Perfectly prepared with SterlingOSB Zero PrimedPlus

West Fraser has introduced a new ready-primed version of industry-leading SterlingOSB Zero board which has been created for, site security and hoardings, barriers/screening, temporary public walkways, and the boarding up of damaged buildings, signage, interior screening, shop fitting/retail, displays promotions, building extensions and renovations. In essence, it is a blank canvas for colourful marketing messages. Everything the specifier needs to know about SterlingOSB Zero PrimedPlus, is detailed on a new downloadable factsheet.

The new panel is available in white and grey and produced in 18mm thick, square-edged sheets measuring 1220mm wide by 2440mm long. The top face is primed with a high-quality cross-linked epoxy acylate UV cured coating to front, giving a smooth finish and the sides are sealed to reduce water ingress, leaving the sheets ready for decoration or the application of graphics. The structure is free from knots or voids and, from an environmental perspective, the ‘Zero’ in the name assures specifiers that the product contains no added formaldehyde.

SterlingOSB Zero is the first UK manufactured OSB with zero-added formaldehyde to deliver health as well as several other technical benefits, making it superior to softwood plywood as well as particleboard. The factoryprimed, ultra-smooth surface presents a blank canvas for marketing messages and other types of promotional display. Being rugged and weatherresistant, the SterlingOSB Zero PrimedPlus boards can be used outside for security applications, such as screening or walkways; hospitality,

shopfitting, and housebuilding are other key markets.

SterlingOSB Zero PrimedPlus is CE-marked and complies with the Forestry Stewardship Council (FSC) requirements. The boards are supplied in packs of 50 to cover a total area of approximately 150m². Right across its range, West Fraser has been making substantial investment in reducing the

environmental impact of its production processes including signing new contracts with its energy suppliers to ensure that all its power comes from renewable sources that are covered by REGO (Renewable Energy of Guaranteed Origins) certification.

Jung Pumpen Pumps and Systems - one supplier has the solution!

Facilities Managers will regularly encounter Jung Pumpen wastewater pumping systems. These have been installed across thousands of commercial premises for over 30 years and are still one of the top choices of specifiers today.

Pump Technology Ltd, based in Berkshire, are the main authorised Jung Pumpen GmbH distributors and, working directly with Germany, are now the largest stockist and supplier of these products in the UK.

When a replacement Jung pumping system such as a Hebefix, DrainMinor, DrainMajor or similar is required, or a replacement pump, typically a U3K, U6K, US73 / US730HES or US103 / US103HES, then Pump Technology Ltd can help. They can generally dispatch the required pump for Next Day Delivery and say that, as they are the central source for Jung Pumpen, they will always price match even if not initially competitive.

Pump Selection: Which pump for which job?

The U3K is available in two models, the standard version being suitable for pumping wastewater with a nominal temperature up to 35°C, occasionally 65°C, maximum soft solids size 10mm. The U3KSL is suitable for more arduous applications such as light chemicals (a janitor’s sink for example), or for major chain outlets serving coffee, where the combination of coffee

granules and milk skin can cause the ingress of fluid to the submersible pump motor, the pumps shaft lips seals being pushed back by these waste products. To overcome these problems, the U3KSL features a wet facing mechanical seal which is also found in the larger U6K, US73 and US103 pumps. This arrangement is far more robust to debris within the wastewater.

Below is a chart giving a summary of the different pump performances-

debris, grease etc. cannot jam or entangle its movement.

Hot Water Handling:

Another important Jung product benefit is the performance of their US730HES and US103HES hot wastewater pumps. For applications such as pasta boilers, dishwashers or commercial heating discharge points requiring the pumping of very hot water - up to 90° C, these pumps are literally the only choice for pumping liquids of this temperature repeatedly or even continuously. Some of the pump’s design features that make this pump a reliable choice for very hot wastewater are: -

All these pumps feature the specially developed Jung large, triangular, low-level float which is attached externally to the pump by a rigid float arm to ensure the automatic stop/ start of the pump according to the fluid levels within the collecting tank. This float arrangement outperforms pumps with internal tube floats or cable floats because food

Duplex rotary shaft seals, oil chamber, wet side SIC Mechanical seal, stainless steel motor housing, and grey cast iron pump housing/volute.

If help with a wastewater pumping system is required, the Technical Team at Pump Technology Ltd are on hand to assist and advise. Pump Technology Ltd are the core UK source for technical assistance and supply of a comprehensive range of pumps and systems and will ensure that Facilities Managers always have the correct and most competitively priced pump

Buyer Beware: how to avoid getting caught out by exaggerated or false marketing and product claims

The Cleaning & Hygiene Suppliers Association (CHSA) will share its expertise with buyers and end users of cleaning and hygiene products, advising them on how to avoid being caught out by exaggerated, vague and false marketing and product claims. The Association is hosting a panel debate at the Manchester Cleaning Show on Wednesday 13 March, at 12.30pm.

The CHSA will also be joining the British Cleaning Council (BCC) on Stand Number A5. Visitors will be able to find out about the CHSA’s six Accreditation Schemes and its rigorous Code of Practice. Together they maintain standards in the industry and guarantee “what’s on the box is what’s in the box.

Explaining the panel debate, chair of the CHSA, Lorcan Mekitarian, said: “During the pandemic, when demand was high and urgent, many opportunists made all sorts of product claims they could not substantiate. Today, with uncertainty across the globe putting pressure on our international supply chains, this problem is growing. Typical claims include long-term residual effects of cleaning chemicals, undefined claims of biodegradability, sacks being 100% recycled plastic, and chemical-free products. Our members understand the challenge and are coming together to advise buyers on how to navigate the complexities and make sure they get what they pay for.”

The panel will be chaired by the CHSA chair, Lorcan Mekitarian (Sales Director of Berry bpi). It will comprise:

- Jo Gilliard, CEO of Jangro

- Nicky Biggart, Sales Manager UK and Europe Professional Hygiene for Evans Vanodine

- Martyn Higgins, Sales and Innovation Manager of Imperial Polythene

- Stephen Harrison, Managing Director of Harrison Wipes

The Panel members will begin by outlining the typical challenges buyers may face in their sector. They will then take questions from the audience, offering their insight and expertise to help buyers make sure they do not fall foul of exaggerated, vague or false product claims.

The CHSA operates six Accreditation Schemes:

• For manufacturers of soft tissue

• For manufacturers of plastic sacks

• For manufactures of cotton mops

• For manufacturers of cleaning chemicals

• For general manufacturers

• For distributors of cleaning and hygiene products

The Independent Inspector audits members every year, ensuring high levels of compliance with the standards specified in the Accreditation Schemes.

Every CHSA member has also

signed the CHSA’s rigorous Code of Practice, which requires them to “maintain a high standard in the conduct of its business”. This year we expanded it to include the Competition & Markets Authority’s Green Claims Code, which requires companies to:

• Be truthful and accurate.

• Be clear and unambiguous.

• Not omit or hide important information.

• Only make fair and meaningful comparisons.

• Consider the full life cycle of the product.

• Be substantiated.

The combination of our Code of Practice and Accreditation Scheme membership means every member:

• Trades ethically and sustainably;

• Provides supporting information for claims made;

• Provides quality, fit for purpose products; and

• Makes sure what’s on the box is what’s in the box.

‘Our Standards. Your Guarantee.’

Carrier and Brooktherm Provide EnergyEfficient Cooling and Heating Solution for World’s Largest Vertical Farm

Carrier AquaSnap® 30RBP air-cooled scroll chillers operating on lower global warming potential (GWP) refrigerant R-32 are providing high-efficiency cooling and heating for the world’s largest vertical farm in Lydney located in the Forest of Dean district in Gloucestershire, operated by Jones Food Company. The

vertical farm, the size of seventy tennis courts, offers 148,000 square feet of growing space for stacking crops 15 layers high, and is expected to supply 1,000 tonnes of fresh produce a year to UK supermarkets. Carrier is a part of Carrier Global Corporation (NYSE: CARR), global leader in intelligent climate and energy solutions.

Contractor Brooktherm Refrigeration Ltd was tasked with providing an HVAC solution capable of delivering a constant supply of efficient heating and cooling to the pressurised warehouse. It was essential that the chillers specified were compatible with Brooktherm’s control system.

“One of the key challenges was the requirement to achieve four different temperature and humidity set points,” said Ben Doherty, Projects Coordinator, Brooktherm Refrigeration Ltd. “With the support of Carrier, we achieved them all.”

Carrier recommended its flexible and compact AquaSnap 30RBP air-cooled scroll chillers with refrigerant R-32, which operate from -0oC up to +48oC, and come with Greenspeed intelligence® variable-speed pumps to reduce pumping energy consumption by up to two-thirds. The innovative solutions support Carrier’s ESG goal of helping customers avoid more than 1 gigaton of GHG emissions by 2030.

The Carrier chillers have a heat recovery system that enables waste heat to be captured and used for various heating applications on site, saving energy while maintaining optimum growing conditions. The cultivation warehouse is served by two HVAC plants, one on the north side and one on the south side, each equipped with two Carrier chillers, delivering a total of 2.2 megawatts of cooling and heating to the growing room.

IronmongeryDirect adds FrameFit fire door remediation system to its fire rated product range

Leading trade supplier IronmongeryDirect has added the innovative FrameFit fire door remediation system to its extensive fire rated range of over 1,400 stocked products. This fully tested solution is designed to bring non-compliant fire doors to full compliance quickly and easily.

It is estimated that around 30 million noncompliant fire doors in the UK pose a significant risk, with 80% failing due to excessive gaps between the door and frame. However, replacing an entire fire door when it fails can be costly. FrameFit addresses this problem as a cost-effective, straightforward solution to ensure fire doors meet the stringent standards set by BS 476-22:1987 or BS EN 1634-1:2014.

FrameFit is a fully tested, high expansion fire and smoke seal for existing fire doors with excessive gaps between the door and frame. This gap

must be no more than 4mm for the door perimeter, while the door base gap must be no more than 10mm for fire doors or 3mm for fire and smoke doors. Supplied in kit form in 5.2m long rolls of 1.5, 3 and 5mm thickness for differing gap sizes, FrameFit brings defective, nominal and notional fire doors into compliance quickly and easily on site.

Roland Etheridge, Category Manager at IronmongeryDirect said: “Gaps can occur in fire

doors for several reasons, including the age of the doorset, incorrect installation or through general wear and tear. FrameFit is a game changer, particularly for care homes, HMOs, hospitals, schools, social housing and hotels, as it provides a costeffective and efficient way to bring non-compliant doors into compliance without costly replacements.”

IronmongeryDirect is the UK’s largest online supplier of ironmongery to the trade, with over 18,000 products in stock, including everything from hinges, locks and security devices, to specialist fire door hardware and more. Customers can choose from a range of flexible delivery options to meet the needs of their busy schedules, including next day delivery and click and collect from 6,500 pick up points across the UK.

Wireless fire system pays for itself in rented accommodation

Wellington College faced a critical challenge when a fire risk assessment revealed numerous non-compliances in its existing fire alarm system. These non-compliances posed a significant risk, especially for a facility that includes sleeping quarters. The college needed a quick turnaround to upgrade its fire alarm system without any downtime, as its Inns of Court shooting lodge was frequently rented out to house shooting parties.

Clevedon-based installers, Raw Fire & Security recommended the 100% wireless, EN 54 certified, Cygnus SmartNet-100 fire detection and alarm system due to its fast installation capabilities and the minimal disruption it would cause as there would be no need for extensive ground works, such as duct installation to remote buildings. It also ensures reduced false alarms. The Cygnus SmartNet-100 system allowed the two systems to run ‘side by side’ until the new system was fully commissioned, removing the now redundant, unsightly cabling and avoided disruption, maintaining the school’s aesthetic standards.

The most significant challenge was the need for a swift installation process. Wellington College could not afford any downtime, as it would result in revenue loss from cancelled bookings. Thanks to the Cygnus system’s flexibility and rapid installation, the new fire alarm system was commissioned and installed within just two days, allowing the lodge to continue its operations without interruption. The installation included one Cygnus SmartNet-100 Control Panel along with 43 devices.

“The 100% wireless SmartNet-100 system not only met, but exceeded, our customer’s expectations.

They were very pleased with the minimal disturbance to the property and the ability to continue renting out the building during installation. By removing the need for wires and avoiding any downtime, they prevented a potential loss of revenue equivalent to more than the cost of the wireless system,” stated Harvey, Project Manager at RAW Fire & Security. “The wireless system paid for itself. We’ve since used Cygnus SmartNet in other installations and will be looking to use more in the future.”

Designed to deliver a reliable and safe solution, the SmartNet-100 wireless network features patented Cygnus technology and is run by battery powered radio devices as part of a robust, self-forming and selfhealing mesh network, giving a minimum of two communication paths to each wireless device for maximum reliability.

ROCKWOOL® develops CPD to promote fire safety of multifunctional roofs

CPD helps to deal with fire risks for flat roofs utilised for additional social and practical applications

ROCKWOOL, the UK’s leading stone wool insulation manufacturer, has launched a new CPD (Continuing Professional Development) module to help roofing contractors and specifiers assess and mitigate potential fire safety risks for flat roofs used as additional functional space of a building.

Flat roofs are a common construction, especially in busy urban environments where space is at a premium. Leveraging flat roof space enables designers, developers and ultimately tenants to make use of the ‘fifth façade’ for a variety of social and practical purposes.

This CPD aims to improve

understanding of the role of the modern flat roof, and how to identify and mitigate fire risks above and below the roof and is based on the recently launched whitepaper ‘Flat roofs: The functional fifth façade’.

From building services and HVAC equipment, to solar installations, and even social spaces like rooftop bars and terraces, the role of the roof is changing. This expanding remit, especially for high rise buildings in crowded cities, brings multifaceted challenges to specification and building design.

“By taking part in this CPD module, roofing professionals will learn about the implications of practical and social installations on flat roofs, and their impact on design and build,” explains Lisa Stephens, Product Manager – Building Envelope, ROCKWOOL UK.

“The CPD also addresses the situation surrounding solar PV installations and how this is reflected in regulations and guidance.”

Participants in the ‘Flat roofs: The functional fifth façade’ CPD will learn about the requirements of the Building Regulations for flat roofs and the role of guidance documents like Approved Document B, or regional equivalents. The final section of the CPD outlines ROCKWOOL’s range of fire-resistant stone wool insulation products that are compatible with a variety of modern flat roof systems.

Hyfire Devices Steer Bristol Port Company to Enhanced Fire Safety

More than 250 Taurus devices from world-leading wireless fire system supplier Hyfire have been installed in The Bristol Port Company’s office complex, bolstering its fire safety infrastructure to meet the highest standards.

Working with Astron Fire and Security, The Bristol Port Company recognised the need for a fire system designed to meet BS5839-L2 standards, which could be installed rapidly, with minimal disruption to the day to day operations of the office complex. The primary challenge faced during the installation was the presence of asbestos in the building, which would have made a wired approach not only more complex, but also significantly more costly due to the need for asbestos monitoring and removal, with the potential need to relocate staff and tenants.

Simon van Laun, Operations Director at Astron Fire and Security, explained: “The challenge presented by The Bristol Port Company’s office complex wasn’t just about its scale, but predominantly the presence of asbestos. Wired installations would have not only been hazardous, but would have also incurred a massive financial outlay, so turning to Hyfire’s Taurus wireless

devices was the logical choice.

“By harnessing this cuttingedge technology, we were able to efficiently tackle the issue head-on, ensuring that the building’s integrity remained uncompromised, while delivering a fire system that offers the highest level of monitoring and protection. This project underscores the adaptability and reliability that wireless devices offer in modern fire systems solutions.”

Hyfire offers the widest range of commercial standard wireless fire devices on the market, ranging from optical, multi-criteria and heat detectors to EN54-23 Approved VAD’s, all fully certified to EN54. All products offer the highest performance and quality in the industry, and are also fully compliant with BS5839 Part 1. Fire panels are wired via a loop to translators, from which wireless devices can be used on their own to build fully wireless systems of virtually any size, or mixed with Hyfire wired products to provide seamless hybrid solutions, offering total flexibility to specifiers and installers.

Rich Williams, Regional Sales Manager – South West at Hyfire, commented: “This project with The Bristol Port Company demonstrates the

adaptability of our Taurus wireless fire devices, particularly in complex environments. We’re proud to see our devices play a key role in safeguarding such a significant commercial space, demonstrating the unmatched efficiency and reliability of wireless fire safety solutions.”

Developed in Trieste, Italy, the global centre for wireless fire design, Taurus features Pathfinder Technology, which allows the devices to communicate over 1km, point to point in open air, and further where expansion hops are used. Antenna technology has been optimised to allow communication across different frequencies and environments, which means that Taurus can do the job with less equipment and less batteries, thus saving on costs.

Luke Nesbitt, LV Team Leader at The Bristol Port Company, said: “Ensuring the safety of our staff and the integrity of our infrastructure is paramount. In collaboration with Astron Fire and Security, and with the use of Hyfire’s advanced wireless technology, we’ve successfully enhanced the fire safety of our office complex without the typical challenges and disruptions that come with largescale fire system installations.”

Hyfire was launched in 2007, bringing to market some of the first commercial wireless detection and alarm devices fully certified to EN54. Since then, the Hyfire brand has become synonymous with quality, reliability and innovation in the commercial fire sector. Hyfire devices come with a fiveyear warranty, backed up by a dedicated partner programme to ensure the best survey, installation, commissioning, after sales service and exceptional technical support.

The Green Buildings Guide 2024

~ IT firm releases comprehensive guide to green, healthy, and cyber secure buildings ~

OryxAlign, a leading IT cyber security and networking company, has released its latest guide, The Green Buildings Guide, 2024: Achieving Green, Healthy & Cyber Secure Buildings. Tailored for construction professionals, facilities managers and commercial real estate managers, the guide navigates the complexities of green certifications, offering insights into creating sustainable, healthy and secure building environments.

The new guide from OryxAlign highlights how the global focus on sustainable construction and refurbishment is driving green and healthy building certification. The top five countries globally that use the three most popular certifications, including LEED, BREEAM and WELL, are the US, UK, China, Canada and Mexico. These countries have a combined total of over 190,000 green-certified buildings, with the most popular in the UK being BREEAM certification.

Organisations are recognising the impact of green certification on market value, operational costs and occupant health, as well as on environmental goals such as energy efficiency, water conservation and indoor air quality. According to a recent YouGov survey commissioned by OryxAlign for the guide, 86 per cent of senior executives at tenant companies in the UK consider environmental accreditation important when selecting new premises.

The guide examines popular rating schemes such as LEED, BREEAM and WELL, analysing their pros and cons. Notably, LEED has seen a 330 per cent increase since 2014, BREEAM’s market share rose from six per

cent in 2013 to 30 per cent in 2023 and WELL certification experienced a remarkable 1,061 per cent increase between 2017 and 2021. However, the survey reveals a concerning lack of experience in building to these specifications among construction companies, with 38 per cent having no clear understanding.

“Green building certifications are pivotal for businesses seeking sustainable growth,” explained Greg Richards, account director at OryxAlign. “In this latest guide, we dissect the advantages of certifications like BREEAM and WELL and shed light on the crucial intersection of green and healthy buildings with cyber security.”

Despite the benefits of green and healthy buildings, the guide underlines growing concerns about cyber security risks. With an 86 per cent increase in IoT attacks from 2021 to 2022, better connectivity through the Internet of Things (IoT) and operational technology (OT) presents significant risks. The guide provides insights into potential threats and cyber security challenges, offering best practices aligned with

the UK’s National Institute of Standards and Technology (NIST) and the US Center for Internet Security (CIS).

“Cyber breaches that give criminals unauthorised access to a building can allow them to sabotage surveillance systems, tamper with climate controls and capture sensitive data collected by smart devices, such as occupancy patterns,” added Richards. “What’s more, the interconnected nature of these systems means that a breach in one can compromise the building’s entire network.”

The survey was carried out by YouGov and included 300 UK respondents made up of senior decision makers at tenant organisations, construction companies or IT departments, across sectors including manufacturing, construction, financial services, IT and telecoms, medical and health services, and education. 44 per cent of respondents came from companies with more than 1,000 employees.
