In other news, things are looking much brighter for the property market as we race through the Spring months. Winkworth head office data reports an improving outlook with highly

motivated buyers and indeed, our local offices have seen a surge in activity in 2024, with new buyer registrations increasing 20.6% in the first quarter compared to the same time last year. Despite the number of sales agreed increasing 26.3% over the same period, a lack of supply has also meant we’ve experienced huge competition resulting in many sealed bid situations this year.

As ever, realistic pricing and a proactive marketing strategy holds the key to maximising the value of your property. So, if you’re thinking of moving and would like a no obligation, market appraisal, we’d be happy to advise and pop round at a time to suit.

After an incredibly busy 2023, with time to let just 12 days from marketing from our local offices, despite some easing, the huge appetite for rental properties persists. While it’s likely rental growth will be limited by affordability and the move of tenants into the first-time buyer market in 2024, stock levels are still stifled meaning there’s no let up in demand. Our 5 local offices have seen 85.6% of lets agreed at or over the asking price with those rents on average settling at 4.8% over that asking price. It will also be interesting to see what impact

Wimbledon Residential Market Update Q4 2024 / Q1 2025

The London property market is expected to experience a steady recovery throughout 2025, following a turbulent period in 2024 driven by high mortgage rates and geopolitical uncertainties. Last year, Winkworth saw more cautious buyers who took their time comparing properties and waited for further mortgage rate cuts, leading to a slowdown in activity.

The UK Labour Party is set to announce its first post-election budget in March 2025, following their general election win. Combined with the Bank of England’s November 2024 interest rate cut of 0.25%, this is expected to create a more favourable environment for property transactions in Q1 2025. Historically, elections often lead to a period of stability that boosts buyer and investor confidence.

In Q1 2025, the local property market is expected to gain momentum, with steadily rising mortgage approvals, improved affordability, and boosted demand likely to stimulate both demand and transaction volumes.

For the prime market and Wimbledon areas with high-end properties, the pace of recovery may be slower, but we have

already observed signs of improvement in buyer sentiment. We are seeing a strong increase in investor demand, particularly from overseas.

Although the outlook for the property market in 2025 remains complex, with factors such as interest rate movements and government policy changes, we expect a gradual improvement in transaction levels and activity in Q1 2025. The recent post-election political stability and recent interest rate adjustments suggest a cautiously optimistic outlook for London’s property market in 2025.

In Q4 2024 and into Q1 2025, we are registering a 10% increase in activity within the super-prime lettings market (rents exceeding £5,000 per week). This growth has been primarily fuelled by property owners choosing to rent out their homes rather than sell, amidst a sluggish sales market. The slowdown in sales is attributed to high interest rates and geopolitical uncertainties impacting buyer confidence throughout 2024.

This trend has led to an increase in the supply of higher-value rental properties, providing prospective tenants with more options. Sellers are holding off on property transactions and choosing to let their homes temporarily while awaiting a more favourable sales environment.

Investor demand remains strong, particularly among international tenants from regions such as the U.S., Canada, and East Asia, with many employed in the tech sector. These tenants are taking advantage of the weaker pound and are drawn to premium properties with high-quality amenities.

In summary, the lettings market remains dynamic, characterized by steady rental growth, increasing highend activity, and improving stock levels.
