According to Julian Buck from Jawitz Properties Knysna, many of the homes that burnt to the ground have been rebuilt and as a result there has been a resurgence in the building industry itself. “There is a lot of building going on and this means that spirits are high and the builders have spare money to invest in building speculative homes, which is spurring on the property market and driving up prices quite quickly.” The property market along the Garden Route is bucking the national downturn in sales. “The market is very good here and our tails are up,” says Buck. “We are not experiencing any fire sales and there is solid supply and demand to maintain turnover. However, with prices constantly rising especially in sought after areas such as Thesen Island and the Knysna Quays, I would suggest

However, not all renovations will add value to your home. Sellers could prevent wasting money on renovations by speaking to a reputable estate agent first before going ahead with their plans.” Goslett notes that one of the most common mistakes sellers make, especially during a tough market, is to go ahead with expensive renovations that overprices the property within its suburb. “The reality is that property values are often capped according to the overall value of the suburb itself. Sellers should also avoid getting too creative with their renovations. “While it is advisable to renovate your home in a way that sets it apart from comparable homes in your suburb, sellers should bear in mind that taste varies from person to person. Sellers should avoid spending money on elaborate feature walls, customised handles or any other ornate features which minimise the property's universal appeal,” says Goslett. As a final piece of advice, Goslett warns sellers not to bother wasting any money on renovations without first acquiring the necessary planning approvals, electric and plumbing clearances. “It is never wise to cut costs on structural changes by skipping these steps. Your property will not pass the home inspection which will cause any sale you had lined up to fall through. If you are going to spend money on renovations, then any approvals should be the first things you budget for,” Goslett concludes.

AFFORDABLE PROPERTY MARKETS REMAIN STABLE South Africans are certainly facing tough economic times and with petrol set to skyrocket by R1.01 a litre and diesel by R1.24 in October, no relief for the short term seems to be on the horizon. Real estate has felt the knock-on effects of many of these economic cycles and certain markets have been adversely affected, however one part of the sector seems to have shown far more stability, and that is affordable property. To a large extent, this trend also includes regional data, but we've undoubtedly noticed that many of our major centres' affordable property markets have remained relatively stable.

There are many factors that have led to this, one being necessity purchases over purely investment home buying. We find that in the affordable sector, activity often defies that of the luxury sector due to the need for the home. Buyers in this segment of the market tend to be families looking for a home to live, first-time buyers entering the market with smaller budgets as well as people who are downscaling, like pensioners etc. Therefore the need to find a place to live is far greater than that of an investor purely searching for investment opportunities. Taking this into consideration, buyers then
