise of issues that directly affect their community.
During the monthly Board Meetings, the Board of Directors works alongside the community manager and our community committees to ensure our community is preserved, maintained, and enhanced as the years progress. The time each member volunteers to better our community is not unnoticed and we hope future residents will consider joining us to continue growing our beautiful community.
Your Friendly Neighborhood Patrol
THIS SEPTEMBER marks six (6) months since GardaWorld began patrolling our communities. It’s not uncommon to hear “well, what exactly do they do?” or “I have never seen them come through my neighborhood!”, especially when we all have different perspectives on security companies and their specific duties. Additionally, with such a large community, we may have limited visibility on when our communities are being patrolled, even more so when GardaWorld does not adhere to a scheduled time for each community

While some items may not be something GardaWorld can legally address, we still strongly encourage you to contact them so a real time report can be submitted to the Aliante Master HOA Management Team. His quick response and initiative to go above and beyond what others may not have in the same situation is incredibly admirable. Security Officer Wozniak responded to a call for assistance from Steve Rodriguez with Gothic Landscape regarding a man found unconscious on the sidewalk by Aviary Park. Upon arrival, Officer Wozniak met with Gothic Landscape and was briefed that
patrol. If they maintained a set schedule to be in each community, solicitors, unwanted guests, or those casing out a home would quickly catch on. However, with the help of the scan tags around the community (the small, white, circular dots you may have seen on light poles and other areas), they can let the management team know exactly what route they are on and what times the patrol(s) occurred.
the man was moved away from the sun and placed under a tree, with Gothic’s team offering him water, which was declined. Officer Wozniak approached the man and asked if he needed medical attention, which the man also declined, stating he was okay. The man appeared disoriented and unaware he had even passed out. Officer Wozniak contacted 311 for further assistance and remained at the scene. Upon arrival, the police advised Officer Wozniak and supervising Security Officer Dupree the man was reported as a missing person and noted the medical band on his wrist. The police took over the incident and took the man back to his family.
Officer Diur responded to a scene with police presence near the Aviary Park bike trail. Upon arrival, Office Diur was informed the police were searching for an elderly man with dementia, reported as missing. Officer Diur located the man on the bike trail, near Puetollano Drive. The police soon located both the man and Officer Diur and rendered aid.
August 2025
On Tuesday, August 26th, 2025, Officer Orr found a backpack in one of the parks that was seemingly abandoned. Taking prompt action, Officer Orr took possession of the backpack and during the shift change, provided the backpack to Officer Dupree, who brought it to the management team. With the quick response of both officers, as well as our office staff, we were able to identify who the backpack belonged to and contact the resident immediately. To the relief of everyone, none of the items inside the backpack were stolen or tampered with.
This Fall, Make Your Landscape Water Smart
AS THE TEMPERATURE RISES this summer, so has the community’s water use—but there are steps you can take to help conserve Southern Nevada’s most vital resource, especially as we look forward to the cooler days and nights of fall.
As a reminder, the community’s mandatory summer watering restrictions are in effect through Aug. 31. During the summer months, sprinkler irrigation is prohibited between 11 a.m. and 7 p.m., when water can be lost to intense heat and high winds. Watering during these prohibited

Halloween Safety Tips
THE HALLOWEEN SEASON is quickly approaching, and it is important to share these safety tips with your little ghosts and ghouls before they venture out to collect their goodies.
Walk Safely
1. Cross the street at corners, using traffic signals and crosswalks. Look left, right and left again when crossing and keep looking as you cross.
2. Put electronic devices down, keep heads up and walk, don’t run, across the street.
3. Teach children to make eye contact with drivers before crossing in front of them.
4. Always walk on sidewalks or paths. If there are no sidewalks, walk facing traffic as far to the left as possible. Children should walk on direct routes with the fewest street crossings.
5. Watch for cars that are turning or backing up. Teach children to never dart out into the street or cross between parked cars.
6. Join kids under age 12 for trick-or-treating. If kids are mature enough to be out without supervision, tell them to stick to familiar areas that are well lit and trick-or-treat in groups.
Speeding Concerns
THE ALIANTE MASTER HOA is home to families of all ages. As such, it is imperative that everyone watch for children and pedestrians while driving. It is human nature to become comfortable in your home surroundings, however, there is no reason that our comfort level should permit us to let our guard down and speed through the streets.
You know the neighborhood, the route to and from home, like the back of your hand and that is where accidents happen. You mentally let your guard down, because you are in your comfort zone
All the more reason to be CAUTIOUS and ALERT by, DRIVING SLOWLY & CAREFULLY.
Safety should be everyone’s #1 PRIORITY and if we are all aware of driving slowly and stopping to a full and complete stop at each “Stop Sign”, then we can ensure everyone is safe.
We ask that you speak with members of your household and guests and ask them to drive carefully through the neighborhood and abide and adhere to the traffic signs so, at the end of the day, we are all safe and sound.
Costumes for a Safe Halloween
1. Decorate costumes and bags with reflective tape or stickers and, if possible, choose light colors.
2. Choose face paint and makeup whenever possible instead of masks, which can obstruct a child’s vision.
3. Have kids carry glow sticks or flashlights to help them see and be seen by drivers.
4. When selecting a costume, make sure it is the right size to prevent trips and falls.
Drive Extra Safely on Halloween
1. Slow down and be especially alert in residential neighborhoods. Children are excited on Halloween and may move in unpredictable ways.
2. Take extra time to look for kids at intersections, on medians and on curbs.
3. Enter and exit driveways and alleys slowly and carefully.
4. Get rid of any distractions - like your phone - in your car so you can concentrate on the road and your surroundings.
5. Turn your headlights on earlier in the day to spot children from greater distances.
6. Popular trick-or-treating hours are 5:30 p.m. to 9:30 p.m. Be especially alert for kids during those hours.

Follow the Fall Watering Schedule to Save Water & Money
MANY THINGS signal the arrival of fall— football’s back, there’s pumpkin spice on just about everything edible (and drinkable), and we’re breaking out our warmer clothes. Fall also is a perfect time of year to save water by following the community’s mandatory fall watering restrictions.
In effect from Sept. 1 through Oct. 31, the seasonal watering restrictions limit landscape irrigation to three assigned days per week. You can find your assigned watering days at snwa.com
Remember—watering outside of your assigned watering days can result in costly water-waste fines, and spray watering is prohibited on Sunday all year long.
To further boost conservation this fall—and help manage your monthly bill—water plants and trees on a recommended two-day-a-week schedule, but for longer durations based on the flow rate of your emitters. Grass should be watered ONLY three days a week. While this may not sound like much, keep in mind that temperatures are getting cooler, meaning your landscape can stay vibrant and healthy throughout the season with even less water than you think. Remember: Drip It, Don’t Drown It!
If you have a grass landscape, be sure to continue running your spray irrigation systems during the early morning hours through October to help minimize water
lost to evaporation, and avoid watering on windy or rainy days. And be sure to inspect and test your system on a regular basis to prevent overspray onto sidewalks and streets, which could result in a water-waste fee.

Finance
1 The Architectural Review Committee is responsible for preserving the architectural integrity of Aliante established within the guidelines of the CC&R’s by reviewing applications for modifications submitted by homeowners. Its purpose is to protect, maintain and enhance Aliante’s property values.
2 To promote and encourage a mutually satisfactory resolution of non-compliance issues within the Community with the intent of maintaining and protecting the value of the Property. The Committee reviews violations, attempts to resolve violations, promote compliance with Deed Restrictions, and educate owners to prevent future violations. They conduct owner hearings and levy violation penalties consistent with the governing documents and adopted policies, subject to review of the Board of Directors.
3 The Finance Committee is commissioned by and responsible to the Aliante Master Association Board of Directors. It is charged with reviewing and recommending the proposed budgets to the Board of Directors, recommending a firm to perform the annual audit and prepare the tax returns of the Association, oversee the investing of the Association and the Cost Center Neighborhoods reserve and operating assessment funds.
Property and Grounds (P&G) 1 Provide recommendations and analyses for all landscape, property, and grounds maintenance to the Board of Directors. Advise and assist the Board of Directors by working with management and the landscape contractor to preserve and enhance the esthetic appearance and ambience of the community while at the same time taking into account practical and budgetary constraints. The Committee functions in an advisory capacity to the Board and will present written recommendations for approval.
Publications 7 The Publications Committee provides oversight and guidance regarding the form, content, and publication of generalized, mass communications that are pertinent to the constituent homeowners of the Aliante Master Community Association. The Committee works toward the refinement and improvement of the overall quality, effectiveness, and professional presentation of publications, such as the Aliante Aerial and other media with the understanding that the Board has the final decision on all communication.
Safety 1 The Committee monitors the safety patrol contract, contractor, and post orders, recommends changes and updates to the aforementioned as needed to the Master Association Board of Directors. The Committee will review reports and address any Aliante Master safety issues.
Social 0 Recommend to the Board of Directors social functions and community activities.

• Approved a new 5-year contract with FirstService Residential our management company. There will be no management fee increase for 2025, and each year thereafter the increase will be 3% annually. There will be a slight increase in Salary and Wages for the office staff.
• A proposal from Gothic Landscaping in the amount of $51,291.59 to remove 8,600 sq ft of nonfunctional turf and replace it with drought-tolerant plants to comply with AB356. The cost includes sediment removal, grading, new functional turf and irrigation renovation. The estimated water savings is 365,224 gallons per year and the expected rebate is $8,560 bringing the net cost down to $42,692
• A proposal from Gothic in the amount of $4,093.43 to replace 400 sq ft. of sod in two areas that died when two City of NLV water meters failed. Gothic will also retrofit an irrigation valve as a precaution for any possible loss of pressure in this area due to failing water meters.
• A proposal from Gothic Landscaping in the amount of $4,570 to trim 25 large trees on Centennial Parkway to reduce weight and wind resistance, making them less susceptible to damage during storms.
• A proposal from Gothic Landscaping in the amount of $6,850 to remove and stump grind 6 diseased Ash Trees and replace with 24” box Chinese Pistache Trees along Centennial Pkwy.
• A proposal from Gothic Landscaping in the amount of $24,815.01 to remove Yucca plants that are too large for the center median and are causing irrigation damage and line of sight issues. 420 plants will be
Is It Dead or Is It Dormant?
TREES AND SHRUBS can sometimes be slow to drop their leaves in the fall, or sprout them come springtime. Are they alive, dead, or simply just dormant for the season? Luckily for all of us, there is an easy way to find out. First, check to see if the twigs bend easily or not. Dead twigs are usually brittle and snap when bent. Live twigs are flexible and bend without breaking. After this step, use the “scratch test” With your thumbnail or knife, gently scrape a small part of the outer bark
removed and replaced with 5-gallon Red Yucca and Banana yucca. The irrigation in this area will also be replaced.
• Gothic has submitted a proposal in the amount of $6,096 to replace 800 linear feet of poly-tubing in the median along Aviary South. The existing irrigation has experienced deterioration due to normal wear and tear, compounded by root intrusion from mature trees in the area. These trees have pinched and damaged the tubing, resulting in reduced irrigation efficiency and ongoing maintenance issues.
• Eight proposals from Twilight Designs for the installation of LED lighting and holiday decoration displays for the Master Association and all seven cost centers for the 2025 season. The proposals also include associated storage costs for the decorations and equipment. The cost for this year is the same as last year and all eight proposals are equal to or below the 2025 budgeted amount.
• The Post Orders from our GardaWorld, our security company. The Post Orders were first reviewed and approved by the Safety Committee.
• A donation of $4,588 to the Community Associations Institute Legislative Action Committee and its Lobbyist. The LAC and the Lobbyist help pass helpful bills and try to prevent bad bills that affect Homeowner Associations.
• The appointment of Aliante Master Board member Rachelle Church to the Compliance Committee.

from a branch or twig. Directly inside that outer bark will be a light green layer, called the cambium, a visual indication of healthy trees/shrubs. If you continue scratching away the thin green layer, you will find a whitish inner wood. The presence of the green layer indicates life in the twig or branch. Sample wood from around the tree or shrub will help determine whether the plant is healthy.
On the other hand, if the scratch test reveals that the layer beneath that outer bark is brown and there is no presence of a green layer, that twig or branch portion is dead. It is important to continue assessing areas around the tree or shrub to determine if the entire plant is dead, or just portions of it are. Follow up this action by bending twigs to see if they snap, giving a second opinion of death. If after you’ve performed this basic
test and are still in doubt, there is nothing wrong with being patient and see what early spring and summer have in store for your plant.

DUE TO PRIVACY CONCERNS, the Association Management Team is unable to confirm if your neighbor(s) have received a violation. However, it is highly likely that if you are receiving a violation, your neighbor(s) have also been sent a violation if their property is not in compliance with the Governing Documents. Privacy laws dictate which information is to be kept confidential, and compliance issues fall into that category.
We understand it can be frustrating to be an owner who quickly addresses a violation, meanwhile, another home in your community is seemingly doing nothing. The
Management Team cannot force an owner(s) to comply and resolve their violation(s). In fact, some may disregard the letters or emails sent out until they are subject to violation fines.
