Welcome This Winter has definitely proven that sales activity in Traralgon and surrounding areas is hindered little by weather conditions. Listing numbers were down slightly which we suggest is only because of a lingering public perception that Spring is a better time to sell. The Traralgon market however, is still moving fast with properties selling within two to four weeks. The strong demand for entry-level houses has driven the average price of three bedroom houses to $262,000 and four-bedroom homes to $382,750. There are a lot of people moving to the area from interstate or selling in the Melbourne region and making the Latrobe Valley home. Plus local families are taking advantage of the equity in the family home and selling to upgrade. Wilson Property saw above average activity in August with twenty four properties selling for the month, proving there are still plenty of active buyers searching for property through the colder months. The median price for August increased to $292,000 up from $290,000 for the previous two months. This time last year the median price for Traralgon was $282,000. Our Property Management department are experiencing continuous record low vacancy rates. Currently the total overall vacancy rate sits at 0.36%, however our vacancy rate for houses is 0.00%. There is still a strong demand from quality tenants but the supply of properties is extremely low.
