Community responds to Orlando tragedy

PALM CITY — It’s the largest cat removal in memory for the Martin County Sheriff’s Office. The county and Sheriff’s Office are working with a couple in western Palm City to clean a property and remove dozens of cats. “So far we’ve got 51 cats out of there,” Karen Kneubehl, supervisor of animal services unit said. “They’re all in fairly good shape.” Out of courtesy to the couple and county officials working the case, Your Voice News & Views is withholding identifying information about the property and its owners. County officials describe the couple as kindly, cooperative folks with a number of problems that overwhelmed them. Kneubehl said there are many more cats at the property at press time that animal services is attempting to capture and remove. “We’re just going to keep going until we don’t see anymore,” she said. “No one knows for sure what the number is. We found some kittens and some pregnant ones.” The largest previous cat removal Kneubehl could recall was about two dozen in Hobe Sound. The cats are being transported to the Human Society of the Treasure Coast’s Palm City facility, 4100 S.W. Leighton Farm Avenue. Candace Veach, director of operations, said the cats are coming at a difficult time for the shelter. “Oh, yeah, it’s kitten season,” she

TREASURE COAST — On Sunday, June 12, the Treasure Coast and the world woke to news of a shooting at an Orlando nightclub. As the information swirl became more congruent, three things emerged. It was the worst mass shooting in American history. The shooter lived and worked on the Treasure Coast. The shooter seemed to be target-

ing gays. “I awoke to my mom calling me at 8 (a.m.) telling me to turn on the television,” Cory Pfister, treasurer and secretary of Pride of the Treasure Coast, said. “The last time she did that was (during the Sept. 11 attacks) when I was in college.” The Orlando Police Department ended Omar Mateen’s shooting rampage at about 5 a.m., nearly three hours into the deadliest attack on American soil since 2001. By that time, he’d killed 49 and injured 53. Those numbers

are subject to change by publication. Mateen was the 50th death in the attack. As an investigation into Mateen and search for any possible additional terrorists reached into Port St. Lucie on Sunday, Mayor Greg Oravec and Police Chief John Bolduc had a press conference. Oravec said the city had to turn to “continuing what makes our country great and bringing

PALM CITY — Early Sunday morning, June 12, citizens of the world awoke to another devastating account of “homegrown terrorism.” The worst mass shooting in U.S. History, and this time less than 200 miles from the Treasure Coast. At about 2 a.m., Omar Mateen of Fort Pierce entered Pulse nightclub in Orlando, FL with an AR15 assault rifle, mowed down 49 innocent partygoers and maimed upwards of 50 others, sending ripples of confusion and heartbreak throughout the media. Before SWAT was able to diffuse the threat and kill him, Mateen was able to pledge allegiance to ISIS throughout three separate phone calls to 911. But who was this lone gunman and self-proclaimed terrorist? Born in New York, and raised in the Treasure Coast, he was well known by many in St. Lucie and Martin Counties. Mateen attended high school at Martin County High School for a year, and even worked at the Publix in Old Palm City in 2002, as well as at a GNC and Hollister in a Jensen Beach

Everybody knew him because he worked all over the area, but everyone I knew thought he was a little weird. I stayed my distance.” LaBianca, who owns Labby’s pizzeria in Port St. Lucie, says Mateen was using steroids, talked about wanting to become a cop, and was disrespectful to women. At that time, around 2010, there was no indication that Mateen had been radicalized or was harboring extremist ideologies. Mateen fell under FBI scrutiny twice. In 2013, while working at the St. Lucie courthouse as a contracted security guard with G4S security, he allegedly made incendiary remarks attesting to family ties with Al Qaeda. After months of surveillance and two separate interviews with Mateen, where he claimed that he was simply lashing out against what he felt were anti-Muslim sentiments in his workplace, the FBI closed the book. Once again in 2014, FBI questioned Mateen

The nightclub hosted an impromptu vigil on Sunday, June 13. Pride of the Treasure Coast is transitioning to ONE Treasure Coast. Among its aims is creating a community center on the Treasure Coast to provide education, support groups and other helps to members of the LGBT community. “As far as ONE Treasure Coast goes, we don’t want to take this tragedy and twist it in our favor, to our benefit, but this is exactly why we need a center, a center to gather together,” Pfister said. The organization hosted the 12th annual Treasure Coast PrideFest

at the Port St. Lucie Civic Center in April. The event was, in part, to help raise funds for the proposed community center. “Our vision for the community center would be a centrally-located, physical brick-and-mortar storefront to be a meeting space to facility support groups,” Pfister said. “As well as a place for resources.” He added, “The center, in our mind, is going to be a home base to carry out a lot of our planned programs that range from support to education and social events. A place to perhaps have a movie night for youth. And, of course, an office.” Pride, Pfister said, has about 5 to 10 percent of the financial resources needed to open a center. He said later this month the organization will start solidifying plans for opening a center. “Really getting our feet into the water and making headway to bringing the community center to the Treasure Coast, he said. Pfister said broader community support for Pride always increases after PrideFest. He said that’ll likely be even more so after the Orlando shooting. He said Pride will tap that support to raise funds for Equality Florida’s efforts to help victims of the shooting. He said the organization will host fundraisers. At press time, none are scheduled. On any given night, just peek through the glass windows that line the south side of the KC Chung do jang and you’ll see both young and old, women and men, fathers, mothers and their children lined across the room practicing kicks, forms, punches, defensive moves, and most importantly, the discipline needed to engage in the martial art of tae kwon do. This place is not just any do jang; it is a place that many come to “find their center.” As a student and mother of two other students at KC Chung, Oralea Marquardt of Palm City states, “When I bow upon entering the do jang, I leave all other worries at that door, and my sole focus for the next hour is everything it takes to perform the task at hand.” For nearly all, those tasks include building strength, memory, speed and mastery of one’s current belt level. Everyone at KC Chung is treated with respect, and all newcomers are immediately welcomed. The older kids work with the younger kids to master the tae kwon do code: to be honest, to respect others, to help others, and to always stand by the weak. Time in the do jang under the direct tutelage of Master Steven Bruhn becomes invaluable when the benefits of training become a way of life. From the do jang to the home or office, students embody the discipline, respect and focus that they have gained. For Jenna Hirth, a student for nearly 10 years and now a high school

student in Jensen Beach, she believes that tae kwon do pushes her to be a better and well-rounded person in everything she does, including becoming more patient with people. It has also helped her sharpen her memory and get good grades. Jenna is now a black belt first dan, and attests that Master Bruhn has been her role model in the way he teaches discipline and works with other kids. Master Bruhn is a sixth-degree black belt with more than 30 years of experience working with and leading children and adults in the training and education of tae kwon do. With more than 200 students each week, including nearly 50 families, Master Bruhn schedules classes throughout the day from Monday through Saturday. Offerings include mid-day classes, an after-school program (which includes free transportation from Palm City and Citrus Grove elementary schools), and hourly classes from 4-8 p.m. Each class focuses on different skills and varies in intensity. Cardio, black belt, sparring, swords, knife throwing, and forms classes are offered at various times during the week. This summer, the do jang caters to summer camp students, and the hours are from 7 a.m.-4 p.m., with the option of regular classes after 4 p.m. After more than 9 years of coming to the do jang, including a few extended absences, Mark Scholl, guidance counselor at Citrus Grove Elementary and Palm City resident, states that

What Does Selling ‘As Is’ Really Mean? The most commonly used real estate contract in Florida today is the “As Is” Residential Contract for Sale and Purchase approved by Florida Realtors and The Florida Bar. It became much more common place to use this agreement throughout the years when short sales and foreclosures were so prevalent. In these cases owners were underwater without the means to make repairs, and likewise banks were unwilling to negotiate any of these items as sales prices had dropped so low. Today, however, the market has changed. Short sales and foreclosures although still taking place are much less common, and prices are going up. The “as is” contract is still with us, and as I said before, it is the most commonly used, but it can be misunderstood.

do this because once again, I am not aware of any deficiencies, and I know how much money I want to take away from the sale and major repairs could affect my bottom line. Also I may just not want the trouble. Let someone else deal with the headaches — I’m moving on to bigger and better things. The Florida “As Is” Residential Contract for Sale and Purchase contains an inspection contingency. Typically, these inspection periods are about 10 days beginning on the effective date of the contract, during which time the buyer can perform any and every inspec-

tion they would like from general, to termite, to lead based paint, and Chinese drywall. Since I am selling the property in “as is” condition I feel confident, because whatever a buyer finds in their inspection, I am not required to fix anything. I may even think that only if a buyer were to find some major problem could they then back out of the deal. This is where the misunderstandings happen. Contained in the inspection contingency clause of the contract are the words “in the buyer’s sole discretion.” This means that during the inspection period a buyer may decide to cancel the contract for any reason whatsoever. It can be as simple as deciding they don’t like the color of the front door, or maybe they really

So what does being prepared actually mean? Being prepared means having supplies and a plan of action should a storm hit or threaten to hit our area. There are so many questions that come up when a storm is rolling off our coast including: do I need to evacuate and what will I do with my pets? Fortunately, there are many helpful planning guides available in local stores and online. Good planning in advance can remove a lot of stress brought on by a real world event.

Emergency preparedness is essential to public health. Recently, the Florida Department of Health, the Martin County School District and Martin County Emergency Management tested its preparedness plans by conducting a fullscale exercise to assess capabilities for a special needs shelter at Anderson Middle School in Stuart. The special needs shelter is available for residents who may be oxygen dependent, have electrical needs related to their care or have some cognitive impairments. Residents with higher care needs

Donaldson said engineering staff have a number of previous Community Redevelopment Agency studies and Mapp Road designs to use to craft the proposed project. He said the storm-water management plan the engineering staff is considering would include construction of a treatment area behind the fire station at 3290 S.W. Mapp Road. The storm-water treatment area would — under current thinking — be made aesthetically pleasing to create a passive use park to encourage pedestrianism on Mapp. Along with discussion about Mapp Road, the neighborhood advisory committee will have its first consideration of revising the Old Palm City redevelopment plan. Parmalee said the county’s seven redevelopment areas are going to consider revisions to their plans. “All the CRA plans we’re looking to update in the near future,” Parmalee said. The Palm City CRA plan was crafted in the early 2000s through a series of public meetings and charrettes. Parmalee said the Old Palm City community redevelopment area is halfway through its 30-year lifespan, and there have been numerous changes since the early 2000s. “We’ll be going through a public workshop process in the future, but this is an initial review,” she said.

PALM CITY — The Old Palm City Neighborhood Advisory Committee will meet on Monday — June 20 — at 6 p.m. at the Palm City Community Center, 2701 S.E. Cornell Ave. Kate Parmelee, the county’s community and strategic partnerships manager, said the meeting has a full agenda with items many are interested in. One big one is— “The Mapp Road design from our engineering department.” In March the county’s engineering department presented a preliminary plan for Mapp Road work to the county commission. The road work could get started in the summer of 2017 if the commission approves it. Don Donaldson, engineering director, said staff are figuring it’ll be an about $2.3 million project, much of which could be funded by the county’s new utility franchise fee with Florida Power & Light. Most of the expense is related to storm-water management work the engineering department added to previous proposed work to repave Mapp and add bike lanes from Martin Downs Boulevard and Martin Highway, both of which have bike lanes. The Martin County Commission gave a 4-1 nod to $125,000 for design work at the March meeting. Commissioner Sarah Heard dissented, citing concerns about widen Mapp for bike lanes would add to persistent flooding problems in Old Palm City. Commissioner John Haddox argued that the planned work included storm-water management that

As long as the request to cancel is made in writing before the expiration of the inspection period, the buyer may terminate the transaction for whatever reason without recourse. Now, let’s say they have their inspections and find a major leak in the roof or the air conditioner needs to be replaced. The buyer may request that the item be fixed prior to closing or a reduction in the purchase price in some cases. Once again, prior to the expiration of the inspection period, a request can be made in writing of what remedy the buyer wants in order to continue with the transaction. This is done in the form of an addendum stating the additional terms to be included in the contract. The terms must be mutually agreed upon. If the buyer fails to accurately explain what they want as a remedy, or the seller does not respond before the inspection period expires, conflicts can arise. It is best to be as accurate as possible and keep communication lines open so there is no confusion about what a buyer is asking for and what a seller will take care of. Since I am selling “as is,” I can always say no. But if the buyer cancels, I must then move forward knowing that the issues exist and I

am legally required to disclose any defects that materially affect the value of the property. This could scare away a future buyer or affect my bottom line down the road, where it may have been reasonable to just take care of the problem. So when deciding to sell a home, you may want to consider beforehand if there are any concessions you are willing to make. In fact, you may decide you do not want to sell “as is” after all. You can then factor in a budget for repairs should any issues arise during an inspection. Using a Contract for Purchase and Sale and not the “as is” contract puts more skin in the game for both parties. After all, that’s what we want as a seller is a serious buyer, and if they have a big deposit, even better. So why not make a commitment on your end as well. Or if you do decide to sell “as is,” I recommend having a presale inspection done. This way, there are no surprises down the road. Some services will perform the inspection and fix the items as well. In either of these cases, a relatively small investment up front could save big bucks and big headaches down the road.JA15

MARTIN COUNTY — Harbour Bay Plaza will be undergoing some renovations after it was recently purchased by a new owner. Harbour Bay Plaza, at 3766 S.E. Ocean Blvd. in Sewall’s Point, was sold to Harbour Bay Holdings LLC for $7.6 million. The transaction was completed in April. The seller was H.B. Associates of the Treasure Coast LTD, which had owned Harbour Bay Plaza (www.harbourbayplaza. com) since 1995. Built in 1979, Harbour Bay Plaza is a high-end boutique plaza with interior courtyards that create a small outdoor mall feel. At 65,000 square feet, Harbour Bay is the larger of two retail properties in Sewall’s Point. Many tenants have been established in the plaza for two decades or more. Restaurants include Josephine’s Cafe & Bistro, Prawnbroker Grill and Renato’s Italian Ristorante & Grill. Among the other 22 tenants are a mix of boutique retail and clothing stores, galleries, gifts shops, a salon, a fitness center and a travel agency. A Wonderland Tea Party TREASURE COAST — More than 100 were in attendance at A Wonderland Tea Party at the Pelican Yacht Club on May 14 for tea and a whimsical time. The event rose more than $4,000 in support of Treasure Coast Hospice’s Little Treasures Pediatric Care Program. Guests were treated to tea and refreshments with wonderland-themed cupcakes from The Cake Lady and enjoyed a spring fashion show presented by Sea Salt Boutique. Alice in Wonderland characters from the St. Lucie Ballet also joined in the fun, taking photos with guests before the afternoon ended with exciting raffle drawings. “We are very grateful to everyone who supported our Little Treasures Pediatric Care Program through A Wonderland Tea Party,” said Wendy Mahood, Volunteer Manager at Treasure Coast Hos-

PALM CITY — Nearly two and half years ago, the Piper’s Landing Garden Club began a beautification project along Mapp Road. The project started across the street from the entrance and extended to Jock Leighton Park. The Garden Club cleaned out all the exotic and invasive plants among the cluster of Saw Palmetto bushes. As a result of the hard work by the Piper’s Landing Garden Club, the National Garden Club awarded them the overall winner of the Natural Land Trust award for Roadside Beautification. Piper’s Landing Garden Club competed with all the other garden clubs across the Unit-

ed States for this award, which was presented at the National Convention on May 7 in Grand Rapids, Michigan. The award’s chairman, Barbara Hadsell — from Piper’s designated garden club District X — was given the award so it can be presented to the President of Piper’s Landing Garden Club, Michelle Maguire. said. Cats are polyestrous in Florida’s subtropical climate, but tend to have more intense estrous cycle as days lengthen. In other words, the longer and warmer the days, the more they breed. “We have 355 cats currently under the Humane Society care,” Veach said. The 355 included the first 51 cats from the large rescue. Kneubehl said only a few were accustomed to people. “(The property owner) had about eight of the cats in the trailer,” she said. “Everybody else was outside. They’d come up and he’d feed them.” The owner hasn’t yet given the society permission to place the cats for adoption. County officials believe he will soon. Veach said society workers and volunteers are trying to acclimate the cats to people to prepare them for adoptions. “What we’re doing is we’ve placed boxes and other hide spots in their cages,” she said. “The staff work with them day in and day out to get them to know that we’re friendly and won’t hurt them.” Veach said that people who want to adopt cats from that case will be able to request them once they’re available. She said all adoptions help.

Some of the cats will likely have to go into the society’s Barn Buddy program. Folks can adopt those cats with the understanding they’ll be outdoors. “It’s for cats that aren’t the friendliest, but won’t attack people,” Veach said. The county operation started in March. In addition to removing the cats, county officials are cleaning the property. Larry Massing, building official, said the property owner signed a stipulation allowing the county to clean the property and remove items. He said that the county has moved gingerly. “You feel for the poor guy,” Massing said. “I know these things are very meaningful to him.” There’s not been a known diagnosis of hoarding disorder in this case. However, the Anxiety and Depression Association of America reports that hoarding disorder often includes excessive animal collecting. Hoarding disorder can be a stand-alone condition, or part of other conditions. It always has a deleterious effect on those with it. “Those most often associated with hoarding are obsessive-compulsive personality disorder (OCPD), obsessive-compulsive disorder (OCD), attention-deficit/ hyperactivity disorder (ADHD), and depression,” the association reports at its website.

MARTIN COUNTY — As the Florida counties impacted by Tropical Storm Colin begin to clean up, the Florida Department of Health reminds everyone to do their part in preventing mosquito breeding. All Florida residents and visitors are asked to “Drain and Cover” to help keep our families and neighbors safe; it only takes a bottle cap of water for some mosquitoes to breed and multiply. “We must all do our part to act quickly to eliminate new sources of standing water brought on by Tropical Storm Colin, which can rapidly become mosquito breeding sites,” said State Surgeon General and Secretary of Health Dr. Celeste Philip. “While we have not experienced local transmission of Zika in Florida, we must remain vigilant in our efforts to protect ourselves from mosquito bites in and around our homes.” To protect against mosquitoes,

the department urges the public to “Drain and Cover”: Drain standing water: -Drain water from garbage cans, buckets, pool covers, coolers, toys, flowerpots or any other containers where sprinkler or rainwater has collected. -Discard old tires, drums, bottles, cans, pots and pans, broken appliances and other items that aren’t being used. -Empty and clean birdbaths and pet’s water bowls at least once or twice a week. -Protect boats and vehicles from rain with tarps that don’t accumulate water. -Maintain swimming pools in good condition and appropriately chlorinated. Empty plastic swimming pools when not in use. Cover your skin with: -Clothing — If you must be outside when mosquitoes are active, cover up. Wear shoes, socks, long pants and long sleeves.

The guys at VVA 1041 just didn’t like the thought of hungry veterans waiting for Reese to get a hold of people for help. their shows is a special part of being Disney. “There’s always a wonderful message, albeit subtle,” she said. “It’s a starting point for conversation.” Jones said that the show was perfect for families because there are lines adults will appreciate and ones for kids. “It’s a wonderful way to introduce kids to live theater,” she said. “There’s something for everyone. The music is wonderful and familiar in the best way.” Jones said that tickets to StarStruck productions sell quickly. “Our Academy productions are top-notch. People come to see the shows who aren’t necessarily related to the children. The quality is very high, so get the tickets as soon as they go on sale.” As always, StarStruck has a wonderful team behind-the-scenes. Choreography will be done by Nicky Wood, who has come on board at StarStruck for his expertise in dance and choreography. He said that the show is largerthan-life and big and splashy. The costumes will be designed by Beverly Millet, who has a degree in costume design. Sets will be designed from the ground up by Brent McAhren. After “Beauty and the Beast Jr.,” Jones and her team

will turn their attention to Camp “Cats.” No, it’s not the Broadway show, but a musical revue for those in K-3rd grade. There will be one show, July 29, and the kids will be dressed as cats and kittens and sing numbers from shows that have songs about cats, including that Broadway show. The kids are also writing little monologues. “I’m insanely excited about it,” Jones said. “I’m having the best time collaborating with Nicky and (husband) Peter.” There will be two additional programs for the All-Stars from 1st-8th grades. The first, July 5 through the 15 is about Dreamworks and the second, July 18 through 28 is called Disney. “They are not performance-based,” Jones said. “There’s not the pressure of a show. It’s more chill. There’s acting, singing and dancing, but there’s also designing a poster and set design.” Tickets for all shows are available at the website.
