Welcome Why selling in Winter could be your best move yet…… Our sales team transacted $26,374,000 in property sales during Autumn and there are no signs of the market slowing. Whilst numbers of attendees at open days has dropped, new buyer enquiry in our office continues to be strong, averaging 56 new enquiries per week over the last 3 months. New listings numbers are falling, which means vendors are beginning to enjoy favorable market conditions as demand begins to outstrip supply. We generally find property listings during the Winter months do drop off, as there is a perception in our industry that Spring is the best time to sell. And whilst Spring is a very popular time for vendors to present their properties to the market, vendors who sell in Winter have historically achieved some great results. Buyers are looking for the perfect purchase all year round; so it’s a great opportunity to take advantage of fewer listings on the market during these cooler months. It may offer you the chance to showcase your property and gain more traction than when there are more properties on the market. It’s also easier to make a house feel like home in the wintertime, and set the scene of comfort with cushions, throws and a cosy warm fire. During Autumn we experienced an increase in off market sales, with several properties selling with this method. Off market is when a property is listed without a public campaign – no marketing and no open days. Whilst it may seem unreasonable to sell a home without publicly promotion, there are some key benefits. Some include; Personal reasons, privacy, less stress and no marketing expenses. All our off market sales have come straight from our efficient client database. When our agents know a buyer is serious, they will contact them directly about off market opportunities, often before an email alert has been sent to subscribers. Our client database, together with agent communication is paramount in order for these transactions to take place. There is no doubt that we have seen a significant shift in our market conditions over the last 12 months, from a strong buyers’ market to a market that is now tiered slightly in favor of sellers.
