The following information is a glimpse of the business the ROA Board of Directors addressed at the March 27 meeting. A complete copy of the official minutes can be obtained at BaldwinParkNetwork.com. n The board approved the following Townhome Service Area Committee appointments: Dave Pollack for Cambridge; Robert Russell for CH No. 1; Eric Christner for Live/Work; and Greg Siemsen for CH No. 2. n The board accepted the resignation of Robert Riddell. Thanks to Mr. Riddell for his service to the board of directors. n The board approved waiting until the August 2018 Election to fill the vacant seat on the board. n The board approved plant/sod repairs/replacements in the following parks/mews: Baskin Mews, Lower Union Mews, Fox Mews and CH No. 4 Mews. n The board approved adding “applies to each individual assessment” after the $25 late fee language on the assessment coupons.

OUC DEPOSIT Staff contacted OUC about deposits they have on-hand for the ROA to see if it would refund those at this time. OUC agreed to refund $3,317.60 in deposits paid under Division 2 Recreational. The refund will be tracked until such time as it is received.

PREVENTATIVE MAINTENANCE FOR ENDERS FITNESS CENTERS STRENGTH EQUIPMENT The preventative maintenance service is scheduled for the end of March.

AIRBNB ORDINANCE The association’s legal counsel reviewed the city’s ordinance on Airbnb/short-term rentals. Counsel found the new ordinance does not, in any way, limit homeowner associations from regulating rentals.

Therefore, the rules which presently exist in Exhibit “C” will still be fully enforceable in Baldwin Park.

ENDERS AND UNION PARK PLAYGROUND MULCH INSTALLATION The playground mulch was installed and looks great.

PARKS AERATION AND FERTILIZATION The park/mews aeration with sod fertilization has been completed for the first part of the year. The parks/ mews will be aerated twice this year. The second aeration will be scheduled for September/October.

UPDATE FROM CITY OF ORLANDO The city has asked its arborist to look at the tree requirements for the home lots in Baldwin Park. Once the site visits are completed, the city plans to have a meeting with the declarant to discuss its findings. It is specifically looking at the size/type requirements, because some of the lots don’t have a lot of room for canopy trees. In addition, the city plans to address the size requirements for the street trees to lessen those to a smaller caliper. An update will be brought to a future meeting.

TRASH CANS Staff reached out to the declarant to see if it would allow Baldwin Park to change its trashcan placement language found in Exhibit C to Celebrations language. It is: “Garbage and Trash. No trash, rubbish, debris, garbage, or other waste material or refuse shall be placed, stored, or permitted to accumulate on any part of a unit except in covered or sealed sanitary containers and must not be placed outside for pick-up prior to 7 p.m. on the night before such garbage is scheduled to be picked up. All such sanitary containers must be stored out of view from the front façade.” An update will be brought to a future meeting.

ONLINE PAYMENTS Staff checked into the amount due issue with the online billing/payment system the association uses through RevoPay. A resolution can be built into the programming so that the next year’s assessment amount will show for people wanting to pay their January assessment before the end of December.

There is no estimated date for completion at this time.

HELPFUL INFORMATION FOR TOWNHOME OWNERS

Doors, windows, screens and weather-stripping are homeowner responsibilities.

With the hot Florida sun, window screens fade and dry rot in time. It’s a good idea to replace screens when they are worn, torn or dry rotted to keep pests out.

Assuring the weatherstripping around your doors are free from holes and working properly will help to keep pests out, keep your electric bills from increasing and keep water out.

If you want to make any exterior changes to doors, windows, hardware, etc. you will need to obtain approval from the Architectural Review Committee, and the applications are available on the Baldwin Park Network, BaldwinParkNetwork.com. If you are repairing or replacing a door, window, etc., with the same exact one, there is no need for ARC approval.

TOWNHOME SERVICE AREA COMMITTEE MEETING

The following information is a glimpse of the business that the Townhome Service Area Committee addressed in the March 15 meeting. A complete copy of the official minutes can be obtained on the Community Network, BaldwinParkNetwork.com. n The TSAC approved a proposal from Certified Building Inspectors to inspect the roof of 976-986 Fern Avenue. n A letter regarding driveway maintenance was approved to be sent out to all townhome owners. n A recommendation by the TSAC was made for the ROA board of sirectors to approve the following people for two-year terms on the TSAC: Dave Pollock to represent the Cambridge service area; Robert Russell to represent the City Home No. 1 service area; Eric Christner to represent the Live/Work service area; and Greg Siemsen to represent the City Home No. 2 service area. (If you see one of the above members of the TSAC, make sure to congratulate them on their position. Please remember these are volunteer positions, and they play a vital role in keeping Baldwin Park a beautiful place to call home.

so the association also would like to thank James Mark and Dan Tressler for showing interest in volunteering for open positions on the TSAC. n Because of the holidays, the December TSAC meeting was moved from the Dec. 17 to the Dec. 11.

UPDATES n The preventative maintenance contract work for 2018 has been completed in the City Home No. 1 service area and has started in the Mattamy service area. n There are some plants that have damage from the cold temperatures, but many are coming back.

n DRS Inc. has finished repainting three of the 19 townhome buildings scheduled for this year. Buildings are scheduled to be painted based on the date originally painted or when last repainted. n DRS Inc. will be removing the creeping fig vines from the A/C walls in the Mattamy service area.

During this time, it also will be working on A/C pad drainage solutions that were approved by the Architectural Review Committee, Townhome Service Area Committee and Residential Owners Association Board of Directors. n Hardwood tree trimming has been completed, with the exception of a couple trees where vehicles were not moved. BrightView Tree Care will check periodically to see if vehicles are moved so they can complete the last few trees.

n The association would also like to take this opportunity to thank Ali Hakimian and Dan Tressler for their hard work and dedication on the TSAC over the last two years. Both Hakimian and Tressler have contributed so much to the TSAC with their legal knowledge, architectural/ engineering knowledge and genuine concern for the community. Thank you for the many volunteered hours and dedication to the homeowners of Baldwin Park.

Word to the wise:

Pay your assessments on time B y the time you read this article, I will have already done my panicked, last-minute, federal income tax filing. What a pain — but nothing like the pain that can be imposed on residence owners who fail to pay assessments on time.

Based on the number of residents that for one reason or another failed to properly pay their Residential Owners Association semiannual assessment by the Jan. 1 deadline and then asked to be excused from the fees imposed by the ROA board adopted collection policy, I thought it would be useful for me to explain the collection policy which follows guidelines from Florida Statute 720. The policy can be found on the Baldwin Park Community Network under Association Info.

During the fall of each year, Sentry Management, the management company hired by the board of directors develops the annual budget. The board of directors then reviews and adopts a final budget for the association. The budget is based on the necessary expenses the association will incur during the budget year to maintain and operate the community to the satisfaction of residents. Homeowner associations are not-for-profit organizations, so the assessments are budgeted for anticipated expenses only, and consequently, the board needs to collect all assessments on time to pay these expenses.

The board, through Sentry Management, mails to residential owners the semiannual assessment payment coupons.

The coupons are mailed in November to the resident owners’ address on file with Sentry Management. The coupons specify that the semi-annual payments are due on Jan. 1 and July 1. That’s Jan. 1 and July 1. Not Jan. 15 and July 15. Not Feb. 1 and Aug. 1. Not … well you get the idea.

There are a number of payment options from which you may choose: n Pay by mail using your payment coupon. Snail mail, so mail early to ensure it gets there in time.

Point of clarification: Before I go any further, I have to clarify that in addition to the semiannual ROA assessments, which all Baldwin Park residential owners pay, residents who live in Townhome Service Areas (residents who own a townhouse or live/work unit) also must pay a monthly assessment set by the Townhome Service Area Committee, which is due the first of each month. These assessments vary by the townhouse location. The example below applies only to ROA semiannual assessments due July 1.

Now the tough part: This is where the adopted collection policy kicks in. If you don’t pay in full within five days of the due date, you then are delinquent and you incur a $25 late charge. An interest charge

of 18% per annum is also charged each month. Because we are approaching the July assessment date, if you fail to make your July ROA assessment, the following will occur: July 1 — July assessment ($357.21) and any balances (previous ROA payments not made, interest, and/or other charges) are due.

July 6 — A late fee of $25 and interest on the account balance is charged.

Aug. 6 — Interest on the account balance is charged.

Aug. 15 — If any portion of any assessment, late charge, interest or cost of collection remains unpaid 45 days after the original due date, the association will prepare a Notice of Intent to Lien and send it by certified mail to the residence owner. All resulting costs (currently the base amount is $95) incurred by the ROA will be added to the delinquent residence owner’s account once the process is initiated.

Sept. 6 — Interest on the account balance is charged.

Oct. 1 — A lien, Notice of Delinquent Assessment will be prepared 45 days after the Notice of Intent to Lien is processed.

It is sent by certified mail to the residence owner of the delinquent property and is recorded in public records in Orange County. Resulting costs (currently the base amount is $150) will be added to the delinquent homeowner’s account once the process is initiated.

So what does this mean? The lien will prohibit a homeowner from selling or refinancing the residence until the obligation to the ROA is satisfied.

In the event the filed lien is unsuccessful in collecting the outstanding balance due, the ROA will take appropriate legal action to collect any outstanding balances as permitted by the Adopted Collection Policy. If suit is filed against a homeowner, any attorney fees (usually $456,000 or less) incurred by the ROA will be billed to the delinquent account. That may be a slight exaggeration, but we are talking lawyer fees here. Just kidding. But you will have to pay the attorney fees.

The lien will be released when the owner makes full payment to the ROA. To avoid all of the above, please pay your assessments on time.

A ready recruit Following its dedication at the ninth annual Wounded Warfighter Lone Sailor 5K/10K in Blue Jacket Park, a new statue dedicated to female Navy recruits stands tall.

s gray clouds roll in overhead and winds begin to pick up, she still keeps to her post.

The silence that fills the green sea of grass in Blue Jacket Park is only broken by the sound of an American flag rustling in the breeze above her head.

Dressed in her finest U.S. Navy garb, she holds a sabre in her right hand, which sits firmly nestled against her shoulder as she stands quiet and rigidly at attention. It seems as though she is waiting for her orders.

This woman, standing in her stoic pose, is more than just a simple statue — she is the recognition of Baldwin Park’s naval history and a gift of appreciation to the women who once made their way through the doors of the Recruit Training Command, which was housed at the old Naval Training Center that closed in the mid-1990s.

“It was the first co-ed boot camp of the Navy, and the 188,000 women that graduated from RTC Orlando really lit that torch and set the way for women in the Navy,” says Troy Edwards, who serves on the board

of directors for the nonprofit Central Florida Navy League. “There are women’s statues around the country, but there has never been a woman recruit statue.”

LONE SAILOR

The new life-sized statue, which stands next to Blue Jacket Park’s other Navy statue — known as the Lone Sailor — was officially dedicated Saturday, April 15, in front of a large crowd of onlookers following the ninth annual Wounded Warfighter Lone Sailor 5K/10K. The race, also hosted by the Central Florida Navy League, has be-

come an annual tradition and a major fundraiser for CFNL, and its participation has blossomed well, Edwards says.

This year, the race saw more than 600 participants, and helped raise around $54,000. Most of the money will go to benefit the Camaraderie Foundation — a local nonprofit that helps current/former members of the military and their families in numerous ways. Some of the money raised also will go to the CFNL for its youth and scholarship programs.

Although the races are usually the biggest attraction of the day, this year’s was a bit different, be-

Even the inspirational muse of the piece — Winter Park local Carla Hoskins — was a graduate of the RTC and currently serves as the secretary for the CFNL board of directors.

The desire to make the Blue Jacket Recruit reflect the history of Baldwin Park’s Navy roots even bleeds into the materials that were used.

“There are parts of seven Navy ships that are welded to the inside of the Blue Jacket Recruit to bring that history — from 30 to 40 years ago — up to today,” Edwards says.

“They also took some shavings off of brass knobs, doors and trims from the different ships and put it into the mold.”

cause of the awaited arrival of the park’s new statue. It embraces the history of Baldwin Park’s ties to the Navy — something newer residents may not even know about, Edwards says.

“A lot of people (who) are younger have no idea that on the grounds where they live ... there was a recruit training center, and there was the nuclear-training school,” Edwards says. “They would come to learn engineering and learn the intricacies of nuclear-powered submarines.”

Simply called the Blue Jacket

With such a solid design, and the honoring of the unsung female recruits of the Navy, there is also the hope of creating more statues just like Blue Jacket Recruit that could be placed at different locations around the country.

Although she is currently unique and one-of-a-kind, Edwards says his organization had been getting inquiries about the statue. That has led to the patenting of the design by Andy Mohler — a retired Navy man who serves as the current chair of the CFNL’s memorial committee.

“Now the Blue Jacket Recruit can go and be in Pearl Harbor or D.C. or Grand Rapids or wherever,” Edwards says. “The history of the women kind of came and went in Orlando, and unfortunately, it fell away with the destruction of RTC Orlando in ’96. But now (there is a) resurgence of the history and the honoring of the almost 600,000 men and women who graduated from RTC Orlando.”

Local residents sampled food and drinks from some of Orlando’s top restaurants Saturday, April 14, at the Beard in Baldwin event along New Broad Street. Proceeds benefited the James Beard Foundation National Scholars Program to help support the next generation of great American chefs.

The tasting event featured a number of award-winning eateries, including The Osprey Tavern, The

Ravenous Pig, Pharmacy, 4 Rivers Smokehouse, Hawkers Asian Street Fare and Urbain 40.

Beard in Baldwin also featured guest chefs such as 2018 James Beard Foundation Best Chef Finalist Jeremiah Langhorne from Washington, D.C.; former chef of James Beard-awarded restaurants Animal and Son of Gun Frank Anderson from Tampa; Alter pastry chef Soraya Caraccioli-Kilgore from Miami; and “Top Chef” Season 13 winner and Eater Miami’s Chef of the Year 2017 Jeremy Ford from Miami Beach.

RECIPE FOR SUCCESS

The event is the creation of restaurateurs Jason and Sue Chin, who opened The Osprey Tavern along New Broad Street in Baldwin Park.

The duo wanted create an event that gave back and selected the James Beard Foundation National Scholars Program.

The program provides 10 highimpact scholarships of $20,000 each to food-focused candidates of exceptional talent. The candidates for the 10 national scholarships are selected according to academic merit, along with personal and professional recommendations. Those applicants plan to study a variety of disciplines, including culinary arts, baking and pastry, hospitality man-

agement, food studies, agriculture, sustainability and food security.

The James Beard Foundation Scholarship Program is made possible with the help of Scholarship America — a nonprofit organization dedicated to making post-secondary education available to all. Since its founding more than 50 years ago, Scholarship America has distributed $3.7 billion in financial aid to more than 2.3 million students.

It’s a worthy cause that hits home for several of the chefs in attendance at the Beard in Baldwin event.

“There’s not a lot of organizations that are helping young guys and girls to do this,” Terralina Executive Chef Justin Plank says. “I think it’s awesome that we can do something like this and have all these great restaurants come out and support it.

It’s awesome.”

“I got a James Beard scholarship myself,” Black Rooster Taqueria founder and chef John Calloway says. “You got to give back. … Being in the restaurant business is not easy and it’s definitely not cheap. To help people out so they got a chance

to be successful is just kind of doing your part.”

Many chefs agreed that the Foundation itself has helped bring the culinary arts into the spotlight and has been a major influence.

“James Beard has definitely been a guide and inspiration for myself and other young cooks that I grew up cooking with in local restaurants,” 1921 by Norman Van Aken chef Camilo Velasco says. “The Foundation has really inspired people to contribute to the cause … supporting a Foundation that gives people a chance is definitely something that I believe in firmly.”

“The James Beard House has been on the forefront of culinary for so many years and they’ve helped put everything on the map that we do — you can’t not like it,” The Ravenous Pig co-owner and chef James Petrakis says. “All it does is help promote us as professionals. It validates our profession, and that’s what I appreciate. These are artists that are trying to do things.”

From the time a student starts to the days of competition, it’s all about helping develop gymnasts one day at a time, says Jeff Wood — owner and head coach at the gym.

“You get the understanding of work ethic and progression that you didn’t come into your gymnastics class knowing how to do a handstand forward roll,” Wood says. “First, you have to learn where your hands go, and then how to balance yourself against a wall and hold yourself up in a handstand. Then you have to learn how to roll.”

For Wood, it’s the small things that help build an individual gymnast into something great — it’s also why we has dedicated his life to teaching gymnastics.

A COACH IS BORN

Before Wood got into the coaching aspect of the sport, the self-described “failed gymnast” had some struggles as a student.

“I was a kid who wanted to do gymnastics,” Wood says. “The gymnastics school was over by my place where I grew up, and I would see it every day, and I was like, ‘Hey, what’s going on over there?’” Wood says.

“Then when I saw what was going on — the flipping and all the stuff they were doing — I was like, ‘Man, I want to do this.’ Well, it just turns out that I was just horrible at it.”

Despite his struggles and a growth spurt that hit when he turned 14, Wood wasn’t going to let that stop him from enjoying the sport he loved.

After four years of trying to make the boy’s team at the local gym, Wood’s instructor decided to just give Wood a position as his assistant coach — despite not knowing anything about coaching.

“I said, ‘I don’t know anything about gymnastics,’ and he said, ‘That’s even better — I’ll teach you everything you need to know,’” Wood says.

With the help of former coaches and his good friend Dennis Thomas — who helped fuel Wood’s gymnas-

tics obsession — Wood dived into the world of coaching, which included stints at Tallahassee Tumbling Tots and Brown’s Gymnastics.

Wood left Brown’s in 1988, and four years later, he opened the first Orlando Metro Gymnastics location.

Since then, three OMG facilities have opened — including a fourth planned to open in June and a possible fifth in the works.

els, as he has put a lot of pride into the programs and familial atmosphere that have been built there over the last few years.

“It’s a family oriented sport — it’s a wholesome family thing, because they want the parents there watching them, and the enjoyment of watching your child run across the floor and do something like a roundoff back handspring it’s like, ‘Wow, this is so cool,’” Wood says. “We make sure that the parents are involved.”

From the numerous programs at the gym, which includes kids who range in age from 18 months to teens, Wood has helped shape and mold young gymnastics with such precision that some have gone on to continue their careers at the collegiate level.

At one point in his career, Wood had five former gymnasts who made it on to the gymnastics team at the University of Florida.

Another time, he had a former gymnast who won four national titles at the University of Georgia.

Although Wood knows not everyone who comes through the doors of OMG will become superstars, he treats them the same — with respect and a helping hand to lead them.

“People need to appreciate that women’s gymnastics is the toughest sport in the world,” Wood says. “It is one of the last venues for women that requires everything — you have to be super strong, super flexible, super smart and brave. Women should be very proud, at any level, that they’re involved in women’s gymnastics.”

role in my life. When we teach our children in a way that can lead them to a successful and healthy life, I’ve done my part. And building that capacity in teachers so they can do that as well is an incredible feeling.”

To that end, he is interested in helping students pursue a robust education that includes base academics, creative language studies, fine arts and more.

“We need to be able to provide as well-rounded an educational experience as possible,” Camacho says.

HARRY SAYER BLACK TIE REPORTER Dr. Chris Camacho recently became Glenridge Middle School’s new principal. But Camacho didn’t need a lot of time to get used to his new environment.

“I left here (11 years ago) for my first principal position,” Camacho says. “Now, I’m coming back home.”

Although he received his doctoral degree in education in 2006 from the University of Central Florida, he didn’t start out seeking a career in education.

“I was in an engineering field that just wasn’t feeling right,” Camacho says. “I had a class where I gave a group presentation and thought, ‘Man, civil engineers sit behind a cubicle. I don’t want to do that.’”

Camacho, a lifelong Apopka resident, comes to Glenridge after years teaching at Apopka Middle and then Westridge Middle School, where he served for more than five years. After interviewing for the Glenridge position a few months ago, Camacho received the offer in mid-April and had his first day as principal just two days later. Luckily, there were a few familiar faces to welcome him back.

“There are several people here who were here before, and I can’t tell you how elated I’ve been by the welcome,” Camacho says. “Not only from the staff that I knew and those that I didn’t but the students, as well.

Yesterday alone, I must have shaken hands with about 50 students that introduced themselves to me. … I was on cloud nine.”

A self-described humanist, Camacho wants to provide his new students with educators and role models that will help them prosper.

“My biggest goal today is to give to a young person what so many people have given me,” he says. “I don’t have enough fingers and toes, and I’d have to borrow yours, to even begin to name the educators that played a

Honohan opened Baldwin Park’s Audubon Park Elementary in 2007, which was renamed the Baldwin Park Elementary. After serving as Glendrige’s principal for the past five years, he will open the new Audubon Park School K-8.

“Ironically, I’m going back to the site of the old Audubon Park Elementary School I previously worked before we opened the Audubon Elementary School in Baldwin Park,” Honohan says.

He says the new school will combine the two sides of teaching he’s been part of over the years.

“It brings the K-5 (community members and parents) that I know and combines it with the middleschool aspect of people that I know and have worked with all in one building,” Honohan says.

Looking back on his legacy at Glenridge, Honohan is proud of no small number of things: integrating parents and community members into the middle school; fostering a more risk-free education system; and earning the Florida Department of Education’s “School of Excellence” designation by achieving test scores in the 80th percentile for the past three years.

“It’s really emotional for me after five-plus years (at Glenridge),” Honohan says of leaving Glenridge.

“But I’ve known Dr. Camacho for almost 20 years professionally and personally. Leaving all the things I’ve been part of for five years in his hands puts my mind at ease.”

hey say arts and culture can bring healing to the soul.

One Baldwin Park resident has played his part in supporting the arts and culture scene in Orlando, recently being recognized for his work in supporting arts nonprofits and organizations.

Resident Shanon Larimer recently was recognized with a proclamation from Orange County Mayor Teresa Jacobs in January for championing fundraising support and developing numerous public-private partnerships benefiting the Downtown Arts District for the City of Orlando.

Larimer has spent the last 10 years serving in a number of artsrelated roles, including almost three years as the executive director of the Downtown Arts District and about seven years as an officer within the organization.

He also served as chairman of the board of directors at the Downtown Arts District from September 2014 to January 2018. Some of his contributions to the arts community include helping relocate SAK Comedy Lab and the Mad Cow Theatre to new facilities where they could thrive, as well as leading the Downtown Arts District through a recession by changing the business model.

A HEART for the arts Baldwin Park resident Shanon Larimer helped boost the Downtown Arts District in the city of Orlando.

Preservation Board to complete the exterior restoration and renovation of the historic CityArts Factory landmark building built in 1916.

The arts in Central Florida are enjoyed by about 1.2 million residents in the community and 68 million visitors every year, according to the proclamation. Larimer says he was honored to be recognized by Orange County for his efforts.

“It was amazing — a true honor,” Larimer says. “I really work alongside a lot of people in the arts community who do so much more. It was a surprise to get that from Mayor Jacobs.”

Larimer’s love for the arts all began during his childhood in an art class in first grade, where he learned to express himself creatively and grew an appreciation for what art brings to people’s lives. He still keeps in touch with the teacher of that art class to this day, due to the profound impact the class had on his life.

“I learned how to express myself through art,” Larimer says. “I would never consider myself an artist by any means, but I’m a collector of

art and an appreciator of art and an appreciator of what art brings to people. Not just people but also what it does for a community.

“I consider myself more of a creative person in a different way,” he says. “I’m more of a creative director of sorts. I’m a strong businessman, and so I really find working with artists and art organizations as an opportunity to help them make their craft better.”

Throughout his career, Larimer has jumped between corporate and nonprofits jobs with a profound passion for both. He’s worked for The Walt Disney Company in public relations, served as the director of marketing and public relations for the Orange County Regional History Center and even served as the executive director of the Enzian Theater.

“I’ve always toggled between corporate and nonprofit — I really love what they both bring,” Larimer says.

“I love the business, strategy and the numbers side of corporate, but I love the passion and the drive and the creativity of what nonprofits do for the community.”

KEEPING IT REAL ESTATE

In a hot market, whom you work with matters T he atmosphere surrounding Orlando’s housing market has become thinner in recent months, with many buyers and sellers feeling the pressure and urgency to make their moves while the time is right. Ghosts of housing crashes past have begun to materialize all around us — multiple offers, escalation clauses, low inventory and would-be disruptors abound.

Surges of agents and loan officers can be seen re-entering the realestate arena.

Although I have yet to see anything actually revolutionary in terms of industry disruptors, many websites and companies are hoping to ride the wave of economic optimism and techfriendly culture by creating new models for real-estate commerce.

This is the loudest echo back to the boom and bust days: The market is so hot everyone wants their shot.

But will you be able to maximize profits and savings by using a company that hasn’t been tried and tested? Will that website promising to “eliminate the middleman” really provide you service and results? Is “bundling” your real-estate services the right way to go? Let’s take a look at some of the new and remerging options available to real property owners and purchasers.

BUNDLING

One of the latest trends is realestate companies and brands opening their own lending arms and offering incentives to customers to use their services together, also known as “bundling.”

I want to be clear on this point: I’m in no way bashing any company or brand that does this.

What I am recommending to

consumers is that they review all the details and evaluate options before assuming bundling lending and real-estate services with the same company will be the best fit for their family’s needs. Some lenders are opening real-estate brokerages and incentivizing customers to work with their Realtors. I can’t make blanket statements that this is right or not right for everyone.

Consumers should avoid rushing into signing a buyers or sellers agency agreement with a broker or agent to “bundle” services, because they also have a mortgage or real-estate brokerage. It never hurts to interview multiple companies and/or people to represent your interests in the purchase or sale of real property.

If you already are working with a Realtor or lender you love, ask them how they compare. You may be pleasantly surprised.

Builders have long offered savings in connection for utilizing their in-house lender. As a consumer, it is important to remember you do have choices. Many times, a builder’s lender is a great match for a particular buyer; in some cases, they are not.

The same goes for any lender.

In this example, say a lender affiliated with your Realtor’s brokerage. When shopping for lenders, be sure to ask about things such as which loans they can offer (FHA, conventional, VA, USDA, etc.); what, if any, fees they have; and how long they have been in business. If you are purchasing a home, a great question to ask is what percentage of their business is home loans versus refinance business, and if they can provide you with referrals of satisfied customers.

The Better Business Bureau,

Facebook, Zillow etc. can shed some light on past customers opinions if you want to do some sleuthing on your own.

THE AGENT

As for Realtors, if a lender offers advantages to working with their in house agents, similar questions should apply. Which agent will you be working with and do you get to select your agent or just end up with whoever is assigned to you? How long has the agent been licensed? What are his or her sales and designations?

If he or she is new, who will be partnering with him or her to ensure success in the buying or selling process?

New agents can really be fantastic. It is important to know what training he or she has had and if he or she will have someone overseeing things with and assisting when issues arise.

And don’t be afraid to shop around here, either. I recently took on a new buyer relocating from out of the state. They specifically wanted someone who knew the area and liked that I have lived here my whole life and have sold homes in Central Florida for 13 years. They did, however, interview two other agents before deciding to work with me, and I didn’t mind a bit. Not every agent is right for every buyer, so make sure you pick someone with whom you click and in whom you have confidence.

You can view the column I penned earlier this year online about Offerpad for more details on that model, and just be sure to understand what you are getting (or not!) with any service offering to assist you with real-estate sales. In a hot market with rising values, it’s not too difficult to guarantee to buy or sell your home. If you remember, when the market was crashing, there really weren’t too many startups promising to eliminate Realtors and get your home sold guaranteed.

I have yet to see any business model that removes the Realtor from the process that is more beneficial to the consumer. The numbers don’t lie and if it sounds too good to be true, it probably is.

Buying and selling a home is a process that is more complex than having groceries delivered or hailing a car. Times do change and as a part of this industry, Realtors have to constantly evolve or face extinction. Ultimately however, the crux of any transaction is the people involved. When picking a lender, Realtor or even a real-estate servicing website, consider all options, get references and look at the bottom line before making your final decision.
