P ro j e c t a i m The building on Crofton Road Dun Laoghaire is to be converted into a 4 star boutique hotel with a strong identity based on cutting edge design. Sketch based research is required to investigate the cultural identity of the location and the surrounding vernacular architecture which is core to the concept development of this landmark building. The external facade must not be altered. The finished design solution should contain: a lobby with cocktail/coffee bar, a reception desk/general office, luggage storage, a voided atrium, minimum of 20 bedrooms with en-suite facilities, dining room to cater for 50 people, kitchen, residents lounge, store/service areas, laundry room and a goods lift to the basement. The whole building must be accessed and enjoyed by allVIP rooms/suites should also be considered.

Dún Laoghaire Dun Laoghaire is a popular suburban coastal town in the traditional county of Dublin, Ireland known to locals and tourists for its leisurely strolls on the East Pier and its local farmer’s markets offering seasonal and artisan produce. The town is rich in historical treasures including traces of a sea-based fort kept in the Maritime Museum which was built for a 5th century High King of Ireland ‘Lóegaire mac Néill’ whom the town was originally named after. The fishing village largely dating from the 1820s has since become home to the world’s first suburban railway then known as ‘Kingston Station’ and first purpose-built yacht club in the world ‘The Royal Irish Yacht Club’. The harbour itself took 42 years to construct from 1817 to 1859 to serve as a major port to Dublin. The stone used in the construction of the pier was taken from local Granite quarries one of which became ‘People’s Park’ in 1890. The 3.5km walk or cycle track from Dun Laoghaire to Dalkey originated from a truck railroad paved with iron cast rails known as ‘The Metals’ were designed to bring the horse drawn carts full with Granite to the harbour. Dun Laoghaire also has associations with many leading cultural figures including James Joyce and Samuel Beckett.

The public swimming baths at Dun Laoghaire originally date from the 1790s but were removed in 1836 when the railway line was built.

In 1843 the new Royal Victorian Baths were built beside Scotman’s Bay. They were extremely popular and Dun Laoghaire became one of the best and most popular places in Ireland to bathe. There was a range of bathing options including sea and fresh water, hot and cold baths. Children had their own pond and paddling pools and there was also medical baths. These included sulphur, seaweed and Russian and hot sea-water. Moderate charges helped to increase their popularity as well as the fact that they were maintained to a high standard. Service was excellent and included the provision of hot towels if required. There was a tea- room nearby providing refreshments for the bathers. Buses and trains offered a regular means of transport to and from Dun Laoghaire.

In 1910 the baths were completely rebuilt by Kingstown Town Council. After new slides and heated pools where added in the 70s the baths became popular yet again for their ‘rainbow rapids’ (two slides one white and one green) and were in use up until the 1990s.

In 1997 the outdoor baths were closed when a proposal was made to develop a huge water complex on the site. This proposal did not come to fruition, due in part to the huge public outcry. In 2005 new proposals were made available for members of the public to view regarding the development of the baths. In February 2008 two multimillion-euro plans to transform Dun Laoghaire's coastline into a "world-class" tourist attraction were unveiled and presented for public consultation.

The interior of the Dun Laoghaire Baths is in an extremely poor state, much of the flooring and staircases are in an advanced state of decay and liable to collapse. Details of the Victorian baths include modern concrete swimming tanks with smooth primitive forms and ocean liner style tubular guardrails. The aerating fountains added drama to the venue and the white render to the concrete reflected the sunlight. The concrete bathing shelters have an almost stripped classical, art deco appearance.

The corridor leads to the lifts and luggage storage area. Behind the front desk is the office/service area. The main spiral staircase leads to the restaurant on the first floor.

The first floor of the hotel shows the restaurant and kitchen. The restaurant booths and details are inspired by the old Victorian baths of Dun Laoghaire. The toilets are connected by a corridor that also leads to the lifts and stairs.

There are three exits: the main staircase, the general staircase and the fire staircase to the right of the plan.

The second floor of the hotel shows the bar service lounge and the VIP suites(3). The open plan lounge area at the front of the hallway showcases the hotels wave inspired void which allows views to the restaurant below. The VIP suites all contain their own en suite, balcony space with sea views and coffee and changing areas.

The third & fourth floor of the hotel shows the bedrooms. Accessed by a hallway that leads to both the fire stairs and lifts. Each room has natural daylight and an en suite. Inspired by the old Victorian baths every room has a sea foam/rust palette and a hint of art deco.

The fifth floor of the hotel shows the rooftop cocktail bar with 360° views of the coastal town, also inspired by the Victorian baths classic art deco appearance. The toilets are connected by the corridor that also leads to the lifts. The two main exits lead to the general staircase and the fire staircase to the right of the plan. There is an outdoor deck area surrounding the bar.
