Kicking off the most magical time of the year is the annual Winter Wonderland Extravaganza, presented and sponsored by the Baldwin Park Joint Committee, taking place Saturday, Dec. 6, right in the Village Center. This family friendly event transforms the neighborhood into a festive celebration filled with music, lights, photos with Santa, vendors and a HUGE parade to end the night. This signature event brings together families, friends and local businesses for an evening of holiday magic complete with dazzling décor, live entertainment and activities for all ages. Successful relationships between people from diverse backgrounds often thrive by blending different life experiences and together creating new, unique traditions to honor both cultures. For Nick Smith and Dr. Alexandra Heidtmann-Smith, Baldwin Park was the perfect melting pot for the infusion of a fresh sense of adventure and discovery.
“When I met Nick, I loved how he woke up early every sunny morning, ready to make the most of the day — something he learned to appreciate growing up in the north,” Heidtmann-Smith says. “As a Brazilian who was always the first one on the beach every weekend, I felt an instant connection to that energy.”
Smith was born and raised in Wisconsin and graduated from the University of Nebraska with a degree in international business.
“Growing up in the Midwest instilled the values to work hard, have a family-first mindset and be involved in my local community,” he says.
Smith enjoyed a diverse and exciting business career working overseas with German grocery conglomerate Lidl, which he helped launch in Lithuania and the United States. His career took him to interesting stops throughout the European continent. He also has the distinction of being an early employee at Instacart and helping to take the company public.
“Living and working across Europe early in my career was a unique and memorable experience,” he says. “After returning to the US, I’ve found a passion in helping early/mid-stage technology companies evolve to their next phase.”
Smith now manages the project management team at Flock Safety, a U.S.-based security company specializing in license plate readers, drones and urban and suburban security systems.
“Flock Safety helps law enforcement and communities prevent and solve crimes through their suite of products and technology platform,” he says.
Heidtmann-Smith is a native of Brazil and pursued her academic journey in the United States. She started with undergraduate studies at the University of Central Florida in Orlando and continued her medical education in Miami.
Heidtmann-Smith honed her surgical skills through rotations at prestigious institutions across the country, including Inova Fairfax Hospital in Virginia and Beth Israel Deaconess, a Harvard Medical teaching hospital in Boston. She then further specialized in a foot and ankle reconstructive surgical residency at Presbyterian St. Luke’s in Denver, Colorado.
“Denver was an incredible place to live and complete my surgical training,” she says. “During my residency, I performed (more than) 2,000 surgical procedures — ranging from sports trauma to complex elective surgeries, such as total ankle replacements. Outside of the

hospital, Nick and I spent nearly every weekend in the mountains hiking, skiing, snowboarding or enjoying EDM concerts at Red Rocks Park and Amphitheatre.”
Heidtmann-Smith can communicate in American Sign Language and Spanish, and also is fluent in English and Portuguese.
“Growing up in Brazil and moving to the United States as a teenager gave me a deep appreciation for different cultures — something I carry into both my personal and professional life,” she says. “I also grew up with a deaf brother whose medical experiences inspired me to pursue a career in medicine, and I continue to have a special connection to the deaf community.”
Heidtmann-Smith epitomizes the “Live Here Work Here” motto of Baldwin Park. She practices podiatry and foot and ankle reconstructive surgery at Central Florida Foot and Ankle Specialists, located on Outer Road.
The couple recently celebrated their two-year marriage anniversary and are expecting a baby girl in February 2026.
They purchased their home in Baldwin Park in October 2025 just in time to experience their very first Baldwin Park Halloween. They are excited for the upcoming Baldwin Park Winter Wonderland Extravaganza and holiday parade.
“We have never seen a Halloween like this,” they say. “We’ve always talked about raising a family in a hallmark neighborhood that celebrates the holidays with so much passion and fun. We can’t wait to see the entire neighborhood light up with Christmas decorations, soon!”
The couple is passionate about fitness and embraces an outdoor lifestyle; they enjoy running, hiking and pickleball. Smith is a lifelong fan of the Nebraska Cornhuskers, Wisconsin Badgers and Green Bay Packers, and can be found at Gator’s Dockside on football Sundays.
“What we love the most about Baldwin Park is having so much in walking distance — running/ biking trails, Michelin star restaurants, great medical care and good greenery for our golden retriever Samba to enjoy,” they say.

When red tape threatened Gator’s Dockside Baldwin Park’s grand-opening plans in 2014, it responded with generosity that has become local lore.

If you live or work in our great neighborhood, you are undoubtably familiar with Gator’s Dockside Baldwin Park. Best known for delicious wings, the best views of Lake Baldwin and the go-to place to watch your favorite team, Gator’s Dockside is a staple of any Baldwin Park weekend.
But a little-known fun fact is that there was one weekend in 2014 when drinks were free.
Yep. You read that right. Free drinks all weekend long at Gator’s Dockside Baldwin Park!
A little background should help put things into context:
When it was announced that Gator’s Dockside would be opening in Baldwin Park in October 2014, it created quite a neighborhood buzz to say the least. Baldwin Park had been anxious for a new restaurant option since the space had been empty after the departure of Paddy’s Murphy’s Irish Pub in February 2013.
Keep in mind, back in the fall of 2014, the restaurant scene in Baldwin Park was much more limited. The Osprey, Meza and The Wildflower were years away. The Italian
eatery Lago, which had been operating for several years in the lakeside space currently occupied by Sorekara, had shuttered in early 2012.
Gator’s Dockside Baldwin Park filled a much-needed niche. With a large dining and bar area, serving quality, casual and kid-friendly fare, and with ample televisions and later closing times, Gator’s fit perfectly into the neighborhood style. And although just one location out of a chain restaurant with over 36 locations throughout Florida, Gator’s Baldwin Park very much has the feel of a hometown bar and grill.
The food and overall vibe of Gator’s Dockside fit the demographics of Baldwin Park perfectly.
“The pulse of Baldwin Park was ready for Gator’s Dockside,” General Manager Rick Dunbar remembers. “To this day, 90% of our customers are Baldwin Park residents. The neighborhood absolutely welcomed us with open arms.”
Being both kid and adult friendly, the restaurant was a natural for partnership in the local school, athletic and business community. Since
opening, Gator’s Dockside has been actively involved with Baldwin Park on many levels, including partnering with Winter Park High School, Baldwin Park Elementary and Winter Park Pop Warner Football on a variety of events and celebrations throughout the year.
“Community engagement and giving back has always been a part of Gator’s philosophy,” Dunbar says.
Much like with the opening of any new restaurant, for Gator’s Dockside Baldwin Park, jumping through the logistical hoops for a grand opening came down to the wire. And despite the best-laid plans, Murphy’s Law can throw a wrench into any preparation. So much so the highly anticipated grand opening of Gator’s Dockside Baldwin Park almost didn’t happen.
Gator’s Dockside Baldwin Park’s grand opening weekend was set for Saturday, Oct. 17, 2014, and was announced several weeks in advance with great fanfare. But because of a delay in paperwork, the liquor license did not take effect until the following Monday. To make matters
worse, both college and NFL football were in full swing. Gator’s Dockside was left with three choices: Postpone the grand opening; open without serving liquor; or open with complimentary alcoholic beverages to patrons for the entire weekend.
To Dunbar, the choice was obvious: Drinks on the house!
“It certainly was an inspired idea to serve complimentary drinks,” he says. “I wish I could take credit for it!”
As word spread throughout Baldwin Park, Gator’s was soon standing-room-only with locals. The free booze quickly went from complimentary well drinks, bottled beer and wine on Saturday afternoon to domestic bottles and draft beer only on Saturday night, then draft beer only on Sundays. With the success of the opening, Gator’s was on the map in a big-time way.
“With the benefit of 20/20 hindsight, it was a home run in terms of marketing strategy,” Dunbar says with a smile. “If we could do it over all again, I think we would do things 100% the same.”

Hello! We are Earle and Loretta, and we’re new in town. Our mom and dad brought us to Baldwin Park from Maine in July 2025. We are both English Setters. I am a 12-year-old tri-color, and my sister, Loretta, is a 10-year-old Orange Belton. Although we are birddogs, we also love to point squirrels and green anoles during our many walks around the village.
At home, I am in charge of feeding and treat reminders. I’m also a natural “greeter” who is happiest in the company of people and dogs. Loretta leads security and thinks she’s the boss of me. She’s not always all business though. She does love other dogs and people, her spa time, and running with dad in Blue Jacket Park. We have already met many new friends and we look forward to meeting you, too! Please say hello when you see us. Dad may even have an extra treat in his pocket just for you.

HERE THEY GROW AGAIN!
Tactical Brewing Co. is growing its presence in Baldwin Park by a considerable margin.
The local brewery in November signed a lease to take over the space at 4915 New Broad St., Orlando, currently occupied Orlando Metro Gymnastics. The gymnastics company is closing its Baldwin Park facility and moving to a new facility in Crystal Lake.
According to Tactical Brewing Co. CEO Doug Meyer, the brewery will take the 12,000-square-foot facility and construct a food hall, concert venue and plenty of indoor/ outdoor seating.
“Tactical will be remaining open at its current space until the new brewery is built in Baldwin Park and then will transition over,” he said.
The news of Tactical Brewing’s expansion comes as the brewery celebrates its seventh anniversary. The brewery celebrated the milestone with a block party Nov. 16. Festivities included live armored combat, a live band, food pop-ups, vendors and beer releases.

ROA BOARD OF DIRECTORS MEETING

n The board approved the Division 2 CDAR renewal at Popular Bank (3%) for 13 weeks. In addition, Ms. Eggleton is given authority to renew the CDARS and CDs as they come up for renewal.
n It was discussed that the Wealth Management RFI Committee will interview the three RFI respondents, Farther, March Group and Charles Schwab. The committee will bring their recommendation to the board in December. If a firm is chosen, the committee will work with the firm to finalize a draft investment policy that incorporates divisional considerations and fee allocation procedures. The completed draft investment policy will be provided to legal counsel for review and approval prior to board adoption.
n An update was provided on the Mattamy City Homes No. 3 metal roofs. It was discussed the metal roofs are going to be included along with the shingle roofs in the bid packets for 2026 replacements. It was further discussed that a special assessment likely will be needed to complete the metal roofs earlier than anticipated. SMI provided that A/R/C & Associates (roof consultant) is currently working on the bid packages and were scheduled to have proposals in by the end of November.
n The board approved Jingle Bells for the holiday décor and holiday tree at Grace Hopper three-year lease, 2026-2028.

3. The ARC Coordinator revised the ARC applications so they are more user-friendly (simplified). Stacey Fryrear reviewed changes. These will be provided to the ARC during one of their meetings for review and acceptance. The applications then will be provided to the board for final approval.
4. The Community Director received two after-hours calls over the weekend. One was for Grace Hopper Hall. The elevator was not working. The maintenance supervisor was able to get TKE Elevators out to fix the issue, as there were two parties that day. The other was for a slip and fall in the sod at Corrine Commons.
5. The RFI for a Wealth Management Partner was emailed to the board-approved firms: Farther, Charles Schwab, Edward Jones, Wells Fargo and The March Group. Responses were to be submitted to the Community Director by Oct. 13, 2025. UPDATE: The March Group, Farther, Edward Jones and Charles Schwab provided the information related to the RFI. Wells Fargo did not respond.
6. The elevator phone was replaced.
7. The maintenance team fixed seven bad GFIs to outlets in Corrine Commons.
8. All Phases Electrical replaced high-reach lights at Enders fitness center and restroom. It also replaced a light out at High Park pool (lightpole).
9. The ADA mulch at High Park and Union Park playground was replenished. A proposal for Enders Park ADA mulch is in the October Meeting Packet.

WILDLIFE IN STRUCTURES
The tree-lined streets of Baldwin Park offer shady canopies for residents to enjoy the outdoors and provide homes for amazing animals like songbirds, squirrels and even bats.
Bats provide great pest control. They are protected year-round from harm and cannot be evicted from buildings until after the end of the annual bat maternity season, between April 15 and Aug. 15.
10. The Mattamy Mews fountain statue has been painted as approved.
11. Two maintenance technicians were hired and have started work.
12. The Bermuda in Baskin Mews was replaced with St. Augustine.
13. The lounge slings, dining chair slings and umbrella bases were received. The lounge chairs slings (166) have been replaced by maintenance.
14. Browns Fitness performed the fourth-quarter preventive maintenance at the fitness centers.
15. Two new weight balls at Enders fitness center were replaced.
16. The maintenance team replaced the garbage disposal at Grace Hopper Hall.
17. The maintenance team replaced bulbs at Grace Hopper as needed.

n BrightView has continued to make multiple irrigation repairs throughout the townhome service areas. There have been many lines breaking because of large tree roots. Irrigation controllers are also being replaced because of old age and they are no longer functioning. Any plants that have suffered from a lack of irrigation will be removed and replaced if they do not recover. BrightView also corrects any irrigation following the installation/replacement of plant material. BrightView is also working directly with HotWire on any irrigation breaks that occur because of the fiber optic project. HELPFUL INFORMATION FOR TOWNHOME OWNERS
This is a reminder that the association does not maintain or make any repairs, on behalf of the townhome owners, to any balconies and/or sundecks within Baldwin Park. Tile floors on exterior porches or balconies may require grout sealing to prevent water damage. The grout may need to be touched up from time to time as the flooring ages. Likewise, remember to re-caulk around any window or door areas where caulking has shrunken due to sun or weather exposure. Sundecks should be examined annually to make sure everything is “watertight” and that no leaks are occurring at either your townhome or to the townhome located next to you.

n 2026 Assessments. The 2026 budget was adopted in October. The coupons were mailed mid-November. Please send Bill Patterson your updated mailing address if it has changed. If you did not receive them and need a copy, please reach out to Bill. You can also find this info, and make payments, through ClickPay, sentrymgt.com. You also can request an account statement from Bill any time you need one.
n Landscaping Upgrades. There are several landscaping upgrades planned for the end of 2025 and throughout 2026.
n ARC. An architectural review is required for all exterior, and some interior changes, including roof replacement, painting, signs and landscaping. Even if the project is a like-for-like project, the Commercial Owners Association will need an application to review and approve. For the city to approve permits, the COA must sign off on the project. All corresponding applications can be located on the Baldwin Park Network under Commercial Owners Association and Commercial Architectural Review Committee. n Parking. The Village Center parking lots and the Neighborhood Business District Parking lot are for commercial owners, tenants, apartments and patrons of businesses. All vehicles parked
there are subject to the rules and regulations of the parking lot. All vehicles must have current tags, be single-parked, be in good repair and not be abandoned. All vehicles that do not meet the rules and regulation requirements will be tagged and towed at owner’s expense.
n Trash Talk. The dumpsters in the commercial lots are for use of commercial tenants and apartment residents. Apartment residents are encouraged to throw their trash all the way down the chute on the side. When the door is closed, it will compact. Commercial tenants are not to use the trash chute for discarding trash. Instead, they are to go inside the enclosure and throw directly in the dumpster. Apartment residents are welcome to do this as well, if the chute is blocked. Please do not leave trash bags in front of or around the dumpster; this attracts bugs and rodents. If the dumpster is not working, please go to one of the other parking lot dumpsters and contact the office so OUC can be notified for repairs.
n Bulk Pick-up. The dumpsters in the commercial lots are meant for trash bags and small items only. For all large items, please use OUC bulk pick-up. Stuffing these items in the dumpster or leaving them causes multiple issues, including dumpster break down and rodents. Visit orlando.gov/Trash-Recycling for more information and to schedule future pick-ups.
n Baldwin Park Solutions. Commercial owners, tenants and managers can submit work requests through our new Baldwin Park Solutions system. It is located on the Baldwin Park Network.
