PRESENTATION TITLE
Self-Guided Tours 2.0 Have Arrived
We are excited to launch our elevated self-guided 2.0 program at your community. This deck outlines all the items you’ve received in the packages from Benson from your recent Windsor Marketplace order. Please follow these guidelines and inspiration examples on where to install these new items along with some pointers to help.

Wayfinding Signage
Leasing Office Entrance Signage
Windmaster / A-Frame – place a sign outside at the entrance of your community or wherever your lockbox is located, guiding prospects to kick off their self-guided tour.
There is also a QR code for those that may want to schedule a SGT too!
Wayfinding Plaques/Badges – install the "Begin Your Self-Guided Tour” plaque to the lockbox and be sure to attach the SGT keychain to your key/fob.

Plaques/Badges – the goal is to install various plaques throughout the community to guide prospects and direct them to the amenities and model(s).
DESIGN TIP:
Select color when ordering based on your interiors, so the badge stands out to prospects.
Benson includes extra stickers so you can move these as needed.
Wayfinding
Bootleg/Bandit Signs – great for directing prospects around your community outdoors. These signs come in various directions to guide prospects as they drive/navigate the property.
Ideal for Garden Style communities as they stake into the ground and can easily be moved as your models move.
NOTE: These may not be useful at high rise or mid-rise communities but can help around the entrance to guide foot/drive-by traffic if there is green space to place one.
Outdoor Heavy-Duty Moveable Sign (in pilot phase) – this sign will need to be assembled by maintenance based on the direction you want to guide prospects. This sign was designed to be placed outdoors (or indoors if needed) to guide prospects to the model(s) or amenities. The plaque can be adjusted easily to change the direction/tour path. This sign has wheels too, so it's easy to move around!

Model Door – Entrance Signage
Door Signs – this should be applied to the front of the model door to see upon entry and on the back of the door so prospects see upon exiting. These will adhere to the door with 3M stickers so they can easily be moved, without damaging the door.
DESIGN TIP: These come in both blue and white options.
Select a color that will stand out on your model doors so it's easy for prosects to find when touring.
Door Hanger – this can be applied to the doorknob of the model apartment to let people know they are at the right place.
Welcome Door Mats – place at the entrance to your model apartments so prospects know they've arrived.
PRO TIP: The marketplace offers the option to order additional 3M stickers for the Door Signs.
Model – Accolade Plaque
Accolade Plaque – this acrylic plaque can be placed in the model kitchen. Since a team member will not be on tour with the prospect, the goal of the accolade plaque is to let them know all the wonderful highlights of Windsor.
PRO TIP: The back of this sign is a great space to adhere the beacon.
Model – Additional Plaques
Features Plaques – these signs were created to highlight the various featured in the model, we created a series of acrylic signs that help sell the spaced. Features include:

• Large Cabinets/Storage

• Customize Your Own Message
Pick what makes the most sense for your community to help sell features in your model apartments.
Model – Bathroom
Bathroom Plaque – this plaque
is to direct prospects to use the bathroom in the lobby and avoid using the model bathroom.
Toilet Stickers – apply these stickers to the toilet, keeping the seat closed, preventing prospects from using. They aren't reusable, but they are easy to adjust if you aren't happy with where you placed it the first time.
The goal is to make light of the situation and be respectful to others and our community.
Model – Balcony
Balcony Door Cling – apply this cling to the glass or door to access the balcony/patio encouraging people to fully close and lock the door. Not only is this important for being mindful of the electric bills, but keeping the door locked is an important safety precaution.
These are not re-usable, but they can be adjusted if don’t apply right the first time.
Model Door – Exit Sign
Back of Door Sign, this should be applied to the back of the model door to see upon existing the model apartment.
PRO TIP: Aways test the QR codes to ensure they route correctly.
DESIGN TIP: This sign comes in navy or white so select which color will work best at your community since all apartment doors will vary.

SGT Start Adhesive – this is an optional item that may work for your team. They are 3M adhesives so they are a single use item, but can be adjusted if needed.
