ZM Global Services is a flexible and innovative company operating in the Facility Management sector. Throughout our services, we are able to manage all the ancillary activities, allowing the Client to be focused on the core business. The technical office manages the executive, bureaucratic and regulatory aspects of a project and maintenance’s implementation, starting from the feasibility study to the final verification of the work plan. The offer of ZM Global Services is aimed at medium / large enterprises (public and private), operating in Retail, GDO, Hospitality. ZM Global Services is a certified company UNI EN ISO 9001: 2015 (quality management systems) and OHSAS 18001: 2007 (management systems for workers’ safety and health).


In order to reduce response times, make quicker decisions and facilitate information sharing, ZM Global Services adopts a flat organizational structure. We aim to avoid a deep hierarchy, which would slow down the decision-making process.

PROGRAMMING. We will organize the planning of activities according to your needs and an intelligent planning principle. We will be able to create synergies for a solid cost reduction.

KNOW-HOW. The experience on the field, the development of technical knowledge and the trustful relationships with our partners, guarantee a smooth and functional response mechanism.

CONSUMABLE ITEMS. You will benefit economy of scale advantages ( on prices and speed of supply, thanks to the partnership established with the major suppliers in the area) reflected on the economic offer. Before proceeding with the maintenance kick off, we will request you a list of all the consumable items in your stores; then we will proceed with a first order to store them in the warehouse.

GENERAL OVERVIEW. Our PM will follow the maintenance works on the site and will prepare monthly, quarterly and / or annual reports in which you can have a general overview of progress and the incidence of costs. He will be the link between your technical office and ours. Quick responses and information always shared.

ON-LINE TICKET. Your technical office will have access to a dedicated web page; an open source system implemented by a CRM system will be at your disposal; it will allow you to create tickets for each requests. Managing reactive maintenances and the exchange of information will be much easier.


REACTIVE MAINTENANCE. Reactive maintenance includes all the activities not feasible during the PPM for reasons of safety, time and/or supply of specific items. Depending on the level of urgency, the maintenance will take place in a timely and minimally invasive way, in order to avoid or minimize closures or damages. OUT OF HOUR REQUESTS. For urgent anomalies that can seriously compromise the functionality of your shop / building, you can contact our call center, open 24 hours a day, 7 days a week. This will allow us to coordinate operations and to promptly organize works during bank holidays. RED, ORANGE AND GREEN CODE. You will have the opportunity to ask for three types of assistance, based on the urgency. • Red code: the service is performed within 4 hours. • Yellow code: within 12 hours. • Green code: within 48 hours.


PLANNED PREVENTIVE MAINTENANCE. Ordinary maintenance is carried out following a plan defined with the customer. We will set the PPM up according to the shop’s specific needs, found on an accurate inceptive inspection. Depending on the site status, we will define an appropriate schedule for realigning the standards and maintaining the required efficiency.

MAIN PPM SERVICES. Air conditioning: filters cleaning, verification and recognition of any malfunctions. Automation: gates functioning, shutters and electric barriers, home automation systems check. Special installations: periodic checks according to current regulations eg: fire protection (detection and extinction), sound diffusion and video surveillance. Safety: alarm control unit operation, presence detection sensors and burglar alarm systems. Building works and manufacturing: installation of safes, application of adhesive films, minor touch-ups of plastering and painting, replacement of hinges, guides and locks, repair of shutters, door closers. Lighting: replacement bulbs, tubes, neon lights, LEDs, transformers.

PROCUREMENT. ZM Global Services assumes full responsibility for: Design, which will define the technical requirements and provide the necessary documents to execute each phase of the project. Works management, which consists on the needed tasks implementation for a proper installation. Activities and means supply for a "turnkey" fulfilment of the contracted work, according to the agreed procedures and the current legislation (article 1667 of the Civil Code). TECHNICAL DESIGN. A correct planning presupposes the mastery of technical and legal rules, as well as the knowledge to predict and solve potential problems during the course of work and over the useful life of the asset. ZM Global Services offers a global design service as follows: • Inspection and preliminary feasibility analysis. • Verification of regulatory constraints. • Elaboration of the preventive, implementation and management model of intervention. • Presentation of the final design to the client for possible customizations. • Preparation of first jobs.

WORKS SUPERVISION. A valuable PM, in possession of the right requirements will accomplish the works. His tasks are: • Preparation and control of Work Progress Status. • The validation of any technical improvements to the project. • Verification of the correct execution of the works. • The drafting of meeting minutes and any service orders. • Site audit reports, performed personally or entrusted to third parties. • The issue of certificates such as proper installation, proper execution of the work or others required by law.


If the organization of specialized interventions is necessary (concerning the construction of structural works and modifications on electrical, mechanical, automation and shutter systems), we will be pleased to elaborate a detailed quotation. Our PM will directly follow the progress of the works, updating you in real time on the development of the works.

WORKS UNDER QUOTATION. • Maintenance, repair and / or replacement of damper components. • Maintenance, repair and / or replacement of glazed door entry components. • Application of protective / decorative films. • Creation and installation of customized items in wood and / or glass. • Adjustment of electrical and / or mechanical systems. • Large building works: painting, smoothing and stuccoing, replacing tiles / wooden slats. • Hydraulics: works that require specialist interventions.
