David and I are training for our upcoming trip to hike Mt. Kilimanjaro and safari on the Serengeti. Here are photos from one of our recent hikes in WNC. We are keeping our eye on the summit! The Soco Gap to Waterrock Knob Trail is a well-marked 9-mile route along the Blue Ridge Parkway for an up and back trek. Waterrock Knob is one of the highest peaks along the Blue Ridge Parkway, reaching an elevation of about 6,292 feet (1,918 meters). Our friends were visiting the area and we had planned to hike it. The parkway was closed due to a light overnight snowfall, so we drove to the trailhead through Cherokee. Excitement filled the air as we parked just outside the gate, assuming we were the sole hikers on the trail. The initial stretch of the trail proved to be inviting and accessible, making for a pleasant start to our journey. Clear of roots and a gradual assent, the terrain allowed for a casual stroll through the woods. The tranquility of the snow sprinkled landscape heightened our sense of solitude, creating an intimate connection with nature.

As we progressed, the trail subtly changed, signaling the approaching challenge of a steeper ascent in the final mile. The gradual climb turned into a more demanding incline, requiring increased effort from our legs. To add to the adventure, patches of ice appeared on the trail, forcing us to navigate with caution. Each step became a calculated move, the icy sections demanding our full attention. The best part of our hike awaited us at Waterrock Knob, where our perseverance was handsomely rewarded. From the summit, a nearly 360-degree view unfolded before us, showcasing the layered mountains in all their glory. The crisp mountain air filled our lungs as we absorbed the breathtaking panorama, appreciating the unique beauty that the unexpected closure of the parkway had unveiled. The Soco Gap to Waterrock Knob trail not only provided a physical journey through diverse terrain but also offered a journey of unexpected challenges, resilience, and aweinspiring splendor of a winter wonderland.

Interest rates can impact both buyers and sellers, so it's crucial to understand the implications and adjust accordingly. Your realtor® and lender play different but complementary roles. The realtor helps you find and negotiate for the right property, while the lender manages the financial aspects of the purchase. It is important for your real estate professional and lender to have a relationship so they can offer strategies, keep you informed, and work together as a team to get you to the closing table. Below are some key strategies and terms you may come across while navigating a dynamic real estate market. Pre-Approval letters are key in a competitive market. A pre-approval letter is obtained by filling out a loan application and providing documentation to support the application. Along with the pre-approval letter the buyer will get a loan quote of lender fees, closing costs, escrow and cash to close amount. potential transaction pitfalls before going under contract. It also offers confidence for the seller in the purchase offer. Seller's Contribution refers to funds the seller agrees to provide to help the buyer with closing costs, such as origination fees (including rate buydowns), title insurance, and property taxes. This contribution is often used as an incentive to make the property more appealing or to facilitate a quicker sale. Typically, it's negotiated during the sale process and is part of the purchase agreement. Seller Buy Down is a great tool when interest rates are trending up. The seller’s contribution is used to buy down or pay the points for a lower interest rate for the buyer. You may see this term in the listing details, this can attract more buyers whereas sometimes a price reduction will deter buyers. The savings are maximized for all parties. For example, instead of the seller reducing the list price by 15K, you could opt to subsidize the buydown for a lesser amount. It's a win-win since the seller can maintain


the sales price and the buyers get an affordability boost, with lower monthly payments opening the door for more buyers. Seller 1-2 buy downs are another way the seller can offer financial assistance or incentives to buyers in an environment with higher rates. The loan starts with a low interest rate in the first year, increasing in the second, and aligning with the market rate at the time of purchase in the third year. It is a great option for a buyer who anticipates higher income in the future and need lower initial payments to get in the home. Whether you're a buyer or seller, numerous strategies exist to navigate the real estate and stay in the “game”. 2024 Real Estate Market Outlook Existing home sales volume in September 2023 decreased 15.4% from 4.68 million units year-over-year to 3.96 million. Median sales prices for all housing types reached $394,300, up 2.8% from the previous year ($383,500). Gravity won’t pull down rising housing costs as long as housing supplies are limited by new home construction delays, mortgage interest rates near 8%, and a reduced number of home sellers are placing their homes on the market. Homeowners don’t want to give up their relatively low monthly payments, despite the potential profits as home prices reach their highest level ever. Many homebuyers will continue to be frozen out of the market as housing affordability becomes increasingly distant. Total housing inventory beginning in October was 1.13 million units, down 8.1% from a year ago. Unsold supplies, including new listings for sale, ticked up slightly, with 3.4 months on hand. A balanced market has approximately six months’ supply of homes for sale. Read More.

What are your top 3 favorite outdoor recreation activities? Golf, Atlanta Braves, Western Carolina football games If someone is new to the area, what are 3 hiking trails you recommend they try first? Pisgah National Forest, Pink Beds (Cradle of Forestry), Sliding Rock When it's time to rest and restore, do you have a favorite local spa or wellness center you like to go to? Orchard Inn, Saluda, NC How do you sneak in a bit of exercise or healthy habits into your daily routine, even on your busiest days? Walking 1.5-3.0 miles a day. We currently live in Savannah, GA and directly across the street from us is Daffin Park, one lap is 1.5 miles. If you could only eat one type of fruit for the rest of your life, what would it be and why? Nice firm and juicy apple What's your guilty pleasure food? Chicken Divan (a baked casserole prepared by my wife) If you were a superhero with a health-related power, what would it be and how would you use it? Superman (leap buildings in a single bound) What's the weirdest fitness trend or workout you've ever tried? Water Polo – I am a very good swimmer, but I nearly drowned! If you could trade lives with a fitness or wellness celebrity for a day, who would it be and why? Jane Fonda -- she lives her life for herself

What are your top 3 favorite outdoor recreation activities? Hiking is probably my favorite. Most trails are available year-round and there are endless options here in Western NC. 2 and 3 are a toss-up. I’m drawn to any activities involving water, particularly swimming, paddling my SUP or boating on Fontana Lake. The water is a most relaxing escape! If someone is new to the area, what are 3 hiking trails you recommend they try first? Deep Creek in Bryson City is ideal for folks that prefer an easy and leisurely hike. There are several loop trails with beautiful streams and waterfalls. Soco Gap to Waterrock Knob Trail off the Blue Ridge Parkway is a moderate 9 miler up and back. It’s a less traveled, scenic trail with a slow ascent until the last mile up to Waterrock Knob. Treat yourself to a nice lunch break at the top and head down. Dogs are welcome. A more challenging and difficult trail is Shining Creek - Old Butt Knob Trail in Canton. It’s steep with an elevation gain just under 3,000 ft so expect a slower hike. This gorgeous trail is woody and quiet. Be sure to begin early enough for daylight hours. Dogs are welcome on this trail too. How do you sneak in a bit of exercise or healthy habits into your daily routine, even on your busiest days? My morning begins with taking Barley for a walk or hike in the community where I live. There are 7 miles of mountainous roads, a few are very steep. I’ll wear a weighted vest if I want to really work up a sweat. If you could only eat one type of fruit for the rest of your life, what would it be and why? Mango! It’s sweet and tangy just as it ripens. If you could trade lives with a fitness or wellness celebrity for a day, who would it be and why? This may sound strange, but I recently watched the docuseries “Limitless” with Chris Hemsworth. The adventures! He’s an incredible athlete not to mention the obvious! I’d like to be the female version.
