NAPLES REAL ESTATE MARKET REPORT - 3rd QUARTER 2020 PARK SHORE | MOORINGS | COQUINA SANDS

SUMMARY As the closed sales graph indicates,this has been an extremely active summer. A combination of low interest rates,the proliferation of remote work, and the benefits of quarantining in a tropical environment have produced a surge in demand.

The first part of Q3 saw most of the available land-value-properties go under contract, and as fall began the newer homes have seen their sales rise as well.

It is important to note,that this year the rules regarding listings have changed.

No longer can a construction site have a real estate sign posted in the yard without entering the listing into the MLS. This means that many of the listings you see online are not actually finished homes. This can make it seem like there are more available properties then actually exist. We are in fact in a tightening market and I expect inventory to continue to drop for the next few months.
