WHAT’S THE BEST WAY TO SELL YOUR HOME?

We understand that there is no one-size fits all approach to selling your home. We therefore work with you to explore the preferred options and identify the best strategy to sell your home.

The method of sale depends on a number of factors relative to you, and your circumstances and prevailing market conditions:

What type of property do you own?

Where is the property located?

What are the current real estate trends, specifically in your local area?

What is the time frame for the sale?

After an in-depth analysis and understanding of your needs, we will make a recommendation to help obtain the best result.

Auction

Auctions are a great option when competition between buyers is expected to be high. Those that are emotionally committed to the property will compete as they have their hearts set on their decision. This method also ensures a timeline is set for buyers to commit, and the vendor is protected by a reserve price. There is also the ability to sell prior to the auction.

When selling at auction, there is no cooling-off period. The nature of auctions and having a highly skilled auctioneer can lead to achieving a price higher than expected. We pride ourselves on having the best auctioneers in the industry, who have undertaken extensive training at the Woodards Auctioneering Academy and have won multiple industry awards, including Auctioneering State Championships and Australasian Finalists.

Private sale

Private sales are ideal when there is no deadline to sell, giving you more time to consider offers from potential buyers. Private sales are marketed with a fixed price or price range, leaving opportunities for negotiation. With limited competition, buyers make offers in their own time and a cooling-off period applies.

Deadline private sale

Deadline private sales place a definitive time frame around the selling process so interested buyers know they need to act prior to the closing date. This method offers you, as the client, flexibility to sell before the close date should an acceptable offer be written, and a strategy which will allow you to maximise the end sale price.

From experience, the difference between offers can be tens of thousands of dollars and the process places pressure onto buyers, taking it away from yourself as the vendor.

Expressions of Interest

Expressions of Interest (EOI) are an informal and non-binding confidential process that impels buyers to make premium offers. EOIs are usually deadline driven to commit buyers. The vendor is not obliged to accept the highest offer.

Over the years we have formed partnerships with fellow organisations, such as Vinnies, who have the common goal of alleviating homelessness and social issues created by housing instability.

Real estate glossary

Apportionment of paid or unpaid rates and other charges between the vendor and purchaser at settlement.

AUCTION CONDITIONS

A property sold 3 days before or after the auction date is said to be sold under Auction Conditions and no cooling-off period applies.

COOLING-OFF PERIOD

CONTRACT OF SALE

A purchaser may decide not to proceed with a private sale up to 3 days after signing the Contract of Sale. Cooling off does not apply to property purchased under auction conditions and a cooling-off fee may apply.

A written agreement relating to the sale of a property that documents the terms and conditions of the sale.

EOI Expressions of Interest. When a buyer is invited to submit their best offer on a property in writing within a specified period of time.

FIXTURES & CHATTELS

Fixtures are permanently attached to a property and therefore included in the property sale. Chattels are not fixed and need to be listed in the Contract if they are to be included as part of the sale.

PROPERTY APPRAISAL

An estimated market value of your property. An agent gathers information such as local market data, market trends, similar properties sold within the last 90 days, properties currently on the market, property characteristics/features and location.

RESERVE The minimum price a vendor has agreed to accept during an auction.

SECTION 27 A Statement provided by the Vendor to the Purchaser (after contracts have been signed) disclosing mortgages and/ or caveats attached to the property and the amounts secured on the property.

SECTION 32 Also known as a Vendor’s Statement is contained within the Contract. This document contains all the information about the property that is required by law that the seller must provide to the buyer, which may affect the value of the land being sold in a property transaction.

SETTLEMENT The date on which the balance of the contract price is paid and ownership of the property transfers from the vendor to the purchaser.

SETTLEMENT PERIOD

ON THE MARKET

A term used during an auction when the vendor’s reserve price has been reached and the property is now officially for sale to the highest bidder.

PASSED IN When the vendor’s reserve price is not reached during the auction, the property will pass in and negotiations will continue privately. The highest bidder from the auction has the first opportunity to negotiate.

VENDOR BID

An agreed time frame between the purchase and the buyer taking possession. The most common is 60 days however, 30 and 90 days are not unusual. Discuss your preferred settlement early with your agent.

A bid that is made by the auctioneer on behalf of the vendor during the auction, in accordance with auction rules.
