President’s Article TIME TO SELL? By Robert “Dan” Dull, 2015 YCAR President

y recent conversations with local REALTORS® have yielded one common response… “INVENTORY IS LOW!! We have ready, willing, and able buyers, but just can’t find them houses.” I have to agree, it has been tough finding homes for buyers. However, I think it is more than just a lack of inventory, but rather a lack of GOOD inventory.

While there are several theories on the reasoning for the lack of inventory, it is hard to put a finger on just one. Some experts point to the sustained low interest rate environment that we have experienced over the last several years. Current homeowners have locked into low rate loans through purchase or refinance and feel extremely comfortable staying right where they are at. Others say that potential homeowners do not want to sell due to fear of not being able to find a home because of the lack of inventory. Regardless of the reason, a problem exists. Let me note a few examples from our local market over the past month. First, a home in Poland went on the market on a Monday in late March for $269,900. After several showings that same day, multiple offers were presented. The home sold for $295,000. This same home sold for $223,750 in 2009 and was on the market for 77 days in 2011 at $250,000 and didn’t sell before it was withdrawn. Another recent example is of a ranch home that went on the market in the Canfield School district on a Friday in late April for $189,900. An open house two days later welcomed nearly 30 visitors and yielded multiple offers. In addition, I have a buyer that was in five multiple offer situations before finally securing a contract on a home. All of those homes were on the market for less than a week. These examples are just a sample of many stories that I am hearing about. Just like a hot stock, you have to know when to sell. Now may be just that time. If you find yourself on the fence about selling, I would suggest considering hard about putting your home on the market. For expert advice and important data about your home, contact a local REALTOR. They will be able to provide pertinent information about your neighborhood market and help you decide whether the time is right for you to sell. I’ll be looking for the sign in your yard. Good luck!!
